{"id":57793,"date":"2017-04-24T04:30:38","date_gmt":"2017-04-24T11:30:38","guid":{"rendered":"https:\/\/redfindevelop.wpengine.com\/blog\/?p=57793"},"modified":"2020-10-03T11:32:38","modified_gmt":"2020-10-03T18:32:38","slug":"movement-out-of-california-driver-of-u-s-migration","status":"publish","type":"post","link":"https:\/\/www.redfin.com\/news\/movement-out-of-california-driver-of-u-s-migration\/","title":{"rendered":"Movement Out of California Was the Most Influential Driver of U.S. Migration Patterns in Early 2017"},"content":{"rendered":"<p><span style=\"font-weight: 400;\">In an analysis of a sample of nearly one million Redfin.com users searching for homes across 75 metro areas in the first three months of 2017, we found that one in five (19.8%) searched mostly<\/span><sup><a id=\"ref1\" href=\"#fn1\">1<\/a><\/sup><span style=\"font-weight: 400;\"> for homes outside their home metro<\/span><sup><a id=\"ref2\" href=\"#fn2\">2<\/a><\/sup><span style=\"font-weight: 400;\">. Among them, about half searched exclusively in other metros. Three trends dominated the migration patterns seen in Redfin.com user searches last quarter:<\/span><\/p>\n<ol>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Movement of Bay Area residents to more affordable metro areas dominated the nation\u2019s migration patterns in the first quarter.<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Metro areas in the South attracted migrants from the coasts.<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\"><a href=\"https:\/\/redfin.com\/city\/29470\/IL\/Chicago\">Chicago<\/a>, <a href=\"https:\/\/redfin.com\/city\/1826\/MA\/Boston\">Boston<\/a> and <a href=\"https:\/\/redfin.com\/city\/16163\/WA\/Seattle\">Seattle<\/a> had perhaps the most dedicated residents, with more than nine out of 10 local users planning to stay in the area.<\/span><\/li>\n<\/ol>\n<h3><strong>Trend #1: California Leavin\u2019<\/strong><\/h3>\n<p><span style=\"font-weight: 400;\">We found that some of the <\/span><a href=\"https:\/\/redfin.com\/blog\/2016\/11\/teacher-home-affordability.html\"><span style=\"font-weight: 400;\">most expensive metros<\/span><\/a><span style=\"font-weight: 400;\"> had the largest net outflow\u2014the number of local users searching for a home in a different metro minus the number of users from another metro searching for a home in the subject metro. The <a href=\"https:\/\/redfin.com\/city\/17151\/CA\/San-Francisco\">San Francisco<\/a> Bay Area topped the list of places with the largest net outflow, followed by <a href=\"https:\/\/redfin.com\/city\/30749\/NY\/New-York\">New York<\/a> and <a href=\"https:\/\/redfin.com\/city\/11203\/CA\/Los-Angeles\">Los Angeles<\/a>.<\/span><\/p>\n<table class=\"ScienceTable\" style=\"border-collapse: collapse; As the price of the typical home in the Bay Area has surged to over a million dollars, residents are increasingly likely to seek more affordable places to live. But this trend isn\u2019t unique to Silicon Valley\u2014it is happening in many other expensive metros as well.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Nearby and <\/span><a href=\"https:\/\/redfin.com\/blog\/2016\/09\/california-housing-affordability-for-teachers.html\"><span style=\"font-weight: 400;\">much more affordable<\/span><\/a><span style=\"font-weight: 400;\"> Sacramento, CA, was the most popular search destination for Bay Area residents looking to leave, with 22.4 percent of users based in the Bay Area searching for homes in Sacramento. New Yorkers followed suit in looking to a cheaper market by searching in Philadelphia\u2014the destination of choice for one in eight of those looking to leave the New York area. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">Philadelphia was also the most popular destination among people looking to leave the Washington, D.C. metro area, which ranked fourth in net outflow overall. Median home prices in Philadelphia were just 59 percent of the $375,000 paid for a typical home in D.C. in <\/span><a href=\"https:\/\/redfin.com\/blog\/data-center\"><span style=\"font-weight: 400;\">March<\/span><\/a><span style=\"font-weight: 400;\">. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">At the state level, California had the largest net outflow of users last quarter.<\/span><sup><a id=\"ref4\" href=\"#fn4\">4<\/a><\/sup><span style=\"font-weight: 400;\"> As the Bay Area residents of Northern California looked north to the booming tech hubs of Seattle and Portland, Southern Californians went east to the more affordable places in the Southwest, like Las Vegas and Phoenix\u2014which <\/span><a href=\"https:\/\/www.census.gov\/newsroom\/press-releases\/2017\/cb17-44.html\"><span style=\"font-weight: 400;\">saw their populations grow immensely in 2016<\/span><\/a><span style=\"font-weight: 400;\">. These and other southern metros took in large inflows of people from the East Coast as well.<\/span><\/p>\n<h3><strong>Trend #2: A Movement to the South<\/strong><\/h3>\n<table class=\"ScienceTable\" style=\"border-collapse: collapse; Tampa and Miami each made the top 10 list of metros by net inflow. Indeed, more than half (52.4%) of searches for homes in Tampa were made by people in another metro, with 14.9 percent of those from the D.C. metro alone. At the same time, 22.1 percent of searches in Miami from the outside were from New York.<\/span><\/p>\n<figure id=\"media-57795\" class=\"align-none\"><img decoding=\"async\" class=\"alignnone\" style=\"float: left; width: 700px; margin-right: 1%; margin-bottom: 0.5em;\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2017\/04\/Texas-Migration-Inflow.png\" alt=\"Texas Migration Inflow\" \/><img decoding=\"async\" class=\"alignnone\" style=\"float: left; width: 700px; margin-right: 1%; margin-bottom: 0.5em;\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2017\/04\/Florida-Migration-Inflow.png\" alt=\"Florida Migration Inflow\" \/><\/figure>\n<p style=\"clear: both;\"><span style=\"font-weight: 400;\">A clear trend from the data is that among states, Florida and Texas were the most popular destinations for those people looking to migrate away from their home metro last quarter. These states have an attractive combination of relative affordability, especially when compared with the most common user origins, and strong local economies and jobs markets.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Austin had a large net inflow of users, most commonly (one in six) from the Bay Area. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cAustin is the gold standard of healthy migration, driven by its booming jobs market and a vibrant housing market,\u201d said Redfin chief economist Nela Richardson. \u201cIn order for cities to attract and keep a talented workforce, win corporate investment and generate tax revenues, they have to prioritize the basics for their residents\u2014ensuring an adequate supply of homes that are affordable to live in.\u201d<\/span><\/p>\n<h3><strong>Trend #3: \u00a0Here to Stay<\/strong><\/h3>\n<p><span style=\"font-weight: 400;\">Across the 75 metropolitan areas included in our analysis, four out of five people were looking primarily within their home metro. Chicago topped the list of places where people prefer to stay close to home, with a whopping 92.5 percent of local users searching only in the Chicago area. Likewise, more than nine out of 10 homebuyers in Boston, Seattle and Nashville searched for houses close to home. <\/span><\/p>\n<figure id=\"media-57807\" class=\"align-none\"><img decoding=\"async\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2017\/04\/Staying-Chart.png\" alt=\"Staying Chart\" \/><\/figure>\n<p><span style=\"font-weight: 400;\">Home searchers in these metros are not unique. We move to start new families, to get new jobs and to find better homes. In the U.S., people move long distances at nearly double the rate of people in most other countries\u2014with one in four American adults moving cities every five years, according to <\/span><a href=\"http:\/\/www.gallup.com\/poll\/162488\/381-million-adults-worldwide-migrate-within-countries.aspx\"><span style=\"font-weight: 400;\">Gallup<\/span><\/a><span style=\"font-weight: 400;\">. In 2016 alone, more than <\/span><a href=\"https:\/\/www.census.gov\/data\/tables\/2016\/demo\/geographic-mobility\/cps-2016.html\"><span style=\"font-weight: 400;\">12 million<\/span><\/a><span style=\"font-weight: 400;\"> people\u20143.9 percent of the U.S. population\u2014changed counties,<\/span><sup><a id=\"ref5\" href=\"#fn5\">5<\/a><\/sup><span style=\"font-weight: 400;\"> according to the latest <\/span><a href=\"https:\/\/www.census.gov\/newsroom\/blogs\/random-samplings\/2017\/01\/mover-rate.html?cid=17mover-rate\"><span style=\"font-weight: 400;\">Census data<\/span><\/a><span style=\"font-weight: 400;\">. Still, Americans today are much more likely to stay put than they were decades ago. Domestic migration has been steadily declining since 1948 when 6.4 percent of the U.S. population changed counties.<\/span><sup><a id=\"ref6\" href=\"#fn6\">6<\/a><\/sup><\/p>\n<p><span style=\"font-weight: 400;\">As factors influencing people\u2019s decisions regarding where to live evolve, Redfin search data reveal emerging patterns of migration with home seekers shifting their search to lower-cost, second-tier markets and away from super-star cities.
