In dollar terms, California has the most real estate in jeopardy, with $628 billion of homes facing high fire risk.<\/span><\/i><\/h2>\n<p><span style=\"font-weight: 400;\">In Utah\u2014America\u2019s <\/span><a href=\"https:\/\/www.census.gov\/library\/stories\/2021\/04\/2020-census-data-release.html#:~:text=2020%20Census%20Resident%20Population&amp;text=Those%20five%20states%20%E2%80%93%20Wyoming%2C%20Vermont,%2C%20Nevada%20(Table%202).\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">fastest<\/span><\/a><span style=\"font-weight: 400;\"> growing state\u2014two of every five homes (39.4%) face high fire risk. That\u2019s a larger share than any other Western U.S. state analyzed by Redfin. Colorado and Idaho came in second and third place, with 19% and 14.4% of properties at high risk, respectively. Less than 10% of homes in the following states have high risk: Oregon, Nevada, California, Washington and Arizona.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">That\u2019s according to a Redfin analysis of county property records and risk scores from climate-data startup <a href=\"https:\/\/climatecheck.com\/\" target=\"_blank\" rel=\"noopener\">ClimateCheck<\/a>. In this report, we focus on eight of the 11 states in the contiguous U.S. West: Arizona, California, Colorado, Idaho, Nevada, Oregon, Utah and Washington. The remaining three\u2014Montana, Wyoming and New Mexico\u2014are excluded due to insufficient data, but still face substantial fire risk.<\/span><\/p>\n<p><img fetchpriority=\"high\" decoding=\"async\" class=\"alignnone wp-image-72817\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2021\/06\/new-utah-chart.png\" alt=\"\" width=\"800\" height=\"552\" srcset=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2021\/06\/new-utah-chart.png 1302w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2021\/06\/new-utah-chart-300x207.png 300w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2021\/06\/new-utah-chart-1024x707.png 1024w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2021\/06\/new-utah-chart-768x530.png 768w\" sizes=\"(max-width: 800px) 100vw, 800px\" \/><\/p>\n<p><span style=\"font-weight: 400;\">Fires have ravaged the U.S. in recent years as climate change has <\/span><a href=\"https:\/\/www.nationalgeographic.com\/science\/article\/climate-change-increases-risk-fires-western-us\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">intensified<\/span><\/a><span style=\"font-weight: 400;\">, leading to warmer temperatures, drought and shifting rain and snow patterns. Last year, 58,950 wildfires burned 10.1 million acres\u2014the second-most acreage during any year since at least 1983, <\/span><a href=\"https:\/\/www.nifc.gov\/fire-information\/statistics\/wildfires\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">according<\/span><\/a><span style=\"font-weight: 400;\"> to the National Interagency Fire Center. As of June 29, 2021, there were <a href=\"https:\/\/www.nifc.gov\/fire-information\/nfn\" target=\"_blank\" rel=\"noopener\">47<\/a> large, active fires burning across the Western U.S., 17 of which were in Arizona.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The start of this year\u2019s fire season coincides with an <\/span><a href=\"https:\/\/www.cnn.com\/2021\/06\/27\/weather\/gallery\/western-drought-heat\/index.html\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">historic<\/span><\/a> <a href=\"https:\/\/droughtmonitor.unl.edu\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">drought<\/span><\/a><span style=\"font-weight: 400;\"> and staggering <\/span><a href=\"https:\/\/www.cnn.com\/2021\/06\/28\/weather\/heat-waves-west-coast-records\/index.html\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">heat waves<\/span><\/a><span style=\"font-weight: 400;\"> that have plagued dozens of Western cities. <\/span><span style=\"font-weight: 400;\">It hit <\/span><a href=\"https:\/\/www.oregonlive.com\/weather\/2021\/06\/portland-records-all-time-high-temperature-of-113-setting-new-record-for-third-day-in-a-row.html\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">116<\/span><\/a><span style=\"font-weight: 400;\"> degrees Fahrenheit in <\/span><a href=\"https:\/\/www.redfin.com\/city\/30772\/OR\/Portland\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">Portland, OR<\/span><\/a><span style=\"font-weight: 400;\"> on Monday, which broke the previous record of 112 set on Sunday. The area and surrounding towns continued to expand as the Mormon community grew, and as the gold rush, the mining industry and the construction of a major railroad brought more people to the region.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Utah has been growing <\/span><a href=\"https:\/\/www.census.gov\/library\/stories\/2021\/04\/2020-census-data-release.html#:~:text=2020%20Census%20Resident%20Population&amp;text=Those%20five%20states%20%E2%80%93%20Wyoming%2C%20Vermont,%2C%20Nevada%20(Table%202).\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">faster<\/span><\/a><span style=\"font-weight: 400;\"> than any other U.S. state, with a population that surged 18.4% to 3.3 million from 2010 to 2020. Idaho, which also faces substantial fire risk, came in second place. More than a <\/span><a href=\"https:\/\/www.redfin.com\/news\/data-center\/migration\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">third<\/span><\/a><span style=\"font-weight: 400;\"> (35.7%) of Redfin.com home searches in the Salt Lake City metropolitan area came from outside of the metro in the first quarter, up from 26.8% a year earlier.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cSalt Lake City proper is relatively insulated from fires because it\u2019s located in a valley, but much of the mountainous area surrounding it\u2014especially the Wasatch Range to the east and the north\u2014is covered with dry vegetation that\u2019s prone to burning. A lot of people live in these mountains or right up against them,\u201d said<\/span><a href=\"https:\/\/www.redfin.com\/real-estate-agents\/ryan-aycock\" target=\"_blank\" rel=\"noopener\"> <span style=\"font-weight: 400;\">Ryan Aycock<\/span><\/a><span style=\"font-weight: 400;\">, Redfin\u2019s market manager in Salt Lake City. \u201cMany of the homes in Wasatch Range are farm communities or cabins, but there are also luxury homes at risk in <\/span><a href=\"https:\/\/www.redfin.com\/city\/15045\/UT\/Park-City\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">Park City<\/span><\/a><span style=\"font-weight: 400;\">, a resort town that\u2019s been very popular during the pandemic. Park City is a mix of vacation and primary homes, but we\u2019ve recently seen an increase of families coming in from <\/span><a href=\"https:\/\/www.redfin.com\/city\/16163\/WA\/Seattle\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">Seattle<\/span><\/a><span style=\"font-weight: 400;\">, California and New York to buy primary homes because they can work from anywhere and want to be near great skiing and hiking.\u201d<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Park City isn\u2019t alone. Other vacation and migration destinations, including <\/span><a href=\"https:\/\/www.redfin.com\/city\/1543\/OR\/Bend\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">Bend, OR<\/span><\/a><span style=\"font-weight: 400;\">, <\/span><a href=\"https:\/\/www.redfin.com\/city\/2287\/ID\/Boise\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">Boise, ID<\/span><\/a><span style=\"font-weight: 400;\"> and <\/span><a href=\"https:\/\/www.redfin.com\/neighborhood\/66715\/CA\/Truckee\/Lake-Tahoe\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">Lake Tahoe, CA<\/span><\/a><span style=\"font-weight: 400;\">, have seen scores of remote workers move in who now face fire risk.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cFor the most part, the buyers and sellers don\u2019t seem too worried about fires. They\u2019re more concerned about droughts and water shortages,\u201d Aycock said. \u201cWe\u2019ve had a lot of near misses in Utah\u2014there will be a fire warning, and then the fire isn\u2019t as bad as people feared. It\u2019s a bit of a boy-who-cried-wolf situation. A lot of folks could be caught flat-footed if a major fire does hit their community. Anyone who\u2019s considering moving to the area should read the local <\/span><a href=\"https:\/\/ffsl.utah.gov\/fire\/wildfire-community-preparedness\/community-fire-planning\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">fire planning<\/span><\/a><span style=\"font-weight: 400;\"> and evacuation guides and create their own plan of action so they\u2019re prepared when fires hit.&#8221;<\/span><\/p>\n<p><span style=\"font-weight: 400;\">About two-thirds of adults in Utah believe global warming is happening, compared with about three-quarters of adults in California, Washington and Oregon, according to a 2020 <\/span><a href=\"https:\/\/climatecommunication.yale.edu\/visualizations-data\/ycom-us\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">study<\/span><\/a><span style=\"font-weight: 400;\"> by Yale University.<\/span><\/p>\n<h2><span style=\"font-weight: 400;\">In Dollar Terms, California Has the Most Housing in Danger, With Over $600 Billion of Properties at Risk<\/span><\/h2>\n<p><span style=\"font-weight: 400;\">While Utah has the largest <\/span><i><span style=\"font-weight: 400;\">share<\/span><\/i><span style=\"font-weight: 400;\"> of properties with high fire risk, California has the most property <\/span><i><span style=\"font-weight: 400;\">value<\/span><\/i><span style=\"font-weight: 400;\"> in danger, with $628 billion worth of homes facing high fire risk. That\u2019s because home values in California are relatively high. By comparison, Utah and Colorado have about $220 billion of homes with high risk, and the remaining states in this analysis have less than $75 billion of property at risk.<\/span><\/p>\n<p><img decoding=\"async\" class=\"alignnone wp-image-72819\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2021\/06\/wildfire-value-chart-new-data.png\" alt=\"\" width=\"800\" height=\"553\" srcset=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2021\/06\/wildfire-value-chart-new-data.png 1300w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2021\/06\/wildfire-value-chart-new-data-300x207.png 300w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2021\/06\/wildfire-value-chart-new-data-1024x708.png 1024w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2021\/06\/wildfire-value-chart-new-data-768x531.png 768w\" sizes=\"(max-width: 800px) 100vw, 800px\" \/><\/p>\n<p><span style=\"font-weight: 400;\">California is also the third largest state in terms of mileage and is the <\/span><a href=\"https:\/\/www.census.gov\/data\/tables\/time-series\/dec\/density-data-text.html\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">densest<\/span><\/a><span style=\"font-weight: 400;\"> state in the West, meaning there are more homes that can burn. It has 722,743 homes with high fire risk\u2014a larger number than the other states Redfin analyzed. In 2020, California faced <\/span><a href=\"https:\/\/www.predictiveservices.nifc.gov\/intelligence\/2020_statssumm\/fires_acres20.pdf\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">10,431<\/span><\/a><span style=\"font-weight: 400;\"> fires that burned 4.1 million acres\u2014more fires and acreage than any other U.S. state. Almost <\/span><a href=\"https:\/\/fas.org\/sgp\/crs\/misc\/IF10244.pdf\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">40%<\/span><\/a><span style=\"font-weight: 400;\"> of the acreage that burned across the U.S. last year was in California.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cSellers who are in the market right now are rushing to get under contract because they know buyers may start rethinking their decisions when fire season worsens,\u201d said <\/span><a href=\"https:\/\/www.redfin.com\/real-estate-agents\/c-anderson\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">Christopher Anderson<\/span><\/a><span style=\"font-weight: 400;\">, a Redfin real estate agent in <a href=\"https:\/\/www.redfin.com\/city\/12914\/CA\/Napa\" target=\"_blank\" rel=\"noopener\">Napa, CA, <\/a>which has faced devastating wildfires in recent years. \u201cBut the truth of the matter is that once fire season ends, much of the fear fades away. We\u2019ve seen a lot of people leave the area as wildfires have intensified, but they\u2019re always replaced by new people who are willing to take the risk. style=\"font-weight: 400;\">Methodology<\/span><\/h2>\n<p><span style=\"font-weight: 400;\">Fire-risk data comes from <\/span><a href=\"https:\/\/climatecheck.com\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">ClimateCheck<\/span><\/a><span style=\"font-weight: 400;\">, whose underlying <\/span><a href=\"https:\/\/climatecheck.com\/our-methodologies\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">analysis<\/span><\/a><span style=\"font-weight: 400;\"> is based on the MC2 dynamic global vegetation model that projects the average proportion of the area surrounding a home that will burn annually. ClimateCheck assigns six different fire-risk categories to properties across the U.S.\u2014very low, low, moderate, high, very high, and extreme. For the purposes of this report, a \u201chigh-fire-risk\u201d property is one that falls into the high, very high or extreme category. <\/span><span style=\"font-weight: 400;\">The fire-risk data in this report is as of March 31, 2021.<\/span><span style=\"font-weight: 400;\">\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">We matched fire-risk data with county records for eight of the 11 states in the contiguous U.S. West. The remaining three states\u2014Montana, New Mexico and Wyoming\u2014are excluded from this analysis due to insufficient data. The value of homes at risk is the sum of the <\/span><a href=\"https:\/\/www.redfin.com\/redfin-estimate\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">Redfin Estimates<\/span><\/a><span style=\"font-weight: 400;\"> of the homes\u2019 market values as of June 25, 2021.
