That nearly quadrupled the growth we saw during the three months ending Feb. 29, before the coronavirus was declared a pandemic. It also far outpaced the 14.8% increase in sales of mid-priced homes and the 6.8% uptick in sales of affordable homes, as America\u2019s \u201c<a href=\"https:\/\/www.investopedia.com\/k-shaped-recovery-5080086#:~:text=What%20Is%20a%20K%2DShaped,industries%2C%20or%20groups%20of%20people.\" target=\"_blank\" rel=\"noopener noreferrer\">K-shaped<\/a>\u201d economic recovery put more money into the pockets of the country&#8217;s wealthiest homebuyers.<\/p>\n<p><img fetchpriority=\"high\" decoding=\"async\" class=\"alignnone size-full wp-image-71847\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2020\/12\/Homes-Sold.png\" alt=\"\" width=\"800\" height=\"600\" srcset=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2020\/12\/Homes-Sold.png 800w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2020\/12\/Homes-Sold-300x225.png 300w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2020\/12\/Homes-Sold-768x576.png 768w\" sizes=\"(max-width: 800px) 100vw, 800px\" \/><\/p>\n<p>This is according to an analysis that divided all U.S. residential properties into five price tiers based on <a href=\"https:\/\/www.redfin.com\/redfin-estimate\" target=\"_blank\" rel=\"noopener noreferrer\">Redfin Estimates<\/a> of the homes\u2019 market values. Scroll down to the methodology section at the bottom of this report to read more about how we determined which homes were placed in each bucket.<\/p>\n<p>As the U.S. <a href=\"https:\/\/www.bls.gov\/charts\/employment-situation\/civilian-unemployment-rate.htm\" target=\"_blank\" rel=\"noopener noreferrer\">unemployment rate<\/a> has declined, sales of affordable homes have made a comeback after plunging around 30% in the spring. But growth in this segment still pales in comparison to growth in the luxury tier, as high-earning Americans take advantage of stock-market gains, record-low mortgage rates and the flexibility to work from anywhere, said Redfin Chief Economist <a href=\"https:\/\/www.redfin.com\/news\/author\/darylfairweather\/\" target=\"_blank\" rel=\"noopener noreferrer\">Daryl Fairweather<\/a>.\u00a0<\/p>\n<p>\u201cLow- and middle-income Americans aren\u2019t out of the woods when it comes to this recession. The biggest jump was in <a href=\"https:\/\/www.redfin.com\/city\/13136\/NJ\/Newark\">Newark, NJ<\/a>, where sales of luxury homes skyrocketed 101.6% year over year. It was followed by <a href=\"https:\/\/www.redfin.com\/city\/19373\/FL\/West-Palm-Beach\">West Palm Beach, FL<\/a>, up 97.1%, and <a href=\"https:\/\/www.redfin.com\/city\/16657\/TX\/San-Antonio\">San Antonio, TX<\/a>, up 82.4%. <a href=\"https:\/\/www.redfin.com\/city\/15935\/CA\/Riverside\">Riverside, CA<\/a> and <a href=\"https:\/\/www.redfin.com\/city\/8907\/FL\/Jacksonville\">Jacksonville, FL<\/a> rounded out the top five, both up about 80%. Even <a href=\"https:\/\/www.redfin.com\/city\/3879\/OH\/Cincinnati\">Cincinnati<\/a>\u2014the market with the slowest growth rate\u2014saw luxury sales rise 16.7%.<\/p>\n<p>\u201cAmericans are pouring money into their homes. Sometimes that means remodeling, and sometimes it means purchasing a luxury beach house in Florida,\u201d said <a href=\"https:\/\/www.redfin.com\/real-estate-agents\/delray-valle\" target=\"_blank\" rel=\"noopener noreferrer\">Delray Valle<\/a>, Redfin\u2019s market manager in Palm Beach. \u201cWe\u2019ve always seen luxury buyers come to <a href=\"https:\/\/www.redfin.com\/city\/19373\/FL\/West-Palm-Beach\">West Palm Beach<\/a> from <a href=\"https:\/\/www.redfin.com\/city\/30749\/NY\/New-York\">New York<\/a> and California, but this year, they\u2019re also coming from Maryland, <a href=\"https:\/\/www.redfin.com\/city\/10201\/NV\/Las-Vegas\">Las Vegas<\/a>, <a href=\"https:\/\/www.redfin.com\/city\/29470\/IL\/Chicago\">Chicago<\/a> and other midwestern states. Florida is normally a second-home state, but now it\u2019s shifting to a primary-home state.\u201d<\/p>\n<p>Valle continued: \u201cThe luxury market is so hot that we\u2019re starting to see some seller\u2019s remorse. Someone will sell their high-end home, and when they go to buy their next luxury property, they realize that they have to pay way more than they were hoping due to sky-high demand and a lack of inventory.\u201d<\/p>\n<p>With affluent Americans on the move, the market for vacation homes\u2014many of which are luxury properties\u2014has been on fire. Demand for second homes <a href=\"https:\/\/www.redfin.com\/news\/second-home-purchases-soar-coronavirus-pandemic\/\" target=\"_blank\" rel=\"noopener noreferrer\">soared<\/a> 100% year over year in October, surpassing the 50% increase in demand for primary homes. And many of the country\u2019s <a href=\"https:\/\/www.redfin.com\/news\/hottest-neighborhoods-2021\/\" target=\"_blank\" rel=\"noopener noreferrer\">hottest neighborhoods<\/a>, such as Lake Tahoe and the Lakes Region of New Hampshire, are popular resort destinations full of high-end houses.<\/p>\n<h3>An Expanding Supply of Luxury Homes Is Allowing Sales to Flourish<\/h3>\n<p>The number of luxury homes for sale climbed 2.3% year over year during the three months ending Nov. 30, while the supply of homes in all other price tiers declined.<\/p>\n<p><img decoding=\"async\" class=\"alignnone wp-image-71848\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2020\/12\/Active-Listings.png\" alt=\"\" width=\"800\" height=\"600\" srcset=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2020\/12\/Active-Listings.png 1600w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2020\/12\/Active-Listings-300x225.png 300w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2020\/12\/Active-Listings-1024x768.png 1024w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2020\/12\/Active-Listings-768x576.png 768w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2020\/12\/Active-Listings-1536x1152.png 1536w\" sizes=\"(max-width: 800px) 100vw, 800px\" \/><\/p>\n<p>The growing supply of luxury homes is one factor supporting surging luxury-home sales. Luxury inventory is on the rise in part because affluent homeowners have had the means to put their homes up for sale and <a href=\"https:\/\/www.redfin.com\/news\/october-november-2020-housing-migration-trends\" target=\"_blank\" rel=\"noopener noreferrer\">move elsewhere<\/a> during the pandemic. New listings of luxury homes jumped 31.5% during the three months ending Nov. 30, more than double the growth of any other price tier.\u00a0<\/p>\n<p><img decoding=\"async\" class=\"alignnone wp-image-71850\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2020\/12\/New-Listings.png\" alt=\"\" width=\"800\" height=\"600\" srcset=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2020\/12\/New-Listings.png 1600w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2020\/12\/New-Listings-300x225.png 300w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2020\/12\/New-Listings-1024x768.png 1024w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2020\/12\/New-Listings-768x576.png 768w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2020\/12\/New-Listings-1536x1152.png 1536w\" sizes=\"(max-width: 800px) 100vw, 800px\" \/><\/p>\n<p>Luxury-home supply will likely continue to expand, especially as builders ramp up construction, Fairweather said. U.S. building permits <a href=\"https:\/\/www.census.gov\/construction\/nrc\/pdf\/newresconst.pdf\">rose<\/a> 8.5% year over year in November to a seasonally-adjusted annual rate of 1.6 million, and Fairweather believes builders will increasingly focus on luxury homes.<\/p>\n<p>Meanwhile, the supply of affordable homes may keep growing at a relatively slow pace, at least until the pandemic is over; the owners of those homes are more likely to stay put as a result of financial uncertainty and federal forbearance policies that allow Americans to remain in their homes even if they can\u2019t pay their mortgages.<\/p>\n<h3>Luxury Homes Are Selling Much Faster Than Last Year<\/h3>\n<p>The typical luxury home that was for sale during the three months ending Nov. 30 spent 55 days on the market\u201427 fewer days than the same period a year earlier. That compares with 15 fewer days for mid-priced homes and 11 fewer days for affordable homes.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignnone wp-image-71849\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2020\/12\/Median-Days-on-Market.png\" alt=\"\" width=\"800\" height=\"600\" srcset=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2020\/12\/Median-Days-on-Market.png 1600w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2020\/12\/Median-Days-on-Market-300x225.png 300w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2020\/12\/Median-Days-on-Market-1024x768.png 1024w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2020\/12\/Median-Days-on-Market-768x576.png 768w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2020\/12\/Median-Days-on-Market-1536x1152.png 1536w\" sizes=\"(max-width: 800px) 100vw, 800px\" \/><\/p>\n<p>\u201cThe luxury housing market is becoming increasingly competitive, in part because the pandemic has put a premium on luxury features like pools, home offices, spare rooms and fancy backyards,\u201d Fairweather said. \u201cDetails that were once considered luxuries are now considered necessities by many homebuyers.\u201d<\/p>\n<h3>Price Growth Converges for Luxury and Affordable Homes<\/h3>\n<p>Up until the coronavirus pandemic, prices of affordable homes had been increasing at a faster clip than prices of high-end homes. Now, prices across all tiers are growing at a similar rate.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-full wp-image-71851\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2020\/12\/Sale-Price.png\" alt=\"\" width=\"800\" height=\"600\" srcset=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2020\/12\/Sale-Price.png 800w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2020\/12\/Sale-Price-300x225.png 300w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2020\/12\/Sale-Price-768x576.png 768w\" sizes=\"(max-width: 800px) 100vw, 800px\" \/><\/p>\n<p>The most affordable bucket of homes saw prices grow 8.6% during the three months ending Nov. 30, comparable to the luxury tier\u2019s 9.0% growth. That\u2019s a much smaller gap than we saw during the three months ending Feb. 29, when prices of the most affordable homes were up 9.1%, versus growth of just 4.9% for luxury homes.<\/p>\n<p>Luxury price growth has caught up to affordable price growth as a result of increasing competition in the luxury market, Fairweather said.\u00a0<\/p>\n<h3>Summary of Luxury Market by Metro Area (49 Most
