That\u2019s the sixth-straight monthly decline and the lowest share on record with the exception of April 2020, when the onset of the coronavirus brought the housing market to a near standstill.<\/p>\n<p><img fetchpriority=\"high\" decoding=\"async\" class=\"alignnone wp-image-74859 size-large\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2022\/08\/july-2022-bidding-wars-chart-1024x708.png\" alt=\"\" width=\"1024\" height=\"708\" srcset=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2022\/08\/july-2022-bidding-wars-chart-1024x708.png 1024w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2022\/08\/july-2022-bidding-wars-chart-300x207.png 300w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2022\/08\/july-2022-bidding-wars-chart-768x531.png 768w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2022\/08\/july-2022-bidding-wars-chart.png 1300w\" sizes=\"(max-width: 1024px) 100vw, 1024px\" \/><\/p>\n<p>An offer is considered part of a bidding war if a Redfin agent reported that it received at least one competing bid. The statistics in this analysis are subject to revision. Data below on property type and metro area is not seasonally adjusted. Redfin\u2019s bidding-war data goes back through April 2020.\u00a0<\/p>\n<p>The typical home in a bidding war received 3.5 offers in July, compared with 4.1 one month earlier and 5.3 one year earlier, according to data submitted by Redfin agents nationwide.<\/p>\n<p>Homebuyer competition is cooling as more Americans are priced out of the housing market due to higher mortgage rates and inflation. Properties are lingering on the market <a href=\"https:\/\/www.redfin.com\/news\/homes-stale-housing-inventory-july-2022\/\" target=\"_blank\" rel=\"noopener\">longer<\/a> and the housing shortage is easing up, giving buyers more options to choose from and room to negotiate. Some sellers are slashing their asking prices as a result. Roughly <a href=\"https:\/\/www.redfin.com\/news\/housing-market-update-new-listings-fall-12pct\/\" target=\"_blank\" rel=\"noopener\">8%<\/a> of listings on the market each week experience a price cut, the highest share on record.<\/p>\n<p>\u201cThe market is wildly different than it was a few months ago. Buyers are competing with one to two other offers instead of four to eight. Some aren\u2019t facing competition at all,\u201d said <a href=\"https:\/\/www.redfin.com\/real-estate-agents\/alexis-malin\" target=\"_blank\" rel=\"noopener\">Alexis Malin<\/a>, a Redfin real estate agent representing buyers in <a href=\"https:\/\/www.redfin.com\/city\/8907\/FL\/Jacksonville\">Jacksonville, FL<\/a>. \u201cThere\u2019s not the same sense of urgency. House hunters are scheduling tours four days in advance instead of one, and they\u2019re becoming much more selective. If a home doesn\u2019t check all of their boxes, they\u2019re waiting until they find one that does. Six months ago, buyers were taking any house they could get.\u201d\u00a0<\/p>\n<p>Malin continued: \u201cBuyers have also started writing offers for less than sellers\u2019 list prices\u2014a reversal from the height of the pandemic, when homes were going for tens of thousands of dollars over asking. I haven\u2019t written an over-asking offer in a month.\u201d<\/p>\n<p>With the scales of the housing market tipping increasingly in buyers\u2019 favor, <a href=\"https:\/\/www.redfin.com\/city\/17154\/WA\/Spokane\">Spokane, WA<\/a> Redfin agent <a href=\"https:\/\/www.redfin.com\/real-estate-agents\/brynn-rea\" target=\"_blank\" rel=\"noopener\">Brynn Rea<\/a> has a few tips for sellers:<\/p>\n<p>&#8220;Sellers should make sure their home is move-in ready and not overpriced,\u201d Rea said. \u201cThey should do everything possible to make their property pristine for the masses\u2014invest in updates and make it feel fresh. Doing little things like replacing faulty faucets or painting walls will help sell a home more quickly.&#8221;<\/p>\n<h3>Phoenix, Austin and Nashville Have Among the Lowest Rates of Homebuyer Competition<\/h3>\n<p>In <a href=\"https:\/\/www.redfin.com\/city\/14240\/AZ\/Phoenix\">Phoenix<\/a>, just over one quarter (26.6%) of home offers written by Redfin agents encountered competition in July\u2014the lowest share among the 36 U.S. metropolitan areas Redfin analyzed. Rounding out the bottom five were <a href=\"https:\/\/www.redfin.com\/city\/15935\/CA\/Riverside\">Riverside, CA<\/a> (31%), <a href=\"https:\/\/www.redfin.com\/city\/16163\/WA\/Seattle\">Seattle<\/a> (31.5%), <a href=\"https:\/\/www.redfin.com\/city\/30818\/TX\/Austin\">Austin, TX<\/a> (31.7%) and <a href=\"https:\/\/www.redfin.com\/city\/13415\/TN\/Nashville\">Nashville, TN<\/a> (33.3%).<\/p>\n<p>Many of these areas attracted scores of out-of-town homebuyers during the pandemic, pushing up prices and rendering them <a href=\"https:\/\/www.redfin.com\/news\/migration-inflation-q2-2022\/\" target=\"_blank\" rel=\"noopener\">prohibitively expensive<\/a> for some house hunters\u2014one reason they now have relatively low bidding-war rates. The average out-of-towner moving to <a href=\"https:\/\/www.redfin.com\/city\/13415\/TN\/Nashville\">Nashville<\/a> last year had $736,900 to spend on a home, 28.5% higher than average budget for local buyers\u2014the largest gap among U.S. cities recently <a href=\"https:\/\/www.redfin.com\/news\/migrant-local-budget-difference-homebuyer\/\" target=\"_blank\" rel=\"noopener\">analyzed<\/a> by Redfin.\u00a0<\/p>\n<p>To be included in this analysis, metros must have had a monthly average of at least 50 offers submitted by Redfin agents from March 2021 to March 2022. Scroll down to the bottom of this report to see a table with data on all 36 metros.<\/p>\n<p><a href=\"https:\/\/www.redfin.com\/city\/35711\/NC\/Raleigh\">Raleigh, NC<\/a> had the highest bidding-war rate, at 63.8%. Next came <a href=\"https:\/\/www.redfin.com\/city\/34945\/HI\/Honolulu\">Honolulu<\/a> (63%), <a href=\"https:\/\/www.redfin.com\/city\/15272\/RI\/Providence\">Providence, RI<\/a> (60.5%), <a href=\"https:\/\/www.redfin.com\/city\/15502\/PA\/Philadelphia\">Philadelphia<\/a> (60.4%) and <a href=\"https:\/\/www.redfin.com\/city\/20420\/MA\/Worcester\">Worcester, MA<\/a> (54.8%).<\/p>\n<h3>Housing-Market Competition Declined Most in Orlando, Nashville and Sacramento<\/h3>\n<p>In <a href=\"https:\/\/www.redfin.com\/city\/13655\/FL\/Orlando\">Orlando, FL<\/a>, 37.4% of home offers written by Redfin agents faced competition in July, roughly half of the 81.4% rate seen a year earlier. That 44-percentage-point decline was the largest among the 36 metros in this analysis. It was followed by <a href=\"https:\/\/www.redfin.com\/city\/13415\/TN\/Nashville\">Nashville<\/a> (33.3% vs. 73.1%; -39.7 ppts), <a href=\"https:\/\/www.redfin.com\/city\/16409\/CA\/Sacramento\">Sacramento, CA<\/a> (34.3% vs. 73.3%; -39 ppts), <a href=\"https:\/\/www.redfin.com\/city\/3105\/NC\/Charlotte\">Charlotte, NC<\/a> (34.6% vs. 71%; -36.4 ppts) and <a href=\"https:\/\/www.redfin.com\/city\/4147\/CO\/Colorado-Springs\">Colorado Springs, CO<\/a> (36.8% vs. 71.2%; -34.3 ppts).\u00a0<\/p>\n<p>There were no metros in which the bidding-war rate increased on a year-over-year basis.<\/p>\n<h3>Townhouses Are Most Likely to Encounter Competition<\/h3>\n<p>Townhouses were more likely than any other property type to face bidding wars, with 43.5% of Redfin offers encountering competition in July. Next came single-family homes (42.9%), condos\/co-ops (39.7%) and multi-family properties (38.9%).<\/p>\n<p>Some homebuyers have sought out townhouses, which are typically smaller and more affordable, because they\u2019re priced out of the market for single-family homes. The typical home that went under contract in March was 1,720 square feet, down 1.8% from 1,751 square feet a year earlier, a recent Redfin <a href=\"https:\/\/www.redfin.com\/news\/homebuyers-buying-smaller-homes\/\" target=\"_blank\" rel=\"noopener\">analysis<\/a> found.<\/p>\n<h3>Bidding-War Rates by Metro Area<\/h3>\n<p>The table below
