A shift to the suburbs and record-low mortgage rates are also contributing factors.<\/span><\/i><\/h2>\n<p><span style=\"font-weight: 400;\">Sales of newly-built homes climbed 10.1% year over year in July, recovering to pre-pandemic levels, while sales of existing homes rose just 5.3%.<\/span><\/p>\n<p><img fetchpriority=\"high\" decoding=\"async\" class=\"alignnone size-full wp-image-70046\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2020\/08\/Homes-Sold-e1598304209824.jpg\" alt=\"\" width=\"800\" height=\"550\" srcset=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2020\/08\/Homes-Sold-e1598304209824.jpg 800w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2020\/08\/Homes-Sold-e1598304209824-300x206.jpg 300w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2020\/08\/Homes-Sold-e1598304209824-768x528.jpg 768w\" sizes=\"(max-width: 800px) 100vw, 800px\" \/><\/p>\n<p><span style=\"font-weight: 400;\">Meanwhile, the supply of new-construction homes for sale slid 28.4%, representing the largest drop since at least 2013, when Redfin began recording this data. Still, that wasn\u2019t as severe as the record 37% decline in the inventory of existing homes last month. The relatively acute shortage of existing homes means that <\/span><span style=\"font-weight: 400;\">newly-built homes now make up one of every five houses for sale\u2014the <\/span><a href=\"https:\/\/www.redfin.com\/blog\/new-home-construction-april-2020\/\" target=\"_blank\" rel=\"noopener noreferrer\"><span style=\"font-weight: 400;\">largest<\/span><\/a><span style=\"font-weight: 400;\"> share on record.<\/span><\/p>\n<p><img decoding=\"async\" class=\"alignnone size-full wp-image-70047\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2020\/08\/Inventory-2-e1598304250259.jpg\" alt=\"\" width=\"800\" height=\"554\" srcset=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2020\/08\/Inventory-2-e1598304250259.jpg 800w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2020\/08\/Inventory-2-e1598304250259-300x208.jpg 300w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2020\/08\/Inventory-2-e1598304250259-768x532.jpg 768w\" sizes=\"(max-width: 800px) 100vw, 800px\" \/><\/p>\n<p><span style=\"font-weight: 400;\">\u201cThe shortage of both new and existing homes is intensifying across America right now as record-low mortgage rates drive more demand, but the shortage of new homes is less severe due to a <\/span><a href=\"https:\/\/fred.stlouisfed.org\/series\/HOUST1F\"><span style=\"font-weight: 400;\">surge<\/span><\/a><span style=\"font-weight: 400;\"> in construction right before the pandemic,\u201d said Redfin senior economist <\/span><a href=\"https:\/\/www.redfin.com\/blog\/author\/sheharyarbokhari\/\" target=\"_blank\" rel=\"noopener noreferrer\"><span style=\"font-weight: 400;\">Sheharyar Bokhari<\/span><\/a><span style=\"font-weight: 400;\">. \u201c<\/span><span style=\"font-weight: 400;\">As a result, sales of new homes are growing faster than sales of existing homes. Sales of new homes are also on the rise because the coronavirus pandemic is fueling <\/span><a href=\"https:\/\/www.redfin.com\/blog\/pandemic-causes-rural-suburbs-home-price-increase\/\" target=\"_blank\" rel=\"noopener noreferrer\"><span style=\"font-weight: 400;\">interest<\/span><\/a><span style=\"font-weight: 400;\"> in the suburbs\u2014where there tends to be more space to build new homes.\u201d<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The number of newly-built homes on the market may continue to grow; residential construction projects in the U.S. surged <\/span><span style=\"font-weight: 400;\">23.4% year over year in July, and <\/span><span style=\"font-weight: 400;\">building permits jumped <\/span><a href=\"https:\/\/www.census.gov\/construction\/nrc\/pdf\/newresconst.pdf\" target=\"_blank\" rel=\"noopener noreferrer\"><span style=\"font-weight: 400;\">9.4%<\/span><\/a><span style=\"font-weight: 400;\"> to a seasonally adjusted annual rate of 1.495 million, <\/span><a href=\"https:\/\/fred.stlouisfed.org\/graph\/?g=uo2i\" target=\"_blank\" rel=\"noopener noreferrer\"><span style=\"font-weight: 400;\">surpassing<\/span><\/a><span style=\"font-weight: 400;\"> pre-pandemic levels. Still, uncertainty remains as homebuilders are now facing a lumber shortage that could hamper construction. Lumber prices are up more than 100% since mid-April amid <\/span><a href=\"https:\/\/buffalonews.com\/news\/local\/soaring-lumber-prices-hammer-new-home-construction\/article_b1527f2a-dd97-11ea-a789-67fa653661b1.html\" target=\"_blank\" rel=\"noopener noreferrer\"><span style=\"font-weight: 400;\">reduced<\/span><\/a><span style=\"font-weight: 400;\"> production at mills due to the pandemic and higher tariffs on imports of lumber.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">New listings of newly-built homes increased 1.8% year over year in July, while new listings of existing homes rose 2.9%, likely reflecting pent-up supply as many homeowners who had postponed selling during stay-at-home orders are now listing their homes.<\/span><\/p>\n<p><img decoding=\"async\" class=\"alignnone size-full wp-image-70048\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2020\/08\/New-Listings-2-e1598304283155.jpg\" alt=\"\" width=\"800\" height=\"554\" srcset=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2020\/08\/New-Listings-2-e1598304283155.jpg 800w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2020\/08\/New-Listings-2-e1598304283155-300x208.jpg 300w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2020\/08\/New-Listings-2-e1598304283155-768x532.jpg 768w\" sizes=\"(max-width: 800px) 100vw, 800px\" \/><\/p>\n<p><span style=\"font-weight: 400;\">Prices of newly-built homes grew just 2.3% in July to a median of $375,000, while prices of existing homes <\/span><a href=\"https:\/\/www.redfin.com\/blog\/housing-market-news-july-2020\/\" target=\"_blank\" rel=\"noopener noreferrer\"><span style=\"font-weight: 400;\">jumped<\/span><\/a><span style=\"font-weight: 400;\"> 9.3% to $308,000.<\/span><span style=\"font-weight: 400;\"> Existing homes are typically more affordable, and consequently more desirable for many Americans, explaining the relatively high price growth.<\/span><\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-full wp-image-70049\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2020\/08\/Median-Sale-Price-4-e1598304312818.jpg\" alt=\"\" width=\"800\" height=\"552\" srcset=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2020\/08\/Median-Sale-Price-4-e1598304312818.jpg 800w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2020\/08\/Median-Sale-Price-4-e1598304312818-300x207.jpg 300w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2020\/08\/Median-Sale-Price-4-e1598304312818-768x530.jpg 768w\" sizes=\"(max-width: 800px) 100vw, 800px\" \/><\/p>\n<p><span style=\"font-weight: 400;\">\u201cAll of the suburbs around <\/span><a href=\"https:\/\/www.redfin.com\/city\/14237\/OK\/Oklahoma-City\" target=\"_blank\" rel=\"noopener noreferrer\"><span style=\"font-weight: 400;\">Oklahoma City<\/span><\/a><span style=\"font-weight: 400;\"> are exploding with new construction\u2014there are 50 homes being built within a two-mile radius of where I live,\u201d said local Redfin agent <\/span><a href=\"https:\/\/www.redfin.com\/real-estate-agents\/jeni-white\" target=\"_blank\" rel=\"noopener noreferrer\"><span style=\"font-weight: 400;\">Jeni White<\/span><\/a><span style=\"font-weight: 400;\">. \u201cThe only thing that has slowed down is the access to certain building supplies; one of my buyers didn\u2019t get a smart-home gadget that was supposed to come with the home until two weeks after closing because it was stuck on a boat from China. Another buyer had to pick out a different type of granite for their house because of Chinese tariffs.\u201d<\/span><\/p>\n<h2><span style=\"font-weight: 400;\">More New-Construction Highlights in July:<\/span><\/h2>\n<ul>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">New-<\/span><span style=\"font-weight: 400;\">home sales increased year over year in 67 of 86 metros tracked by Redfin;<\/span> <span style=\"font-weight: 400;\"><a href=\"https:\/\/www.redfin.com\/city\/1336\/LA\/Baton-Rouge\" target=\"_blank\" rel=\"noopener noreferrer\">Baton Rouge, LA<\/a> (+103.1%), <a href=\"https:\/\/www.redfin.com\/city\/20420\/MA\/Worcester\" target=\"_blank\" rel=\"noopener noreferrer\">Worcester, MA<\/a> (+71.9%) and <a href=\"https:\/\/www.redfin.com\/city\/3879\/OH\/Cincinnati\" target=\"_blank\" rel=\"noopener noreferrer\">Cincinnati, OH<\/a> (+69.5%) saw the greatest gains, while the biggest drops were in <a href=\"https:\/\/www.redfin.com\/city\/30749\/NY\/New-York\" target=\"_blank\" rel=\"noopener noreferrer\">New York<\/a> (-58.7%), <a href=\"https:\/\/www.redfin.com\/city\/17150\/UT\/Salt-Lake-City\" target=\"_blank\" rel=\"noopener noreferrer\">Salt Lake City<\/a> (-39.3%) and <a href=\"https:\/\/www.redfin.com\/city\/13136\/NJ\/Newark\/\" target=\"_blank\" rel=\"noopener noreferrer\">Newark, NJ<\/a> (-31.1%)<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">The supply of newly-built homes fell in all but five metros\u2014<a href=\"https:\/\/www.redfin.com\/city\/17151\/CA\/San-Francisco\" target=\"_blank\" rel=\"noopener noreferrer\">San Francisco<\/a>, <a href=\"https:\/\/www.redfin.com\/city\/10200\/TN\/Knoxville\" target=\"_blank\" rel=\"noopener noreferrer\">Knoxville, TN<\/a>, <a href=\"https:\/\/www.redfin.com\/city\/30749\/NY\/New-York\" target=\"_blank\" rel=\"noopener noreferrer\">New York<\/a>, <a href=\"https:\/\/www.redfin.com\/city\/13136\/NJ\/Newark\/\" target=\"_blank\" rel=\"noopener noreferrer\">Newark<\/a> and <a href=\"https:\/\/www.redfin.com\/city\/35759\/WI\/Milwaukee\" target=\"_blank\" rel=\"noopener noreferrer\">Milwaukee<\/a>; the biggest declines were in <a href=\"https:\/\/www.redfin.com\/city\/2287\/ID\/Boise\" target=\"_blank\" rel=\"noopener noreferrer\">Boise, ID<\/a> (-80.5%), <a href=\"https:\/\/www.redfin.com\/city\/17150\/UT\/Salt-Lake-City\" target=\"_blank\" rel=\"noopener noreferrer\">Salt Lake City<\/a> (-72.2%) and <a href=\"https:\/\/www.redfin.com\/city\/6904\/CA\/Fresno\" target=\"_blank\" rel=\"noopener noreferrer\">Fresno, CA<\/a> (-69.8%)<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">New listings of newly-built homes gained the most in <a href=\"https:\/\/www.redfin.com\/county\/2406\/PA\/Montgomery-County\" target=\"_blank\" rel=\"noopener noreferrer\">Montgomery County, PA<\/a> (+64.5%), <a href=\"https:\/\/www.redfin.com\/city\/7891\/SC\/Greenville\" target=\"_blank\" rel=\"noopener noreferrer\">Greenville, SC<\/a> (+39.5%) and <a href=\"https:\/\/www.redfin.com\/city\/15272\/RI\/Providence\" target=\"_blank\" rel=\"noopener noreferrer\">Providence, RI<\/a> (+36.9%); they dropped the most in <a href=\"https:\/\/www.redfin.com\/city\/2287\/ID\/Boise\" target=\"_blank\" rel=\"noopener noreferrer\">Boise<\/a>\u00a0(-72.8%), <a href=\"https:\/\/www.redfin.com\/city\/17150\/UT\/Salt-Lake-City\" target=\"_blank\" rel=\"noopener noreferrer\">Salt Lake City<\/a> (-52%) and <a href=\"https:\/\/www.redfin.com\/city\/16904\/CA\/San-Diego\" target=\"_blank\" rel=\"noopener noreferrer\">San Diego<\/a> (-41.2%)<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">The median sale price of newly-built homes rose the most in <a href=\"https:\/\/www.redfin.com\/city\/19373\/FL\/West-Palm-Beach\" target=\"_blank\" rel=\"noopener noreferrer\">West Palm Beach, FL<\/a> (+41.3%), <a href=\"https:\/\/www.redfin.com\/city\/11203\/CA\/Los-Angeles\" target=\"_blank\" rel=\"noopener noreferrer\">Los Angeles<\/a> (+28.3%) and <a href=\"https:\/\/www.redfin.com\/city\/4145\/OH\/Cleveland\" target=\"_blank\" rel=\"noopener noreferrer\">Cleveland<\/a> (+24.6%), and declined the most in <a href=\"https:\/\/www.redfin.com\/county\/2202\/OH\/Lake-County\" target=\"_blank\" rel=\"noopener noreferrer\">Lake County, IL<\/a> (-18.2%), <a href=\"https:\/\/www.redfin.com\/city\/517\/CA\/Anaheim\" target=\"_blank\" rel=\"noopener noreferrer\">Anaheim, CA<\/a> (-11.9%) and <a href=\"https:\/\/www.redfin.com\/city\/13136\/NJ\/Newark\/\" target=\"_blank\" rel=\"noopener noreferrer\">Newark<\/a> (-11%)<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">A third of homes sold in <a href=\"https:\/\/www.redfin.com\/city\/35711\/NC\/Raleigh\" target=\"_blank\" rel=\"noopener noreferrer\">Raleigh, NC<\/a>\u00a0were newly-built, the highest share of any metro, followed by <a href=\"https:\/\/www.redfin.com\/city\/2287\/ID\/Boise\" target=\"_blank\" rel=\"noopener noreferrer\">Boise<\/a> (28.6%) and <a href=\"https:\/\/www.redfin.com\/city\/13415\/TN\/Nashville\" target=\"_blank\" rel=\"noopener noreferrer\">Nashville<\/a> (27.6%). <a href=\"https:\/\/www.redfin.com\/city\/13136\/NJ\/Newark\/\" target=\"_blank\" rel=\"noopener noreferrer\">Newark<\/a> had the lowest share, at just 1.3%, followed by <a href=\"https:\/\/www.redfin.com\/city\/4145\/OH\/Cleveland\" target=\"_blank\" rel=\"noopener noreferrer\">Cleveland<\/a> and <a href=\"https:\/\/www.redfin.com\/city\/6173\/FL\/Fort-Lauderdale\" target=\"_blank\" rel=\"noopener noreferrer\">Fort Lauderdale, FL<\/a>, both at 2.3%.<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">The typical new home was on the market for 89 days before going under contract, down from 91 days a year earlier.
