That\u2019s because pandemic-driven remote work continues to attract Americans to the suburbs and prices in cities are falling quickly from their peak as the overall housing market <a href=\"https:\/\/www.redfin.com\/news\/housing-market-update-mortgage-payments-hit-new-high\/\">cools<\/a>.<\/p>\n<p>The typical home in suburban neighborhoods nationwide was worth $206 per square foot during the four weeks ending September 25, just slightly higher than $205 in urban neighborhoods.<\/p>\n<p><img fetchpriority=\"high\" decoding=\"async\" class=\"alignnone wp-image-75252 size-full\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2022\/10\/suburban-ppsf.png\" alt=\"\" width=\"1264\" height=\"693\" srcset=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2022\/10\/suburban-ppsf.png 1264w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2022\/10\/suburban-ppsf-300x164.png 300w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2022\/10\/suburban-ppsf-1024x561.png 1024w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2022\/10\/suburban-ppsf-768x421.png 768w\" sizes=\"(max-width: 1264px) 100vw, 1264px\" \/><\/p>\n<p>Price growth is falling much faster in urban areas than other types of neighborhoods amid the overall <a href=\"https:\/\/www.redfin.com\/news\/housing-market-update-mortgage-payments-hit-new-high\/\">housing-market slowdown<\/a>.\u00a0<\/p>\n<p>In urban neighborhoods nationwide, price per square foot increased 3.5% year over year\u2013that\u2019s still up from a year ago, but down significantly from its pandemic peak. That\u2019s much smaller than the 9.5% growth in suburban areas. It grew 8.4% to $180 in rural areas.\u00a0<\/p>\n<p><img decoding=\"async\" class=\"alignnone wp-image-75249 size-full\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2022\/10\/PPSF-growth.png\" alt=\"\" width=\"1161\" height=\"715\" srcset=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2022\/10\/PPSF-growth.png 1161w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2022\/10\/PPSF-growth-300x185.png 300w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2022\/10\/PPSF-growth-1024x631.png 1024w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2022\/10\/PPSF-growth-768x473.png 768w\" sizes=\"(max-width: 1161px) 100vw, 1161px\" \/><\/p>\n<p>Price per square foot is a valuable tool for comparing price growth across different neighborhood types because it\u2019s a direct comparison of how the value of space is changing in one neighborhood type versus another.\u00a0<\/p>\n<p>Growth in overall home-sale prices is also slowing fastest in cities. The typical home in urban areas nationwide sold for $310,000, up 2.7% from a year earlier. That\u2019s compared with a 6.6% increase to $385,000 in the suburbs and 4% to $333,000 in rural neighborhoods. Homes are the least expensive in urban areas because they\u2019re typically the smallest.\u00a0<\/p>\n<p>Prices are falling from their peak quickest in cities partly because the remote-work trend has solidified. It has shifted from a pandemic necessity to a common arrangement as <a href=\"https:\/\/fortune.com\/2022\/09\/29\/battle-for-talent-burnout-business-hours-working-remotely\/\">studies show<\/a> that many employees prefer to work remotely either full time or part time. That makes homes in the suburbs and rural areas more desirable, appealing to house hunters searching for more space and a quieter lifestyle. Millennials in particular are keeping the suburban housing market afloat, as many are <a href=\"https:\/\/www.axios.com\/2022\/05\/24\/millennials-drive-remote-work-push\">remote workers<\/a> with young children who see the opportunity to live in highly rated school districts and skip commuting.\u00a0<\/p>\n<p>Although space now costs just as much in the suburbs as it does in urban neighborhoods, moving farther from city centers has historically meant that homebuyers could get more space for their money. That mindset is still common, and today\u2019s house hunters are searching for deals as high mortgage rates, inflation and <a href=\"https:\/\/www.redfin.com\/news\/august-housing-market-slowed-by-high-mortgage-rates\/\">high home prices<\/a> cut into their budgets. Another reason why price growth is slowing particularly fast in cities is because it rose so much last year.<\/p>\n<p>\u201cUrban home prices soared in 2021 as homebuyers gravitated back to city centers as the pandemic waned and affluent Americans\u2013motivated by record-low rates\u2013decided they wanted the best of both worlds: Homes with plenty of space for working from home, but located in walkable areas near shops and restaurants,\u201d said Redfin Senior Economist <a href=\"https:\/\/www.redfin.com\/news\/author\/sheharyarbokhari\/\">Sheharyar Bokhari<\/a>. \u201cToday\u2019s buyers can\u2019t afford everything on their wish list, so many are prioritizing space over walkability.\u201d\u00a0<\/p>\n<p>\u201cUrban neighborhoods will likely see prices\u2013and price per square foot\u2013fall on a year-over-year basis before suburbs and rural areas,\u201d Bokhari continued. \u201cHouse hunters may want to shift their search to urban neighborhoods, where they may find lower prices to help counteract the <a href=\"https:\/\/www.redfin.com\/news\/housing-market-update-mortgage-payments-hit-new-high\/\">costliness<\/a> of today\u2019s mortgage rates. And now that space is just as valuable in the suburbs, it\u2019s less likely that they\u2019ll sacrifice space.\u201d<\/p>\n<p>Housing activity has slowed in all three neighborhood types since the market started cooling in the spring. Home sales are down more than 15% year over year in urban, suburban and rural areas as many prospective buyers are priced out of the market. Though that\u2019s the biggest dip of the metros in this analysis, urban <a href=\"https:\/\/www.redfin.com\/city\/17151\/CA\/San-Francisco\">San Francisco<\/a> homes still cost $976 per square foot\u2013the most expensive in the U.S. by far.\u00a0<\/p>\n<p>\u201cMany Bay Area residents thought buying a home would never be in the cards, but that\u2019s changing now that prices are coming down and competition is rare,\u201d said <a href=\"https:\/\/www.redfin.com\/city\/13654\/CA\/Oakland\">Oakland<\/a> Redfin agent <a href=\"https:\/\/www.redfin.com\/real-estate-agents\/kenneth-hogan\">Ken Hogan<\/a>. \u201cBuyers are savvy now. They\u2019re often able to negotiate prices down and even get things to sweeten the deal like sellers paying for closing costs or repairs, perks we haven\u2019t seen since the 2008 recession. For the buyers who can afford high mortgage rates, it\u2019s a good time to negotiate.\u201d<\/p>\n<p>Next comes <a href=\"https:\/\/www.redfin.com\/city\/14233\/LA\/New-Orleans\">New Orleans<\/a>, which saw a 6% drop to $187 per square foot. It\u2019s followed by <a href=\"https:\/\/www.redfin.com\/city\/15502\/PA\/Philadelphia\">Philadelphia<\/a> (3.2% decline to $188), <a href=\"https:\/\/www.redfin.com\/city\/30749\/NY\/New-York\">New York<\/a> (2.7% decline to $557) and <a href=\"https:\/\/www.redfin.com\/city\/13654\/CA\/Oakland\">Oakland, CA<\/a> (2.2% decline to $603). Price per square foot also dropped in urban parts of <a href=\"https:\/\/www.redfin.com\/city\/15702\/PA\/Pittsburgh\">Pittsburgh<\/a>, <a href=\"https:\/\/www.redfin.com\/city\/2287\/ID\/Boise\">Boise, ID<\/a>, <a href=\"https:\/\/www.redfin.com\/city\/29470\/IL\/Chicago\">Chicago<\/a> and <a href=\"https:\/\/www.redfin.com\/city\/12839\/DC\/Washington-DC\">Washington, D.C.<\/a>\u00a0<\/p>\n<p><a href=\"https:\/\/www.redfin.com\/city\/17151\/CA\/San-Francisco\">San Francisco<\/a>, <a href=\"https:\/\/www.redfin.com\/city\/14233\/LA\/New-Orleans\">New Orleans<\/a> and <a href=\"https:\/\/www.redfin.com\/city\/13654\/CA\/Oakland\">Oakland<\/a> are the only metros in the U.S. that saw their overall sale prices <a href=\"https:\/\/www.redfin.com\/news\/housing-market-update-mortgage-rate-spike-spooks-buyers\/\">decline<\/a> in September.\u00a0<\/p>\n<h3>Price per square foot rose most in Florida city centers<\/h3>\n<p>Price per square foot<i> increased<\/i> most from a year ago in urban parts of Florida, especially in places <a href=\"https:\/\/www.nytimes.com\/interactive\/2022\/09\/29\/us\/hurricane-ian-flooding-fort-myers-florida.html\">hit hard<\/a> by Hurricane Ian in September.\u00a0<\/p>\n<p>In urban neighborhoods in <a href=\"https:\/\/www.redfin.com\/city\/2654\/FL\/Cape-Coral\">Cape Coral<\/a>, price per square foot rose 31.4% to $278 in the 12 weeks ending September 25. It\u2019s followed by <a href=\"https:\/\/www.redfin.com\/city\/12742\/FL\/North-Port\">North Port<\/a> (27.9% to $444), <a href=\"https:\/\/www.redfin.com\/city\/9711\/FL\/Lakeland\">Lakeland<\/a> (25.1% to $201), <a href=\"https:\/\/www.redfin.com\/city\/18142\/FL\/Tampa\">Tampa<\/a> (22.4% to $272), <a href=\"https:\/\/www.redfin.com\/city\/6173\/FL\/Fort-Lauderdale\">Fort Lauderdale<\/a> (22.2% to $300) and <a href=\"https:\/\/www.redfin.com\/city\/13655\/FL\/Orlando\">Orlando<\/a> (19.3% to $219).\u00a0<\/p>\n<p><a href=\"https:\/\/www.redfin.com\/city\/2654\/FL\/Cape-Coral\">Cape
