That\u2019s up from 15.4% last year and represents the largest premium since at least 2013, when Redfin began recording this data. <\/span><span style=\"font-weight: 400;\">This is according to a Redfin analysis of home-price data that<\/span><span style=\"font-weight: 400;\"> controls for features including location, size and number of bedrooms and bathrooms.<\/span><\/p>\n<p><img fetchpriority=\"high\" decoding=\"async\" class=\"alignnone wp-image-71734\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2020\/11\/Picture1.png\" alt=\"\" width=\"801\" height=\"600\" srcset=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2020\/11\/Picture1.png 1204w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2020\/11\/Picture1-300x225.png 300w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2020\/11\/Picture1-1024x767.png 1024w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2020\/11\/Picture1-768x575.png 768w\" sizes=\"(max-width: 801px) 100vw, 801px\" \/><\/p>\n<p><span style=\"font-weight: 400;\">The U.S. housing market has been on fire this year, with record-low mortgage rates and remote work prompting scores of Americans to <\/span><a href=\"https:\/\/www.redfin.com\/news\/q3-2020-housing-migration-trends\/\" target=\"_blank\" rel=\"noopener noreferrer\"><span style=\"font-weight: 400;\">relocate<\/span><\/a><span style=\"font-weight: 400;\">. But the condo market has missed out on much of the gains as homebuyers have left dense cities in search of more space and privacy\u2014AKA single-family homes\u2014during the coronavirus pandemic.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The median sale price of single-family homes surged 15.5% year over year in October, outpacing the condo market\u2019s 9.9% growth. Condos are also taking longer to sell\u2014the typical condo spent 36 days on the market last month, compared with 27 days for the typical single-family home. And less than a quarter (22.8%) of condos sold for more than their listing price, compared with 36.6% of single-family homes.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Purchases of condos, however, have been catching up. In October, condo sales rose 22.7% from a year earlier on a seasonally-adjusted basis, following a 50% plunge in the spring. It was followed by <\/span><a href=\"https:\/\/www.redfin.com\/city\/953\/CA\/Bakersfield\" target=\"_blank\" rel=\"noopener noreferrer\"><span style=\"font-weight: 400;\">Bakersfield, CA<\/span><\/a><span style=\"font-weight: 400;\">, with a 35.8% premium, and <\/span><a href=\"https:\/\/www.redfin.com\/city\/9711\/FL\/Lakeland\" target=\"_blank\" rel=\"noopener noreferrer\"><span style=\"font-weight: 400;\">Lakeland, FL<\/span><\/a><span style=\"font-weight: 400;\">, at 34.3%. <\/span><a href=\"https:\/\/www.redfin.com\/city\/14237\/OK\/Oklahoma-City\" target=\"_blank\" rel=\"noopener noreferrer\"><span style=\"font-weight: 400;\">Oklahoma City, OK<\/span><\/a><span style=\"font-weight: 400;\"> and <\/span><a href=\"https:\/\/www.redfin.com\/city\/19459\/AZ\/Tucson\" target=\"_blank\" rel=\"noopener noreferrer\"><span style=\"font-weight: 400;\">Tucson, AZ<\/span><\/a><span style=\"font-weight: 400;\"> rounded out the top five, both at 30.3%.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">In the <\/span><a href=\"https:\/\/www.redfin.com\/city\/16163\/WA\/Seattle\" target=\"_blank\" rel=\"noopener noreferrer\"><span style=\"font-weight: 400;\">Seattle<\/span><\/a><span style=\"font-weight: 400;\"> metro, where single-family homes are selling for a 17.9% premium, condos are taking several months to sell rather than the usual couple of weeks, according to local Redfin real estate agent <\/span><a href=\"https:\/\/www.redfin.com\/real-estate-agents\/forrest-moody\" target=\"_blank\" rel=\"noopener noreferrer\"><span style=\"font-weight: 400;\">Forrest Moody<\/span><\/a><span style=\"font-weight: 400;\">.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cBefore the pandemic, it was challenging to find a condo in Seattle for less than $500,000, but now there are plenty selling for under $400,000. The people who are buying condos now are the people who couldn\u2019t afford to buy one a couple of years ago because prices were so high,\u201d he said. \u201cI recently sold a condo that was within walking distance of Amazon\u2019s headquarters for $510,000. Condos in that building normally go for $550,000 and up.\u201d<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Moody continued: \u201cHaving two people, a dog and a cat in a small condo no longer works when you\u2019re at home 24\/7, so folks are moving out of their condos and into houses in the suburbs or townhomes with home offices and outdoor space. A lot of people had been purchasing condos so they could be close to work, restaurants and friends, but those factors aren\u2019t as important during a pandemic.\u201d\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">There were just three metro areas where single-family homes sold for less than condos in October. <\/span><a href=\"https:\/\/www.redfin.com\/city\/16657\/TX\/San-Antonio\" target=\"_blank\" rel=\"noopener noreferrer\"><span style=\"font-weight: 400;\">San Antonio<\/span><\/a><span style=\"font-weight: 400;\"> saw the biggest gap, with single-family homes going for 12.9% less than condos, followed by <\/span><a href=\"https:\/\/www.redfin.com\/city\/9417\/NE\/Omaha\" target=\"_blank\" rel=\"noopener noreferrer\"><span style=\"font-weight: 400;\">Omaha, NE<\/span><\/a><span style=\"font-weight: 400;\"> (-6.2%) and <\/span><a href=\"https:\/\/www.redfin.com\/city\/17150\/UT\/Salt-Lake-City\" target=\"_blank\" rel=\"noopener noreferrer\"><span style=\"font-weight: 400;\">Salt Lake City<\/span><\/a><span style=\"font-weight: 400;\"> (-1.7%).<\/span><\/p>\n<p><span style=\"font-weight: 400;\">In San Antonio, there\u2019s been a resurgence of high-end condos in the downtown area, according to local Redfin real estate agent <\/span><a href=\"https:\/\/www.redfin.com\/real-estate-agents\/jim-seifert\"><span style=\"font-weight: 400;\">Jim Seifert<\/span><\/a><span style=\"font-weight: 400;\">.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cThere are more people buying condos in San Antonio than I\u2019ve ever seen before,\u201d Seifert said. \u201cYoung people who work in tech and health care are moving here from Seattle, California, Washington, D.C. and Maryland because San Antonio is so much more affordable, and they have a bigger appreciation for downtown living than the average person from Texas.\u201d<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Seifert continued: \u201cSan Antonio\u2019s condo market is also likely being fueled by the fact that buyers know they can get in. There\u2019s a shortage of single-family homes for sale, but the supply of condos is growing like wildfire, so some folks are opting for condos because they don\u2019t want to deal with a bidding style=\"font-weight: 400;\">The data on the price premium for single-family homes versus condos comes from Redfin housing data. We used a model to determine the relationship between the sale prices of single-family homes versus condos in each metro area tracked by Redfin from 2013 through 2020 (the 2020 numbers are from Jan. 1 through Oct. 15). We controlled for numerous home features, including location, size and number of bedrooms and bathrooms. We determined the percent increase in the sale price correlated with a single-family home over a condo.
