Relatively affordable Seattle-area suburbs dominate the list of most competitive cities in the U.S. this year. Two Oakland suburbs are also hot for homebuyers.\u00a0<\/span><\/i><\/p>\n

Six of the 10 most competitive cities for buying a home this year are in Washington state.\u00a0<\/span><\/p>\n

Spanaway, WA<\/a>\u2014located about 45 miles south of Seattle<\/a> in the Tacoma<\/a> metro area\u2014is the most competitive city of 2020, with 68.9% of homes sold above list price and the typical home staying on the market for just five days before going under contract, eight fewer days than last year. Home prices were up 20.8% from the year before and supply was down 32.7%.\u00a0<\/span><\/p>\n

Lacey, WA<\/a> and Tacoma, WA are the next-most competitive cities of the year. Seventy-two percent of homes in Lacey sold above list price and the typical home went under contract in five days, six fewer days than last year. In Tacoma, 62% of homes sold above list price and the typical home went under contract in just six days, 12 days less than last year. Home prices in those cities were up 17.5% and 17.9% from the year before, respectively.\u00a0<\/span><\/p>\n

That\u2019s according to a Redfin analysis that ranked the competitiveness of cities from January 1 through December 8, 2020 (year-over-year changes are based on comparisons to January 1, 2019 through December 31, 2019) based on Redfin\u2019s Compete Score\u2014a measure of how difficult it is to win a home on a scale of 0 to 100 based on factors including days on market, share of homes that sold above their listing prices and <\/span>sale-to-list price<\/span><\/a> ratio. The 10 most competitive cities are listed below; further analysis and insight from Redfin agents is below the table.\u00a0<\/span><\/p>\n\n\n\n\n\n\n\n\n\n\n\n\n\n\n

The suburbs are hot for homebuyers leaving expensive Seattle<\/h4>\n

Although the Tacoma metro was already popular before the pandemic\u2014it was the <\/span>nation\u2019s hottest housing market<\/span><\/a> in mid-2019\u2014the shift to remote work has intensified homebuyer interest in the area.\u00a0<\/span><\/p>\n

\u201cI\u2019ve lived in Spanaway for 33 years and the market has never been so hot, with most homes flying off the shelf as soon as they\u2019re listed, with multiple offers,\u201d said local Redfin agent Ellen Campion<\/a>. \u201cIn addition to soldiers moving into the area because they\u2019re stationed at Joint Base Lewis-McChord, the exodus from Seattle this year has been a huge contributor to the Tacoma-area craze. Urban life has lost some of its luster because of the pandemic, and some folks are upset about the local government response to protests in Seattle. This area offers community, amenities, affordability and space.\u201d<\/span><\/p>\n

Wyoming, MI<\/a>\u2014located just five miles south of Grand Rapids<\/a> and considered a suburb of the city\u2014is tied with Lacey and Tacoma as the second-most competitive city of 2020, with 66.7% of homes selling above list price and the typical home selling in six days, two fewer than the year before. Prices were up 13.8% year over year to $181,000 and supply was down 17.1%.\u00a0<\/span><\/p>\n

Three more cities in western Washington are also among the most competitive of the year: <\/span>Eastmont<\/span><\/a>, located about 25 miles north of Seattle, and Frederickson<\/a> and Graham<\/a>, both south of Seattle.\u00a0<\/span><\/p>\n

One thing all the Washington cities on this list have in common: They\u2019re more affordable than the neighboring city of Seattle, which is located about 35 miles north of Tacoma and 60 miles north of Olympia<\/a>. The median sale price in the city of Seattle was $740,000 in November, significantly higher than $388,500 in Spanaway, $395,000 in Lacey, $392,000 in Tacoma, $415,000 in Frederickson and $425,000 in Graham. The typical home in Eastmont sold for $655,000 in November.<\/span><\/p>\n

Rachel Ivy<\/a>, a Redfin agent in Snohomish County, which includes Eastmont, said the flexibility of remote work has had a noticeable impact on homebuyers, who are moving to areas they wouldn\u2019t have previously considered. Many of them are leaving Seattle and expensive Eastside cities such as Bellevue and Kirkland for more affordable northern suburbs.\u00a0<\/span><\/p>\n

\u201cI recently wrote an offer for a client on a home in the Eastmont area, and we offered more than $70,000 above list price and waived the inspection contingency,\u201d Ivy said. \u201cBut we still didn\u2019t win the home. The listing agent told me we were in fifth place out of 13 offers. It\u2019s common to see homes selling for more than $100,000 over asking price.\u201d\u00a0<\/span><\/p>\n

Two suburban cities in the Oakland metro are also among the most competitive in the country<\/b><\/h4>\n

Pleasant Hill<\/a> and San Leandro<\/a>, both suburban cities located east of San Francisco<\/a>, are also among the top 10 most competitive cities of 2020. Sixty-one percent of homes sold above list price in Pleasant Hill, with the typical home spending 13 days on the market before going under contract (-6 YoY), and 82.6% of homes sold above list price in San Leandro, with the typical home selling in 13 days (-4 YoY).<\/span><\/p>\n

Prices rose 12.2% from the year before to $841,500 in Pleasant Hill, and 14.2% to $765,000 in San Leandro. Though both areas are expensive compared to the national median of $336,000, they\u2019re affordable relative to San Francisco, where the typical home sold for $1.45 million in November.\u00a0<\/span><\/p>\n

A town in coastal Maine completes the list of most competitive cities\u00a0<\/b><\/h4>\n

South Portland<\/a> in the Portland, ME<\/a> metro rounds out the top 10 most competitive cities of 2020, with 55.6% of homes selling above list price and median days on market clocking in at seven days, 10 less than the year before. The typical home in South Portland sold for $350,000 this year, up 7.7% year over year, as supply plummeted 55.1%.<\/span><\/p>\n

\u201cPeople are flocking to Portland from more expensive cities because it\u2019s one of the last affordable coastal areas in the country,\u201d said local Redfin agent Megan McShane<\/a>. \u201cIt\u2019s hotter than ever this year with remote workers moving in from places like Boston<\/a> and Los Angeles<\/a>. When I moved to the area two years ago, one of the first houses I put under contract was in South Portland, which is desirable because it\u2019s right on the water. It had been sitting on the market for a few weeks and we were able to negotiate the price down. That would never happen now; everything is getting scooped up with multiple offers, waived contingencies and waived appraisals.\u201d\u00a0<\/span><\/p>\n

The data in this report is based on Compete Score, a Redfin analysis that rates how competitive an area is on a scale of 0 to 100, where 100 is the most competitive.
