The median home sale price in March was $297,000 in the 174 markets that Redfin tracks. <\/span><br \/>\n<span style=\"font-weight: 400;\">The lack of homes for sale, down 11.9 percent year over year, continued to constrain sales, which declined 3.7 percent. The number of homes newly listed for sale in March fell 5.6 percent compared to a year ago. <\/span><br \/>\n<span style=\"font-weight: 400;\">\u201cThe Easter holiday fell early this year, which may have played a role in the decline in new March listings. Sellers are slow to list this year and we aren\u2019t seeing enough new construction homes to fill the gap,\u201d said Redfin chief economist Nela Richardson. \u201cIf we don&#8217;t see the new listings number turn around next month or a pickup in new housing starts, inventory will be a persistent drag on sales for the remainder of the year.\u201d<\/span><br \/>\n<span style=\"font-weight: 400;\">Though seller enthusiasm is waning, buyer demand is strong, making for a highly competitive market. The typical home went under contract in 43 days, eight days faster than a year earlier and faster than any March on record. Among homes that sold last month, 23.9 percent sold above their list price, up from 22.3 percent last March. One in five (20.5%) homes that sold in March went under contract within two weeks of their debut, compared to 18.4 percent last year. <\/span><br \/>\n<span style=\"font-weight: 400;\"><a href=\"https:\/\/redfin.com\/city\/16163\/WA\/Seattle\">Seattle<\/a> was the fastest-moving market for the second month in a row, joined by <a href=\"https:\/\/redfin.com\/city\/5155\/CO\/Denver\">Denver<\/a>. Places like <a href=\"https:\/\/redfin.com\/city\/514\/PA\/Allentown\/filter\/status=active\">Allentown, PA<\/a> (21.8%), <a href=\"https:\/\/redfin.com\/city\/5665\/MI\/Detroit\/filter\/status=active\">Detroit<\/a>\u00a0(20.6%) and <a href=\"https:\/\/redfin.com\/city\/10201\/NV\/Las-Vegas\/filter\/include=forsale+mlsfsbo+construction,status=active\">Las Vegas<\/a> (16.5%) are also experiencing strong price appreciation.<\/span><br \/>\nInventory declined in 65 of the 73 most populous metros Redfin tracks below. In 48 of those metros, inventory fell more than 10 percent compared to last year. <a href=\"https:\/\/redfin.com\/city\/1336\/LA\/Baton-Rouge\/filter\/include=forsale+mlsfsbo+construction,status=active\">Baton Rouge<\/a>, <a href=\"https:\/\/redfin.com\/city\/12839\/DC\/Washington-DC\/filter\/include=forsale+mlsfsbo+construction,status=active\">Washington, D.C.<\/a>, and <a href=\"https:\/\/redfin.com\/city\/514\/PA\/Allentown\/filter\/status=active\">Allentown<\/a>\u00a0bucked the declining inventory trend, respectively adding 26.6 percent, 11.8 percent and 11.4 percent to housing supply from last year.<\/p>\n<h3><strong>Other March Highlights<\/strong><\/h3>\n<p><b>Competition<\/b><\/p>\n<ul>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\"><a href=\"https:\/\/redfin.com\/city\/5155\/CO\/Denver\">Denver, CO<\/a> and <a href=\"https:\/\/redfin.com\/city\/16163\/WA\/Seattle\">Seattle, WA<\/a> were the fastest markets, with half of all homes pending sale in just 7 days. <a href=\"https:\/\/redfin.com\/city\/17420\/CA\/San-Jose\/filter\/status=active\">San Jose, CA<\/a> was the next fastest market with 9 median days on market, followed by <a href=\"https:\/\/redfin.com\/city\/13654\/CA\/Oakland\/filter\/status=active\">Oakland, CA<\/a> (12) and <a href=\"https:\/\/redfin.com\/city\/16409\/CA\/Sacramento\/filter\/status=active\">Sacramento, CA<\/a> (13).<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">The most competitive market in March was San Jose, CA where 83.2% of homes sold above list price, followed by 76.1% in <a href=\"https:\/\/redfin.com\/city\/17151\/CA\/San-Francisco\/filter\/status=active\">San Francisco, CA<\/a>, 75.2% in Oakland, CA, 59.8% in Seattle, WA, and 50.7% in <a href=\"https:\/\/redfin.com\/city\/17887\/WA\/Tacoma\">Tacoma, WA<\/a>.<\/span><\/li>\n<\/ul>\n<p><b>Prices<\/b><\/p>\n<ul>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">San Jose, CA had the nation\u2019s highest price growth, rising 32.3% since last year to $1,263,500. <a href=\"https:\/\/redfin.com\/city\/514\/PA\/Allentown\/filter\/status=active\">Allentown, PA<\/a> had the second highest growth at 21.8% year-over-year price growth, followed by <a href=\"https:\/\/redfin.com\/city\/5665\/MI\/Detroit\/filter\/status=active\">Detroit, MI<\/a> (20.6%), San Francisco, CA (16.7%), and <a href=\"https:\/\/redfin.com\/city\/10201\/NV\/Las-Vegas\/filter\/include=forsale+mlsfsbo+construction,status=active\">Las Vegas, NV<\/a> (16.5%).<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">No metros saw price declines in March.<\/span><\/li>\n<\/ul>\n<p><b>Sales<\/b><\/p>\n<ul>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Detroit, MI saw the largest decline in sales since last year, falling 18.7%. Home sales in <a href=\"https:\/\/redfin.com\/city\/16162\/NY\/Rochester\/filter\/include=forsale+mlsfsbo+construction,status=active\">Rochester, NY<\/a> and <a href=\"https:\/\/redfin.com\/city\/2832\/NY\/Buffalo\/filter\/include=forsale+mlsfsbo+construction,status=active\">Buffalo, NY<\/a> declined by 14.6% and 13.1%, respectively.<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">2 out of 73 metros saw sales surge by double digits from last year. <a href=\"https:\/\/redfin.com\/city\/35759\/WI\/Milwaukee\/filter\/status=active\">Milwaukee, WI<\/a> led the nation in year-over-year sales growth, up 15.1%, followed by <a href=\"https:\/\/redfin.com\/city\/245\/NY\/Albany\/filter\/include=forsale+mlsfsbo+construction,status=active\">Albany, NY<\/a>, up 10.3%. Allentown, PA rounded out the top three with sales up 6.1% from a year ago.<\/span><\/li>\n<\/ul>\n<p><b>Inventory<\/b><\/p>\n<ul>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Inventory declined in 65 of the 73 metros Redfin tracks. In 48 of those metros, inventory fell by more than 10% compared to last year. <\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Rochester, NY had the largest decrease in overall inventory, falling 42.6% since last March. Buffalo, NY (-42.4%), San Jose, CA (-41.5%), and <a href=\"https:\/\/redfin.com\/city\/9170\/IN\/Indianapolis\/filter\/status=active\">Indianapolis, IN<\/a> (-31.9%) also saw far fewer homes available on the market than a year ago.<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\"><a href=\"https:\/\/redfin.com\/city\/1336\/LA\/Baton-Rouge\/filter\/include=forsale+mlsfsbo+construction,status=active\">Baton Rouge, LA<\/a> had the highest increase in the number of homes for sale, up 26.6% year over year, followed by <a href=\"https:\/\/redfin.com\/city\/12839\/DC\/Washington-DC\/filter\/include=forsale+mlsfsbo+construction,status=active\">Washington, DC<\/a> (11.8%) and Allentown, PA (11.4%).<\/span><\/li>\n<\/ul>\n<p><b>Pricing Strategy<\/b><\/p>\n<ul>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">To see trends in sellers\u2019 pricing strategies, we compare the list price to the Redfin Estimate, Redfin\u2019s automated home-value estimate with the industry&#8217;s lowest published error rate for listed homes. <\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">The median list price-to-Redfin Estimate ratio was 93.5% in San Francisco, CA, the lowest of any market. This indicates sellers may be underpricing their homes to create a bidding war, as the typical home for sale in March was listed at a price 93.5% of its estimated value. Only 7.6% of homes in San Francisco, CA were listed for more than their Redfin Estimate.<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Conversely, the median list price-to-Redfin Estimate ratio was 102.5% in <a href=\"https:\/\/redfin.com\/city\/11458\/FL\/Miami\/filter\/include=forsale+mlsfsbo+construction,status=active\">Miami, FL<\/a> and 102.2% in <a href=\"https:\/\/redfin.com\/city\/19373\/FL\/West-Palm-Beach\/filter\/include=forsale+mlsfsbo+construction,status=active\">West Palm Beach, FL<\/a>, which means sellers in those metro areas are listing their homes for more than the estimated value.
