Surging homebuyer demand has prompted some sellers to host open houses during the pandemic, but group showings remain much less common than normal due to coronavirus risk, Redfin agents say.<\/span><\/i><\/h2>\n

Nationwide, 6% of homes that were put up for sale in July held an open house in their first seven days on the market. While that marks a rebound from 1% in April, when millions of buyers and sellers across the country were placed under stay-at-home orders, it remains below the 15-20% levels we saw both a year ago and in February, before the coronavirus was declared a pandemic.<\/span><\/p>\n

\"\"<\/p>\n

\u201cHousing demand has roared back during the coronavirus pandemic due to record-low mortgage rates, but open houses haven\u2019t recovered to the same extent because it\u2019s still risky to allow groups of strangers into your home,\u201d said Redfin chief economist <\/span>Daryl Fairweather<\/span><\/a>. \u201cAs a result, more homebuyers have been exploring the world of virtual tours and 3D walkthroughs. I predict that even after the pandemic is behind us, many buyers will continue to do the initial part of their home searches online instead of opting for open houses.\u201d<\/span><\/p>\n

The West has seen the slowest recovery, with just 4% of homes listed in July holding open houses during their first week on the market, compared with 29% a year earlier. <\/span>The Midwest clocked in at 9%, compared with 16% in July 2019, while the rate in the Northeast was 12%, versus 20% a year earlier. In the South, <\/span>7% of <\/span>homes listed last month hosted open houses in their first week on the market, just shy of 12% a year prior.<\/span><\/p>\n

Florida Redfin agent <\/span>Brian Walsh<\/span><\/a> has attended several open houses since they started popping back up across the Tampa<\/a> area in June. For the most part, everyone has been diligent about safety, he said, though he recalled avoiding one open house where he spotted five or six people inside without masks.\u00a0<\/span><\/p>\n

\u201cOpen houses are back in Tampa, but they\u2019re not quite what they used to be,\u201d Walsh said. \u201cToday, you walk in the door and you immediately have to sanitize your hands and sign a piece of paper saying you have no coronavirus symptoms and haven\u2019t traveled out of the country in the past two weeks. Only three parties are allowed in at a time, and there can\u2019t be more than two people in a party. There\u2019s usually an extra listing agent there to control the flow of people. Some sellers leave drawers, closets and cabinets half open so you can peek inside without touching.\u201d<\/span><\/p>\n

One reason sellers in Tampa have started to host open houses again is they can\u2019t keep up with all of the requests they\u2019re getting for individual tours, Walsh added.\u00a0<\/span><\/p>\n

\u201cBefore the pandemic, I was advising sellers against doing open houses because it was a waste of time\u2014we were just getting looky-loos who weren\u2019t serious about buying,\u201d he said. \u201cBut now, demand for showings is through the roof, so open houses can alleviate a lot of stress for sellers. Why do 15 back-to-back showings with individual buyers when you can just host one open house?\u201d<\/span><\/p>\n

At the same time, the market in Tampa is <\/span>so<\/span><\/i> hot that some sellers may not even need to hold open houses, Walsh explained. If your home is in decent shape and you list it for a reasonable price, it\u2019s possible to find a buyer within a matter of days, he said.<\/span><\/p>\n

Demand for homes has been rising across the country as a result of record-low mortgage rates and an intensifying housing shortage, both of which are fueling competition. In July, <\/span>more than half of Redfin offers faced <\/span>bidding wars<\/span><\/a> for the third month in a row.<\/span><\/p>\n

Houston<\/a> is no exception, according to local Redfin agent <\/span>Melanie Miller<\/span><\/a>, who said open houses have been in very high demand amid intense competition.<\/span><\/p>\n

\u201cI\u2019m constantly getting emails advertising open houses from other agents,\u201d Miller said. \u201cI stopped by two over the weekend, just to see what they were like, and both were completely packed. There were five families in the house at the same time.\u201d<\/span><\/p>\n

In some areas of the country, including parts of Washington and California, open houses still aren\u2019t allowed, Redfin agents said. In Seattle<\/a>, showings are by appointment only, and are commonly booked through an app called ShowingTime, according to local agent <\/span>Jessie Culbert Boucher<\/span><\/a>.<\/span><\/p>\n

\u201cIt\u2019s kind of like making an online reservation for a restaurant, except you only get 15 minutes to see the home, and then the next party comes through,\u201d she said. \u201cWe\u2019re seeing lines out to the sidewalk for the really popular listings. Some buyers\u2019 agents have even had trouble booking pre-inspections for their clients because homes are booked all day with individual showings.\u201d<\/span><\/p>\n

While the rate at which sellers are hosting open houses has begun to recover in some parts of the country, it may never return to pre-pandemic levels nationwide, as many house hunters have grown accustomed to viewing homes and making offers from the comfort of their couch, according to Fairweather. A July Redfin <\/span>survey<\/span><\/a> found that <\/span>nearly half (45%) of people who bought a home in the past year made an offer on a property that they hadn\u2019t seen in person, the highest share on record.<\/span><\/p>\n

Redfin has taken numerous <\/span>precautions<\/span><\/a> to keep homebuyers and sellers safe during the pandemic. <\/span>In places where open houses are legally allowed, we\u2019re using <\/span>a queue system to allow only one group from the same household into the home at a time. We\u2019re also requiring all attendees to observe social distancing rules and wear masks. In addition, we\u2019re offering private video-chat tours led by Redfin agents, as well as <\/span>live video open houses<\/span><\/a>.<\/span><\/p>\n

Methodology<\/span><\/h2>\n

For this analysis, we looked at all homes (single-family, condo, townhouse, and 2-4 unit multifamily) that were listed for sale from January 1, 2018 through July 26, 2020. Only open houses held within the first week that a home was on the market were considered when calculating the share of new listings with an open house. A total of over 3.5 million listings and more than 300,000 open houses in 2020 were included in the dataset.<\/span><\/p>\n","protected":false},"excerpt":{"rendered":"
