{"id":73787,"date":"2022-02-02T05:00:49","date_gmt":"2022-02-02T13:00:49","guid":{"rendered":"https:\/\/www.redfin.com\/news\/?p=73787"},"modified":"2022-02-02T10:02:50","modified_gmt":"2022-02-02T18:02:50","slug":"real-estate-commissions-november-2021","status":"publish","type":"post","link":"https:\/\/www.redfin.com\/news\/real-estate-commissions-november-2021\/","title":{"rendered":"Homebuyer\u2019s Agent Commission Rate Dips to 2.63%, the Lowest Since At Least 2017"},"content":{"rendered":"<h2 style=\"font-style:italic;\">In a strong seller\u2019s market, some homeowners are realizing they can attract bidders without offering as high of a percentage to the buyer\u2019s agent.<\/h2>\n<ul>\n<li>The typical home seller pays the agent representing the buyer a fee equal to 2.63% of the sale price, down from 2.69% in 2020 and 2.75% in 2017.<\/li>\n<li>A fiercely competitive housing market is likely one reason for the decline, with sellers realizing they\u2019ll be able to attract bidders regardless of what they offer the buyer\u2019s agent.<\/li>\n<li>While the buy-side commission rate has fallen in <i>percentage<\/i> terms, it has risen in <i>dollar<\/i> terms\u2014a function of surging home prices; the typical seller pays the buyer\u2019s agent $12,415, up from $11,608 in 2020 and $9,610 in 2017.<\/li>\n<\/ul>\n<p>The typical commission paid to brokerages representing homebuyers was 2.63% of the home-sale price during the three months ending Nov. 30, 2021\u2014down from 2.69% a year earlier and the lowest rate in Redfin\u2019s records, which date back to 2017.<\/p>\n<p><img fetchpriority=\"high\" decoding=\"async\" class=\"alignnone size-full wp-image-73788\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2022\/02\/commission-percent-chart.png\" alt=\"\" width=\"1300\" height=\"899\" srcset=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2022\/02\/commission-percent-chart.png 1300w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2022\/02\/commission-percent-chart-300x207.png 300w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2022\/02\/commission-percent-chart-1024x708.png 1024w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2022\/02\/commission-percent-chart-768x531.png 768w\" sizes=\"(max-width: 1300px) 100vw, 1300px\" \/><\/p>\n<p>In a <a href=\"https:\/\/www.redfin.com\/home-selling-guide\/commission-fees-explained?&amp;utm_source=google&amp;utm_medium=ppc&amp;utm_campaign=1021085&amp;utm_term=dsa-869667171787&amp;utm_content=422781655562&amp;adgid=97533200323&amp;gclid=Cj0KCQiA34OBBhCcARIsAG32uvMus_Vf0sf3aUXs66B7bWwZKF0vdz2E8_AfyHCpn1NLGQ8juEekiQEaAsY3EALw_wcB&amp;gclsrc=aw.ds\" target=\"_blank\" rel=\"noopener\">typical<\/a> home sale transaction, the seller covers the cost of the fees of both their agent and the buyer\u2019s agent. The total commission rate has <a href=\"https:\/\/www.bankrate.com\/real-estate\/real-estate-commissions-fall\/\" target=\"_blank\" rel=\"noopener\">hovered<\/a> around 5% for the past two decades, with about half paid to the seller\u2019s agent and half to the buyer\u2019s agent. That\u2019s down from a total of around 6% in the 1990s. This report focuses on the portion of the fee paid to the buyer\u2019s agent.<\/p>\n<h3>Seller Independence, Fierce Competition May Be Contributing to the Falling Commission Rate<\/h3>\n<p>Some sellers are offering lower commissions because they\u2019ve become less reliant on the buyer\u2019s agent to bring in buyers, Redfin agents say. Nearly all homebuyers (95%) searched for a home online last year, and they were twice as likely to have searched online than contacted an agent as the first step in their homebuying process, a <a href=\"https:\/\/cdn.nar.realtor\/sites\/default\/files\/documents\/2021-highlights-from-the-profile-of-home-buyers-and-sellers-11-11-2021.pdf\" target=\"_blank\" rel=\"noopener\">report<\/a> from the National Association of Realtors (NAR) found. Today\u2019s <a href=\"https:\/\/www.redfin.com\/news\/real-estate-bidding-wars-december-2021\" target=\"_blank\" rel=\"noopener\">competitive<\/a> housing market may be accelerating the decline in the buy-side commission rate, with sellers and their agents realizing they\u2019ll likely be able to find a buyer regardless of the commission they offer to the buyer\u2019s agent.<\/p>\n<p>\u201cWe\u2019re experiencing a historic <a href=\"https:\/\/www.redfin.com\/news\/home-sales-down-11-pct\/\" target=\"_blank\" rel=\"noopener\">shortage<\/a> of houses for sale. Sellers know their home is a hot commodity and will likely attract multiple offers no matter what, so they\u2019ve started offering the buyer\u2019s agents a 2% or 2.5% fee instead of 3%,\u201d said <a href=\"https:\/\/www.redfin.com\/real-estate-agents\/joe-hunt\" target=\"_blank\" rel=\"noopener\">Joe Hunt<\/a>, Redfin\u2019s market manager in <a href=\"https:\/\/www.redfin.com\/city\/14240\/AZ\/Phoenix\">Phoenix<\/a>. \u201cWhy would you offer 3% when you know you could offer less and sell your home for the same price?\u201d<\/p>\n<p>Owners of homes priced $500,000 and below are most likely to offer a lower fee to the buyer\u2019s agent, as properties in this price range are the most sought after, Hunt added.<\/p>\n<p>With <a href=\"https:\/\/www.wsj.com\/articles\/new-realtors-pile-into-hot-housing-market-most-find-it-tough-going-11616328002\" target=\"_blank\" rel=\"noopener\">more<\/a> real-estate agents than homes for sale, agents are also likely competing with one another for clients by accepting lower fees.<\/p>\n<p>Another factor at play is <a href=\"https:\/\/www.redfin.com\/news\/real-estate-commissions-2021\/\" target=\"_blank\" rel=\"noopener\">increasing transparency<\/a>. Some real estate websites, including Redfin, last year started publishing buyer\u2019s agent commission rates in select markets. In November, NAR <a href=\"https:\/\/www.nar.realtor\/newsroom\/nar-announces-new-guidance-that-reinforces-greater-transparency-for-consumers\" target=\"_blank\" rel=\"noopener\">passed a policy<\/a> requiring multiple listing services to allow brokerages and agents to display buyer\u2019s agent commissions on their websites, which will bring commission transparency to even more markets in 2022. Consequently, more consumers may discover that some home sellers and home-selling companies (iBuyers) are <i>already<\/i> paying lower commissions, and follow suit.<\/p>\n<p>Additionally, the real estate industry has been facing scrutiny over the way commissions are paid. The Department of Justice has an open probe into real estate industry practices and two consumer class action suits are making their way through the courts. The plaintiffs claim that NAR\u2019s policy requiring listing brokerages to offer compensation to buyers\u2019 brokerages in order to market homes in the MLS has limited competition and resulted in sellers paying high fees. <\/p>\n<p>\u201cThe lawsuits and DOJ investigation are not currently having a major influence on commission rates, but the industry is watching closely to see whether they could result in buyers becoming responsible for paying their own agents,\u201d Redfin Chief Economist <a href=\"https:\/\/www.redfin.com\/news\/author\/darylfairweather\/\" target=\"_blank\" rel=\"noopener\">Daryl Fairweather<\/a> said. \u201cIf that happens, buyers will likely be much more eager to negotiate commissions.\u201d<\/p>\n<h3>In Dollar Terms, Commissions Earned by Buyers\u2019 Agents Have Climbed<\/h3>\n<p>While the average commission <i>rate<\/i> has been declining, the dollar value of buy-side commissions has been on the rise. At $12,415, the average commission fee a buyer\u2019s agent received during the three months ending Nov. 30 was up 6.9% from a year earlier and up 29.2% from the same period in 2017. That\u2019s a function of rising home prices. The median sale price of U.S. homes <a href=\"https:\/\/www.redfin.com\/news\/november-new-low-for-home-inventory\/\" target=\"_blank\" rel=\"noopener\">surged<\/a> 15% year over year to $383,100 in November, marking the 16th-straight month of double-digit price gains.<img decoding=\"async\" class=\"alignnone size-full wp-image-73789\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2022\/02\/commissions-dollar-chart.png\" alt=\"\" width=\"1300\" height=\"899\" srcset=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2022\/02\/commissions-dollar-chart.png 1300w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2022\/02\/commissions-dollar-chart-300x207.png 300w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2022\/02\/commissions-dollar-chart-1024x708.png 1024w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2022\/02\/commissions-dollar-chart-768x531.png 768w\" sizes=\"(max-width: 1300px) 100vw, 1300px\" \/><\/p>\n<p>\u201cOne might think the surge in home prices that\u2019s driving up commissions in dollar terms is also what\u2019s causing sellers to offer lower commission in percentage terms, but that\u2019s likely not the case,\u201d Fairweather said. \u201cInstead, sellers are probably offering lower commission rates because they realize that a well-priced home in this extreme seller\u2019s market will likely attract buyers on its own.\u201d<\/p>\n<p>Fairweather continued: \u201cWith home prices so high, the seller, their agent and the buyer\u2019s agent are splitting a pie of funds that\u2019s bigger than ever. So even though the buyer\u2019s agent is technically getting a smaller share of the pie, their check is 6.9% bigger than it was a year ago. That could change if home prices start to level off.\u201d<\/p>\n<h3>Indianapolis, Riverside and Phoenix Have Seen Among the Largest Drops in Buy-Side Commission Rates<\/h3>\n<p>Of the 100 most populous U.S. metropolitan areas, there were only 32 for which there was sufficient commissions data. This section focuses on those metros. To see a table with the full data for all 32 metros, scroll down to the bottom of this report.<\/p>\n<p>In <a href=\"https:\/\/www.redfin.com\/city\/9170\/IN\/Indianapolis\">Indianapolis<\/a>, the average commission rate during the three months ending Nov. 30 was 2.85%, down 0.21 percentage points. <a href=\"https:\/\/www.redfin.com\/city\/9170\/IN\/Indianapolis\">Indianapolis<\/a> tied for the biggest drop with <a href=\"https:\/\/www.redfin.com\/city\/15935\/CA\/Riverside\">Riverside, CA<\/a> and <a href=\"https:\/\/www.redfin.com\/city\/14240\/AZ\/Phoenix\">Phoenix<\/a>, which also saw 0.21-percentage-point declines. Next came <a href=\"https:\/\/www.redfin.com\/city\/517\/CA\/Anaheim\">Anaheim, CA<\/a>, down 0.14 percentage points, followed by <a href=\"https:\/\/www.redfin.com\/city\/30756\/GA\/Atlanta\">Atlanta<\/a> and <a href=\"https:\/\/www.redfin.com\/city\/13201\/NJ\/New-Brunswick\">New Brunswick, NJ<\/a>, both with declines of 0.12 percentage points.<\/p>\n<p>While sky-high homebuyer competition is likely the main factor giving sellers the confidence to offer lower commissions in <a href=\"https:\/\/www.redfin.com\/city\/14240\/AZ\/Phoenix\">Phoenix<\/a>, the presence of iBuying businesses could also be a factor, according to Hunt. <a href=\"https:\/\/www.redfin.com\/city\/14240\/AZ\/Phoenix\">Phoenix<\/a> is one of the <a href=\"https:\/\/www.redfin.com\/news\/ibuyer-real-estate-q1-2021\/\" target=\"_blank\" rel=\"noopener\">largest<\/a> markets for home-selling companies known as iBuyers, which have been experimenting with paying lower commissions to trim costs.\u00a0<\/p>\n<p>iBuyers purchase houses from homeowners in quick cash transactions, make any necessary improvements, and then resell them. When an iBuyer resells a home, it pays a commission to the buyer\u2019s agent, just like an individual home seller does. In <a href=\"https:\/\/www.redfin.com\/city\/14240\/AZ\/Phoenix\">Phoenix<\/a>, iBuyers paid a 2.28% average commission in the third quarter of 2021, down from 2.57% a year earlier. Over the same period, the average buy-side commission rate in <a href=\"https:\/\/www.redfin.com\/city\/14240\/AZ\/Phoenix\">Phoenix<\/a> overall fell to 2.54% from 2.77%. The decline in commissions paid by iBuyers may be one factor putting downward pressure on the overall commission rate in markets like <a href=\"https:\/\/www.redfin.com\/city\/14240\/AZ\/Phoenix\">Phoenix<\/a>, Hunt said.\u00a0<\/p>\n<p><a href=\"https:\/\/www.redfin.com\/city\/29470\/IL\/Chicago\">Chicago<\/a> was the only metro in this analysis that saw an increase in the commission rate; the typical seller paid the buyer\u2019s agent a commission equal to 2.47% of the sale price during the three months ending Nov. 30, up 0.1 percentage point from a year earlier.<\/p>\n<h3>New York and Massachusetts Have Relatively Low Commission Rates<\/h3>\n<p>In <a href=\"https:\/\/www.redfin.com\/county\/1974\/NY\/Nassau-County\">Nassau County, NY<\/a>, home sellers paid a 1.98% average commission to the buyer\u2019s agent during the three months ending Nov. 30\u2014the lowest rate among the 32 metros in this analysis. <a href=\"https:\/\/www.redfin.com\/county\/1974\/NY\/Nassau-County\">Nassau County<\/a> was the only metro with an average commission rate below 2%. Next came <a href=\"https:\/\/www.redfin.com\/city\/1826\/MA\/Boston\">Boston<\/a> (2.21%), <a href=\"https:\/\/www.redfin.com\/city\/15935\/CA\/Riverside\">Riverside<\/a> (2.22%), <a href=\"https:\/\/www.redfin.com\/city\/517\/CA\/Anaheim\">Anaheim<\/a> (2.25%) and <a href=\"https:\/\/www.redfin.com\/city\/13201\/NJ\/New-Brunswick\">New Brunswick<\/a> (2.3%).<\/p>\n<p>\u201cIn <a href=\"https:\/\/www.redfin.com\/city\/30749\/NY\/New-York\">New York<\/a>, Massachusetts and a handful of other states, the law <a href=\"https:\/\/gpslawnc.com\/law-firm-blog\/do-i-need-a-real-estate-attorney\/\" target=\"_blank\" rel=\"noopener\">requires<\/a> real estate attorneys to preside over home closings,\u201d Fairweather said. \u201cThat means the buyer\u2019s agent has less responsibility in some cases, which may be one factor contributing to lower buy-side commissions in these states.\u201d<\/p>\n<p>At 2.94%, <a href=\"https:\/\/www.redfin.com\/city\/35751\/MO\/Kansas-City\">Kansas City, MO<\/a> and <a href=\"https:\/\/www.redfin.com\/city\/4664\/OH\/Columbus\">Columbus, OH<\/a> had the highest commission rates of the 32 metros in this analysis. Next came <a href=\"https:\/\/www.redfin.com\/city\/30818\/TX\/Austin\">Austin, TX<\/a> (2.92%), <a href=\"https:\/\/www.redfin.com\/city\/20418\/VA\/Virginia-Beach\">Virginia Beach, VA<\/a> (2.91%), <a href=\"https:\/\/www.redfin.com\/city\/8903\/TX\/Houston\">Houston<\/a> (2.90%) and <a href=\"https:\/\/www.redfin.com\/city\/30794\/TX\/Dallas\">Dallas<\/a> (2.88%).<\/p>\n<h3>Buy-Side Commission The national commission rate was calculated by averaging the commission rate for each MLS sale in the U.S. For the metro-level breakdown, we analyzed the 100 most populous U.S. metro areas and focused on the 32 that had at least four years of sufficient buy-side commissions data.
