{"id":63840,"date":"2018-09-07T11:45:38","date_gmt":"2018-09-07T18:45:38","guid":{"rendered":"https:\/\/redfindevelop.wpengine.com\/blog\/?p=63840"},"modified":"2020-10-05T13:11:46","modified_gmt":"2020-10-05T20:11:46","slug":"redfin-hosts-race-and-real-estate-symposium","status":"publish","type":"post","link":"https:\/\/www.redfin.com\/news\/redfin-hosts-race-and-real-estate-symposium\/","title":{"rendered":"Redfin Hosts Race and Real Estate Symposium"},"content":{"rendered":"<figure id=\"media-63835\" class=\"align-none\">On September 6, Redfin hosted a symposium about race and real estate to open up a dialogue about how the real estate industry can support fair access to housing for all people.<\/figure>\n<div class=\"ast-oembed-container \" style=\"height: 100%;\"><iframe title=\"Race and Real Estate: A Redfin Symposium\" width=\"500\" height=\"281\" src=\"https:\/\/www.youtube.com\/embed\/X5aIEpOiXh4?feature=oembed\" frameborder=\"0\" allow=\"accelerometer; autoplay; clipboard-write; encrypted-media; gyroscope; picture-in-picture; web-share\" referrerpolicy=\"strict-origin-when-cross-origin\" allowfullscreen><\/iframe><\/div>\n<p><span style=\"font-weight: 400;\">\u201cIt\u2019s been 50 years since the passage of the Fair Housing Act and still we have American cities that are deeply segregated by race and class,\u201d said Redfin CEO Glenn Kelman. \u201cAnd sometimes that\u2019s because people don\u2019t have enough money to buy houses, but too often it&#8217;s because the folks who have money to buy a house still can\u2019t get great service from a real estate agent.\u201d <\/span><\/p>\n<p style=\"text-align: left;\"><span style=\"font-weight: 400;\">We heard from <a href=\"https:\/\/news.unm.edu\/news\/the-quiet-persistence-of-segregation-reconstructing-the-housing-industry\">University of New Mexico Professor Elizabeth Korver-Glenn<\/a>, who spent a year following ten real estate agents in Houston. Korver-Glenn attended open houses and home showings, observing interactions between real estate agents and customers of different races and backgrounds. She conducted in-depth interviews with agents, lenders, others service providers and customers, and published her findings in the <\/span><a href=\"https:\/\/c212.net\/c\/link\/?t=0&amp;l=en&amp;o=2220366-1&amp;h=1553513693&amp;u=http%3A%2F%2Fjournals.sagepub.com%2Fdoi%2Fabs%2F10.1177%2F2329496517748333&amp;a=study\"><span style=\"font-weight: 400;\">study<\/span><\/a><i><span style=\"font-weight: 400;\">: Brokering Ties and Inequality: How White Real Estate Agents Recreate Advantage and Exclusion in Urban Housing Markets<\/span><\/i><span style=\"font-weight: 400;\">.<\/span><\/p>\n<p style=\"text-align: left;\"><span style=\"font-weight: 400;\">In a discussion with Kelman, Korver-Glenn discussed\u00a0her observation that people of color weren\u2019t provided the same level of service from real estate agents as white people. <\/span><\/p>\n<p style=\"text-align: left;\"><span style=\"font-weight: 400;\">\u201cRegardless of actual income or finances, white people got better treatment because they were assumed to be wealthier. Studies show people of color are systematically shown fewer homes than white individuals even when they are equally qualified,\u201d said Korver-Glenn. <\/span><\/p>\n<p style=\"text-align: left;\"><span style=\"font-weight: 400;\"><img fetchpriority=\"high\" decoding=\"async\" class=\"\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2018\/07\/REDFIN_Symposium_2018_081-1.jpg\" alt=\"REDFIN_Symposium_2018_081 (1)\" width=\"751\" height=\"500\" data-portal-copyright=\"\" data-has-syndication-rights=\"\" data-license-id=\"\" data-licensor-name=\"\" \/><\/span><\/p>\n<p style=\"text-align: left;\"><span style=\"font-weight: 400;\">In addition to racial biases, Korver-Glenn explained how agent networks play a role. \u201cAgents meet clients and conduct business through their networks, however, networks are not race neutral. Agents of color had a more diverse set of contacts while white agents were more likely to work with white people.\u201d <\/span><\/p>\n<p style=\"text-align: left;\"><span style=\"font-weight: 400;\">Korver-Glenn stressed that these individual customer experiences shape entire neighborhoods and communities. What can real estate agents and brokerages do to root out discrimination and ensure fair treatment? Korver-Glenn suggested several strategies: <\/span><\/p>\n<ul>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Recruit and train a racially diverse cohort of agents and work in mixed race pairs to break down the segregated network. <\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Train agents with concrete examples of what may happen and how to handle those situations. <\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Train on racial coding. For example, in Houston an agent saying a neighborhood was \u201cunsafe\u201d really meant it was black or latino, while a \u201cgood\u201d neighborhood meant white. <\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Train and equip agents with facts about homes and neighborhoods to reduce stereotypes. For example, demand is higher in black\/latino neighborhoods even if it\u2019s perceived that it\u2019s higher in white neighborhoods. <\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Do not allow pocket listings, which can limit competition, limit profit for homeowners and disproportionality exclude people that aren\u2019t included in agents\u2019 networks, which tends to be homebuyers of color. <\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Pay brokers on a flat fee basis to eliminate the incentives in a commision-based structure that assign \u201ccustomer value.\u201d <\/span><\/li>\n<\/ul>\n<p style=\"text-align: left;\"><img decoding=\"async\" class=\"\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2018\/07\/REDFIN_Symposium_2018_585.jpg\" alt=\"REDFIN_Symposium_2018_585\" width=\"751\" height=\"500\" data-portal-copyright=\"\" data-has-syndication-rights=\"\" data-license-id=\"\" data-licensor-name=\"\" \/><\/p>\n<p style=\"text-align: left;\"><span style=\"font-weight: 400;\">The symposium also featured panel discussions with Redfin agents <\/span><a href=\"https:\/\/c212.net\/c\/link\/?t=0&amp;l=en&amp;o=2220366-1&amp;h=602388623&amp;u=https%3A%2F%2Fredfindevelop.wpengine.com%2Freal-estate-agents%2Fdaneisha-brazzle&amp;a=Daneisha+Brazzle\"><span style=\"font-weight: 400;\">Daneisha Brazzle<\/span><\/a><span style=\"font-weight: 400;\">, <\/span><a href=\"https:\/\/c212.net\/c\/link\/?t=0&amp;l=en&amp;o=2220366-1&amp;h=3388297749&amp;u=https%3A%2F%2Fredfindevelop.wpengine.com%2Freal-estate-agents%2Flori-bakken&amp;a=Lori+Bakken\"><span style=\"font-weight: 400;\">Lori Bakken<\/span><\/a><span style=\"font-weight: 400;\">, <\/span><a href=\"https:\/\/c212.net\/c\/link\/?t=0&amp;l=en&amp;o=2220366-1&amp;h=3985361874&amp;u=https%3A%2F%2Fredfindevelop.wpengine.com%2Freal-estate-agents%2Fjames-li&amp;a=James+Li\"><span style=\"font-weight: 400;\">James Li<\/span><\/a><span style=\"font-weight: 400;\"> and <\/span><a href=\"https:\/\/c212.net\/c\/link\/?t=0&amp;l=en&amp;o=2220366-1&amp;h=467712902&amp;u=https%3A%2F%2Fredfindevelop.wpengine.com%2Freal-estate-agents%2Froderick-story&amp;a=Roderick+Story\"><span style=\"font-weight: 400;\">Roderick Story<\/span><\/a><span style=\"font-weight: 400;\"> who shared their personal experiences working in real estate as people of color and how they approach working with customers of different races, cultures and backgrounds. <\/span><span style=\"font-weight: 400;\">Redfin agent <\/span><a href=\"https:\/\/redfin.com\/real-estate-agents\/ellen-campion\"><span style=\"font-weight: 400;\">Ellen Campion<\/span><\/a><span style=\"font-weight: 400;\"> and her client Carlos Mojica, also took the stage. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">Mojica, a retired FBI official, has faced discrimination both as a veteran and as a Puerto Rican. He shared an experience of submitting an offer on a home with a Veteran Affairs loan that was rejected by the seller. He recalled questioning at the time whether the seller was opposed to his loan type or whether his race may have been a factor. \u00a0<\/span><\/p>\n<figure id=\"media-63835\" class=\"align-none\"><img decoding=\"async\" class=\"alignright\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2018\/07\/REDFIN_Symposium_2018_523.jpg\" alt=\"REDFIN_Symposium_2018_523\" width=\"521\" height=\"347\" data-portal-copyright=\"\" data-has-syndication-rights=\"\" data-license-id=\"\" data-licensor-name=\"\" \/><\/figure>\n<p><span style=\"font-weight: 400;\">The conversation returned to common themes of empathy and awareness. <\/span><span style=\"font-weight: 400;\">\u201c<\/span><span style=\"font-weight: 400;\">Love people and have empathy,\u201d said Li. \u201cWhen you go out, be caring. Ask yourself, why the customer is feeling a certain way and keep an open mind.\u201d<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The agents agreed that better training and education would be helpful across the industry. \u201cProviding some background and upfront education would be beneficial, as well as making people aware of our unconscious biases, as well as the other cultures we\u2019ll be dealing with as agents to create more understanding,\u201d Story suggested. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">Lori Bakken found unconscious bias training at Redfin \u201ceye-opening\u201d and recommended that similar training be incorporated into mandated continuing education for real estate agents. \u201cIt helped me look deep inside and ask, \u2018what do I think?\u2019 and how I can do better.\u201d <\/span><\/p>\n<p><span style=\"font-weight: 400;\">Following the symposium, Redfin will host town hall discussions in our local markets to continue the conversation and share ideas about how we can foster diversity and better serve people of color in our local communities. We encourage other brokerages and real estate teams to use our our discussion materials as a template for hosting your own dialogues about housing equality.
