Super Bowl Sunday is almost here. If you are from <\/span>Boston<\/span><\/a> or <\/span>Los Angeles,<\/span><\/a> you may be psyched to see your city compete, and if you are from <\/span>Kansas City<\/span><\/a> or <\/span>New Orleans,<\/span><\/a> you may be bummed that your team just barely missed out on Sunday\u2019s championship. But, there are plenty of cities across the country that don\u2019t have a football team at all, and while they never had a chance at hometown glory in the Super Bowl, residents of these cities may have won when it comes to affordable housing. <\/span><\/p>\n

Before the Rams moved from <\/span>St. Louis<\/span><\/a> to <\/span>Los Angeles<\/span><\/a>, the city of <\/span>St. Louis<\/span><\/a> bid to keep the Rams by offering <\/span>$400 million in state and city money for a new stadium<\/span><\/a>. To put that amount in perspective, the city of <\/span>St. Louis<\/span><\/a> \u00a0spent only <\/span>$5.2 million on grants and developments<\/span><\/a> for affordable housing in 2018, and only $23.3 million dollars on affordable housing in the last five years. As another point of comparison, the median priced home costs $173,000 in <\/span>St. Louis<\/span><\/a>, so $400 million is the equivalent of about 2,300 <\/span>St. Louis<\/span><\/a> homes. <\/span><\/p>\n

Public officials who supported using public funds to incentivize the Rams to stay in <\/span>St. Louis<\/span><\/a> \u00a0argued that the investment would spur economic growth. But, there is little evidence that the Rams\u2019 absence has had an impact. Home prices in <\/span>St. Louis<\/span><\/a> were growing at a similar rate as the nation before and after the Rams left <\/span>St. Louis<\/span><\/a>.<\/span><\/p>\n

In the end, the Rams\u2019 <\/span>owner spent $1.9 billion of his own money<\/span><\/a> to build a new stadium to be shared with the Chargers in <\/span>Inglewood<\/span><\/a>, a city in the <\/span>Los Angeles<\/span><\/a> area. Nearly half of the workers living in Inglewood serve some of the most expensive zip codes in the Los Angeles area in industries such as retail, healthcare and food services. While homes in <\/span>Inglewood<\/span><\/a> are more affordable than they are in <\/span>Los Angeles<\/span><\/a>, the gap will likely narrow. Between January 2016 and December 2018, home prices in\u00a0Inglewood<\/a> went up 43 percent compared to 23 percent in <\/span>Los Angeles<\/span><\/a>. <\/span><\/p>\n

We have more clients interested in Inglewood who were never interested before. I personally bought a home in Inglewood last year right after the announcement because I believed property values would go up. Attitudes are quickly changing – locals are already starting to think of Inglewood as part of the Westside.\u201d <\/span><\/p>\n

If you own property in <\/span>Inglewood<\/span><\/a>, you may be happy to have more amenities, have better access to jobs, and see property values rise, but renters and folks who were hoping to buy a home in the future may see their housing become less affordable. With about 64 percent of renter-occupied units, most residents in <\/span>Inglewood<\/span><\/a> are renters. About 60 percent of renters are already rent-burdened as they pay more than 30 percent of their household income in rent. These residents will likely be priced out and may <\/span>migrate out of the Los Angeles area to somewhere more affordable<\/span><\/a> — possibly a city without a football team.<\/span><\/p>\n","protected":false},"excerpt":{"rendered":"
