The biggest jump was in Anaheim, where 55% of homes were worth $1 million or more in February, up from 27% two years earlier. As expensive homes take up a larger chunk of the housing market, many Americans are getting priced out.<\/h3>\n<p>Nationwide, a record 8.2% of U.S. homes (6 million) were valued at $1 million or more in February. That\u2019s up from 4.8% (3.5 million) two years earlier, just before the coronavirus was declared a pandemic. The Bay Area led the way, with nearly nine out of 10 properties in both <a href=\"https:\/\/www.redfin.com\/city\/17151\/CA\/San-Francisco\">San Francisco<\/a> and <a href=\"https:\/\/www.redfin.com\/city\/17420\/CA\/San-Jose\">San Jose<\/a> falling into the $1 million-plus category. Meanwhile, the biggest increase was in <a href=\"https:\/\/www.redfin.com\/city\/517\/CA\/Anaheim\">Anaheim, CA<\/a>, where the share of homes worth at least $1 million nearly doubled to 55%.<img fetchpriority=\"high\" decoding=\"async\" class=\"alignnone size-full wp-image-73979\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2022\/03\/mfer.png\" alt=\"\" width=\"1600\" height=\"1200\" srcset=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2022\/03\/mfer.png 1600w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2022\/03\/mfer-300x225.png 300w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2022\/03\/mfer-1024x768.png 1024w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2022\/03\/mfer-768x576.png 768w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2022\/03\/mfer-1536x1152.png 1536w\" sizes=\"(max-width: 1600px) 100vw, 1600px\" \/><\/p>\n<p>This analysis uses the Redfin Housing Value Index\u2014a model that incorporates the <a href=\"https:\/\/www.redfin.com\/redfin-estimate\" target=\"_blank\" rel=\"noopener\">Redfin Estimate<\/a>, public records and MLS data to estimate the current and historical value of more than 85 million properties in the U.S. The figures in this report represent February 2022, unless otherwise noted. See the end of this report for a detailed methodology.<\/p>\n<p>Home values go up over time, so it makes sense that million-dollar homes would take up an increasingly large chunk of the housing stock. But their slice of the pie has grown especially rapidly during the pandemic amid a surge in home prices and buyer <a href=\"https:\/\/www.redfin.com\/news\/real-estate-bidding-wars-january-2022\/\" target=\"_blank\" rel=\"noopener\">competition<\/a>. Prices have skyrocketed because housing demand has far outpaced supply as scores of Americans have moved to take advantage of record-low mortgage rates and remote work.<\/p>\n<p>During the four weeks <a href=\"https:\/\/www.redfin.com\/news\/housing-market-update-home-prices-new-record-rates-fall\/\" target=\"_blank\" rel=\"noopener\">ending<\/a> Feb. 27, the number of homes for sale plummeted 50% from two years earlier to an all-time low of 456,000. That helped fuel a 33% rise in the median U.S. home-sale price, which hit a record high of $363,975.<\/p>\n<p>\u201cThe surge in housing values has turned many homeowners into millionaires, but has pushed homeownership out of reach for a lot of other Americans,\u201d said Redfin Deputy Chief Economist <a href=\"https:\/\/www.redfin.com\/news\/author\/taylormarr\/\" target=\"_blank\" rel=\"noopener\">Taylor Marr<\/a>. \u201cIncomes have <a href=\"https:\/\/www.wsj.com\/articles\/young-workers-rake-in-biggest-wage-gains-in-tight-labor-market-11646044201\" target=\"_blank\" rel=\"noopener\">increased<\/a>, but not as fast as home prices, which means many people are stuck renting or have to move somewhere more affordable if they want to buy a home.\u201d<\/p>\n<h3>7 of the Top 10 Metros for $1 Million-Plus Homes Are In California<\/h3>\n<p>In <a href=\"https:\/\/www.redfin.com\/city\/17151\/CA\/San-Francisco\">San Francisco<\/a>, 88.7% of homes were worth at least $1 million in February\u2014the highest share among the 100 most populous U.S. metropolitan areas. Next came five more California metros: <a href=\"https:\/\/www.redfin.com\/city\/17420\/CA\/San-Jose\">San Jose<\/a> (85.9%), <a href=\"https:\/\/www.redfin.com\/city\/517\/CA\/Anaheim\">Anaheim<\/a> (55.3%), <a href=\"https:\/\/www.redfin.com\/city\/13654\/CA\/Oakland\">Oakland<\/a> (55.1%), <a href=\"https:\/\/www.redfin.com\/city\/16904\/CA\/San-Diego\">San Diego<\/a> (40.4%) and <a href=\"https:\/\/www.redfin.com\/city\/11203\/CA\/Los-Angeles\">Los Angeles<\/a> (38.5%). Rounding out the top 10 were <a href=\"https:\/\/www.redfin.com\/city\/34945\/HI\/Honolulu\">Honolulu<\/a> (37.1%), <a href=\"https:\/\/www.redfin.com\/city\/16163\/WA\/Seattle\">Seattle<\/a> (36.5%), <a href=\"https:\/\/www.redfin.com\/city\/30749\/NY\/New-York\">New York<\/a> (32.1%) and <a href=\"https:\/\/www.redfin.com\/city\/14141\/CA\/Oxnard\">Oxnard, CA<\/a> (31.2%).<img decoding=\"async\" class=\"alignnone size-full wp-image-73980\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2022\/03\/CHART-2.png\" alt=\"\" width=\"1600\" height=\"1200\" srcset=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2022\/03\/CHART-2.png 1600w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2022\/03\/CHART-2-300x225.png 300w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2022\/03\/CHART-2-1024x768.png 1024w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2022\/03\/CHART-2-768x576.png 768w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2022\/03\/CHART-2-1536x1152.png 1536w\" sizes=\"(max-width: 1600px) 100vw, 1600px\" \/><\/p>\n<p><a href=\"https:\/\/www.redfin.com\/city\/517\/CA\/Anaheim\">Anaheim<\/a> and <a href=\"https:\/\/www.redfin.com\/city\/13654\/CA\/Oakland\">Oakland<\/a> passed the 50% threshold for the first time in 2021 as housing values soared, while <a href=\"https:\/\/www.redfin.com\/city\/11203\/CA\/Los-Angeles\">Los Angeles<\/a>, <a href=\"https:\/\/www.redfin.com\/city\/16904\/CA\/San-Diego\">San Diego<\/a> and <a href=\"https:\/\/www.redfin.com\/city\/34945\/HI\/Honolulu\">Honolulu<\/a> passed the 33% mark for the first time. <a href=\"https:\/\/www.redfin.com\/city\/16163\/WA\/Seattle\">Seattle<\/a> crossed the one-third threshold for the first time in January 2022.<\/p>\n<p>The Bay Area has long been the most expensive place to buy a home in the U.S., and has become even less affordable during the pandemic. The median sale price in both <a href=\"https:\/\/www.redfin.com\/city\/17151\/CA\/San-Francisco\">San Francisco<\/a> and <a href=\"https:\/\/www.redfin.com\/city\/17420\/CA\/San-Jose\">San Jose<\/a> was <a href=\"https:\/\/www.redfin.com\/news\/newly-listed-homes-in-short-supply-down-12-in-january\/\" target=\"_blank\" rel=\"noopener\">$1.4 million<\/a> as of January, up 5% and 13% year over year, respectively. While prices in <a href=\"https:\/\/www.redfin.com\/city\/17151\/CA\/San-Francisco\">San Francisco<\/a> have climbed at a slower clip than the country as a whole, it\u2019s notable that the area continues to see price gains despite an <a href=\"https:\/\/www.redfin.com\/news\/january-2022-housing-migration-trends\/\" target=\"_blank\" rel=\"noopener\">exodus<\/a> of residents.<\/p>\n<h3>$1 Million Is Still Considered Ultra-Luxury in Elgin, IL and El Paso, TX<\/h3>\n<p>In <a href=\"https:\/\/www.redfin.com\/city\/29477\/IL\/Elgin\">Elgin, IL<\/a>, just 0.1% of homes were worth $1 million or more in February, a lower share than any other metro Redfin analyzed. Next came <a href=\"https:\/\/www.redfin.com\/city\/6171\/TX\/El-Paso\">El Paso, TX<\/a>, Columbia, SC, <a href=\"https:\/\/www.redfin.com\/city\/11570\/TX\/McAllen\">McAllen, TX<\/a>, <a href=\"https:\/\/www.redfin.com\/city\/5413\/OH\/Dayton\">Dayton, OH<\/a> and <a href=\"https:\/\/www.redfin.com\/city\/2832\/NY\/Buffalo\">Buffalo, NY<\/a>\u2014all at 0.2%. The other metros where less than 0.5% of homes were valued at $1 million or more were <a href=\"https:\/\/www.redfin.com\/city\/244\/OH\/Akron\">Akron, OH<\/a>, <a href=\"https:\/\/www.redfin.com\/city\/6905\/IN\/Gary\">Gary, IN<\/a>, Springfield, MA, <a href=\"https:\/\/www.redfin.com\/city\/16162\/NY\/Rochester\">Rochester, NY<\/a>, <a href=\"https:\/\/www.redfin.com\/city\/19583\/DE\/Wilmington\">Wilmington, DE<\/a>, <a href=\"https:\/\/www.redfin.com\/city\/5665\/MI\/Detroit\">Detroit<\/a> and <a href=\"https:\/\/www.redfin.com\/city\/514\/PA\/Allentown\">Allentown, PA<\/a>. These are all places with relatively low home prices.<\/p>\n<h3>Anaheim Has Seen the Biggest Jump in the Share $1 Million-Plus Homes<\/h3>\n<p>In <a href=\"https:\/\/www.redfin.com\/city\/517\/CA\/Anaheim\">Anaheim, CA<\/a>, 55.3% of homes were worth at least $1 million in February, up from 27.2% two years earlier. That 28-percentage-point increase represents a bigger jump than any other metro Redfin analyzed. Next came <a href=\"https:\/\/www.redfin.com\/city\/16904\/CA\/San-Diego\">San Diego<\/a> (+22.8 ppts), <a href=\"https:\/\/www.redfin.com\/city\/16163\/WA\/Seattle\">Seattle<\/a> (+21 ppts), <a href=\"https:\/\/www.redfin.com\/city\/13654\/CA\/Oakland\">Oakland<\/a> (+20.7 ppts) and <a href=\"https:\/\/www.redfin.com\/city\/17420\/CA\/San-Jose\">San Jose<\/a> (+18 ppts).<\/p>\n<p>Many of these places already have median home-sale prices close to $1 million, which is one reason they\u2019ve seen such large increases in the share of $1 million-plus homes. The median sale price in <a href=\"https:\/\/www.redfin.com\/city\/517\/CA\/Anaheim\">Anaheim<\/a>, for example, was $959,000 in <a href=\"https:\/\/www.redfin.com\/news\/newly-listed-homes-in-short-supply-down-12-in-january\/\" target=\"_blank\" rel=\"noopener\">January<\/a>. That was up 19.9% year over year, outpacing the 14.2% national gain.<\/p>\n<p><a href=\"https:\/\/www.redfin.com\/city\/517\/CA\/Anaheim\">Anaheim<\/a> has grappled with an especially severe housing shortage, which has contributed to the surge in prices. The number of homes for sale in the metro plummeted 42.5% year over year in January\u2014a larger drop than all but one metro Redfin <a href=\"https:\/\/www.redfin.com\/news\/newly-listed-homes-in-short-supply-down-12-in-january\/\" target=\"_blank\" rel=\"noopener\">analyzed<\/a>. It was also the third most competitive metro based on the share of homes selling above their list price (62.6%).<\/p>\n<p><span style=\"font-weight: 400;\">\u201cHouse hunters in Anaheim are regularly competing with dozens of other people. In the past month, I helped one buyer compete against 42 bidders and another compete against 26. Low mortgage rates and a lack of inventory are the main factors driving the surge in bidding wars and prices,\u201d said local Redfin real estate agent <a href=\"https:\/\/www.redfin.com\/real-estate-agents\/linda-tessitore\" target=\"_blank\" rel=\"noopener\">Linda Tessitore<\/a>. \u201cThis week, one of my buyers offered $1.57 million for a Costa Mesa home listed at $1.5 million. The seller came back and said they\u2019d need to offer at least $1.75 million to compete. My client opted to look elsewhere because they couldn\u2019t afford to go $200,000 over their budget for an 1,100 square-foot home. I\u2019m starting to see buyers widen their searches to cities like Corona, Temecula and Riverside.\u201d<\/span><\/p>\n<h3>Housing Market Summary, 99* Most Populous U.S. Metros: February 2022 vs The removal of Albuquerque did not impact the national figure.<\/em><\/p>\n<hr \/>\n<h3>Methodology<\/h3>\n<p>This analysis uses the Redfin Housing Value Index\u2014a model that incorporates the <a href=\"https:\/\/www.redfin.com\/redfin-estimate\" target=\"_blank\" rel=\"noopener\">Redfin Estimate<\/a>, public records and MLS data to estimate the current and historical value of more than 85 million single-family homes, condos, townhouses and multifamily properties in the U.S.<\/p>\n<p>To calculate current values (February 2022), the Redfin Housing Value Index uses\u00a0 the Redfin Estimate, which is available in <a href=\"https:\/\/www.redfin.com\/redfin-estimate\" target=\"_blank\" rel=\"noopener\">most but not all<\/a> parts of the U.S. To calculate historical values, it uses public records and MLS data on price per square foot trends by zip code (or city, county, or state when zip-code data is insufficient). The Redfin Home Value Index includes both existing homes and new-construction homes, and dates back to the year 2000.
