Coastal Florida is especially popular, even after getting pummeled by Hurricane Ian.\u00a0<\/span><\/i><\/p>\n<p><span style=\"font-weight: 400;\">Nearly one-quarter (24.1%) of U.S. homebuyers looked to move to a different metro area in the three months ending in October, on par with the record high of 24.2% set in the third quarter. That\u2019s up from roughly 18% in 2019, before the pandemic ushered in the remote-work era that gave many Americans more flexibility to relocate.\u00a0<\/span><\/p>\n<p><img fetchpriority=\"high\" decoding=\"async\" class=\"alignnone wp-image-75498 size-full\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2022\/11\/migration-chart-oct-2022.png\" alt=\"\" width=\"1230\" height=\"685\" srcset=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2022\/11\/migration-chart-oct-2022.png 1230w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2022\/11\/migration-chart-oct-2022-300x167.png 300w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2022\/11\/migration-chart-oct-2022-1024x570.png 1024w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2022\/11\/migration-chart-oct-2022-768x428.png 768w\" sizes=\"(max-width: 1230px) 100vw, 1230px\" \/><\/p>\n<p><span style=\"font-weight: 400;\">The U.S. housing market has <\/span><a href=\"https:\/\/www.redfin.com\/news\/housing-market-tracker-october-2022\/\"><span style=\"font-weight: 400;\">cooled significantly<\/span><\/a><span style=\"font-weight: 400;\"> during the second half of 2022 as high mortgage rates, inflation and a stumbling economy deter would-be homebuyers and sellers. But of the people who <\/span><i><span style=\"font-weight: 400;\">are <\/span><\/i><span style=\"font-weight: 400;\">still buying homes, an unprecedented portion are relocating to new metros. Many are seeking relative affordability as near-7% mortgage rates and persistently high home prices make expensive parts of the country even more expensive.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The average 30-year-fixed mortgage rate was <a href=\"https:\/\/www.redfin.com\/news\/housing-market-tracker-october-2022\/\">6.9%<\/a> in October, up 3.83 percentage points from 3.07% one year earlier\u2014the largest year-over-year increase during any month since 1981. That has caused monthly mortgage payments for homebuyers to roughly double from a year earlier. And while rates have come down slightly in November, they\u2019re still significantly higher than they were last year.<\/span><span style=\"font-weight: 400;\">\u00a0<\/span><\/p>\n<h4>Homebuyers are looking to move to the Sun Belt, especially Florida<\/h4>\n<p><span style=\"font-weight: 400;\"><a href=\"https:\/\/www.redfin.com\/city\/16409\/CA\/Sacramento\">Sacramento<\/a>, <a href=\"https:\/\/www.redfin.com\/city\/10201\/NV\/Las-Vegas\">Las Vegas<\/a> and <a href=\"https:\/\/www.redfin.com\/city\/11458\/FL\/Miami\">Miami<\/a> were the most popular destinations for Redfin.com users looking to relocate, followed by <a href=\"https:\/\/www.redfin.com\/city\/16904\/CA\/San-Diego\">San Diego<\/a> and <a href=\"https:\/\/www.redfin.com\/city\/18142\/FL\/Tampa\">Tampa<\/a>. Popularity is determined by net inflow, which is the number of people looking to move into a metro minus the number of people looking to leave.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Half of the top 10 migration destinations are in Florida (<a href=\"https:\/\/www.redfin.com\/city\/2654\/FL\/Cape-Coral\">Cape Coral<\/a>, <a href=\"https:\/\/www.redfin.com\/city\/12742\/FL\/North-Port\">North Port-Sarasota<\/a> and <a href=\"https:\/\/www.redfin.com\/city\/13655\/FL\/Orlando\">Orlando<\/a> are all on the list, in addition to Miami and Tampa). That\u2019s despite the fact that the state was hit by Hurricane Ian, one of the deadliest, <\/span><a href=\"https:\/\/www.nytimes.com\/2022\/09\/29\/us\/hurricane-ian-florida-damage.html\"><span style=\"font-weight: 400;\">most destructive storms<\/span><\/a><span style=\"font-weight: 400;\"> in U.S. history, in September.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Relatively affordable Sun Belt metros are typically most popular with relocating homebuyers, largely because buyers can get more home for less money. That\u2019s determined by net outflow, a measure of how many more Redfin.com users looked to leave an area than move in.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Homebuyers typically leave expensive coastal job centers more than they leave other places, a trend that started before the pandemic and picked up steam due to remote work and rising housing costs. They most commonly head to more affordable regions. for-sale homes online across more than 100 metro areas from August 2022 to October 2022. When we say \u201cOctober\u201d in this report, we\u2019re referring to the three months ending in October. To measure the share of homebuyers looking to relocate from one metro to another, we calculate the portion of overall home searchers that are migrants.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">A Redfin.com user counts as a migrant if they viewed at least 10 for-sale homes in the third quarter and at least one of those homes was outside their home metro area. For instance, if a Redfin.com user based in <\/span><a href=\"https:\/\/www.redfin.com\/city\/16163\/WA\/Seattle\"><span style=\"font-weight: 400;\">Seattle<\/span><\/a><span style=\"font-weight: 400;\"> views 10 homes in a three-month period and all of them are in <\/span><a href=\"https:\/\/www.redfin.com\/city\/14240\/AZ\/Phoenix\"><span style=\"font-weight: 400;\">Phoenix<\/span><\/a><span style=\"font-weight: 400;\">, that user counts as a full migrant to <\/span><a href=\"https:\/\/www.redfin.com\/city\/14240\/AZ\/Phoenix\"><span style=\"font-weight: 400;\">Phoenix<\/span><\/a><span style=\"font-weight: 400;\">.
