{"id":65811,"date":"2019-05-21T09:06:29","date_gmt":"2019-05-21T16:06:29","guid":{"rendered":"https:\/\/redfindevelop.wpengine.com\/blog\/?p=65811"},"modified":"2020-10-05T16:22:37","modified_gmt":"2020-10-05T23:22:37","slug":"amazon-impact-housing-market-arlington-virginia","status":"publish","type":"post","link":"https:\/\/www.redfin.com\/news\/amazon-impact-housing-market-arlington-virginia\/","title":{"rendered":"The Amazon Effect: Home Prices Are Up Nearly 18% in Arlington, Virginia, Where the Typical Home Sells in Just 6 Days"},"content":{"rendered":"<p><em><span style=\"font-weight: 400;\">Local agents say Amazon\u2019s second headquarters, located in the Crystal City neighborhood of Arlington, is a factor for nearly every homebuyer and seller this season. <\/span><\/em><\/p>\n<p><span style=\"font-weight: 400;\">In April, six months after <\/span><a href=\"https:\/\/press.aboutamazon.com\/news-releases\/news-release-details\/amazon-selects-new-york-city-and-northern-virginia-new\"><span style=\"font-weight: 400;\">Amazon announced<\/span><\/a><span style=\"font-weight: 400;\"> it would open a second headquarters in the <\/span><a href=\"https:\/\/redfin.com\/zipcode\/22202\"><span style=\"font-weight: 400;\">Crystal City<\/span><\/a><span style=\"font-weight: 400;\"> neighborhood of <\/span><a href=\"https:\/\/redfin.com\/city\/21282\/VA\/Arlington\"><span style=\"font-weight: 400;\">Arlington, Virginia<\/span><\/a><span style=\"font-weight: 400;\">, the median home-sale price in Arlington was up 17.7 percent annually to $655,000 and the typical home that sold went under contract in just six days, down from 10 days last year. Housing supply was down 41.8 percent year over year, the biggest annual drop since March 2013. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cSellers in Arlington are excited. It\u2019s nice to have people nearly begging to buy your property,\u201d said local Redfin agent <\/span><a href=\"https:\/\/redfin.com\/real-estate-agents\/marcia-burgos-stone\"><span style=\"font-weight: 400;\">Marcia Burgos-Stone<\/span><\/a><span style=\"font-weight: 400;\">. \u201cBut for homebuyers, the market is challenging. Inventory is low because investors are snapping up properties and some would-be sellers have decided to hang onto their homes for a year or two because they believe their values will continue to rise. There are a lot of people in the area who aren\u2019t Amazon employees, and some of them may find it difficult to find and afford homes in the coming years.\u201d<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Local Redfin agent <\/span><a href=\"https:\/\/redfin.com\/real-estate-agents\/mara-gemond\"><span style=\"font-weight: 400;\">Mara Gemond<\/span><\/a><span style=\"font-weight: 400;\"> said the Amazon announcement started to have a noticeable impact on the real estate market within weeks and the effect has become more and more pronounced in the months since then, with nearly every homebuyer mentioning Amazon as a factor in their home search.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cThe Arlington market is smoking hot,\u201d Gemond said. \u201cI can\u2019t remember the last time I had a client make an offer that didn\u2019t face competition. Over the last few months, most of my homebuyer clients cite one of two scenarios, and speculation about Amazon\u2019s impact is part of the thought process for both: They want to buy now either because they\u2019re concerned they\u2019ll soon be priced out of the market, or to secure an investment property for rental and future resale.\u201d <\/span><\/p>\n<p><span style=\"font-weight: 400;\">Burgos-Stone, who works mainly with home sellers, said Amazon\u2019s new campus is a major factor in pricing strategy. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cPeople are pricing their homes $10,000 or $20,000 higher than they were before the Amazon announcement,\u201d she continued. \u201cEvery condo for sale is flying off the market. I\u2019ve worked with a few sellers who sold their homes to investors hoping to rent them out to new Amazon employees.\u201d<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The <\/span><a href=\"https:\/\/redfin.com\/city\/12839\/DC\/Washington-DC\"><span style=\"font-weight: 400;\">Washington, D.C.<\/span><\/a><span style=\"font-weight: 400;\">, metro, which encompasses Arlington, Alexandria and Falls Church in addition to several other parts of Virginia and some areas in Maryland, was the <\/span><a href=\"https:\/\/redfin.com\/blog\/april-2019-housing-market-tracker\/\"><span style=\"font-weight: 400;\">third fastest major U.S. market<\/span><\/a><span style=\"font-weight: 400;\"> \u00a0in April, with the typical home under contract in 10 days. The only places where homes sold faster were Amazon\u2019s hometown of Seattle and nearby Tacoma, Washington (located about 35 miles south of Seattle), where the typical home that sold in April in each area went under contract in nine days. <\/span><\/p>\n<p><a href=\"https:\/\/redfin.com\/city\/250\/VA\/Alexandria\"><span style=\"font-weight: 400;\">Alexandria<\/span><\/a><span style=\"font-weight: 400;\"> and <\/span><a href=\"https:\/\/redfin.com\/city\/6952\/VA\/Falls-Church\"><span style=\"font-weight: 400;\">Falls Church<\/span><\/a><span style=\"font-weight: 400;\"> are also heating up in their own right, though not as much, with homes going under contract in less than a week as inventory plummets by double digits. In those cities, prices have yet to surge like they have in Arlington, but that may be on the horizon as they see growing shares of homes sell for above list price and sellers less frequently having to drop their prices compared to last year.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The table below includes April housing stats for Arlington, Alexandria and Falls Church, along with stats areas is mostly speculative, as Amazon just <\/span><a href=\"https:\/\/www.washingtonpost.com\/local\/amazon-posts-first-jobs-for-hq2-says-project-is-ahead-of-schedule\/2019\/04\/29\/83682724-6866-11e9-82ba-fcfeff232e8f_story.html?utm_term=.069fcf30f04d\"><span style=\"font-weight: 400;\">started hiring<\/span><\/a><span style=\"font-weight: 400;\"> for jobs in its remaining HQ2 (it cancelled plans to build a similarly sized office in New York City in February) at the end of April. Gemond and Burgos-Stone both said that the increased interest from homebuyers is mainly from people who already live in the area, whether they\u2019re investors or people who want to buy before prices go up even more. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cA home\u2019s value isn\u2019t only determined by who is interested in living in the home today, but also who will be interested in living in the home in the future,\u201d said Redfin <\/span><a href=\"https:\/\/redfin.com\/blog\/author\/darylfairweather\/\"><span style=\"font-weight: 400;\">chief economist Daryl Fairweather<\/span><\/a><span style=\"font-weight: 400;\">. \u201cThat\u2019s why we are already seeing home prices being bid up near Amazon HQ2, long before the campus is fully staffed. As Amazon employees do move to the area, there will likely be even more jobs created\u2014for lawyers, accountants, and other professionals and businesses looking to add HQ2 employees to their customer base.
