The price growth rate has been dropping for five consecutive months and has not been this low since September 2016. Homes sales increased 4.1 percent in July compared to July 2017 as inventory declines <\/span><a href=\"https:\/\/redfin.com\/blog\/2018\/07\/market-tracker-june-2018.html\"><span style=\"font-weight: 400\">continued to moderate<\/span><\/a><span style=\"font-weight: 400\">. <\/span><br \/>\n<span style=\"font-weight: 400\">The number of homes for sale in July was down 5.4 percent year over year. This marks the third month of supply declines around 5 percent following 19 months of inventory declines of over 7 percent.<\/span><br \/>\n<span style=\"font-weight: 400\">Homes that sold in July went under contract in a median 35 days, three days faster than last year and one day slower than in June. While homes are still selling near a record-fast pace, there are some signs competition is waning. For the first time since March 2015, the share of homes that sold above asking price declined year over year&#8211; albeit slightly&#8211; from 26.5 in July 2017 to 26.2 percent last month. Twenty-eight percent of homes on the market in July had a price drop, the largest share on record since Redfin began tracking this metric in 2009, and a 3.2 percentage-point increase over last July. It\u2019s worth noting that the share of homes with price drops typically peaks each year in July or August.<\/span><\/p>\n<figure id=\"media-63548\" class=\"align-none\"><img decoding=\"async\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2018\/08\/Median-Sale-Price-5-1.png\" alt=\"Median Sale Price (5)\" \/><img decoding=\"async\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2018\/08\/Inventory-8-1.png\" alt=\"Inventory (8)\" \/><\/figure>\n<p><b>Metro Trends<\/b><br \/>\n<span style=\"font-weight: 400\">For <\/span><a href=\"https:\/\/redfin.com\/blog\/2018\/07\/market-tracker-june-2018.html\"><span style=\"font-weight: 400\">the second month in a row<\/span><\/a><span style=\"font-weight: 400\">, inventory increased year over year by double digits in <\/span><a href=\"https:\/\/redfin.com\/city\/17420\/CA\/San-Jose\/\"><span style=\"font-weight: 400\">San Jose, California<\/span><\/a><span style=\"font-weight: 400\">, (28.0%) <\/span><a href=\"https:\/\/redfin.com\/city\/16163\/WA\/Seattle\"><span style=\"font-weight: 400\">Seattle<\/span><\/a><span style=\"font-weight: 400\"> (27.0%) and <\/span><a href=\"https:\/\/redfin.com\/city\/30772\/OR\/Portland\"><span style=\"font-weight: 400\">Portland, Oregon,<\/span><\/a><span style=\"font-weight: 400\"> (21.8%). These markets also experienced sales declines of 11.9 percent, 6.4 percent and 6.1 percent, respectively. In Portland, homes took a median 15 days on market (DOM) to sell, a full week longer than last July. In San Jose (16 DOM) and Seattle (9 DOM), it took one and two days longer, respectively, for homes to find a buyer this July compared to last year. <\/span><br \/>\n<span style=\"font-weight: 400\">Home prices continued to rise in these metros year over year, but they are rising at a slower rate. In Portland, home prices were up 4 percent year over year, the lowest price growth in 41 months. Seattle home prices increased 8 percent compared with last year, the lowest growth in 27 months. San Jose home prices grew 19.3 percent. While still the highest growth of any metro Redfin tracks, this was the lowest price growth San Jose has seen in nine months.<\/span><br \/>\n<span style=\"font-weight: 400\">Taylor Marr, Redfin senior economist, said, \u201cThe Bay Area, Seattle and Portland have been so competitive for so long that buyers and sellers have adjusted to those conditions and may feel uneasy about the changes we\u2019re seeing in the market. After several years of shrinking inventory and unsustainable price growth, I\u2019m encouraged by these changes as a signal that we may be returning to a healthier, more balanced market.\u201d<\/span><br \/>\n<span style=\"font-weight: 400\">While these hot coastal markets are showing signs of cooling, competition is heating up in some smaller, inland metros. In Indianapolis the typical home that sold in July found a buyer in 10 days, 25 days faster than last July. In <\/span><a href=\"https:\/\/redfin.com\/city\/30756\/GA\/Atlanta\/home-values\"><span style=\"font-weight: 400\">Atlanta<\/span><\/a><span style=\"font-weight: 400\"> (23 DOM); <\/span><a href=\"https:\/\/redfin.com\/city\/16162\/NY\/Rochester\/home-values\"><span style=\"font-weight: 400\">Rochester, New York<\/span><\/a><span style=\"font-weight: 400\"> (15 DOM); <\/span><a href=\"https:\/\/redfin.com\/city\/2832\/NY\/Buffalo\"><span style=\"font-weight: 400\">Buffalo, New York<\/span><\/a><span style=\"font-weight: 400\"> (14 DOM); and <\/span><a href=\"https:\/\/redfin.com\/city\/10200\/TN\/Knoxville\"><span style=\"font-weight: 400\">Knoxville, Tennessee<\/span><\/a><span style=\"font-weight: 400\"> (55 DOM), homes sold more than two weeks faster this year compared to last year. \u00a0<\/span><br \/>\n<a href=\"https:\/\/redfin.com\/real-estate-agents\/jake-johnson\"><span style=\"font-weight: 400\">Jake Johnson<\/span><\/a><span style=\"font-weight: 400\">, Redfin\u2019s market manager in Indianapolis, said a drastic year-over-year decline in inventory (-27.6%) is causing competition to escalate. \u201cWe\u2019re caught in the cycle where sellers are afraid to list because they aren\u2019t sure if they\u2019ll find a home to buy. In popular neighborhoods, homes that would have received two or three offers last year are getting eight to 10. Homes in the $250,000 to $350,000 price range are going under contract within days. Because Indianapolis hasn\u2019t traditionally been a hot market, we\u2019re educating buyers about how the market is changing and how we can craft an offer to win in a bidding war.\u201d href=\"https:\/\/redfin.com\/city\/17151\/CA\/San-Francisco\/home-values\"><span style=\"font-weight: 400\">San Francisco<\/span><\/a><span style=\"font-weight: 400\"> where 76.3% of homes sold above list price, followed by 71.7% in <\/span><a href=\"https:\/\/redfin.com\/city\/17420\/CA\/San-Jose\/home-values\"><span style=\"font-weight: 400\">San Jose, CA<\/span><\/a><span style=\"font-weight: 400\">, 70.0% in <\/span><a href=\"https:\/\/redfin.com\/city\/13654\/CA\/Oakland\/home-values\"><span style=\"font-weight: 400\">Oakland, CA<\/span><\/a><span style=\"font-weight: 400\">, 51.3% in Boston.<\/span><\/li>\n<\/ul>\n<p><b>Prices<\/b><\/p>\n<ul>\n<li style=\"font-weight: 400\"><span style=\"font-weight: 400\">San Jose, CA had the nation\u2019s highest price growth, rising 19.3% since last year to $1,163,500. <\/span><a href=\"https:\/\/redfin.com\/city\/5665\/MI\/Detroit\/home-values\"><span style=\"font-weight: 400\">Detroit<\/span><\/a><span style=\"font-weight: 400\"> had the second highest growth at 15% year-over-year price growth, followed by Tacoma, WA (12.7%), <\/span><a href=\"https:\/\/redfin.com\/city\/12260\/TN\/Memphis\/home-values\"><span style=\"font-weight: 400\">Memphis, TN<\/span><\/a><span style=\"font-weight: 400\"> (12.5%), and <\/span><a href=\"https:\/\/redfin.com\/city\/17150\/UT\/Salt-Lake-City\/home-values\"><span style=\"font-weight: 400\">Salt Lake City<\/span><\/a><span style=\"font-weight: 400\"> (12.2%).<\/span><\/li>\n<li style=\"font-weight: 400\"><span style=\"font-weight: 400\">2 metros saw price declines in July: <\/span><a href=\"https:\/\/redfin.com\/city\/2570\/NJ\/Camden\/home-values\"><span style=\"font-weight: 400\">Camden, NJ<\/span><\/a><span style=\"font-weight: 400\"> (-0.9%), and <\/span><a href=\"https:\/\/redfin.com\/city\/1073\/MD\/Baltimore\"><span style=\"font-weight: 400\">Baltimore<\/span><\/a><span style=\"font-weight: 400\"> (-0.5%).<\/span><\/li>\n<\/ul>\n<p><b>Sales<\/b><\/p>\n<ul>\n<li style=\"font-weight: 400\"><span style=\"font-weight: 400\">12 out of 72 metros saw sales surge by double digits from last year. Camden, NJ led the nation in year-over-year sales growth, up 40.8%, followed by\u00a0<\/span><span style=\"font-weight: 400\"><a href=\"https:\/\/redfin.com\/city\/14237\/OK\/Oklahoma-City\/home-values\">Oklahoma City<\/a>,\u00a0<\/span><span style=\"font-weight: 400\">up 20.1% from a year ago.<\/span><\/li>\n<li style=\"font-weight: 400\"><span style=\"font-weight: 400\">Miami saw the largest decline in sales since last year, falling 17.9%. Home sales in Buffalo, NY and San Jose, CA declined by 12.9% and 11.9%, respectively.<\/span><\/li>\n<\/ul>\n<p><b>Inventory<\/b><\/p>\n<ul>\n<li style=\"font-weight: 400\"><span style=\"font-weight: 400\">San Jose, CA had the highest increase in the number of homes for sale, up 28.0% year over year, followed by Seattle (27.0%) and Portland, OR (21.8%).<\/span><\/li>\n<li style=\"font-weight: 400\"><a href=\"https:\/\/redfin.com\/city\/10201\/NV\/Las-Vegas\"><span style=\"font-weight: 400\">Las Vegas<\/span><\/a><span style=\"font-weight: 400\"> had the largest decrease in overall inventory, falling 33.6% since last July. <\/span><a href=\"https:\/\/redfin.com\/city\/513\/NM\/Albuquerque\/home-values\"><span style=\"font-weight: 400\">Albuquerque, NM<\/span><\/a><span style=\"font-weight: 400\"> (-32.1%), <\/span><a href=\"https:\/\/redfin.com\/city\/9170\/IN\/Indianapolis\/home-values\"><span style=\"font-weight: 400\">Indianapolis<\/span><\/a><span style=\"font-weight: 400\"> (-27.6%), and Rochester, NY (-26.2%) also saw far fewer homes available on the market than a year ago.<\/span><\/li>\n<\/ul>\n<p><b>Redfin Estimate<\/b><\/p>\n<ul>\n<li style=\"font-weight: 400\"><span style=\"font-weight: 400\">The median list price-to-Redfin Estimate ratio was 92.5% in San Francisco, CA, the lowest of any market. This indicates the typical home for sale in July was listed below its estimated value. Only 5.9% of homes in San Francisco, CA were listed for more than their Redfin Estimate.<\/span><\/li>\n<li style=\"font-weight: 400\"><span style=\"font-weight: 400\">Conversely, the median list price-to-Redfin Estimate ratio was 102.3% in <\/span><a href=\"https:\/\/redfin.com\/city\/11458\/FL\/Miami\/home-values\"><span style=\"font-weight: 400\">Miami, FL<\/span><\/a><span style=\"font-weight: 400\"> and 102.0% in <\/span><a href=\"https:\/\/redfin.com\/city\/19373\/FL\/West-Palm-Beach\"><span style=\"font-weight: 400\">West Palm Beach, FL<\/span><\/a><span style=\"font-weight: 400\">, which means sellers are listing their homes for more than the estimated value in those metro areas.
