The price growth rate has been dropping for six consecutive months and has not been this low since August 2014. Homes sales fell 2.4 percent in August compared to a year prior. <\/span><br \/>\n<span style=\"font-weight: 400;\">Inventory declines <\/span><a href=\"https:\/\/redfin.com\/blog\/2018\/08\/market-tracker-july-2018.html\"><span style=\"font-weight: 400;\">continued to moderate<\/span><\/a><span style=\"font-weight: 400;\"> in August. The number of homes for sale was down 3.4 percent year over year, the smallest decline in 29 months. The number of homes that were newly put on the market in August grew 3.3 percent year over year, helping to ease the supply shortage. The share of homes that sold above asking price declined from 25 percent last August to 23.6 percent this August. <\/span><br \/>\n<span style=\"font-weight: 400;\">\u201cWhile sale prices moderate, new listing prices keep accelerating,\u201d said Redfin senior economist Taylor Marr. \u201cThis mismatch between seller expectations and reality is fueling an increase in price drops in metros across the country.\u201d \u00a0<\/span><br \/>\n<span style=\"font-weight: 400;\">Nearly 30 percent of homes on the market in August had a price drop, the largest share on record since Redfin began tracking this metric in 2009, and a 3.4 percentage-point increase over last August. It\u2019s worth noting that the share of homes with price drops typically peaks each year in July or August. <\/span><\/p>\n<h3><b>Metro Trends<\/b><\/h3>\n<p><span style=\"font-weight: 400;\">Redfin has been closely tracking a market shift in <\/span><a href=\"https:\/\/redfin.com\/city\/17420\/CA\/San-Jose\/\"><span style=\"font-weight: 400;\">San Jose, California<\/span><\/a><span style=\"font-weight: 400;\">, <\/span><a href=\"https:\/\/redfin.com\/city\/16163\/WA\/Seattle\"><span style=\"font-weight: 400;\">Seattle<\/span><\/a><span style=\"font-weight: 400;\">, and <\/span><a href=\"https:\/\/redfin.com\/city\/30772\/OR\/Portland\"><span style=\"font-weight: 400;\">Portland, Oregon<\/span><\/a><span style=\"font-weight: 400;\">, over the past three months. The trends of increasing inventory and declining sales we reported in June and July intensified in August. <\/span><br \/>\n<span style=\"font-weight: 400;\">In San Jose and Seattle, the supply of homes was up nearly 50 percent year over year. In Portland, inventory increased 25 percent. The increase in inventory is the combination of more people putting their homes on the market as <\/span><a href=\"https:\/\/redfin.com\/blog\/2018\/09\/redfin-housing-demand-index-july-2018.html\"><span style=\"font-weight: 400;\">fewer buyers are stepping up to purchase<\/span><\/a><span style=\"font-weight: 400;\">. San Jose, Seattle and Portland saw respective sales declines of 16 percent, 19 percent and 6 percent.<\/span><\/p>\n<figure id=\"media-63931\" class=\"align-none\"><img decoding=\"async\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2018\/09\/Seattle-SJ-Portland-Homes-for-Sale-August-2018.png\" alt=\"Seattle SJ Portland Homes for Sale August 2018\" data-portal-copyright=\"\" data-has-syndication-rights=\"\" data-license-id=\"\" data-licensor-name=\"\" \/><\/figure>\n<p><span style=\"font-weight: 400;\">These markets continue to slow, with homes staying on the market longer than last year. In Portland, homes were on the market for a median of 21 days before finding a buyer, 10 days longer than last August. In San Jose, the median of 20 days on market is six days longer than a year prior. At 12 median days on market, Seattle was the second fastest market in the country, but homes still took four days longer to sell this August, compared to August of last year. <\/span><br \/>\n<span style=\"font-weight: 400;\">In Seattle, home prices were up 6 percent year over year, the lowest price growth in nearly three years. In San Jose and Portland, home prices rose 22 percent and 7 percent year over year respectively.<\/span><br \/>\n<span style=\"font-weight: 400;\">Rebecca Walter, a <\/span><a href=\"https:\/\/redfin.com\/real-estate-agents\/rebecca-walter\"><span style=\"font-weight: 400;\">Redfin agent in Portland<\/span><\/a><span style=\"font-weight: 400;\">, says the market shift has been dramatic. She is seeing far fewer multiple offer situations lately compared to last year, even in popular neighborhoods. Walter says in this market, pricing right is more important than ever. <\/span><br \/>\n<span style=\"font-weight: 400;\">\u201cI tell sellers that the worst thing you can do is overprice your home. If you have to drop the price, you can\u2019t recreate the same <\/span><a href=\"https:\/\/redfin.com\/blog\/2015\/11\/how-should-you-price-your-home.html\"><span style=\"font-weight: 400;\">excitement and fervor as when your home first hits the market<\/span><\/a><span style=\"font-weight: 400;\">. Pricing too high can ultimately result in getting less than market value, below what you likely could have gotten if you priced at market value from the start.\u201d \u00a0<\/span><br \/>\n<span style=\"font-weight: 400;\">Walter says rapid price appreciation has left many would-be Portland buyers priced out of the market and some are <\/span><a href=\"https:\/\/redfin.com\/blog\/2018\/09\/q2-2018-migration-report.html\"><span style=\"font-weight: 400;\">opting to move somewhere more affordable <\/span><\/a><span style=\"font-weight: 400;\">. She says homeowners who are thinking about selling should consider doing so sooner rather than later. <\/span><br \/>\n<span style=\"font-weight: 400;\">\u201c<\/span><span style=\"font-weight: 400;\">I don\u2019t have a crystal ball, but I wouldn&#8217;t count on your home appreciating and being worth more in the spring than it is now. The Fed has indicated they will make one more rate hike in December, which would impact buyers\u2019 purchasing power. We have this window before the market slows for the holidays, so the sooner the better if you\u2019re planning to sell.\u201d <\/span><\/p>\n<h3><strong>Other August Highlights<\/strong><\/h3>\n<p><b>Speed and Competition<\/b><\/p>\n<ul>\n<li style=\"font-weight: 400;\"><a href=\"https:\/\/redfin.com\/city\/1826\/MA\/Boston\/home-values\"><span style=\"font-weight: 400;\">Boston<\/span><\/a><span style=\"font-weight: 400;\"> was the fastest market, with half of all homes pending sale in just 12 days, down from 13 days from a year earlier. Seattle was the next fastest market with 12 median days on market, followed by <\/span><a href=\"https:\/\/redfin.com\/city\/5155\/CO\/Denver\/home-values\"><span style=\"font-weight: 400;\">Denver<\/span><\/a><span style=\"font-weight: 400;\">, <\/span><a href=\"https:\/\/redfin.com\/city\/8694\/MI\/Grand-Rapids\/home-values\"><span style=\"font-weight: 400;\">Grand Rapids, MI<\/span><\/a><span style=\"font-weight: 400;\"> and <\/span><a href=\"https:\/\/redfin.com\/city\/9417\/NE\/Omaha\/home-values\"><span style=\"font-weight: 400;\">Omaha, NE<\/span><\/a><span style=\"font-weight: 400;\"> with 13.<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">The most competitive market in August was <\/span><a href=\"https:\/\/redfin.com\/city\/17151\/CA\/San-Francisco\/home-values\"><span style=\"font-weight: 400;\">San Francisco<\/span><\/a><span style=\"font-weight: 400;\"> where 72.3% of homes sold above list price, followed by 69.1% in San Jose, CA, 62.7% in <\/span><a href=\"https:\/\/redfin.com\/city\/13654\/CA\/Oakland\/home-values\"><span style=\"font-weight: 400;\">Oakland, CA<\/span><\/a><span style=\"font-weight: 400;\">, 44.3% in Boston, and 43.7% in <\/span><a href=\"https:\/\/redfin.com\/city\/2832\/NY\/Buffalo\/home-values\"><span style=\"font-weight: 400;\">Buffalo, NY<\/span><\/a><span style=\"font-weight: 400;\">. <\/span><\/li>\n<\/ul>\n<p><b>Prices<\/b><\/p>\n<ul>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">San Jose, CA had the nation\u2019s highest price growth, rising 22.3% since last year to $1,189,000. <\/span><a href=\"https:\/\/redfin.com\/city\/10201\/NV\/Las-Vegas\"><span style=\"font-weight: 400;\">Las Vegas<\/span><\/a><span style=\"font-weight: 400;\"> had the second highest growth at 12.2% year-over-year price growth, followed by <\/span><a href=\"https:\/\/redfin.com\/city\/17887\/WA\/Tacoma\/home-values\"><span style=\"font-weight: 400;\">Tacoma, WA<\/span><\/a><span style=\"font-weight: 400;\"> (12.1%), San Francisco (12%), and Grand Rapids, MI (10.8%).<\/span><\/li>\n<li style=\"font-weight: 400;\"><a href=\"https:\/\/redfin.com\/city\/29470\/IL\/Chicago\/home-values\"><span style=\"font-weight: 400;\">Chicago<\/span><\/a><span style=\"font-weight: 400;\"> was the only major metro to see a price decline in August (-0.5%).<\/span><\/li>\n<\/ul>\n<p><b>Sales<\/b><\/p>\n<ul>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Seattle saw the largest decline in sales compared to last year, falling 18.5%. Home sales in San Jose, CA and <\/span><a href=\"https:\/\/redfin.com\/city\/19373\/FL\/West-Palm-Beach\/home-values\"><span style=\"font-weight: 400;\">West Palm Beach, FL<\/span><\/a><span style=\"font-weight: 400;\"> declined by 15.6% and 12.5%, respectively.<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Three out of 71 metros saw sales surge by double digits from last year. <\/span><a href=\"https:\/\/redfin.com\/city\/8903\/TX\/Houston\/home-values\"><span style=\"font-weight: 400;\">Houston<\/span><\/a><span style=\"font-weight: 400;\"> led the nation in year-over-year sales growth, up 37.2%. The year-over-year spike in Houston home sales is attributable to Hurricane Harvey, which hit Houston in August of last year, causing sales to tumble. <\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Sales in <\/span><a href=\"https:\/\/redfin.com\/city\/2570\/NJ\/Camden\/home-values\"><span style=\"font-weight: 400;\">Camden, NJ<\/span><\/a><span style=\"font-weight: 400;\"> increased 24.6%, while <\/span><a href=\"https:\/\/redfin.com\/city\/14233\/LA\/New-Orleans\/home-values\"><span style=\"font-weight: 400;\">New Orleans<\/span><\/a><span style=\"font-weight: 400;\"> rounded out the top three with sales up 10.4% from a year ago.<\/span><\/li>\n<\/ul>\n<p><b>Inventory<\/b><\/p>\n<ul>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">San Jose, CA had the highest increase in the number of homes for sale, up 49.1% year over year, followed by Seattle (46.4%) and <\/span><a href=\"https:\/\/redfin.com\/city\/16904\/CA\/San-Diego\/home-values\"><span style=\"font-weight: 400;\">San Diego<\/span><\/a><span style=\"font-weight: 400;\"> (26.2%).<\/span><\/li>\n<li style=\"font-weight: 400;\"><a href=\"https:\/\/redfin.com\/city\/9170\/IN\/Indianapolis\/home-values\"><span style=\"font-weight: 400;\">Indianapolis<\/span><\/a><span style=\"font-weight: 400;\"> had the largest decrease in overall inventory, falling 22.9% since last August. <\/span><a href=\"https:\/\/redfin.com\/city\/16162\/NY\/Rochester\/home-values\"><span style=\"font-weight: 400;\">Rochester, NY<\/span><\/a><span style=\"font-weight: 400;\"> (-20.8%), <\/span><a href=\"https:\/\/redfin.com\/city\/35759\/WI\/Milwaukee\/home-values\"><span style=\"font-weight: 400;\">Milwaukee<\/span><\/a><span style=\"font-weight: 400;\"> (-19.0%), and <\/span><a href=\"https:\/\/redfin.com\/city\/10201\/NV\/Las-Vegas\"><span style=\"font-weight: 400;\">Las Vegas<\/span><\/a><span style=\"font-weight: 400;\"> (-18.7%) also saw far fewer homes available on the market than a year ago.<\/span><\/li>\n<\/ul>\n<p><b>Redfin Estimate<\/b><\/p>\n<ul>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">The median list price-to-Redfin Estimate ratio was 92.2% in San Francisco, CA, the lowest of any market. This indicates the typical home for sale in August was listed at a price 94.0%\u00a0of its estimated value. Only 6.0% of homes in San Francisco, CA were listed for more than their Redfin Estimate.<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Conversely, the median list price-to-Redfin Estimate ratio was 102.2% in <\/span><a href=\"https:\/\/redfin.com\/city\/11458\/FL\/Miami\/home-values\"><span style=\"font-weight: 400;\">Miami, FL<\/span><\/a><span style=\"font-weight: 400;\"> and 102.0% in West Palm Beach, FL, which means sellers are listing their homes for more than the estimated value in those metro areas. In Miami, FL, 81.2% of homes were listed above their Redfin Estimate, the highest percentage of any metro.<\/span><\/li>\n<\/ul>\n<p><span style=\"font-weight: 400;\">Below are market-by-market breakdowns for prices, inventory, new listings and sales for markets with populations of 750 thousand or more.
