{"id":7422,"date":"2012-04-27T09:00:45","date_gmt":"2012-04-27T16:00:45","guid":{"rendered":"https:\/\/redfindevelop.wpengine.com\/blog\/?p=7422"},"modified":"2020-10-06T17:08:43","modified_gmt":"2020-10-07T00:08:43","slug":"do_open_houses_help_homes_sell","status":"publish","type":"post","link":"https:\/\/www.redfin.com\/news\/do_open_houses_help_homes_sell\/","title":{"rendered":"Do Open Houses Help Homes Sell?"},"content":{"rendered":"<p>With the National Association of Realtors&#8217; big <a href=\"http:\/\/www.realtor.org\/topics\/nationwide-open-house\">Nationwide Open House Weekend<\/a> just around the corner, we thought it would be interesting to dig into Redfin&#8217;s stash of real estate data to answer the question: Does holding an open house make a home more likely to sell?<br \/>\nTo answer this question, we analyzed over a quarter million listings across eleven different cities around the United States.<br \/>\nIn <a href=\"https:\/\/redfin.com\/city\/17151\/CA\/San-Francisco\">San Francisco<\/a>, an astonishing 83% of listings held at least one open house. In <a href=\"https:\/\/redfin.com\/city\/14240\/AZ\/Phoenix\">Phoenix<\/a> and <a href=\"https:\/\/redfin.com\/city\/10201\/NV\/Las-Vegas\">Las Vegas<\/a>, less than 5% of listings had an open house. In the remaining cities, 20% &#8211; 65% of listings had an open house.<br \/>\n<img fetchpriority=\"high\" decoding=\"async\" class=\"alignnone size-full wp-image-15865\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2012\/04\/Open-House-Chart-01.png\" alt=\"Open-House-Chart-01\" width=\"700\" height=\"424\" \/><br \/>\nApparently <em>every<\/em> weekend is open-house weekend in San Francisco. In fact, holding an open house is so expected there that homes that <em>don&#8217;t<\/em> hold an open house are a full seven percentage points less likely to sell than those that do.<br \/>\nIn Las Vegas and Phoenix, where open houses are rare, the exact opposite is true. Homes that don&#8217;t hold an open house are 17 percentage points <em>more<\/em> likely to sell than those that do.<br \/>\nEverywhere else, the picture gets a little more fuzzy. In the other eight markets we examined, there was virtually no difference in the percentage of homes that sold, whether they had an open house or not.<br \/>\n<img decoding=\"async\" class=\"alignnone size-full wp-image-15866\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2012\/04\/Open-House-Chart-02.png\" alt=\"Open-House-Chart-02\" width=\"700\" height=\"328\" \/><br \/>\nBut what happens if we break that data down a little further and take a separate look at homes that held an open house specifically within the first week of listing versus those that held an open house at some later date?<br \/>\n<img decoding=\"async\" class=\"alignnone size-full wp-image-15867\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2012\/04\/Open-House-Chart-03.png\" alt=\"Open-House-Chart-03\" width=\"700\" height=\"424\" \/><br \/>\nInterestingly, when an open house is held within the first week, a home is 13 percentage points more likely to sell than not having an open house at all, and <em>2<\/em><em>6<\/em> percentage points more likely to sell than if an open house is held sometime after the first week.<br \/>\nSo is there some sort of magic that makes a listing so much more likely to sell if you hold an open house in the first week? Probably not.<br \/>\nWhat&#8217;s more likely is that an open house in the first week is just a sign that your listing agent is working hard to do everything he or she can to sell your home. In contrast, an open house later in the life of a listing is a sign of desperation\u2014a &#8220;Hail Mary&#8221; attempt to move a listing that simply isn&#8217;t priced correctly or doesn&#8217;t show well.<br \/>\nSo should you hold an open house? If you&#8217;re in San Francisco, absolutely. If you&#8217;re in Phoenix or Las Vegas, probably not.
