A lack of homes for sale kept a lid on sales, which inched up just 1.2 percent compared to last year. The number of homes for sale fell 13.3 percent, the steepest decline in four years. Since October 2015, the supply of homes for sale has declined every month. The number of homes newly listed for sale in April fell 8.8 percent compared to a year ago. Just over three months of supply remained, compared to the six months that represents a market balanced between buyers and sellers.<\/span><br \/>\nThe typical home went under contract in 40 days, 10 days faster than a year earlier, making April the fastest month on record since Redfin began tracking the market in 2010. One in four (24.7%) homes sold above their list price, which is the highest percentage Redfin has recorded. The only record this market can\u2019t break is sales. You need more inventory for that!\u201d<\/span><br \/>\n<span style=\"font-weight: 400;\"><a href=\"https:\/\/redfin.com\/city\/5155\/CO\/Denver\" target=\"_blank\" rel=\"noopener noreferrer\">Denver<\/a> was the fastest-moving market for the second month in a row, with the typical home finding a buyer in just six days. The metro area had <\/span><span style=\"font-weight: 400;\">a <\/span><span style=\"font-weight: 400;\">1.1-month supply of homes for sale, and nearly half (47.1%) of homes there sold for more than their list price in April. <\/span><br \/>\n<a href=\"https:\/\/redfin.com\/city\/16163\/WA\/Seattle\" target=\"_blank\" rel=\"noopener noreferrer\">Seattle<\/a> was the second-fastest market in April, with the typical home going under contract after \u00a0seven days on the market. The number of homes for sale in Seattle fell by more than a third in April, the 32nd straight month of year-over-year declines. \u00a0Less than a month\u2019s supply remained, the lowest in the nation, and 62.1 percent of homes sold for more than their list price.<br \/>\n<span style=\"font-weight: 400;\"><a href=\"https:\/\/redfin.com\/city\/30818\/TX\/Austin\/filter\/status=active\" target=\"_blank\" rel=\"noopener noreferrer\">Austin<\/a>, <a href=\"https:\/\/redfin.com\/city\/13415\/TN\/Nashville\/filter\/status=active\" target=\"_blank\" rel=\"noopener noreferrer\">Nashville<\/a> and <a href=\"https:\/\/redfin.com\/city\/8903\/TX\/Houston\/filter\/status=active\" target=\"_blank\" rel=\"noopener noreferrer\">Houston<\/a> bucked the declining inventory trend, respectively adding 12.4 percent, 6.3 percent and 4.1 percent to housing supply from last year. However, competition remained strong<\/span><span style=\"font-weight: 400;\">\u2014<\/span><span style=\"font-weight: 400;\"> in Austin and Nashville 27 percent of homes sold above asking price, in Houston 15 percent of homes sold above asking price.<\/span><\/p>\n<figure id=\"media-58087\" class=\"align-none\"><img decoding=\"async\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2017\/05\/Inventory.png\" alt=\"Inventory\" \/><\/figure>\n<figure id=\"media-58086\" class=\"align-none\"><img decoding=\"async\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2017\/05\/Days-on-Market.png\" alt=\"Days on Market\" \/><\/figure>\n<h3>Other April Highlights<\/h3>\n<p><b>Competition<\/b><\/p>\n<ul>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Denver, CO was the fastest market, with nearly half of all homes going under contract in just 6 days, down from 11 days a year earlier. Seattle, WA was the next fastest market with 7 median days on market, followed by Portland, OR and Tacoma, WA at 10 days.<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">The most competitive market in April was San Jose, CA where 75.4% of homes sold above list price, followed by 69.5% in San Francisco, CA, 69.4% in Oakland, CA, 62.1% in Seattle, WA, and 52.4% in Tacoma, WA. <\/span><\/li>\n<\/ul>\n<p><b>Prices<\/b><\/p>\n<ul>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Milwaukee, WI had the nation\u2019s highest price growth, rising 18.2% since last year to $208,000. Greenville, SC had the second highest price growth at 17.6% year-over-year, followed by Seattle, WA (17.4%), Deltona, FL (14.8%), and Tampa, FL (13.8%).<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">2 metros saw price declines in April: Baton Rouge, LA (-1.2%) and Greensboro, NC (-1%).<\/span><\/li>\n<\/ul>\n<p><b>Sales<\/b><\/p>\n<ul>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">18 out of 90 metros saw sales surge by double digits from last year. Poughkeepsie, NY led the nation in year-over-year sales growth, up 36%, followed by Baltimore, MD, up 31%. Camden, NJ rounded out the top three with sales up 28% from a year ago.<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Home sales in Buffalo, NY and Ogden, UT declined by 19.4% and 19.3%, respectively.<\/span><\/li>\n<\/ul>\n<p><b>Inventory<\/b><\/p>\n<ul>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Rochester, NY had the largest decrease in overall inventory, falling 37.8% since last April. Seattle, WA (-35.3%), Buffalo, NY (-32.8%), and Rochester, NH (-30.8%) also saw far fewer homes available on the market than a year ago.<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Fort Myers, FL had the highest increase in the number of homes for sale, up 29.2% year over year, followed by Knoxville, TN (19.7%) and Austin, TX (12.4%).<\/span><\/li>\n<\/ul>\n<p><span style=\"font-weight: 400;\">Below are market-by-market breakdowns for prices, inventory, new listings and sales for markets with populations of 1.5 million or more.
