Sales were essentially unchanged from October of last year, down 0.1 percent. Home sales have declined year over year for the past four months. <\/span><br \/>\n<span style=\"font-weight: 400;\">\u201cDespite strong buyer demand, sales are sputtering due to low inventory,\u201d said Redfin chief economist Nela Richardson.<\/span> <span style=\"font-weight: 400;\">\u201cThe last time we saw a substantial increase in the number of homes for sale, Donald Trump was a candidate in a Republican field of 11.\u201d<\/span><br \/>\n<span style=\"font-weight: 400;\">Nationally, the number of homes for sale plunged 12.2 percent, the sharpest year-over-year decline in inventory since 2013. There was a 3.1-month supply of homes in October. Less than six months of supply signals the market is tilted in favor of sellers. We have not seen more than 6 months of supply in any month since January 2012. <\/span><br \/>\n<span style=\"font-weight: 400;\">The low-inventory situation is particularly stark in West Coast markets. The <\/span><a href=\"https:\/\/redfin.com\/city\/17420\/CA\/San-Jose\"><span style=\"font-weight: 400;\">San Jose<\/span><\/a><span style=\"font-weight: 400;\"> metro area saw the steepest year-over-year inventory drop and the sharpest corresponding price increase. There were fewer than half as many homes for sale in October as there were a year earlier, sending prices up 19.2 percent to a median of $1.05 million. In San Jose the typical home that sold last month found a buyer in 12 days. <\/span><br \/>\n<span style=\"font-weight: 400;\">Just eight of the 74 metros Redfin tracks posted year-over-year increases in inventory. These rare supply gains were seen primarily in smaller markets in the Midwest and the South, including <a href=\"https:\/\/redfin.com\/city\/30818\/TX\/Austin\">Austin<\/a>, <a href=\"https:\/\/redfin.com\/city\/14233\/LA\/New-Orleans\">New Orleans<\/a>, <a href=\"https:\/\/redfin.com\/city\/16661\/MO\/St-Louis\">St. Louis<\/a>, <a href=\"https:\/\/redfin.com\/city\/30794\/TX\/Dallas\">Dallas<\/a>, and <a href=\"https:\/\/redfin.com\/city\/13415\/TN\/Nashville\/filter\/include=forsale+mlsfsbo+construction\">Nashville<\/a>.<\/span><br \/>\n<span style=\"font-weight: 400;\">Nationally, the typical home spent 44 days on the market, five days fewer than last October. Both the House and Senate versions of the tax-overhaul proposal include some reduction of the <\/span><a href=\"http:\/\/www.latimes.com\/politics\/la-na-pol-gop-tax-plan-20171109-story.html\"><span style=\"font-weight: 400;\">state and local income- and property-tax (SALT) deductions<\/span><\/a><span style=\"font-weight: 400;\">, and the House version of the bill proposes changes to the <\/span><a href=\"https:\/\/www.nytimes.com\/2017\/11\/02\/business\/economy\/tax-housing.html\"><span style=\"font-weight: 400;\">Mortgage Interest Deduction<\/span><\/a><span style=\"font-weight: 400;\">. <\/span><br \/>\n<a href=\"https:\/\/redfin.com\/real-estate-agents\/nick-boniakowski\"><span style=\"font-weight: 400;\">Nick Boniakowski<\/span><\/a><span style=\"font-weight: 400;\">, Redfin market manager in Northern New Jersey, reports that the uncertainty is leading some prospective homebuyers to take a step back from the market while they wait to see what happens with the tax bill and how it could affect their budgets. Still, many are pressing forward with their home purchases, knowing the bills are subject to change and both the timeline and likelihood of passage are unclear.<\/span><br \/>\n<span style=\"font-weight: 400;\">\u201cIf either of the current bills were to pass, it\u2019s likely that buyer demand would weaken in expensive, high-tax states, especially for homes at higher price points, though any market shifts will be gradual,\u201d said Richardson.<\/span><\/p>\n<h3><strong>Redfin Estimate<\/strong><\/h3>\n<p><span style=\"font-weight: 400;\">The median value of off-market homes in October was $251,000, as measured by the <\/span><a href=\"https:\/\/redfin.com\/blog\/redfin-estimate\"><span style=\"font-weight: 400;\">Redfin Estimate<\/span><\/a><span style=\"font-weight: 400;\">, up 0.7 percent from September. \u00a0Consistent with September, 43 percent of homes listed for sale in October were priced higher than their concurrent Redfin Estimate, a measure of a home\u2019s value and prediction of its eventual sale price. The median list price-to-Redfin Estimate ratio was 100.2 percent, which means the typical home for sale last month was priced in line with its estimated value.<\/span><br \/>\n<b><br \/>\n<\/b><strong>Other October Highlights<\/strong><br \/>\n<strong>Competition<\/strong><\/p>\n<ul>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\"><a href=\"https:\/\/redfin.com\/city\/16163\/WA\/Seattle\/filter\/include=forsale+mlsfsbo+construction\">Seattle, WA<\/a> was the fastest market with the typical home finding a buyer in just 10 days, down from 13 days a year earlier. <a href=\"https:\/\/redfin.com\/city\/17420\/CA\/San-Jose\/filter\/include=forsale+mlsfsbo+construction,status=active\">San Jose, CA<\/a> and <a href=\"https:\/\/redfin.com\/city\/1826\/MA\/Boston\/filter\/include=forsale+mlsfsbo+construction,status=active\">Boston, MA<\/a> were the next fastest markets with 12 and 14 median days on market, followed by <a href=\"https:\/\/redfin.com\/city\/13654\/CA\/Oakland\/filter\/include=forsale+mlsfsbo+construction,status=active\">Oakland, CA<\/a>\u00a0(15) and <a href=\"https:\/\/redfin.com\/city\/17151\/CA\/San-Francisco\/filter\/include=forsale+mlsfsbo+construction,status=active\">San Francisco, CA<\/a> (15).<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">The most competitive market in October was San Francisco, CA where 78.6% of homes sold above list price, followed by 76.3% in San Jose, CA, 63.7% in Oakland, CA, 45.6% in Seattle, WA, and 42.8% in <a href=\"https:\/\/redfin.com\/city\/17887\/WA\/Tacoma\/filter\/include=forsale+mlsfsbo+construction\">Tacoma, WA<\/a>.<\/span><\/li>\n<\/ul>\n<p><b>Prices<\/b><\/p>\n<ul>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">9 metro areas had double-digit increases in the median sale price. San Jose, CA led the nation in price growth, rising 19.2% since last year to $1,049,000. Seattle, WA had the second highest growth at 16.5%, followed by <a href=\"https:\/\/redfin.com\/city\/10201\/NV\/Las-Vegas\/filter\/include=forsale+mlsfsbo+construction,status=active\">Las Vegas, NV<\/a> (14.6%), Oakland, CA (13.1%), and <a href=\"https:\/\/redfin.com\/city\/17150\/UT\/Salt-Lake-City\/filter\/include=forsale+mlsfsbo+construction,status=active\">Salt Lake City, UT<\/a>\u00a0(12.6%).<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">6 metros saw price declines in October. Prices in <a href=\"https:\/\/redfin.com\/city\/4149\/SC\/Columbia\/filter\/include=forsale+mlsfsbo+construction\">Columbia, SC<\/a> declined the most since last year falling 5.4 percent to $139,000.<\/span><\/li>\n<\/ul>\n<p><b>Sales<\/b><\/p>\n<ul>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">7 out of 74 metros saw sales surge by double digits from last year. <a href=\"https:\/\/redfin.com\/city\/2570\/NJ\/Camden\/filter\/status=active\">Camden, NJ<\/a> led the nation in year-over-year sales growth, up 31%, followed by <a href=\"https:\/\/redfin.com\/city\/1073\/MD\/Baltimore\/filter\/include=forsale+mlsfsbo+construction,status=active\">Baltimore, MD<\/a>, up 19%. Tacoma, WA rounded out the top three with sales up 18% from a year ago.<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\"><a href=\"https:\/\/redfin.com\/city\/1336\/LA\/Baton-Rouge\/filter\/include=forsale+mlsfsbo+construction,status=active\">Baton Rouge, LA<\/a> saw the largest decline in sales since last year, falling 20.3%. Home sales in <a href=\"https:\/\/redfin.com\/city\/6173\/FL\/Fort-Lauderdale\/filter\/include=forsale+mlsfsbo+construction,status=active\">Fort Lauderdale, FL<\/a> declined by 18.0%.<\/span><\/li>\n<\/ul>\n<p><b>Inventory<\/b><\/p>\n<ul>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">San Jose, CA had the largest decrease in overall inventory, falling 51.6% since last October. San Francisco, CA (-28.5%), <a href=\"https:\/\/redfin.com\/city\/30756\/GA\/Atlanta\/filter\/include=forsale+mlsfsbo+construction,status=active\">Atlanta, GA<\/a> (-27.8%), and <a href=\"https:\/\/redfin.com\/city\/2832\/NY\/Buffalo\/filter\/include=forsale+mlsfsbo+construction,status=active\">Buffalo, NY<\/a> (-26.7%) also saw far fewer homes available on the market than a year ago.<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Only 8 of 74 metros posted inventory gains. <a href=\"https:\/\/redfin.com\/city\/35711\/NC\/Raleigh\/filter\/status=active\">Raleigh, NC<\/a> had the largest increase in the number of homes for sale, up 16.1% year over year, followed by Baton Rouge, LA (12.9%), \u00a0<a href=\"https:\/\/redfin.com\/city\/30818\/TX\/Austin\/filter\/include=forsale+mlsfsbo+construction,status=active\">Austin, TX<\/a> (8.8%), New Orleans, LA (7.5%), St. Louis, MO (4.8%), Dallas, TX (4.1%), <a href=\"https:\/\/redfin.com\/city\/13415\/TN\/Nashville\/filter\/include=forsale+mlsfsbo+construction,status=active\">Nashville, TN<\/a> (2.7%) and <a href=\"https:\/\/redfin.com\/city\/514\/PA\/Allentown\/filter\/status=active\">Allentown, PA<\/a> (2.5%).<\/span><\/li>\n<\/ul>\n<h3><b>Methodology<\/b><\/h3>\n<p><span style=\"font-weight: 400;\">The Redfin Real-Time Housing Market Tracker is a monthly analysis of home prices, competition, sales volumes and inventory levels across the markets that Redfin serves nationwide.
