That\u2019s compared to a $517,000 home with a 3% mortgage rate.<\/h2>\n<p>A homebuyer on a $2,500 monthly budget has lost nearly $120,000 in spending power since the end of last year as mortgage rates have nearly doubled.<\/p>\n<p>That buyer can afford a $399,750 home at today\u2019s mortgage rate of roughly <a href=\"https:\/\/www.freddiemac.com\/pmms\">6%<\/a>. That\u2019s a staggering $117,750 less than the $517,500 home the same budget could have bought at the end of last year when rates were at a near-record-low of 3%. To put it another way, the monthly payment on a $399,750 home would rise more than $500 with the higher mortgage rate, from $1,931 to $2,500.<\/p>\n<p>Nationwide, 45.6% of homes for sale are affordable on a $2,500 monthly budget with a 6% interest rate. By comparison, 61.6% would be affordable if rates were still at 3%. That\u2019s according to a Redfin analysis of homes for sale from May 15 to June 15, and assumes a 20% down payment, a 30-year mortgage, 1.25% property tax rate, 0.5% homeowners insurance rate and no HOA dues.<\/p>\n<p>\u201cHigher mortgage rates are necessary to <a href=\"https:\/\/www.redfin.com\/news\/housing-market-update-price-drops-hit-new-record\/\">cool down<\/a> the red-hot housing market. They\u2019re already <a href=\"https:\/\/www.redfin.com\/news\/real-estate-bidding-wars-may-2022\/\">slowing competition<\/a>, but they\u2019re also putting buyers in a tough spot,\u201d said Redfin Chief Economist <a href=\"https:\/\/www.redfin.com\/news\/author\/darylfairweather\/\">Daryl Fairweather<\/a>. \u201cThe increase in monthly payments means many house hunters now need to consider smaller homes\u2014perhaps farther from their ideal neighborhood\u2014or stick to renting if they&#8217;re priced out of the market altogether. And for sellers, smaller homebuyer budgets mean they can no longer expect to get top dollar for their home.\u201d<\/p>\n<p><span style=\"font-weight: 400;\">Rising mortgage rates also impact housing supply, as some would-be sellers may <\/span><a href=\"https:\/\/www.redfin.com\/news\/homeowners-stay-put-as-mortgage-rates-rise\/\"><span style=\"font-weight: 400;\">stay put<\/span><\/a><span style=\"font-weight: 400;\"> because selling their home and buying another one would mean trading a low mortgage rate for a higher one. <\/span><\/p>\n<p>Mortgage rates have been on the rise since January as the Federal Reserve seeks to <a href=\"https:\/\/www.nytimes.com\/2022\/06\/15\/business\/economy\/fed-rate-increase-mortgage.html\">fight inflation<\/a>. Last week alone, the average 30-year fixed mortgage rate climbed to 5.78% from 5.23%\u2014the largest one-week jump since 1987 as the Fed introduced the steepest <a href=\"https:\/\/www.wsj.com\/articles\/fed-raises-rates-by-0-75-percentage-point-largest-increase-since-1994-11655316170?mod=article_inline\">interest-rate hik<\/a>e in nearly three decades.<\/p>\n<p>Although 30-year mortgage rates have shot up, buyers do have other options. Homebuyers can <a href=\"https:\/\/www.redfin.com\/news\/adjustable-rate-mortgages-vs-fixed-2022\/\">consider<\/a> adjustable-rate mortgages, which typically have lower interest rates at the beginning of the term but come with risks. And buyers who do choose a 6% interest rate have the option to refinance in the future if rates fall.<\/p>\n<p><iframe id=\"datawrapper-chart-FEIwf\" style=\"width: 0; min-width: 100% !important; border: none;\" title=\"How much home can you buy on a variety of fixed monthly payments as mortgage rates change?\" src=\"\/\/datawrapper.dwcdn.net\/FEIwf\/6\/\" height=\"600\" frameborder=\"0\" scrolling=\"no\" aria-label=\"Interactive line chart\"><\/iframe><script type=\"text\/javascript\">!function(){\"use strict\";window.addEventListener(\"message\",function(a){if(void 0!==a.data[\"datawrapper-height\"])for(var e in a.data[\"datawrapper-height\"]){var t=document.getElementById(\"datawrapper-chart-\"+e)||document.querySelector(\"iframe[src*='\"+e+\"']\");t&&(t.style.height=a.data[\"datawrapper-height\"][e]+\"px\")}})}();\n<\/script><\/p>\n<h3>Less Than One-Third of Homes For Sale in Phoenix, Raleigh, Las Vegas, Salt Lake City and Austin Are Affordable With a 6% Interest Rate and $2,500 Monthly Budget<\/h3>\n<p>Homebuyers have fewer options with a 6% interest rate in all 50 of the most populous U.S. metros\u2013but the impact is biggest in places that were hot homebuying destinations during the pandemic: <a href=\"https:\/\/www.redfin.com\/city\/14240\/AZ\/Phoenix\">Phoenix<\/a>, <a href=\"https:\/\/www.redfin.com\/city\/35711\/NC\/Raleigh\">Raleigh<\/a>, <a href=\"https:\/\/www.redfin.com\/city\/10201\/NV\/Las-Vegas\">Las Vegas<\/a>, <a href=\"https:\/\/www.redfin.com\/city\/17150\/UT\/Salt-Lake-City\">Salt Lake City<\/a> and <a href=\"https:\/\/www.redfin.com\/city\/30818\/TX\/Austin\">Austin<\/a>.<\/p>\n<p>In <a href=\"https:\/\/www.redfin.com\/city\/14240\/AZ\/Phoenix\">Phoenix<\/a>, 21.5% of homes for sale from May 15 to June 15 were affordable on a $2,500 monthly budget and a 6% interest rate. By comparison, about 50% would be affordable if rates were still at 3%. That\u2019s the biggest gap of all the metros in this analysis. In <a href=\"https:\/\/www.redfin.com\/city\/35711\/NC\/Raleigh\">Raleigh<\/a>, 33.2% of homes are affordable with the 6% rate, compared with 61.1% with a 3% rate, and in <a href=\"https:\/\/www.redfin.com\/city\/10201\/NV\/Las-Vegas\">Las Vegas<\/a> it\u2019s 30.7%, compared with 56.7%. Eleven percent of <a href=\"https:\/\/www.redfin.com\/city\/17150\/UT\/Salt-Lake-City\">Salt Lake City<\/a> for-sale homes are affordable with a 6% rate, compared with 36.4%, and in <a href=\"https:\/\/www.redfin.com\/city\/30818\/TX\/Austin\">Austin<\/a> it\u2019s 13.6%, compared with 38.4%.<\/p>\n<p>The smallest impact is in the Bay Area, because so few homes are affordable on a $2,500 budget no matter the interest rate. In <a href=\"https:\/\/www.redfin.com\/city\/17420\/CA\/San-Jose\">San Jose<\/a>, virtually no for-sale homes (0.1%) are affordable with a 6% rate, compared with 1.6% with a 3% rate, and in <a href=\"https:\/\/www.redfin.com\/city\/17151\/CA\/San-Francisco\">San Francisco<\/a> it\u2019s 1.6%, compared with 3.8%. Next come <a href=\"https:\/\/www.redfin.com\/city\/5665\/MI\/Detroit\">Detroit<\/a> (87.1% are affordable at a 6% rate; 92.8% would be affordable at a 3% rate), <a href=\"https:\/\/www.redfin.com\/city\/16904\/CA\/San-Diego\">San Diego<\/a> (2.8% at a 6% rate; 9% at a 3% rate) and <a href=\"https:\/\/www.redfin.com\/city\/16163\/WA\/Seattle\">Seattle<\/a> (5.7%
