{"id":74678,"date":"2022-07-18T05:00:25","date_gmt":"2022-07-18T12:00:25","guid":{"rendered":"https:\/\/www.redfin.com\/news\/?p=74678"},"modified":"2022-07-15T15:25:33","modified_gmt":"2022-07-15T22:25:33","slug":"q2-2022-housing-migration-trends","status":"publish","type":"post","link":"https:\/\/www.redfin.com\/news\/q2-2022-housing-migration-trends\/","title":{"rendered":"A Record Share of Homebuyers Relocate As High Prices, Mortgage Rates Push Them Toward More Affordable Areas"},"content":{"rendered":"<h2 style=\"font-style: italic;\">Homebuyers are seeking out less expensive locales like Tampa and San Antonio, partly because the surging cost of housing and other goods is limiting their ability to buy homes in many U.S. cities.<\/h2>\n<p>A record 32.6% of Redfin.com users nationwide looked to move from one metro to another in the second quarter, up slightly from 32.3% in the first quarter and roughly 26% before the pandemic.<\/p>\n<p><img fetchpriority=\"high\" decoding=\"async\" class=\"alignnone wp-image-74679 size-full\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2022\/07\/Q2-migration-chart.png\" alt=\"\" width=\"1023\" height=\"650\" srcset=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2022\/07\/Q2-migration-chart.png 1023w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2022\/07\/Q2-migration-chart-300x191.png 300w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2022\/07\/Q2-migration-chart-768x488.png 768w\" sizes=\"(max-width: 1023px) 100vw, 1023px\" \/><\/p>\n<p>The housing market has slowed following a pandemic-driven buying frenzy, with home sales falling and supply <a href=\"https:\/\/www.redfin.com\/news\/more-homes-for-sale-first-time-since-2019\/\">starting to rise<\/a> due to rising mortgage rates, high home prices, <a href=\"https:\/\/www.nytimes.com\/live\/2022\/07\/13\/business\/cpi-report-inflation\">inflation<\/a> and a faltering economy. But the people who <i>can <\/i>still afford to buy continue to relocate at unprecedented levels, largely because surging housing costs are putting expensive metros further out of reach. That makes relatively affordable places like <a href=\"https:\/\/www.redfin.com\/city\/18142\/FL\/Tampa\">Tampa<\/a> and <a href=\"https:\/\/www.redfin.com\/city\/16657\/TX\/San-Antonio\">San Antonio<\/a> more attractive.<\/p>\n<p>\u201cThe typical home in <a href=\"https:\/\/www.redfin.com\/city\/17151\/CA\/San-Francisco\">San Francisco<\/a> or <a href=\"https:\/\/www.redfin.com\/city\/17420\/CA\/San-Jose\">San Jose<\/a> now costs <a href=\"https:\/\/www.redfin.com\/news\/more-homes-for-sale-first-time-since-2019\/\">more than $1.5 million<\/a>. Add in today\u2019s 5%-plus mortgage rates and you have a <a href=\"https:\/\/www.redfin.com\/news\/rising-mortgage-rates-purchasing-power-drops-2022\/\">sky-high<\/a> monthly payment,\u201d said Redfin Deputy Chief Economist <a href=\"https:\/\/www.redfin.com\/news\/author\/taylormarr\/page\/3\/\">Taylor Marr<\/a>. \u201cThose factors, along with more companies giving employees the permanent flexibility to work remotely, are driving a larger portion of buyers to consider homes in other parts of the country. Someone who would have to stretch beyond their budget in <a href=\"https:\/\/www.redfin.com\/city\/11203\/CA\/Los-Angeles\">Los Angeles<\/a> may be able to comfortably afford a home in <a href=\"https:\/\/www.redfin.com\/city\/14240\/AZ\/Phoenix\">Phoenix<\/a> or <a href=\"https:\/\/www.redfin.com\/city\/16657\/TX\/San-Antonio\">San Antonio<\/a>.\u201d<\/p>\n<h3>Florida is seeing more homebuyers move in than a year ago<\/h3>\n<p><a href=\"https:\/\/www.redfin.com\/city\/11458\/FL\/Miami\">Miami<\/a> was the most popular migration destination in the second quarter, unchanged from the first quarter. Popularity is measured by net inflow, or how many more Redfin.com users looked to move into an area than leave.<\/p>\n<p>Another Florida metro, <a href=\"https:\/\/www.redfin.com\/city\/18142\/FL\/Tampa\">Tampa<\/a>, came in second, followed by <a href=\"https:\/\/www.redfin.com\/city\/14240\/AZ\/Phoenix\">Phoenix<\/a>, <a href=\"https:\/\/www.redfin.com\/city\/16409\/CA\/Sacramento\">Sacramento<\/a> and <a href=\"https:\/\/www.redfin.com\/city\/10201\/NV\/Las-Vegas\">Las Vegas<\/a>. <a href=\"https:\/\/www.redfin.com\/city\/2654\/FL\/Cape-Coral\">Cape Coral, FL<\/a>, <a href=\"https:\/\/www.redfin.com\/city\/16904\/CA\/San-Diego\">San Diego<\/a>, <a href=\"https:\/\/www.redfin.com\/city\/12742\/FL\/North-Port\">North Port, FL<\/a>, <a href=\"https:\/\/www.redfin.com\/city\/16657\/TX\/San-Antonio\">San Antonio, TX<\/a> and <a href=\"https:\/\/www.redfin.com\/city\/30794\/TX\/Dallas\">Dallas<\/a> round out the top 10. Warm, Sun Belt metros are perennial favorites for relocators.<\/p>\n<p>Migration into Florida continues to pick up, with net inflow into <a href=\"https:\/\/www.redfin.com\/city\/11458\/FL\/Miami\">Miami<\/a>, <a href=\"https:\/\/www.redfin.com\/city\/18142\/FL\/Tampa\">Tampa<\/a>, <a href=\"https:\/\/www.redfin.com\/city\/2654\/FL\/Cape-Coral\">Cape Coral<\/a> and <a href=\"https:\/\/www.redfin.com\/city\/12742\/FL\/North-Port\">North Port<\/a> higher than it was a year earlier. <a href=\"https:\/\/www.redfin.com\/city\/30749\/NY\/New-York\">New York<\/a> and <a href=\"https:\/\/www.redfin.com\/city\/29470\/IL\/Chicago\">Chicago<\/a> are the most common origins of homebuyers looking to move into those metros.<\/p>\n<p>\u201c<a href=\"https:\/\/www.redfin.com\/city\/18142\/FL\/Tampa\">Tampa<\/a> is still attracting a lot of out-of-state homebuyers, coming from places like <a href=\"https:\/\/www.redfin.com\/city\/30749\/NY\/New-York\">New York<\/a>, who can get more for their money in Florida,\u201d said <a href=\"https:\/\/www.redfin.com\/real-estate-agents\/eric-auciello\">Eric Auciello<\/a>, a Redfin manager in <a href=\"https:\/\/www.redfin.com\/city\/18142\/FL\/Tampa\">Tampa<\/a>. \u201cThe spike in mortgage rates has priced some buyers out of the market, but it has also helped ease competition and curb bidding wars between locals and out of towners. A lot of buyers who kept getting outbid at the peak of the market are now getting their offers accepted, and in some cases they\u2019re even able to use FHA loans, make smaller down payments and keep the appraisal contingency.\u201d<\/p>\n<p>That marks a shift from the height of the pandemic buying frenzy, when sellers were often more likely to accept offers that used conventional loans and waived contingencies.<\/p>\n<p>Movement into <a href=\"https:\/\/www.redfin.com\/city\/16904\/CA\/San-Diego\">San Diego<\/a> and <a href=\"https:\/\/www.redfin.com\/city\/16657\/TX\/San-Antonio\">San Antonio<\/a> is also on the upswing, with higher net inflow in the second quarter than a year earlier. <a href=\"https:\/\/www.redfin.com\/city\/11203\/CA\/Los-Angeles\">Los Angeles<\/a> is a common origin for people relocating to both of those places.<\/p>\n<p>Meanwhile, net inflow into <a href=\"https:\/\/www.redfin.com\/city\/14240\/AZ\/Phoenix\">Phoenix<\/a>, <a href=\"https:\/\/www.redfin.com\/city\/16409\/CA\/Sacramento\">Sacramento<\/a>, <a href=\"https:\/\/www.redfin.com\/city\/10201\/NV\/Las-Vegas\">Las Vegas<\/a> and <a href=\"https:\/\/www.redfin.com\/city\/30794\/TX\/Dallas\">Dallas<\/a> has started to slow down from last year. That\u2019s partly because home prices have risen so much in those areas, taking them from relatively affordable to not-so-affordable. Prices in <a href=\"https:\/\/www.redfin.com\/city\/14240\/AZ\/Phoenix\">Phoenix<\/a>, for instance, rose <a href=\"https:\/\/www.redfin.com\/news\/more-homes-for-sale-first-time-since-2019\/\">20% year over year<\/a> to $485,000 in June, and in <a href=\"https:\/\/www.redfin.com\/city\/10201\/NV\/Las-Vegas\">Las Vegas<\/a> they rose 23% to $450,000. Still, these places are significantly more affordable than coastal hubs like <a href=\"https:\/\/www.redfin.com\/city\/17151\/CA\/San-Francisco\">San Francisco<\/a> and <a York is declining<\/h3>\n<p><a href=\"https:\/\/www.redfin.com\/city\/17151\/CA\/San-Francisco\">San Francisco<\/a> had the highest net outflow of any major U.S. metro in the second quarter, unchanged from the first quarter. Net outflow is a measure of how many more Redfin.com users looked to leave a metro area than move in.<\/p>\n<p><a href=\"https:\/\/www.redfin.com\/city\/11203\/CA\/Los-Angeles\">Los Angeles<\/a>, <a href=\"https:\/\/www.redfin.com\/city\/30749\/NY\/New-York\">New York<\/a>, <a href=\"https:\/\/www.redfin.com\/city\/12839\/DC\/Washington-DC\">Washington, D.C.<\/a> and <a href=\"https:\/\/www.redfin.com\/city\/16163\/WA\/Seattle\">Seattle<\/a> round out the top five; it\u2019s typical that homebuyers look to move out of expensive job centers.<\/p>\n<p>As permanent remote work <a href=\"https:\/\/www.businessinsider.com\/return-to-work-wars-hybrid-remote-permanent-work-2022-6\">becomes the norm<\/a> for many workers, even more homebuyers are moving out of most of those expensive cities than a year ago. Net outflow increased year over year in four of the five top places people are leaving. Redfin\u2019s migration data goes back to 2017.
