Home prices have been growing in a tight range between 1 and 3 percent year over year since September 2018.<br \/>\n\u201cAlthough home-price gains remained relatively modest in August, supply and demand are now heading back toward sellers\u2019 favor,\u201d said <a href=\"https:\/\/redfin.com\/blog\/author\/darylfairweather\">Redfin chief economist Daryl Fairweather<\/a>. \u201cHome sales are accelerating as buyers eat into a diminishing number of homes for sale. While these trends are to be expected given that mortgage rates have been declining since late last year, global economic uncertainty and talk of a looming recession in the U.S. are staving off many aspects of hot seller\u2019s market&#8211;think bidding wars, fast sales and huge price escalations&#8211;at least for now.\u201d<br \/>\nThe metro areas that saw the biggest gains in median price from a year ago were all smaller, more affordable areas: <a href=\"https:\/\/redfin.com\/city\/10200\/TN\/Knoxville\">Knoxville, TN<\/a> (median price $219,000, up 15.3%), <a href=\"https:\/\/redfin.com\/city\/2570\/NJ\/Camden\">Camden, NJ<\/a> ($213,000, +12.7%), <a href=\"https:\/\/redfin.com\/city\/7891\/SC\/Greenville\">Greenville, SC<\/a> ($222,500, +11.8%). In fact, you have to go all the way down to #18 on the list of metros with the fastest-rising prices before you hit one with a median price above the national median: <a href=\"https:\/\/redfin.com\/city\/17150\/UT\/Salt-Lake-City\">Salt Lake City, UT<\/a> at $340,000, up 7.9 percent from a year earlier.<br \/>\nJust six of the 85 largest metro areas Redfin tracks saw a year-over-year decline in their median sale price, the biggest of which was in <a href=\"https:\/\/redfin.com\/city\/17420\/CA\/San-Jose\">San Jose, California<\/a>, where home prices fell 11.6 percent from a year earlier. <a href=\"https:\/\/redfin.com\/city\/2070\/CT\/Bridgeport\">Bridgeport, CT<\/a> (-2.0%), <a href=\"https:\/\/redfin.com\/city\/245\/NY\/Albany\">Albany, NY<\/a> (-1.8%), <a href=\"https:\/\/redfin.com\/city\/517\/CA\/Anaheim\">Anaheim, CA<\/a> (-1.3%), <a href=\"https:\/\/redfin.com\/city\/17151\/CA\/San-Francisco\">San Francisco, CA<\/a> (-1.0%) and <a href=\"https:\/\/redfin.com\/city\/13654\/CA\/Oakland\">Oakland, CA<\/a> (-0.1%) rounded out the list of metro areas with price drops.<br \/>\n<img fetchpriority=\"high\" decoding=\"async\" increase was driven by relatively affordable metro areas, with the largest year-over-year sales jumps recorded in <a href=\"https:\/\/redfin.com\/city\/2570\/NJ\/Camden\">Camden, NJ<\/a> (median price $213,000, sales +38.6%), <a href=\"https:\/\/redfin.com\/city\/1073\/MD\/Baltimore\">Baltimore, MD<\/a> ($290,000, +27.6%) and <a href=\"https:\/\/redfin.com\/city\/10943\/MN\/Minneapolis\">Minneapolis, MN<\/a> ($286,950, +26.7%).<br \/>\n<img decoding=\"async\" class=\"aligncenter size-full wp-image-66707\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2019\/09\/Home-Sales-Change-YOY-adjusted_Redfin_2019-08.png\" alt=\"Home Sales Shot Up Year Over Year in August\" width=\"1200\" homes for sale fell 5.7 percent year over year, the biggest decline since April 2018. Just 20 of the 85 largest metros tracked by Redfin saw an increase in the number of homes for sale compared to a year earlier. <a href=\"https:\/\/redfin.com\/us-housing-market\">Housing inventory<\/a> is falling even faster than we expected it to, thanks to a dearth of new listings, which fell 3.7 percent year over year in August, the largest decline on record since Redfin began recording this data in 2012.<br \/>\nThe biggest declines in the number of homes for sale were in <a href=\"https:\/\/redfin.com\/city\/17887\/WA\/Tacoma\">Tacoma, WA<\/a> (-26.8%), <a href=\"https:\/\/redfin.com\/city\/17150\/UT\/Salt-Lake-City\">Salt Lake City<\/a> (-26.1%) and <a href=\"https:\/\/redfin.com\/city\/35765\/OK\/Tulsa\">Tulsa, OK<\/a> (-24.4%)\u2014all relatively affordable metros. The three metro areas with the biggest increases in the number of homes for sale were all metro areas with home prices well above the national median: <a href=\"https:\/\/redfin.com\/city\/17420\/CA\/San-Jose\">San Jose<\/a> (+12.5%), <a href=\"https:\/\/redfin.com\/city\/14141\/CA\/Oxnard\">Oxnard, CA<\/a> (+11.5%) and <a>Honolulu, HI<\/a> (+11.4%).<br \/>\n<img decoding=\"async\" class=\"aligncenter size-full wp-image-66710\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2019\/09\/Home-for-sale-inventory-YOY_Redfin_2019-08.png\" alt=\"Home Supply Fell 6 Percent Year Over Year in August\" width=\"1200\" height=\"900\" srcset=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2019\/09\/Home-for-sale-inventory-YOY_Redfin_2019-08.png 1200w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2019\/09\/Home-for-sale-inventory-YOY_Redfin_2019-08-300x225.png 300w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2019\/09\/Home-for-sale-inventory-YOY_Redfin_2019-08-1024x768.png 1024w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2019\/09\/Home-for-sale-inventory-YOY_Redfin_2019-08-768x576.png 768w\" sizes=\"(max-width: 1200px) 100vw, 1200px\" \/><br \/>\n\u201cIt\u2019s important to remember that in August 2018, prices, sales and inventory were just beginning to indicate the onset of a cooling <a href=\"https:\/\/redfin.com\/us-housing-market\">housing market<\/a>,\u201d said Redfin economist Taylor Marr. \u201cWith that in mind, last month\u2019s year-over-year sales increase and inventory decrease are only slightly exaggerated. The fact that our seasonally adjusted measure of sales increased 4.9 percent from July to August as new listings and overall inventory declined tells us that supply is constricting and demand is growing meaningfully, signs that the market is heating up as we head into Fall. If not for recession fears, price and sales growth would likely be even stronger given this summer\u2019s record-low mortgage rates.\u201d<br \/>\nAs such, measures of competition still indicate that the <a href=\"https:\/\/redfin.com\/us-housing-market\">US housing market<\/a> was slightly cooler in August than it was a year earlier. The speed at which homes went off the market slowed slightly, to 41 days, up from 39 in August 2018. This is a continuation of the trend over the past eight months, when the speed of sales has slowed by an average of two days compared to last year. The share of homes sold above list price fell to 23.2 percent in August, down from 25 percent a year earlier, following the same trend that we have seen for over a year.<br \/>\nAlso, 28 percent of homes listed for sale had a price drop in August, up from 27.4 percent in August 2018. Home sales in <a href=\"https:\/\/redfin.com\/city\/17151\/CA\/San-Francisco\">San Francisco<\/a> and <a href=\"https:\/\/redfin.com\/city\/17150\/UT\/Salt-Lake-City\">Salt Lake City<\/a> declined by 9.8% and 9.2%, respectively.<\/li>\n<\/ul>\n<p><strong>Inventory<\/strong><\/p>\n<ul>\n<li><a href=\"https:\/\/redfin.com\/city\/17420\/CA\/San-Jose\">San Jose, CA<\/a> had the highest increase in the number of homes for sale, up 12.5% year over year, followed by <a href=\"https:\/\/redfin.com\/city\/14141\/CA\/Oxnard\">Oxnard, CA<\/a> (11.5%).<\/li>\n<li><a href=\"https:\/\/redfin.com\/city\/17887\/WA\/Tacoma\">Tacoma, WA<\/a> had the largest decrease in overall inventory, falling 26.8% since last August. <a href=\"https:\/\/redfin.com\/city\/14233\/LA\/New-Orleans\">New Orleans<\/a> (-26.2%) and <a href=\"https:\/\/redfin.com\/city\/17150\/UT\/Salt-Lake-City\">Salt Lake City<\/a> (-26.1%) also saw far fewer homes available on the market than a year ago.<\/li>\n<\/ul>\n<p><strong>Redfin Estimate<\/strong><\/p>\n<ul>\n<li>The median list price-to-Redfin Estimate ratio was 95.0% in <a href=\"https:\/\/redfin.com\/city\/17151\/CA\/San-Francisco\">San Francisco<\/a>, the lowest of any market. Only 6.7% of homes in San Francisco were listed for more than their Redfin Estimate.<\/li>\n<li>Conversely, the median list price-to-Redfin Estimate ratio was 102.1% in <a href=\"https:\/\/redfin.com\/city\/11458\/FL\/Miami\">Miami<\/a> and 101.9% in <a href=\"https:\/\/redfin.com\/city\/19373\/FL\/West-Palm-Beach\">West Palm Beach, FL<\/a>, which means sellers are listing their homes for more than the estimated value in those metro areas.
