{"id":64860,"date":"2019-01-15T05:00:31","date_gmt":"2019-01-15T13:00:31","guid":{"rendered":"https:\/\/redfindevelop.wpengine.com\/blog\/?p=64860"},"modified":"2020-10-06T19:46:52","modified_gmt":"2020-10-07T02:46:52","slug":"hottest-neighborhoods-2019","status":"publish","type":"post","link":"https:\/\/www.redfin.com\/news\/hottest-neighborhoods-2019\/","title":{"rendered":"Million-Dollar Mania: Redfin\u2019s 10 Hottest Neighborhoods of 2019 Are All in Costly Coastal Hubs"},"content":{"rendered":"<h3><i><span style=\"font-weight: 400;\">Many people are moving away from pricey coastal cities, but the ones that remain are searching for homes in high-priced pockets of already-expensive areas. <\/span><\/i><\/h3>\n<p><span style=\"font-weight: 400;\">The majority of Redfin\u2019s 10 hottest neighborhoods of 2019 have a median sale price of more than $1,000,000\u2014and the others aren\u2019t far from the seven-figure mark. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">Redfin\u2019s annual hottest neighborhoods report makes predictions for the coming year using a combination of agent insights and data that shows which areas are seeing rising interest from homebuyers. Somewhat surprisingly, considering competition for homes has recently been slowing in <\/span><a href=\"https:\/\/redfin.com\/city\/16163\/WA\/Seattle\"><span style=\"font-weight: 400;\">Seattle<\/span><\/a><span style=\"font-weight: 400;\"> and the Bay Area, this year\u2019s most desired neighborhoods in the country are all in expensive coastal parts of California and the Seattle and <\/span><a href=\"https:\/\/redfin.com\/city\/12839\/DC\/Washington-DC\/\"><span style=\"font-weight: 400;\">Washington D.C.<\/span><\/a><span style=\"font-weight: 400;\"> metro areas. Another trend tying together this year\u2019s neighborhoods is that they\u2019re located away from urban cores, but still close enough for easy commutes into job centers.<\/span><\/p>\n<figure id=\"media-64861\" class=\"align-none\"><img decoding=\"async\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2019\/01\/2019HottestNeighborhoods_1280x960.png\" alt=\"Redfin\" data-portal-copyright=\"\" data-has-syndication-rights=\"\" data-license-id=\"\" data-licensor-name=\"\" \/><\/figure>\n<p><span style=\"font-weight: 400;\">Although the hottest neighborhoods are all either on the West Coast or the East Coast, the list is more geographically diverse than it was last year. We released<\/span><a href=\"https:\/\/redfin.com\/blog\/2018\/01\/nine-out-of-redfins-10-hottest-neighborhoods-of-2018-are-in-san-jose.html\" target=\"_blank\" rel=\"noopener noreferrer\"><span style=\"font-weight: 400;\"> last year\u2019s report<\/span><\/a><span style=\"font-weight: 400;\"> in January 2018, and at that time nine of the 10 hottest neighborhoods were in the San Jose metro area\u2014and the other one was in San Francisco. This year, just three of the neighborhoods are in the Bay Area, with two in<\/span><a href=\"https:\/\/redfin.com\/city\/13654\/CA\/Oakland\"> <span style=\"font-weight: 400;\">Oakland<\/span><\/a><span style=\"font-weight: 400;\">, which has a median sale price of $718,613. That\u2019s well above the national median, but significantly lower than the $1,085,000 median in<\/span><a href=\"https:\/\/redfin.com\/city\/17420\/CA\/San-Jose\"> <span style=\"font-weight: 400;\">San Jose<\/span><\/a><span style=\"font-weight: 400;\">.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cOakland isn\u2019t cheap by any stretch of the imagination, but compared to San Jose, you\u2019re going to get more house and an easier commute into San Francisco,\u201d said <\/span><a href=\"https:\/\/redfin.com\/real-estate-agents\/kalenamasching\"><span style=\"font-weight: 400;\">Kalena Masching<\/span><\/a><span style=\"font-weight: 400;\">, a Redfin agent who works in the Bay Area. \u201cThe theme right now seems to be that traffic is terrible in the South Bay; it can take people an hour and a half to get from San Jose to San Francisco. People are starting to place more emphasis on a work-life balance and Oakland has highly rated schools and homes that are close to BART stations, which is exactly what our clients tell us they are looking for.\u201d<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The absence of San Jose on this year\u2019s list is consistent with the results of Redfin\u2019s most recent <\/span><a href=\"https:\/\/redfin.com\/blog\/2018\/10\/q3-2018-migration-report.html\" target=\"_blank\" rel=\"noopener noreferrer\"><span style=\"font-weight: 400;\">migration report<\/span><\/a><span style=\"font-weight: 400;\">, which shows that people are looking to move away from costly coastal areas in favor of less expensive inland areas. But high-priced pockets of coastal cities are still popular for those who can afford to live in them. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cNeighborhoods in and around cities like <\/span><a href=\"https:\/\/redfin.com\/city\/17151\/CA\/San-Francisco\"><span style=\"font-weight: 400;\">San Francisco<\/span><\/a><span style=\"font-weight: 400;\">, <\/span><a href=\"https:\/\/redfin.com\/city\/11203\/CA\/Los-Angeles\"><span style=\"font-weight: 400;\">Los Angeles<\/span><\/a><span style=\"font-weight: 400;\">, and Washington D.C. are still very desirable places to live if you can afford their high housing costs.
