The increases are especially big in Florida.\u00a0<\/span><\/i><\/p>\n<p><span style=\"font-weight: 400;\">A homebuyer must earn $107,281 to afford the $2,682 monthly mortgage payment on the typical U.S. home, up 45.6% from $73,668 a year ago. That\u2019s due to mortgage rates that have more than doubled over the last 12 months, combined with persistently high home prices.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The average U.S. hourly wage grew by <\/span><a href=\"https:\/\/www.npr.org\/2022\/11\/04\/1133935767\/job-jobs-employment-unemployment-rate-growth-october-inflation\"><span style=\"font-weight: 400;\">about 5%<\/span><\/a><span style=\"font-weight: 400;\"> over that same period, and <\/span><a href=\"https:\/\/www.wsj.com\/articles\/us-inflation-october-2022-consumer-price-index-11668050497\"><span style=\"font-weight: 400;\">inflation<\/span><\/a><span style=\"font-weight: 400;\"> is also cutting into would-be buyers\u2019 budgets.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">After remaining mostly unchanged for several years, the annual household income necessary to afford a monthly mortgage payment began climbing at the beginning of last year due to the pandemic homebuying boom and rapid rise in prices. Scroll to the end of this report for details on our methodology.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The income required to buy a home then skyrocketed in 2022 as mortgage rates rose at their fastest pace in history, reaching <\/span><a href=\"https:\/\/www.freddiemac.com\/pmms\"><span style=\"font-weight: 400;\">7%<\/span><\/a><span style=\"font-weight: 400;\"> by the end of October (though rates posted their <\/span><a href=\"https:\/\/www.mortgagenewsdaily.com\/markets\/mortgage-rates-11102022\"><span style=\"font-weight: 400;\">biggest single-day decline<\/span><\/a><span style=\"font-weight: 400;\"> on record on Thursday upon news that inflation cooled). Home prices also continued to increase for much of the year, though they\u2019ve now started declining from their peak and year-over-year growth has now slowed to <\/span><a href=\"https:\/\/www.redfin.com\/news\/housing-market-update-annual-home-price-growth-slows\/\"><span style=\"font-weight: 400;\">around 3%<\/span><\/a><span style=\"font-weight: 400;\">.\u00a0<\/span><\/p>\n<p><img fetchpriority=\"high\" decoding=\"async\" class=\"alignnone wp-image-75421 size-full\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2022\/11\/mortgage-rate-chart-1114-1.png\" alt=\"\" width=\"1538\" height=\"922\" srcset=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2022\/11\/mortgage-rate-chart-1114-1.png 1538w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2022\/11\/mortgage-rate-chart-1114-1-300x180.png 300w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2022\/11\/mortgage-rate-chart-1114-1-1024x614.png 1024w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2022\/11\/mortgage-rate-chart-1114-1-768x460.png 768w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2022\/11\/mortgage-rate-chart-1114-1-1536x921.png 1536w\" sizes=\"(max-width: 1538px) 100vw, 1538px\" \/><\/p>\n<p><span style=\"font-weight: 400;\">From February 2020 (just before the pandemic started) to October 2022, the monthly payment for an American family buying the median-priced home increased by roughly 70%. Affordability challenges are a major reason why home sales have slowed <\/span><a href=\"https:\/\/www.redfin.com\/news\/housing-market-update-annual-home-price-growth-slows\/\"><span style=\"font-weight: 400;\">so dramatically<\/span><\/a><span style=\"font-weight: 400;\"> over the last few months.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cHigh rates are making buyers rethink their priorities, as many of them can no longer afford the home they want in the location they want,\u201d said <a href=\"https:\/\/www.redfin.com\/city\/12839\/DC\/Washington-DC\">Washington, D.C.<\/a> Redfin agent <a href=\"https:\/\/www.redfin.com\/real-estate-agents\/chelsea-traylor\">Chelsea Traylor<\/a>. \u201cIf you had a $900,000 budget a few months ago, rising rates mean it\u2019s now around $700,000\u2013and sellers aren\u2019t dropping their prices enough to make up for the change. So buyers are searching further away from the city in more affordable areas or waiting for prices and\/or rates to come down before making a move.\u201d<\/span><span style=\"font-weight: 400;\"><br \/>\n<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cI\u2019m encouraging buyers to think long term,\u201d Traylor continued. \u201cPrices are unlikely to fall drastically in the long run, so buying a home now\u2013if you can afford the monthly payment\u2013will still help you build wealth over time, especially if you plan to live in it for several years. Even though rates are high, another advantage of buying now is the lack of competition and opportunity to negotiate with sellers.\u201d<\/span><\/p>\n<h4>Increases in income required to buy a home are especially eye-popping in Florida<\/h4>\n<p><span style=\"font-weight: 400;\">Buyers in <a href=\"https:\/\/www.redfin.com\/city\/12742\/FL\/North-Port\">North Port, FL<\/a> need to earn $131,535 annually to afford the metro area\u2019s typical monthly mortgage payment of $3,288. That\u2019s up 73.9% from $75,659 a year earlier, the biggest percent increase of any major U.S. metro.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">It\u2019s followed by <a href=\"https:\/\/www.redfin.com\/city\/11458\/FL\/Miami\/\">Miami<\/a>, where homebuyers need to earn $128,892, up 63.7% year over year. <a href=\"https:\/\/www.redfin.com\/city\/6171\/TX\/El-Paso\">El Paso, TX<\/a> ($64,580, up 63.6%), <a href=\"https:\/\/www.redfin.com\/city\/18142\/FL\/Tampa\">Tampa<\/a> ($101,682, up 62.4%) and <a href=\"https:\/\/www.redfin.com\/city\/2654\/FL\/Cape-Coral\">Cape Coral, FL<\/a> ($104,943, up 60.6%) round out the top five.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Sixteen of the 20 metros where the income necessary to afford a home has increased most are in the Sun Belt. Sun Belt destinations have long been popular with homebuyers due to their relative affordability and warm weather, and remote work has made them even more popular, <\/span><a href=\"https:\/\/www.redfin.com\/news\/migrant-local-budget-difference-homebuyer\/\"><span style=\"font-weight: 400;\">driving up prices<\/span><\/a><span style=\"font-weight: 400;\"> in the process. Several Florida metros, including North Port and Cape Coral, were hit hard by Hurricane Ian in September, resulting in <\/span><a href=\"https:\/\/www.redfin.com\/news\/florida-home-sales-fall-hurricane-ian\/\"><span style=\"font-weight: 400;\">sharp drops<\/span><\/a><span style=\"font-weight: 400;\"> in pending sales and new listings. It remains to be seen whether that will translate to outsized price declines.\u00a0<\/span><\/p>\n<h4>Chicago area, Bay Area had smallest upticks in income necessary to afford a home<\/h4>\n<p><span style=\"font-weight: 400;\">Buyers need to earn at least 50% more income to afford a home than they did a year ago in 40 of the 93 metros included in this analysis. They need to earn at least 30% more in all 93.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\"><a href=\"https:\/\/www.redfin.com\/county\/760\/IL\/Lake-County\">Lake County, IL<\/a>\u2013near <a href=\"https:\/\/www.redfin.com\/city\/29470\/IL\/Chicago\">Chicago<\/a>\u2013had the smallest gain in income necessary to afford the median-priced home, though buyers still need 33.5% more than a year ago.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The Bay Area also had smaller-than-average increases, but the income necessary to buy there is still enormous. Buyers need to earn $402,821 to pay <a href=\"https:\/\/www.redfin.com\/city\/17151\/CA\/San-Francisco\/filter\/include=forsale+mlsfsbo+construction\">San Francisco<\/a>\u2019s typical $10,071 monthly mortgage payment, up 33.6% from a year ago. It\u2019s followed by <a href=\"https:\/\/www.redfin.com\/city\/17420\/CA\/San-Jose\/filter\/include=forsale+mlsfsbo+construction\">San Jose<\/a> ($363,265, up 36.1%) and <a href=\"https:\/\/www.redfin.com\/city\/13654\/CA\/Oakland\/filter\/include=forsale+mlsfsbo+construction\">Oakland<\/a> ($247,559, up 36.2%). The increases are smaller in Lake County and the Bay Area than other places because they\u2019re among the only parts of the country where home prices are <\/span><a href=\"https:\/\/www.redfin.com\/news\/housing-market-update-annual-home-price-growth-slows\/\"><span style=\"font-weight: 400;\">falling<\/span><\/a><span style=\"font-weight: 400;\"> year over year.\u00a0<\/span><\/p>\n<h4>Homebuyers in 45 major metros need $100,000-plus income to afford the typical home<\/h4>\n<p><span style=\"font-weight: 400;\">The incomes buyers need to purchase a home in San Francisco and San Jose are the highest in the country, followed by <a href=\"https:\/\/www.redfin.com\/city\/517\/CA\/Anaheim\/filter\/include=forsale+mlsfsbo+construction\">Anaheim, CA<\/a>, where the typical buyer must earn $254,286 to afford the typical monthly mortgage payment of $6,357 (+42.1% YoY). Oakland and <a href=\"https:\/\/www.redfin.com\/city\/11203\/CA\/Los-Angeles\/filter\/include=forsale+mlsfsbo+construction\">Los Angeles<\/a> ($221,592, up 40.7%) round out the top five.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Homebuyers must earn at least $100,000 annually to buy a home in roughly half (45) of the metros in this analysis. That\u2019s up from 16 metros a year ago.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\"><a href=\"https:\/\/www.redfin.com\/city\/5665\/MI\/Detroit\/filter\/include=forsale+mlsfsbo+construction\">Detroit<\/a> requires the lowest income to afford the area\u2019s median-priced home ($48,435), but that\u2019s still up 42.3% from a year ago. It\u2019s followed by <a href=\"https:\/\/www.redfin.com\/city\/5413\/OH\/Dayton\">Dayton, OH<\/a> ($51,126, up 46.1%), <a href=\"https:\/\/www.redfin.com\/city\/4145\/OH\/Cleveland\">Cleveland<\/a> ($53,817, up 45.7%), <a href=\"https:\/\/www.redfin.com\/city\/16162\/NY\/Rochester\/filter\/include=forsale+mlsfsbo+construction\">Rochester, NY<\/a> ($56,508, up 56.2%) and <a href=\"https:\/\/www.redfin.com\/city\/15702\/PA\/Pittsburgh\/filter\/include=forsale+mlsfsbo+construction\">Pittsburgh<\/a> ($57,853, up 41.7%).\u00a0<\/span><\/p>\n<table>\n<tbody>\n<tr>\n<td
