{"id":67443,"date":"2019-12-23T04:45:08","date_gmt":"2019-12-23T12:45:08","guid":{"rendered":"https:\/\/redfindevelop.wpengine.com\/blog\/?p=67443"},"modified":"2020-10-05T16:22:36","modified_gmt":"2020-10-05T23:22:36","slug":"most-competitive-neighborhoods-2019","status":"publish","type":"post","link":"https:\/\/www.redfin.com\/news\/most-competitive-neighborhoods-2019\/","title":{"rendered":"Redfin Ranks the Most Competitive Neighborhoods of 2019"},"content":{"rendered":"<p><i><span style=\"font-weight: 400;\">Half of the neighborhoods with the <a href=\"https:\/\/redfin.com\/us-housing-market\">most competitive housing markets<\/a> of the year are in the Bay Area, but places in Grand Rapids, MI; Tacoma, WA and Minneapolis also make appearances.\u00a0<\/span><\/i><\/p>\n<p><a href=\"https:\/\/redfin.com\/neighborhood\/63788\/CA\/San-Carlos\/El-Sereno\"><span style=\"font-weight: 400;\">White Oaks<\/span><\/a><span style=\"font-weight: 400;\"> in the Bay Area is the most competitive neighborhood of the year for homebuyers, followed by <\/span><a href=\"https:\/\/redfin.com\/neighborhood\/186689\/MI\/Grand-Rapids\/Alger-Heights\"><span style=\"font-weight: 400;\">Alger Heights<\/span><\/a><span style=\"font-weight: 400;\"> in <\/span><a href=\"https:\/\/redfin.com\/city\/8694\/MI\/Grand-Rapids\"><span style=\"font-weight: 400;\">Grand Rapids, MI<\/span><\/a><span style=\"font-weight: 400;\"> and <\/span><a href=\"https:\/\/redfin.com\/neighborhood\/15082\/MA\/Arlington\/East-Arlington\"><span style=\"font-weight: 400;\">East Arlington<\/span><\/a><span style=\"font-weight: 400;\"> in <\/span><a href=\"https:\/\/redfin.com\/city\/1826\/MA\/Boston\"><span style=\"font-weight: 400;\">Boston<\/span><\/a><span style=\"font-weight: 400;\">.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Just 12% percent of offers written by Redfin agents on behalf of their homebuying customers nationwide faced a bidding war from January through November 2019, down from 48% in 2018 and 53% in 2017. Although bidding wars have declined on a national level, in the Bay Area, home to half of the 20 most competitive neighborhoods of 2019, it can still be difficult for buyers to win homes. The Boston metro also stands out, with four of the top 20 most competitive neighborhoods, followed by Grand Rapids and <\/span><a href=\"https:\/\/redfin.com\/city\/12839\/DC\/Washington-DC\"><span style=\"font-weight: 400;\">Washington D.C.<\/span><\/a><span style=\"font-weight: 400;\">, with two apiece. Suburbs of <a href=\"https:\/\/redfin.com\/city\/10943\/MN\/Minneapolis\">Minneapolis<\/a> and <a href=\"https:\/\/redfin.com\/city\/16163\/WA\/Seattle\">Seattle<\/a> (<a href=\"https:\/\/redfin.com\/city\/2058\/MN\/Brooklyn-Park\">Brooklyn Park<\/a> and <a href=\"https:\/\/redfin.com\/city\/17887\/WA\/Tacoma\">Tacoma<\/a>)\u00a0each have one neighborhood on the list.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">That\u2019s according to 2019 rankings from Redfin\u2019s <\/span><a href=\"https:\/\/redfin.com\/how-compete-score-works\"><span style=\"font-weight: 400;\">Compete Score<\/span><\/a><span style=\"font-weight: 400;\">, which uses data on the number of competing offers, the number of waived contingencies, how quickly homes go under contract and how much above list price they sell for to determine how difficult it is for buyers to win a home in individual neighborhoods and cities. Each of the top 20 neighborhoods score above 90, which means most homes get multiple offers, often with waived contingencies. In the Bay Area\u2019s White Oaks, for instance, more than 72% of homes sold for above list price from January through November 2019 and the typical home found a buyer in 12 days.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cWhile neighborhoods in the Bay Area and Boston are still among the most competitive in the country, robust competition for homes in neighborhoods in Grand Rapids, <\/span><span style=\"font-weight: 400;\">Minneapolis<\/span><span style=\"font-weight: 400;\"> and <\/span><span style=\"font-weight: 400;\">Tacoma<\/span><span style=\"font-weight: 400;\"> signals the desirability of more affordable areas,\u201d said Redfin chief economist <\/span><a href=\"https:\/\/redfin.com\/blog\/author\/darylfairweather\/\"><span style=\"font-weight: 400;\">Daryl Fairweather<\/span><\/a><span style=\"font-weight: 400;\">. \u201cAn influx of buyers from more expensive neighborhoods contributes to competition in these affordable neighborhoods, especially if they can make higher offers than local residents when they sell their previous homes.\u201d\u00a0\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The list below Although the median sale price in Oakland is more than double the national median\u2014$720,000 versus $312,000 for the typical home in the U.S. in November\u2014it\u2019s still well below that of <\/span><a href=\"https:\/\/redfin.com\/city\/17151\/CA\/San-Francisco\"><span style=\"font-weight: 400;\">San Francisco<\/span><\/a><span style=\"font-weight: 400;\"> ($1.4 million) and <\/span><a href=\"https:\/\/redfin.com\/city\/17420\/CA\/San-Jose\"><span style=\"font-weight: 400;\">San Jose<\/span><\/a><span style=\"font-weight: 400;\"> ($1.1 million).\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Oakland Redfin agent <\/span><a href=\"https:\/\/redfin.com\/real-estate-agents\/katy-polvorosa\"><span style=\"font-weight: 400;\">Katy Polvorosa<\/span><\/a><span style=\"font-weight: 400;\"> said the area has been particularly hot this year, partly because it\u2019s more affordable than neighboring parts of the Bay Area. .\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cI\u2019ve heard a lot of people say the Bay Area housing market is cooling this year, but I\u2019m seeing the opposite in Oakland,\u201d Polvorosa said. \u201cI\u2019m writing offers that are seeing aggressive competition. Homes that are move-in ready and priced right typically receive offers within 12 to 14 days. The Oakland market is so hot that sellers are still expecting and receiving offers that waive contingencies.\u201d\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Although the Bay Area is still home to plenty of competitive neighborhoods, homebuyers are gravitating toward more affordable inland metros as housing markets in coastal job centers have become more expensive. In the third quarter of 2019, <\/span><a href=\"https:\/\/redfin.com\/blog\/q3-2019-housing-migration-report\/\"><span style=\"font-weight: 400;\">26% of Redfin.com home searchers<\/span><\/a><span style=\"font-weight: 400;\"> looked to move to another metro area, with affordable places like <\/span><a href=\"https:\/\/redfin.com\/city\/16409\/CA\/Sacramento\"><span style=\"font-weight: 400;\">Sacramento<\/span><\/a><span style=\"font-weight: 400;\">, <\/span><a href=\"https:\/\/redfin.com\/city\/14240\/AZ\/Phoenix\"><span style=\"font-weight: 400;\">Phoenix<\/span><\/a><span style=\"font-weight: 400;\"> and <\/span><a href=\"https:\/\/redfin.com\/city\/10201\/NV\/Las-Vegas\"><span style=\"font-weight: 400;\">Las Vegas<\/span><\/a><span style=\"font-weight: 400;\"> as popular destinations.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The appearance of two neighborhoods in Grand Rapids on this year\u2019s ranking of most competitive neighborhoods is an example of the trend of migration away from more expensive metros.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cAffordability plus quality of life are big draws to the Grand Rapids area. I\u2019ve worked with buyers from <\/span><a href=\"https:\/\/redfin.com\/city\/29470\/IL\/Chicago\"><span style=\"font-weight: 400;\">Chicago<\/span><\/a><span style=\"font-weight: 400;\">, California, Hawaii and other expensive parts of the country who are looking here because they can get so much more bang for their buck,\u201d said local Redfin agent <\/span><a href=\"https:\/\/redfin.com\/real-estate-agents\/shellie-silva\"><span style=\"font-weight: 400;\">Shellie Silva<\/span><\/a><span style=\"font-weight: 400;\">, who moved to Grand Rapids from <\/span><a href=\"https:\/\/redfin.com\/city\/16904\/CA\/San-Diego\"><span style=\"font-weight: 400;\">San Diego<\/span><\/a><span style=\"font-weight: 400;\"> three years ago. \u201cHomes in neighborhoods with price points below $275,000, like Alger Heights and Creston, are prone to bidding wars and they tend to sell quickly because they\u2019re even more affordable that some other parts of Grand Rapids.\u201d<\/span><\/p>\n<p><span style=\"font-weight: 400;\">In Alger Heights, nearly 67% of homes sold for above list price and the typical home was on the market for one week before going under contract so far this year. And in Creston, 59.3% of homes sold for above list price and the typical home went under contract in just six days.\u00a0<\/span><\/p>\n<p><b>Methodology\u00a0<\/b><\/p>\n<p><span style=\"font-weight: 400;\">Compete Score rates how difficult it is to win a home in an area.
