This marks a rebound from March\u2019s slight year-over-year price decline&#8211;the first since early 2012&#8211;and a return to the around 3 percent growth rate we were consistently seeing at the end of 2018 and January of this year. That pales in comparison to the 7 to 9 percent home-price increases we had become accustomed to by this time last year, but it represents a much more sustainable level of growth.<br \/>\nOnly five of the 85 largest metro areas Redfin tracks saw a year-over-year decline in their median sale price, the biggest of which were a 5.0 percent drop in <a href=\"https:\/\/redfin.com\/city\/17420\/CA\/San-Jose\">San Jose<\/a>, a 1.8 percent dip in <a href=\"https:\/\/redfin.com\/city\/13410\/CT\/New-Haven\">New Haven, CT<\/a> and a 1.3 percent decline in <a href=\"https:\/\/redfin.com\/city\/16163\/WA\/Seattle\">Seattle<\/a>. The other two price declines were in <a href=\"https:\/\/redfin.com\/city\/17151\/CA\/San-Francisco\">San Francisco<\/a> and <a href=\"https:\/\/redfin.com\/city\/30772\/OR\/Portland\">Portland, Oregon<\/a>, both of which saw prices fall just 0.1 percent from a year earlier.<br \/>\n\u201dHomebuyers should take April\u2019s home-price rebound as a cue that the cooldown may be coming to an end,\u201d said <a href=\"https:\/\/redfin.com\/blog\/author\/darylfairweather\">Redfin chief economist Daryl Fairweather<\/a>. \u201cThe good news is that even though home prices are rising again, mortgage rates remain below last year\u2019s levels and are unlikely to tick back up in a meaningful way this year. This marks another reversal from <a href=\"https:\/\/redfin.com\/blog\/march-2019-housing-market-tracker\/\">March, when the areas that posted the biggest sales declines were much more expensive<\/a> than those that saw sales surge the most.<br \/>\nThe parity in prices between metros with sales gains and those with sales declines likely contributed to the rebound in the national median price last month. One notable outlier in April was <a href=\"https:\/\/redfin.com\/city\/17420\/CA\/San-Jose\">San Jose<\/a>, the second-most expensive metro in our analysis, where sales fell 10.8 percent.<br \/>\n\u201cWhen mortgage rates go down, as they began to do in late November, it takes a few months for buyers to react,\u201d explained Fairweather. \u201cExpensive metros like <a href=\"https:\/\/redfin.com\/city\/16163\/WA\/Seattle\">Seattle<\/a> and <a href=\"https:\/\/redfin.com\/city\/11203\/CA\/Los-Angeles\">Los Angeles<\/a> have been the most sensitive to changes in rates because you have to borrow more to afford a home in those markets. This was the smallest year-over-year increase in home supply in seven months. The number of homes newly listed for sale last month increased 0.7 percent year over year, following two straight months of declines.<\/p>\n<figure id=\"media-65751\" class=\"align-none\"><img decoding=\"async\" title=\"Home Supply Posts Smallest Year-Over-Year Gain in 7 Months in April\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2019\/05\/Home-for-sale-inventory-YOY_Redfin_2019-04.png\" alt=\"Home Supply Posts Smallest Year-Over-Year Gain in 7 Months in April\" \/><\/figure>\n<p>The median number of days on market for homes sold in April fell to 40\u2014just as quick as the same time a year earlier in the heat of the 2018 spring market frenzy, which was a lot more competitive for buyers than it is right now. Other measures still indicate that the market is cooler than a year ago. In April 23.7 percent of homes for sale had a price drop, up from 21 percent last year. And last month 22.4 percent of homes sold for above list price, down from 26.8 percent last year.<\/p>\n<figure id=\"media-65750\" class=\"align-none\"><img decoding=\"async\" title=\"Days on Market Falls Back to 2017-2018 Levels in April\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2019\/05\/Days-on-Market_Redfin_2019-04.png\" alt=\"Days on Market Falls Back to 2017-2018 Levels in April\" \/><\/figure>\n<h3><strong>Other April Highlights<\/strong><\/h3>\n<p><strong>Competition<\/strong><\/p>\n<ul>\n<li><a href=\"https:\/\/redfin.com\/city\/16163\/WA\/Seattle\">Seattle<\/a> and <a href=\"https:\/\/redfin.com\/city\/17887\/WA\/Tacoma\">Tacoma, WA<\/a> were the fastest markets, with half of all homes pending sale in just 9 days. <a href=\"https:\/\/redfin.com\/city\/12839\/DC\/Washington-DC\">Washington, D.C.<\/a>, was the next fastest market with 10 median days on market, followed by <a href=\"https:\/\/redfin.com\/city\/5155\/CO\/Denver\">Denver<\/a> (11) and <a href=\"https:\/\/redfin.com\/city\/9417\/NE\/Omaha\">Omaha, NE<\/a> (11).<\/li>\n<li>The most competitive market in April was <a href=\"https:\/\/redfin.com\/city\/17151\/CA\/San-Francisco\">San Francisco<\/a> where 65.0% of homes sold above list price, followed by 56.1% in <a href=\"https:\/\/redfin.com\/city\/13654\/CA\/Oakland\">Oakland, CA<\/a>, 54.1% in <a href=\"https:\/\/redfin.com\/city\/17420\/CA\/San-Jose\">San Jose, CA<\/a>, 47.2% in <a href=\"https:\/\/redfin.com\/city\/17887\/WA\/Tacoma\">Tacoma, WA<\/a>, and 41.2% in <a href=\"https:\/\/redfin.com\/city\/10943\/MN\/Minneapolis\">Minneapolis<\/a>.<\/li>\n<\/ul>\n<p><strong>Prices<\/strong><\/p>\n<ul>\n<li><a href=\"https:\/\/redfin.com\/city\/2570\/NJ\/Camden\">Camden, NJ<\/a> had the nation&#8217;s highest price growth, rising 20% since last year to $192,000. <a href=\"https:\/\/redfin.com\/city\/1823\/AL\/Birmingham\">Birmingham, AL<\/a> had the second highest growth at 13.2% year-over-year price growth, followed by <a href=\"https:\/\/redfin.com\/city\/35759\/WI\/Milwaukee\">Milwaukee<\/a> (12.5%), <a href=\"https:\/\/redfin.com\/city\/10200\/TN\/Knoxville\">Knoxville, TN<\/a> (12.4%), and <a href=\"https:\/\/redfin.com\/city\/5413\/OH\/Dayton\">Dayton, OH<\/a> (11.3%).<\/li>\n<li>5 metros saw price declines in April. <a href=\"https:\/\/redfin.com\/city\/17420\/CA\/San-Jose\">San Jose, CA<\/a> declined the most since last year falling 5 percent to $1,150,000.<\/li>\n<\/ul>\n<p><strong>Sales<\/strong><\/p>\n<ul>\n<li><a href=\"https:\/\/redfin.com\/city\/4664\/OH\/Columbus\">Columbus, OH<\/a> led the nation in year-over-year sales growth, up 22.9%, followed by <a href=\"https:\/\/redfin.com\/city\/7891\/SC\/Greenville\">Greenville, SC<\/a>, up 14.5%. <a href=\"https:\/\/redfin.com\/city\/14233\/LA\/New-Orleans\">New Orleans<\/a> rounded out the top three with sales up 12.1% from a year ago.<\/li>\n<li><a href=\"https:\/\/redfin.com\/city\/15502\/PA\/Philadelphia\">Philadelphia<\/a> saw the largest decline in sales since last year, falling 16.6%. Home sales in <a href=\"https:\/\/redfin.com\/city\/16409\/CA\/Sacramento\">Sacramento, CA<\/a> and <a href=\"https:\/\/redfin.com\/city\/6904\/CA\/Fresno\">Fresno, CA<\/a> declined by 13.8% and 13.2%, respectively.<\/li>\n<\/ul>\n<p><strong>Inventory<\/strong><\/p>\n<ul>\n<li><a href=\"https:\/\/redfin.com\/city\/17420\/CA\/San-Jose\">San Jose, CA<\/a> had the highest increase in the number of homes for sale, up 68% year over year, followed by <a href=\"https:\/\/redfin.com\/city\/16163\/WA\/Seattle\">Seattle<\/a> (57%) and <a href=\"https:\/\/redfin.com\/city\/17150\/UT\/Salt-Lake-City\">Salt Lake City<\/a> (45%).<\/li>\n<li><a href=\"https:\/\/redfin.com\/city\/14233\/LA\/New-Orleans\">New Orleans<\/a> had the largest decrease in overall inventory, falling 34.5% since last April. <a href=\"https:\/\/redfin.com\/city\/16162\/NY\/Rochester\">Rochester, NY<\/a> (-27%), <a href=\"https:\/\/redfin.com\/city\/2570\/NJ\/Camden\">Camden, NJ<\/a> (-20%), and <a href=\"https:\/\/redfin.com\/county\/2406\/PA\/Montgomery-County\">Montgomery County, PA<\/a> (-20%) also saw far fewer homes available on the market than a year ago.<\/li>\n<\/ul>\n<p><strong>Redfin Estimate<\/strong><\/p>\n<ul>\n<li>The median list price-to-Redfin Estimate ratio was 95.5% in <a href=\"https:\/\/redfin.com\/city\/17151\/CA\/San-Francisco\">San Francisco<\/a>, the lowest of any market. Only 10.9% of homes in San Francisco were listed for more than their Redfin Estimate.<\/li>\n<li>Conversely, the median list price-to-Redfin Estimate ratio was 102.2% in <a href=\"https:\/\/redfin.com\/city\/11458\/FL\/Miami\">Miami<\/a> and 102.0% in <a href=\"https:\/\/redfin.com\/city\/19373\/FL\/West-Palm-Beach\">West Palm Beach, FL<\/a>, which means sellers are listing their homes for more than the estimated value in those metro areas.
