Austin\u2019s $103 billion gain is roughly equal to the GDP of Ecuador.<\/i><\/li>\n<li><i>Rural and suburban U.S. homes both saw total home value rise about 20%, outpacing growth in cities as remote workers continued to seek space and affordability.<\/i><\/li>\n<li><i>The total value of single-family homes climbed 20%, outperforming condos and townhouses.<\/i><\/li>\n<li><i>Neighborhoods that are majority Black, white, Asian or Hispanic all saw total home value jump around 18%\u2014a change from previous years, in which there were larger gaps between groups.<\/i><\/li>\n<li><i>Millennial homeowners reaped a larger rise in home value than any other age group as the generation took up a larger share of the housing market.<\/i><\/li>\n<li><i>Areas with high fire risk experienced a 24% rise in home value despite the increasing frequency of wildfires.<\/i><\/li>\n<\/ul>\n<p>The total value of U.S. homes surged 18.6% ($6 trillion) over the past year\u2014to a record $38.6 trillion in December 2021 from $32.6 trillion in December 2020\u2014as housing prices continued to climb amid a severe shortage of homes for sale. The Redfin Housing Value Index goes back to the year 2000, meaning the year-over-year growth figures in this report go back to 2001.<\/p>\n<p>This report estimates the total value of U.S. homes, not home prices or homeowner equity\u2014though rising home prices have contributed to the increase in total home value.<\/p>\n<p>Home prices have skyrocketed during the pandemic as low mortgage rates, remote work and a soaring stock market have fueled a swell in homebuyer demand amid an ongoing housing shortage. December <a href=\"https:\/\/www.redfin.com\/news\/home-sales-down-11-pct\/\" target=\"_blank\" rel=\"noopener\">marked<\/a> the 17th-straight month of double-digit price gains, while the number of homes for sale sunk to a record low.<\/p>\n<p>\u201cThe surge in housing values during the pandemic has widened the gap between homeowners and renters in America. Homeowners have seen their wealth increase significantly over the past year, while renters have missed out on those gains and are now grappling with <a href=\"https:\/\/www.redfin.com\/news\/redfin-rental-report-december-2021\/\" target=\"_blank\" rel=\"noopener\">rent inflation<\/a>,\u201d said Redfin Chief Economist <a href=\"https:\/\/www.redfin.com\/news\/author\/darylfairweather\/\" target=\"_blank\" rel=\"noopener\">Daryl Fairweather<\/a>. \u201cThe silver lining is that housing values didn\u2019t just climb in large affluent cities. Homeowners in rural America, who don\u2019t normally see substantial home-value increases, also reaped the benefits of a booming housing market.\u201d<\/p>\n<h3>Housing-Market Value Surges Most in Migration Hot Spots Including Austin and Phoenix<\/h3>\n<p>The total value of homes in <a href=\"https:\/\/www.redfin.com\/city\/30818\/TX\/Austin\">Austin<\/a> surged 39.2% year over year to $365.9 billion in December\u2014the largest gain among the 100 most populous U.S. metropolitan areas. The $103 billion increase in the Texas capitol is roughly equal to the 2020 <a href=\"https:\/\/data.worldbank.org\/indicator\/NY.GDP.MKTP.CD?most_recent_value_desc=true\" target=\"_blank\" rel=\"noopener\">GDP<\/a> of Ecuador. Next came <a href=\"https:\/\/www.redfin.com\/city\/2654\/FL\/Cape-Coral\">Cape Coral, FL<\/a> (36.9%), <a href=\"https:\/\/www.redfin.com\/city\/8694\/MI\/Grand-Rapids\">Grand Rapids, MI<\/a> (33.1%), <a href=\"https:\/\/www.redfin.com\/city\/14240\/AZ\/Phoenix\">Phoenix<\/a> (32.8%) and Boise, ID (32.8%). Rounding out the top 10 were <a href=\"https:\/\/www.redfin.com\/city\/12742\/FL\/North-Port\">North Port<\/a>-Sarasota, FL (31.9%), <a href=\"https:\/\/www.redfin.com\/city\/35711\/NC\/Raleigh\">Raleigh, NC<\/a> (29.4%), <a href=\"https:\/\/www.redfin.com\/city\/10201\/NV\/Las-Vegas\">Las Vegas<\/a> (29.1%), <a href=\"https:\/\/www.redfin.com\/city\/17150\/UT\/Salt-Lake-City\">Salt Lake City<\/a> (28.4%) and <a href=\"https:\/\/www.redfin.com\/city\/18142\/FL\/Tampa\">Tampa, FL<\/a> (28.3%).<\/p>\n<p>Homebuyers have flocked to Sun Belt states during the pandemic as remote work has allowed them to prioritize affordability over proximity to the office. <a href=\"https:\/\/www.redfin.com\/city\/14240\/AZ\/Phoenix\">Phoenix<\/a>, <a href=\"https:\/\/www.redfin.com\/city\/10201\/NV\/Las-Vegas\">Las Vegas<\/a>, <a href=\"https:\/\/www.redfin.com\/city\/18142\/FL\/Tampa\">Tampa<\/a>, <a href=\"https:\/\/www.redfin.com\/city\/2654\/FL\/Cape-Coral\">Cape Coral<\/a> and <a href=\"https:\/\/www.redfin.com\/city\/12742\/FL\/North-Port\">North Port<\/a> have consistently been among the hottest spots for homebuyers looking to relocate during the pandemic. In the fourth quarter, all five made Redfin\u2019s <a href=\"https:\/\/www.redfin.com\/news\/q4-2021-housing-migration-trends\/\">top 10 list<\/a> of migration destinations, which is based on net inflow\u2014a measure of how many more Redfin.com home searchers looked to move into a metro than leave. <a href=\"https:\/\/www.redfin.com\/city\/30818\/TX\/Austin\">Austin<\/a> has been knocked out of the top 10 in recent months as many house hunters have found themselves priced out.<\/p>\n<p>Out-of-towners moving to <a href=\"https:\/\/www.redfin.com\/city\/30818\/TX\/Austin\">Austin<\/a> tend to pay more for homes than locals, which has boosted housing prices in the metro overall as people from more expensive cities like <a href=\"https:\/\/www.redfin.com\/city\/17151\/CA\/San-Francisco\">San Francisco<\/a> and <a href=\"https:\/\/www.redfin.com\/city\/30749\/NY\/New-York\">New York<\/a> have moved in. A July Redfin <a href=\"https:\/\/www.redfin.com\/news\/out-of-town-buyers-expensive-homes\/\" target=\"_blank\" rel=\"noopener\">report<\/a> found that the typical home purchased by out-of-towners in <a href=\"https:\/\/www.redfin.com\/city\/30818\/TX\/Austin\">Austin<\/a> sells for $470,000, versus $447,500 for locals.<\/p>\n<p>With home prices surging across the Sun Belt, Fairweather <a href=\"https:\/\/www.redfin.com\/news\/housing-market-predictions-2022\/\" target=\"_blank\" rel=\"noopener\">predicts<\/a> homebuyers will increasingly start moving to more affordable northern cities like <a href=\"https:\/\/www.redfin.com\/city\/9170\/IN\/Indianapolis\">Indianapolis<\/a>, <a href=\"https:\/\/www.redfin.com\/city\/4664\/OH\/Columbus\">Columbus, OH<\/a> and Harrisburg, PA.<\/p>\n<p><a href=\"https:\/\/www.redfin.com\/city\/16661\/MO\/St-Louis\">St. Louis<\/a> was the only metro in this analysis that saw a decline, with total home value falling 2.1% to $184.8 billion. The metros with the smallest increases were all in the East or Midwest: <a href=\"https:\/\/www.redfin.com\/city\/245\/NY\/Albany\">Albany, NY<\/a> (7.3%), <a href=\"https:\/\/www.redfin.com\/city\/29470\/IL\/Chicago\">Chicago<\/a> (7.5%), <a href=\"https:\/\/www.redfin.com\/city\/12839\/DC\/Washington-DC\">Washington, D.C.<\/a> (8.8%), <a href=\"https:\/\/www.redfin.com\/city\/15702\/PA\/Pittsburgh\">Pittsburgh<\/a> (9%), <a href=\"https:\/\/www.redfin.com\/city\/7735\/MD\/Frederick\">Frederick, MD<\/a> (9.1%), <a href=\"https:\/\/www.redfin.com\/city\/15502\/PA\/Philadelphia\">Philadelphia<\/a> (9.4%), <a href=\"https:\/\/www.redfin.com\/city\/35759\/WI\/Milwaukee\">Milwaukee<\/a> (9.7%), <a href=\"https:\/\/www.redfin.com\/city\/1073\/MD\/Baltimore\">Baltimore<\/a> (10.3%) and <a href=\"https:\/\/www.redfin.com\/city\/16162\/NY\/Rochester\">Rochester, NY<\/a> (10.3%). Many of these metros have relatively little new construction, which could be contributing to the relatively small increases in total home value.<\/p>\n<p>\u201c<a href=\"https:\/\/www.redfin.com\/city\/16661\/MO\/St-Louis\">St. Louis<\/a> doesn\u2019t typically see big jumps in home prices. That\u2019s the way it has been historically, and that\u2019s how it is now,\u201d said local Redfin real estate agent <a href=\"https:\/\/www.redfin.com\/real-estate-agents\/kevin-barnett\" target=\"_blank\" rel=\"noopener\">Kevin Barnett<\/a>. \u201cWe\u2019ve seen more folks migrate here during the pandemic, but we\u2019ve also seen out-migration. The city is also predominantly older homes that need work. In the past, that meant they wouldn\u2019t sell very easily, though we\u2019re starting to see them sell for higher prices.\u201d<\/p>\n<p><a href=\"https:\/\/www.redfin.com\/city\/16661\/MO\/St-Louis\">St. Louis<\/a> also experienced record\u00a0 home-value growth in 2020, which may be another reason for the year-over-year decline at the end of 2021.<\/p>\n<p>Scroll to the bottom of this report for a table that details home-value gains in each of the 100 most populous metro areas.<\/p>\n<h3>Rural Areas and Suburbs See Nearly 20% Gain in Total Home Value, Outpacing Cities<\/h3>\n<p>The total value of rural homes rose 19.5% year over year to a total of $4.2 trillion in December. By comparison, the value of suburban homes climbed 19.2% to $22.2 trillion and the value of urban homes increased 15% to 10.7 trillion.<\/p>\n<p><img decoding=\"async\" class=\"alignnone wp-image-73800\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2022\/02\/rural-urban.png\" alt=\"\" width=\"800\" height=\"554\" srcset=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2022\/02\/rural-urban.png 1302w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2022\/02\/rural-urban-300x208.png 300w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2022\/02\/rural-urban-1024x709.png 1024w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2022\/02\/rural-urban-768x532.png 768w\" sizes=\"(max-width: 800px) 100vw, 800px\" \/><\/p>\n<p>While cities have been <a href=\"https:\/\/www.redfin.com\/news\/urban-single-family-homes-price-growth\/\" target=\"_blank\" rel=\"noopener\">bouncing back<\/a> from a coronavirus slowdown, rural and suburban areas remain more popular than they were before the pandemic as remote workers continue to seek extra space and relative affordability.<\/p>\n<h3>Single-Family Homes See 20% Jump in Value as Americans Seek Space During Pandemic<\/h3>\n<p>The total value of single-family homes climbed 19.6% year over year to $29.2 trillion in December. That said, condo demand has started to <a href=\"https:\/\/www.redfin.com\/news\/condo-comeback-selling-above-asking-price\/\" target=\"_blank\" rel=\"noopener\">rebound<\/a> as cities have bounced back and buyers have found themselves priced out of the single-family home market due to surging housing values.<\/p>\n<h3>Millennials Reap 34% Gain in Home Value\u2014More Than Other Generations<\/h3>\n<p>The total value of homes owned by millennials grew 34.3% year over year to a total of $4.6 trillion in the third quarter of 2021\u2014the most recent period for which data was available. By comparison, the value of homes owned by Generation X rose 20% to $11.9 trillion and the value of homes owned by baby boomers increased 11.9% to $15.9 trillion. Many of them bought their first home in 2020\u2014when housing values began to skyrocket\u2014which meant they saw significant wealth gains during their first year of homeownership.<\/p>\n<h3>Black, White, Asian and Hispanic Neighborhoods All See Housing-Value Gains of Roughly 18%<\/h3>\n<p>The total value of homes in neighborhoods that are majority Native Hawaiian and other Pacific Islander rose 25.9% year over year in December. By comparison, majority white neighborhoods saw a 17.9% increase and majority Black neighborhoods experienced a 17.1% gain. That\u2019s different from previous years, in which there were larger gaps between groups.<\/p>\n<p>\u201cThe pandemic has been somewhat of an equalizer when it comes to housing-market-value gains, at least on a percentage basis,\u201d Fairweather said. \u201cThat\u2019s a positive for some groups, including Asian homeowners, who last year reaped a large gain after seeing one of the smallest increases the year before. But it also poses challenges for renters in those groups, who may now be priced out of homeownership.\u201d<\/p>\n<h3>High-Fire Risk Homes Are Worth 24% More Than a Year Ago<\/h3>\n<p>The total value of homes in areas with high fire risk rose 24% year over year in December. By comparison, the value of homes in areas with high drought, heat and flood risk climbed about 21%. Areas with high storm risk saw a 17% increase. rel=\"noopener\"><span style=\"font-weight: 400;\">Redfin Estimate<\/span><\/a><span style=\"font-weight: 400;\">, public records and MLS data to estimate the current and historical value of more than 85 million single-family homes, condos, townhouses and multifamily properties in the U.S. Current values (December 2021) were calculated using the Redfin Estimate, which is available<\/span><span style=\"font-weight: 400;\"> in <\/span><a href=\"https:\/\/www.redfin.com\/redfin-estimate\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">most but not all<\/span><\/a><span style=\"font-weight: 400;\"> parts of the U.S. Historical values were imputed using public records and MLS data on price per square foot trends by zip code <\/span><span style=\"font-weight: 400;\">(or city, county, or state when zip-code data is insufficient). <\/span><span style=\"font-weight: 400;\">The Redfin Home Value Index includes both existing homes and new-construction homes, and dates back to the year 2000. Homes are not added to the index until they are first built or sold.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Homes are determined to be rural, suburban or urban based on categories for the census tract of the property from the U.S. Department of Housing and Urban Development (HUD). HUD has<\/span><a href=\"https:\/\/www.huduser.gov\/portal\/AHS-neighborhood-description-study-2017.html#overview-tab\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\"> a model<\/span><\/a><span style=\"font-weight: 400;\"> that describes neighborhood types based on responses to the 2017 American Housing Survey.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Home values by race or ethnicity are based on a classification of the home\u2019s census tract. We classified a census tract as Black, Hispanic\/Latino, Asian, American Indian and Alaskan Native, Native Hawaiian and Other Pacific Islander, white, or two or more races if more than 50% of owner-occupied households were owned by Black, Hispanic\/Latino, Asian, American Indian and Alaskan Native, Native Hawaiian and Other Pacific Islander, white, or two or more races from 2015 through 2019, according to owner-occupied household race data from the five-year American Community Survey. A census tract was classified as mixed race if no race had a greater than 50% of the owner-occupied household share in the tract.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Home values by generation are based on the <\/span><span style=\"font-weight: 400;\">Distributional Financial Accounts <\/span><a href=\"https:\/\/www.federalreserve.gov\/releases\/z1\/dataviz\/dfa\/distribute\/chart\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">data<\/span><\/a><span style=\"font-weight: 400;\"> from the Federal Reserve.<\/span><span style=\"font-weight: 400;\">Home values by climate risk are aggregated according to the climate-risk category they fall under. Climate-risk data for drought, fire, flood, heat, and storm comes from <\/span><a href=\"https:\/\/climatecheck.com\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">ClimateCheck<\/span><\/a><span style=\"font-weight: 400;\">, which assigns six different climate-risk categories to properties across the U.S.\u2014very low, low, moderate, high, very high and extreme. For this report, a \u201chigh-risk\u201d property is one that falls into the high, very high, or extreme category\u2014a score greater than 50. A \u201clow-risk\u201d property is one that falls into the very low, low or moderate category\u2014a score of 50 or less.
