That\u2019s up 8 percentage points from a year ago, when the average <a href=\"https:\/\/www.redfin.com\/city\/30818\/TX\/Austin\">Austin<\/a> home sold for 0.9% <i>below<\/i> its asking price. It represents a larger year-over-year gain than any other metro.<\/p>\n<p>Put another way, the average home listed at $400,000\u2014<a href=\"https:\/\/www.redfin.com\/city\/30818\/TX\/Austin\">Austin<\/a>\u2019s median list price in February\u2014sold for roughly $428,000 during the four weeks ending March 14.<\/p>\n<p><a href=\"https:\/\/www.redfin.com\/city\/30818\/TX\/Austin\">Austin<\/a> has had one of the hottest housing markets of the pandemic era, with the typical home selling for 23% more than the year before in February, and the typical home selling in 30 days, 12 days faster than the year before.<\/p>\n<p>\u201cNearly every offer my clients make faces competition, and most homes are going for more than 20% over asking price,\u201d said <a href=\"https:\/\/www.redfin.com\/city\/30818\/TX\/Austin\">Austin<\/a> Redfin agent <a href=\"https:\/\/www.redfin.com\/real-estate-agents\/april-miller\">April Miller<\/a>. \u201cI recently submitted an offer on behalf of a client for a remodeled three-bedroom, two-bathroom home listed at $515,000. We offered $100,000 over asking price and waived the appraisal and financing contingencies, and we still came in third out of 38 total offers. Every single potential buyer offered more than the asking price, and four of the offers were $100,000 or more over.\u201d<\/p>\n<p><a href=\"https:\/\/www.redfin.com\/city\/30818\/TX\/Austin\">Austin<\/a> is perennially one of the most popular destinations for Redfin.com users looking to move from one metro area to another, and its <a href=\"https:\/\/www.redfin.com\/news\/january-2021-housing-migration-trends\/\">popularity has skyrocketed<\/a> over the last year: Nearly three times more out-of-towners looked to move into <a href=\"https:\/\/www.redfin.com\/city\/30818\/TX\/Austin\">Austin<\/a> in January than the year before. Affluent migrants are one reason for <a href=\"https:\/\/www.redfin.com\/city\/30818\/TX\/Austin\">Austin<\/a>\u2019s competitive market and soaring home prices. In <a href=\"https:\/\/www.redfin.com\/city\/30818\/TX\/Austin\">Austin<\/a>, the average out-of-towner had an <a href=\"https:\/\/www.redfin.com\/news\/migrants-versus-locals-homebuying-budget\/\">$852,500 homebuying budget<\/a> in 2020, 32% higher than locals.<\/p>\n<p>Nationwide, the average home in the U.S. sold for exactly 100% of its list price during the four weeks ending March 14\u2014an all-time high. That compares with an average of 1.8% <i>below <\/i>its list price a year earlier. This is the first time the average U.S. home has sold for the same as or above its list price since Redfin started tracking this data in 2016.<\/p>\n<h3>Homes in San Jose, Seattle, San Francisco and Sacramento are also selling for well above their asking prices<\/h3>\n<p>The average home in the <a href=\"https:\/\/www.redfin.com\/city\/17420\/CA\/San-Jose\">San Jose<\/a> metro sold for 5.5% above its asking price in the four weeks ending March 14, the second-biggest premium of the metros tracked by Redfin, after <a href=\"https:\/\/www.redfin.com\/city\/30818\/TX\/Austin\">Austin<\/a>. It\u2019s followed by <a href=\"https:\/\/www.redfin.com\/city\/16163\/WA\/Seattle\">Seattle<\/a> (5.3% above asking), <a href=\"https:\/\/www.redfin.com\/city\/17151\/CA\/San-Francisco\">San Francisco<\/a> (5%) and <a href=\"https:\/\/www.redfin.com\/city\/16409\/CA\/Sacramento\">Sacramento<\/a> (2.7%). Although some Bay Area remote workers are moving away from the region to more affordable parts of the country, residential neighborhoods in the <a href=\"https:\/\/www.redfin.com\/city\/17420\/CA\/San-Jose\">San Jose<\/a> and <a href=\"https:\/\/www.redfin.com\/city\/17151\/CA\/San-Francisco\">San Francisco<\/a> metros remain competitive.<\/p>\n<p><a href=\"https:\/\/www.redfin.com\/city\/30818\/TX\/Austin\">Austin<\/a>, <a href=\"https:\/\/www.redfin.com\/city\/16163\/WA\/Seattle\">Seattle<\/a> and <a href=\"https:\/\/www.redfin.com\/city\/16409\/CA\/Sacramento\">Sacramento<\/a> are also on the list of places with the largest increases in premiums above asking price. <a href=\"https:\/\/www.redfin.com\/city\/16163\/WA\/Seattle\">Seattle<\/a> saw a 4.1 percentage-point gain, with homes selling for 5.3% above asking price in the four weeks ending March 14, compared with 1.2% above asking price a year earlier. Next come <a href=\"https:\/\/www.redfin.com\/city\/2832\/NY\/Buffalo\">Buffalo, NY<\/a> (4-point increase to 1.7% above asking price), <a href=\"https:\/\/www.redfin.com\/city\/16409\/CA\/Sacramento\">Sacramento<\/a> (3.1-point increase to 2.7% above asking price) and <a href=\"https:\/\/www.redfin.com\/city\/15272\/RI\/Providence\">Providence, RI<\/a> (3.1-point gain to 1.1% above asking price).<\/p>\n<p><a href=\"https:\/\/www.redfin.com\/city\/17151\/CA\/San-Francisco\">San Francisco<\/a> is the only market that saw its premium decline. The typical <a href=\"https:\/\/www.redfin.com\/city\/17151\/CA\/San-Francisco\">San Francisco<\/a> home sold for 5% above its asking price in the four weeks ending March 14, down from 6.4% above a year earlier. Even with the drop, <a href=\"https:\/\/www.redfin.com\/city\/17151\/CA\/San-Francisco\">San Francisco<\/a> still has the fourth-highest premium of all the metros tracked by Redfin, as noted above.<\/p>\n<p>The average home in the <a href=\"https:\/\/www.redfin.com\/city\/11458\/FL\/Miami\">Miami<\/a> metro sold for 4% <i>below <\/i>its asking price in the four weeks ending March 14, the biggest discount of the metros tracked by Redfin. Even so, <a href=\"https:\/\/www.redfin.com\/city\/11458\/FL\/Miami\">Miami<\/a>\u2019s housing market has been <a href=\"https:\/\/www.redfin.com\/news\/west-palm-beach-miami-pandemic-real-estate\/\">hot during the pandemic<\/a>, particularly for high-end homes. Homes selling below their list price reflects market norms in the area.<\/p>\n<p><a href=\"https:\/\/www.redfin.com\/city\/11458\/FL\/Miami\">Miami<\/a> is followed by <a href=\"https:\/\/www.redfin.com\/city\/14233\/LA\/New-Orleans\">New Orleans<\/a> (2.5% below asking), <a href=\"https:\/\/www.redfin.com\/city\/15702\/PA\/Pittsburgh\">Pittsburgh<\/a> (-2%), <a href=\"https:\/\/www.redfin.com\/city\/13655\/FL\/Orlando\">Orlando<\/a> (-1.7%) and <a href=\"https:\/\/www.redfin.com\/city\/29470\/IL\/Chicago\">Chicago<\/a> (-1.6%).<\/p>\n<h3>Average premium or
