Home prices have been growing in the healthy 3 percent range since May.<br \/>\nOverall the market in July didn\u2019t hold any big surprises, although it is notable that the number of homes for sale at the end of the month fell for the first time in a year. Home sales were down for the second month in a row.<br \/>\nJust seven of the 85 largest metro areas Redfin tracks saw a year-over-year decline in their median sale price, the biggest of which was in <a href=\"https:\/\/redfin.com\/city\/2070\/CT\/Bridgeport\">Bridgeport, CT<\/a>, where home prices were down 6.2 percent from a year earlier. <a href=\"https:\/\/redfin.com\/city\/17420\/CA\/San-Jose\">San Jose<\/a> (-3.3%), <a href=\"https:\/\/redfin.com\/city\/30749\/NY\/New-York\">New York<\/a> (-3.1%), <a href=\"https:\/\/redfin.com\/city\/13654\/CA\/Oakland\">Oakland, CA<\/a> (-2.6%), <a href=\"https:\/\/redfin.com\/city\/16163\/WA\/Seattle\">Seattle, WA<\/a> (-1.7%), <a href=\"https:\/\/redfin.com\/city\/13410\/CT\/New-Haven\">New Haven, CT<\/a> (-0.9%) and <a href=\"https:\/\/redfin.com\/city\/16904\/CA\/San-Diego\">San Diego<\/a> (-0.2%) rounded out the list of metro areas with price drops.<br \/>\n\u201cJuly home prices and sales were weaker than I had expected, especially given that falling mortgage rates have been luring homebuyers back to the market since early spring,\u201d said <a href=\"https:\/\/redfin.com\/blog\/author\/darylfairweather\">Redfin chief economist Daryl Fairweather<\/a>. \u201cEven though we\u2019ve seen increased interest from homebuyers\u2014especially compared to a year ago when mortgage rates were climbing\u2014uncertainties in the overall economy and talk of a looming recession have people feeling jittery about making a huge purchase and investment. But I think the odds are that we won\u2019t see a recession within the next year. Just 28 of the 85 metros tracked by Redfin saw an increase in the number of homes for sale compared to a year earlier.<br \/>\nThe three metro areas with the biggest increases in the number of homes for sale were spread all across the country: <a href=\"https:\/\/redfin.com\/city\/14141\/CA\/Oxnard\">Oxnard, CA<\/a> (+22.4%), <a href=\"https:\/\/redfin.com\/city\/1826\/MA\/Boston\">Boston, MA<\/a> (+18.1%) and <a href=\"https:\/\/redfin.com\/city\/34945\/HI\/Honolulu\">Honolulu, HI<\/a> (+17.4%). All three of the metros with the biggest increases in homes for sale have home prices well above the $318,100 national median. The biggest declines in the number of homes for sale were in <a href=\"https:\/\/redfin.com\/city\/14233\/LA\/New-Orleans\">New Orleans, LA<\/a> (-28.3%), <a href=\"https:\/\/redfin.com\/city\/16162\/NY\/Rochester\">Rochester, NY<\/a> (-27.9%) and <a href=\"https:\/\/redfin.com\/city\/35765\/OK\/Tulsa\">Tulsa, OK<\/a> (-22.5%)\u2014all metros with home prices significantly below the national median price.<br \/>\n<img decoding=\"async\" class=\"alignnone size-full wp-image-66467\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2019\/08\/Home-for-sale-inventory-YOY_Redfin_2019-07.png\" alt=\"Home Supply Fell Year Over Year in July\" width=\"768\" height=\"576\" srcset=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2019\/08\/Home-for-sale-inventory-YOY_Redfin_2019-07.png 768w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2019\/08\/Home-for-sale-inventory-YOY_Redfin_2019-07-300x225.png 300w\" sizes=\"(max-width: 768px) 100vw, 768px\" \/><br \/>\nMeasures of competition in the housing market indicated a moderate cooling trend in July. The speed at which homes went off the market slowed slightly, to 38 days, up from 36 a year earlier. This is a continuation of the trend over the past seven months, when the speed of sales has slowed by an average of two days compared to last year. The share of homes sold above list price was 23.9 percent in July, down from 27.1 percent a year earlier, following the declining trend that we have seen over the last 12 months.<br \/>\nAlso, 28.1 percent of homes listed for sale had a price drop in July, up from 26.3 percent in July 2018. This is the second-highest rate of price drops on record, only surpassed by the 29.6 percent rate last October.<br \/>\n<img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-full wp-image-66466\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2019\/08\/Price-Drops_Redfin_2019-07.png\" alt=\"Price Drops Climbed Further in July\" width=\"768\" height=\"576\" srcset=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2019\/08\/Price-Drops_Redfin_2019-07.png 768w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2019\/08\/Price-Drops_Redfin_2019-07-300x225.png 300w\" sizes=\"(max-width: 768px) 100vw, 768px\" \/><\/p>\n<h3><strong>Other July Highlights<\/strong><\/h3>\n<p><strong>Competition<\/strong><\/p>\n<ul>\n<li><a href=\"https:\/\/redfin.com\/city\/8694\/MI\/Grand-Rapids\">Grand Rapids, MI<\/a> was the fastest market, with half of all homes pending sale in just 9 days, up from 8 days a year earlier. <a href=\"https:\/\/redfin.com\/city\/9417\/NE\/Omaha\">Omaha, NE<\/a> and <a href=\"https:\/\/redfin.com\/city\/17887\/WA\/Tacoma\">Tacoma, WA<\/a> were the next fastest markets with 11 median days on market, followed by Indianapolis (12) and <a href=\"https:\/\/redfin.com\/city\/16162\/NY\/Rochester\">Rochester, NY<\/a> (13).<\/li>\n<li>The most competitive market in July was <a href=\"https:\/\/redfin.com\/city\/17151\/CA\/San-Francisco\">San Francisco<\/a> where 67.5% of homes sold above list price, followed by 56.3% in <a href=\"https:\/\/redfin.com\/city\/13654\/CA\/Oakland\">Oakland, CA<\/a>, 47.3% in <a href=\"https:\/\/redfin.com\/city\/17420\/CA\/San-Jose\">San Jose, CA<\/a>, 47.1% in <a href=\"https:\/\/redfin.com\/city\/16162\/NY\/Rochester\">Rochester, NY<\/a>, and 46.8% in <a href=\"https:\/\/redfin.com\/city\/17887\/WA\/Tacoma\">Tacoma, WA<\/a>.<\/li>\n<\/ul>\n<p><strong>Prices<\/strong><\/p>\n<ul>\n<li><a href=\"https:\/\/redfin.com\/city\/2570\/NJ\/Camden\">Camden, NJ<\/a> had the nation&#8217;s highest price growth, rising 14.1% since last year to $211,000. <a href=\"https:\/\/redfin.com\/city\/4145\/OH\/Cleveland\">Cleveland<\/a> had the second highest growth at 12.4% year-over-year price growth, followed by <a href=\"https:\/\/redfin.com\/city\/12260\/TN\/Memphis\">Memphis, TN<\/a> (11.1%), <a href=\"https:\/\/redfin.com\/city\/10200\/TN\/Knoxville\">Knoxville, TN<\/a> (10.9%), and <a href=\"https:\/\/redfin.com\/city\/11570\/TX\/McAllen\">McAllen, TX<\/a> (10.5%).<\/li>\n<li>7 metros saw price declines in July. <a href=\"https:\/\/redfin.com\/city\/2070\/CT\/Bridgeport\">Bridgeport, CT<\/a> declined the most since last year falling 6.2 percent to $422,000.<\/li>\n<\/ul>\n<p><strong>Sales<\/strong><\/p>\n<ul>\n<li><a href=\"https:\/\/redfin.com\/city\/1073\/MD\/Baltimore\">Baltimore<\/a> led the nation in year-over-year sales growth, up 24.1% rebounding from a double-digit decline in June, followed by <a href=\"https:\/\/redfin.com\/city\/11570\/TX\/McAllen\">McAllen, TX<\/a>, up 15.6%. <a href=\"https:\/\/redfin.com\/city\/8903\/TX\/Houston\">Houston<\/a> rounded out the top three with sales up 9.3% from a year ago.<\/li>\n<li><a href=\"https:\/\/redfin.com\/city\/11458\/FL\/Miami\">Miami<\/a> saw the largest decline in sales since last year, falling 17.7%. Home sales in <a href=\"https:\/\/redfin.com\/city\/5665\/MI\/Detroit\">Detroit<\/a> and <a href=\"https:\/\/redfin.com\/city\/30749\/NY\/New-York\">New York<\/a> declined by 16.3% and 12.3%, respectively.<\/li>\n<\/ul>\n<p><strong>Inventory<\/strong><\/p>\n<ul>\n<li><a href=\"https:\/\/redfin.com\/city\/10201\/NV\/Las-Vegas\">Las Vegas<\/a> had the highest increase in the number of homes for sale, up 55.5% year over year, followed by <a href=\"https:\/\/redfin.com\/city\/14141\/CA\/Oxnard\">Oxnard, CA<\/a> (22.4%) and <a href=\"https:\/\/redfin.com\/city\/1826\/MA\/Boston\">Boston<\/a> (18.1%).<\/li>\n<li><a href=\"https:\/\/redfin.com\/city\/16162\/NY\/Rochester\">Rochester, NY<\/a> had the largest decrease in overall inventory, falling 27.9% since last July. <a href=\"https:\/\/redfin.com\/city\/35765\/OK\/Tulsa\">Tulsa, OK<\/a> (-22.5%) and <a href=\"https:\/\/redfin.com\/city\/2570\/NJ\/Camden\">Camden, NJ<\/a> (-22.1%) also saw far fewer homes available on the market than a year ago.<\/li>\n<\/ul>\n<p><strong>Home Sale Price Predicted Discounts and Premiums<\/strong><\/p>\n<ul>\n<li><a href=\"https:\/\/redfin.com\/city\/11458\/FL\/Miami\">Miami<\/a> (84%) has the largest share of homes for sale predicted to sell for below list price, according to Redfin Estimate data, followed by neighboring markets <a href=\"https:\/\/redfin.com\/city\/19373\/FL\/West-Palm-Beach\">West Palm Beach, FL<\/a> (81%) and <a href=\"https:\/\/redfin.com\/city\/6173\/FL\/Fort-Lauderdale\">Fort Lauderdale, FL<\/a> (79.4%).<\/li>\n<li><a href=\"https:\/\/redfin.com\/city\/17420\/CA\/San-Jose\">San Jose, CA<\/a> (11.7%) has the largest share of homes for sale predicted to sell above list price, followed by fellow Bay Area metros <a href=\"https:\/\/redfin.com\/city\/13654\/CA\/Oakland\">Oakland, CA<\/a> (10.9%) and <a href=\"https:\/\/redfin.com\/city\/17151\/CA\/San-Francisco\">San Francisco<\/a> (10.5%).<\/li>\n<\/ul>\n<p>Below are market-by-market breakdowns for prices, inventory, new listings and sales for markets with populations of 750 thousand or more.
