The growth rate of home prices was on par with the May rate and was down from a 5.5 percent year-over-year gain in June 2018.<br \/>\nOnly six of the 85 largest metro areas Redfin tracks saw a year-over-year decline in their median sale price, the biggest of which was once again in San Jose, where home prices were down 4.9 percent from a year earlier. <a href=\"https:\/\/redfin.com\/city\/14141\/CA\/Oxnard\">Oxnard, CA<\/a> (-4.8%), <a href=\"https:\/\/redfin.com\/city\/13654\/CA\/Oakland\">Oakland, CA<\/a> (-2.0%), <a href=\"https:\/\/redfin.com\/city\/16163\/WA\/Seattle\">Seattle, WA<\/a> (-0.5%), <a href=\"https:\/\/redfin.com\/county\/760\/IL\/Lake-County\">Lake County, IL<\/a> (-0.1%) and <a href=\"https:\/\/redfin.com\/city\/11203\/CA\/Los-Angeles\">Los Angeles, CA<\/a> (-0.1%) rounded out the list of metro areas with price drops.<br \/>\n\u201cAs national home price growth stabilizes, we\u2019re continuing to see supply and demand dynamics play out differently in affordable inland markets than in expensive coastal markets,\u201d said <a href=\"https:\/\/redfin.com\/blog\/author\/darylfairweather\">Redfin chief economist Daryl Fairweather<\/a>. \u201cIn places like <a href=\"https:\/\/redfin.com\/city\/15502\/PA\/Philadelphia\">Philadelphia<\/a> and <a href=\"https:\/\/redfin.com\/city\/4145\/OH\/Cleveland\">Cleveland<\/a>, where home prices are growing by double digits and buyers are rate- and price-sensitive, falling mortgage interest rates make buying a home this summer increasingly attractive. But without a commensurate increase in the number of homes for sale, some of the most affordable markets are driving nationwide home prices up. Meanwhile, expensive markets like the Bay Area and Seattle are still feeling a chill with falling prices and many more homes for sale than there were a year ago. Unlike their inland counterparts, buyers in these once-hot West Coast markets are less likely to feel the urgency to buy while rates are low and before prices rise more. As long as mortgage rates and inventory are low, we\u2019ll see more buyers competing for homes and driving up prices in places where they are still relatively affordable. This was a sharp reversal from May, when home sales increased 2.2 percent from a year before. The decline was broad\u201480 of the 85 metros tracked by Redfin saw year-over-year home sales fall in June.<br \/>\nThe metro areas with the largest declines in sales were <a href=\"https:\/\/redfin.com\/city\/16162\/NY\/Rochester\">Rochester, NY<\/a> (-24.2%), <a href=\"https:\/\/redfin.com\/city\/9417\/NE\/Omaha\">Omaha, NE<\/a> (-23.5%), and <a href=\"https:\/\/redfin.com\/city\/6173\/FL\/Fort-Lauderdale\">Fort Lauderdale, FL<\/a> (-22.4%).<br \/>\nWith prices growing, flat inventory, and homes selling as fast as ever, we were surprised to see that the number of sales fell as much as it did in June. The 8 percent drop was the fourth largest decline in eight years. This is slightly higher than the data we posted for the third week of June earlier this month, suggesting that new listings gained strength in the last week of June. The inventory situation was mixed across the country, with 48 metros seeing a decline and 37 seeing an increase in the number of homes for sale compared to a year earlier.<br \/>\nThe three metro areas with the biggest increases in the number of homes for sale were all in California: <a href=\"https:\/\/redfin.com\/city\/17420\/CA\/San-Jose\">San Jose<\/a> (+42.8%), <a href=\"https:\/\/redfin.com\/city\/14141\/CA\/Oxnard\">Oxnard<\/a> (+26.1%), and <a href=\"https:\/\/redfin.com\/city\/13654\/CA\/Oakland\">Oakland<\/a> (+25.7%). The biggest declines were in <a href=\"https:\/\/redfin.com\/city\/14233\/LA\/New-Orleans\">New Orleans, LA<\/a> (-32.0%), <a href=\"https:\/\/redfin.com\/city\/16162\/NY\/Rochester\">Rochester, NY<\/a> (-27.8%), and <a href=\"https:\/\/redfin.com\/city\/2570\/NJ\/Camden\">Camden, NJ<\/a> (-19.6%).<br \/>\n<img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-full wp-image-66298\" title=\"June Home Supply Flat Year Over Year\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2019\/07\/Home-for-sale-inventory-YOY_Redfin_2019-06.png\" alt=\"June Home Supply Flat Year Over Year\" width=\"768\" height=\"576\" srcset=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2019\/07\/Home-for-sale-inventory-YOY_Redfin_2019-06.png 768w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2019\/07\/Home-for-sale-inventory-YOY_Redfin_2019-06-300x225.png 300w\" sizes=\"(max-width: 768px) 100vw, 768px\" \/><br \/>\nEven though sales were down from a year ago, the speed at which homes went off the market matched the all-time record set last June. Homes that sold last month went under contract after a median 35 days on market, unchanged from last year. The fastest markets in the nation were <a href=\"https:\/\/redfin.com\/city\/17887\/WA\/Tacoma\">Tacoma, WA<\/a> (7 days), <a href=\"https:\/\/redfin.com\/city\/8694\/MI\/Grand-Rapids\">Grand Rapids, MI<\/a> (7), and <a href=\"https:\/\/redfin.com\/city\/1826\/MA\/Boston\">Boston, MA<\/a> (9).<br \/>\nOn the other end of the spectrum, many of the markets that were the hottest last year saw an increase in days on market for June compared to a year ago:<\/p>\n<ul>\n<li><a href=\"https:\/\/redfin.com\/city\/17420\/CA\/San-Jose\">San Jose, CA<\/a>: 26 days on market, up 14 days year over year<\/li>\n<li><a href=\"https:\/\/redfin.com\/city\/5155\/CO\/Denver\">Denver, CO<\/a>: 12 days on market, up 5 days year over year<\/li>\n<li><a href=\"https:\/\/redfin.com\/city\/30772\/OR\/Portland\">Portland, OR<\/a>: 16 days on market, up 4 days year over year<\/li>\n<li><a href=\"https:\/\/redfin.com\/city\/16163\/WA\/Seattle\">Seattle, WA<\/a> 11 days on market, up 4 days year over year<\/li>\n<\/ul>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-full wp-image-66297\" title=\"Days on Market Fell to Match All-Time Low in June\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2019\/07\/Days-on-Market_Redfin_2019-06.png\" alt=\"Days on Market Fell to Match All-Time Low in June\" width=\"768\" height=\"576\" srcset=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2019\/07\/Days-on-Market_Redfin_2019-06.png 768w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2019\/07\/Days-on-Market_Redfin_2019-06-300x225.png 300w\" sizes=\"(max-width: 768px) 100vw, 768px\" \/><br \/>\nThe average sale-to-list ratio of homes sold hit a new all-time high in June at 98.8% nationally. While the national sale-to-list price ratio masks regional variation, as the ratio approaches or exceeds 100%, it generally indicates that buyers have less leverage, or have had less success, negotiating prices down.<br \/>\nThat said, there are still other measures that indicate the market is a little cooler than a year ago. The share of homes sold above list price was 24.9 percent in June, down from 28.4 percent a year earlier. Also, 26.5 percent of homes listed for sale had a price drop in June, up from 25.1 percent in June 2018.<\/p>\n<h3><strong>Other June Highlights<\/strong><\/h3>\n<p><strong>Competition<\/strong><\/p>\n<ul>\n<li><a href=\"https:\/\/redfin.com\/city\/8694\/MI\/Grand-Rapids\">Grand Rapids, MI<\/a> and <a href=\"https:\/\/redfin.com\/city\/17887\/WA\/Tacoma\">Tacoma, WA<\/a> were the fastest markets, with half of all homes pending sale in just 7 days.  and <a href=\"https:\/\/redfin.com\/city\/1826\/MA\/Boston\">Boston<\/a> was the next fastest market with 9 median days on market, followed by <a href=\"https:\/\/redfin.com\/city\/9170\/IN\/Indianapolis\">Indianapolis<\/a> (10) and <a href=\"https:\/\/redfin.com\/city\/9417\/NE\/Omaha\">Omaha, NE<\/a> (10).<\/li>\n<li>The most competitive market in June was <a href=\"https:\/\/redfin.com\/city\/17151\/CA\/San-Francisco\">San Francisco<\/a> where 65.8% of homes sold above list price, followed by 56.8% in <a href=\"https:\/\/redfin.com\/city\/13654\/CA\/Oakland\">Oakland, CA<\/a>, 51.5% in <a href=\"https:\/\/redfin.com\/city\/17420\/CA\/San-Jose\">San Jose, CA<\/a>, 49.9% in <a href=\"https:\/\/redfin.com\/city\/17887\/WA\/Tacoma\">Tacoma, WA<\/a>, and 49.7% in <a href=\"https:\/\/redfin.com\/city\/16162\/NY\/Rochester\">Rochester, NY<\/a>.<\/li>\n<\/ul>\n<p><strong>Prices<\/strong><\/p>\n<ul>\n<li><a href=\"https:\/\/redfin.com\/city\/10200\/TN\/Knoxville\">Knoxville, TN<\/a> had the nation&#8217;s highest price growth, rising 16.3% since last year to $219,540. <a href=\"https:\/\/redfin.com\/city\/15502\/PA\/Philadelphia\">Philadelphia<\/a> had the second highest growth at 14.9% year-over-year price growth, followed by <a href=\"https:\/\/redfin.com\/city\/2570\/NJ\/Camden\">Camden, NJ<\/a> (13.9%), <a href=\"https:\/\/redfin.com\/city\/4145\/OH\/Cleveland\">Cleveland<\/a> (11.8%), and <a href=\"https:\/\/redfin.com\/city\/14237\/OK\/Oklahoma-City\">Oklahoma City<\/a> (11.4%).<\/li>\n<li>6 metros saw price declines in June. <a href=\"https:\/\/redfin.com\/city\/17420\/CA\/San-Jose\">San Jose, CA<\/a> declined the most since last year falling 4.9 percent to $1,177,944.<\/li>\n<\/ul>\n<p><strong>Sales<\/strong><\/p>\n<ul>\n<li><a href=\"https:\/\/redfin.com\/city\/14141\/CA\/Oxnard\">Oxnard, CA<\/a> led the nation in year-over-year sales growth, up 5.4%, followed by <a href=\"https:\/\/redfin.com\/city\/9406\/CT\/Hartford\">Hartford, CT<\/a>, up 4.7%. <a href=\"https:\/\/redfin.com\/city\/10943\/MN\/Minneapolis\">Minneapolis<\/a> rounded out the top three with sales up 4.2% from a year ago.<\/li>\n<li><a href=\"https:\/\/redfin.com\/city\/16162\/NY\/Rochester\">Rochester, NY<\/a> saw the largest decline in sales since last year, falling 24.2%. Home sales in <a href=\"https:\/\/redfin.com\/city\/9417\/NE\/Omaha\">Omaha, NE<\/a> and <a href=\"https:\/\/redfin.com\/city\/6173\/FL\/Fort-Lauderdale\">Fort Lauderdale, FL<\/a> declined by 23.5% and 22.4%, respectively.<\/li>\n<\/ul>\n<p><strong>Inventory<\/strong><\/p>\n<ul>\n<li><a href=\"https:\/\/redfin.com\/city\/17420\/CA\/San-Jose\">San Jose, CA<\/a> had the highest increase in the number of homes for sale, up 42.8% year over year, followed by <a href=\"https:\/\/redfin.com\/city\/14141\/CA\/Oxnard\">Oxnard, CA<\/a> (26.1%) and <a href=\"https:\/\/redfin.com\/city\/13654\/CA\/Oakland\">Oakland, CA<\/a> (25.7%).<\/li>\n<li><a href=\"https:\/\/redfin.com\/city\/14233\/LA\/New-Orleans\">New Orleans<\/a> had the largest decrease in overall inventory, falling 32% since last June. <a href=\"https:\/\/redfin.com\/city\/16162\/NY\/Rochester\">Rochester, NY<\/a> (-27.8%), <a href=\"https:\/\/redfin.com\/city\/2570\/NJ\/Camden\">Camden, NJ<\/a> (-19.6%), and <a href=\"https:\/\/redfin.com\/city\/20418\/VA\/Virginia-Beach\">Virginia Beach, VA<\/a> (-15.9%) also saw far fewer homes available on the market than a year ago.<\/li>\n<\/ul>\n<p><strong>Redfin Estimate<\/strong><\/p>\n<ul>\n<li>The median list price-to-Redfin Estimate ratio was 95.4% in <a href=\"https:\/\/redfin.com\/city\/17151\/CA\/San-Francisco\">San Francisco<\/a>, the lowest of any market. Only 11.7% of homes in San Francisco were listed for more than their Redfin Estimate.<\/li>\n<li>Conversely, the median list price-to-Redfin Estimate ratio was 104.7% in <a href=\"https:\/\/redfin.com\/city\/2070\/CT\/Bridgeport\">Bridgeport, CT<\/a> and 102.1% in <a href=\"https:\/\/redfin.com\/city\/11458\/FL\/Miami\">Miami<\/a>, which means sellers are listing their homes for more than the estimated value in those metro areas. In Bridgeport, CT, 100.0% of homes were listed above their Redfin Estimate, the highest percentage of any metro.<\/li>\n<\/ul>\n<p>Below are market-by-market breakdowns for prices, inventory, new listings and sales for markets with populations of 750 thousand or more.
