That outpaced the record 31.4% decline in sales of non-luxury homes. Redfin\u2019s data goes back to 2012.<\/span><\/p>\n<p><span style=\"font-weight: 400;\"><img fetchpriority=\"high\" decoding=\"async\" class=\"alignnone size-full wp-image-75598\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2022\/12\/Homes-Sold.png\" alt=\"\" width=\"800\" height=\"600\" srcset=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2022\/12\/Homes-Sold.png 800w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2022\/12\/Homes-Sold-300x225.png 300w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2022\/12\/Homes-Sold-768x576.png 768w\" sizes=\"(max-width: 800px) 100vw, 800px\" \/><\/span><\/p>\n<p><span style=\"font-weight: 400;\">This is according to an analysis that divided all U.S. residential properties into tiers based on <\/span><a href=\"https:\/\/redfin.com\/redfin-estimate\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">Redfin Estimates<\/span><\/a><span style=\"font-weight: 400;\"> of the homes\u2019 market values as of Dec. 10, 2022. This report defines luxury homes as those estimated to be in the top 5% based on market value, and non luxury homes as those estimated to be in the 35th-65th percentile based on market value.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The luxury market and the overall housing market have lost momentum this year due to many of the same factors: inflation, relatively high interest rates, a sagging stock market and recession fears. But the high-end market has slowed at a sharper clip for a handful of reasons, including:<\/span><\/p>\n<ul>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">Luxury goods are often among the first to get cut from budgets during times of economic stress.<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">Luxury properties are frequently used as investment properties, and with home values and rents <\/span><a href=\"https:\/\/www.redfin.com\/news\/housing-market-predictions-2023\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">poised to fall<\/span><\/a><span style=\"font-weight: 400;\"> in 2023, investment prospects are lackluster.<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">High-end home sales saw outsized growth during the pandemic, so they have more room to fall (see chart above).<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">Affluent buyers often have significant funds stored in the stock market, which has been losing value.<\/span><\/li>\n<\/ul>\n<p><span style=\"font-weight: 400;\">Expensive coastal markets led the decline in high-end home sales. In Nassau County, NY (Long Island), luxury-home sales plummeted 65.6% year over year during the three months ending Nov. 30, the largest decline among the most populous U.S. metropolitan areas. Next came four California metros: San Diego (-60.4%), San Jose (-58.7%), Riverside (-55.6%) and Anaheim (-55.5%). These markets are prohibitively expensive for most buyers even when the economy is thriving, so it\u2019s not surprising more buyers would back off during a downturn.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">There are <\/span><a href=\"https:\/\/www.redfin.com\/news\/housing-market-update-homebuying-demand-up-from-trough\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">early signs<\/span><\/a><span style=\"font-weight: 400;\"> that overall homebuyer demand is starting to creep back as interest rates <\/span><a href=\"https:\/\/www.freddiemac.com\/pmms\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">decline<\/span><\/a><span style=\"font-weight: 400;\">, which may ultimately cause the decline in luxury sales to ease. Mortgage applications and Redfin\u2019s Homebuyer Demand Index\u2014a measure of requests for tours and other buying services\u2014have both been on the rise, and Redfin real estate agents say they\u2019re seeing more buyers move off of the sidelines.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cThere has been a small shift in the market that&#8217;s not fully showing up in the data yet. With mortgage rates falling, a lot of house hunters see this as their moment to come back and compete,\u201d said Seattle Redfin agent <\/span><a href=\"https:\/\/www.redfin.com\/real-estate-agents\/shoshana-godwin\"><span style=\"font-weight: 400;\">Shoshana Godwin<\/span><\/a><span style=\"font-weight: 400;\">. \u201cMany of my buyers are taking out <\/span><a href=\"https:\/\/www.redfin.com\/guides\/what-is-a-jumbo-loan\"><span style=\"font-weight: 400;\">jumbo loans<\/span><\/a><span style=\"font-weight: 400;\">\u2014mortgages typically used for purchases of high-end homes. While some <\/span><a href=\"https:\/\/www2.optimalblue.com\/obmmi\/\"><span style=\"font-weight: 400;\">data<\/span><\/a><span style=\"font-weight: 400;\"> shows jumbo mortgage rates above 6%, some of my buyers are getting rates in the low 5% range.\u201d<\/span><\/p>\n<h3><span style=\"font-weight: 400;\">Luxury-Home Supply Rises Most in Six Years<\/span><\/h3>\n<p><span style=\"font-weight: 400;\">The number of luxury U.S. homes for sale rose 5.2% year over year to roughly 163,000 during the three months ending Nov. 30, the largest increase since 2016. By comparison, the supply of non luxury homes <\/span><i><span style=\"font-weight: 400;\">declined<\/span><\/i><span style=\"font-weight: 400;\"> 5.7% to about 552,000.<\/span><\/p>\n<p><span style=\"font-weight: 400;\"><img decoding=\"async\" class=\"alignnone size-full wp-image-75599\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2022\/12\/Active-Listings.png\" alt=\"\" width=\"800\" height=\"600\" srcset=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2022\/12\/Active-Listings.png 800w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2022\/12\/Active-Listings-300x225.png 300w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2022\/12\/Active-Listings-768x576.png 768w\" sizes=\"(max-width: 800px) 100vw, 800px\" \/><\/span><\/p>\n<p><span style=\"font-weight: 400;\">The large decline in luxury home sales is contributing to the rise in supply, but new listings are also a factor. The biggest declines were in Nassau County (-65.6% YoY), San Diego (-60.4%), San Jose (-58.7%), Riverside (-55.6%) and Anaheim (-55.5%). The biggest jumps were in Miami (28.1%), Tampa, FL (27.7%), Charlotte (25%), West Palm Beach, FL (25%) and Orlando (23.7%).
