Miami, Sacramento and Las Vegas were the most popular destinations.<\/span><\/i><\/p>\n<p><span style=\"font-weight: 400;\">A record one-quarter (24.9%) of Redfin.com users nationwide <a href=\"https:\/\/www.redfin.com\/us-housing-market#migration\" target=\"_blank\" rel=\"noopener\">looked to move to a different metro area<\/a> in January as remote work and elevated housing costs drove homebuyers to relocate.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">That\u2019s up from 24.5% in the fourth quarter, 22.8% a year ago and roughly 18% before the pandemic.\u00a0<\/span><\/p>\n<p><img fetchpriority=\"high\" decoding=\"async\" class=\"alignnone wp-image-75872 size-full\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2023\/02\/migration-chart-january-2023.png\" alt=\"\" width=\"1208\" height=\"747\" srcset=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2023\/02\/migration-chart-january-2023.png 1208w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2023\/02\/migration-chart-january-2023-300x186.png 300w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2023\/02\/migration-chart-january-2023-1024x633.png 1024w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2023\/02\/migration-chart-january-2023-768x475.png 768w\" sizes=\"(max-width: 1208px) 100vw, 1208px\" \/><\/p>\n<p><span style=\"font-weight: 400;\">High mortgage rates have caused many would-be homebuyers to back out of the market, with overall U.S. home sales <a href=\"https:\/\/www.redfin.com\/news\/housing-market-tracker-january-2023\/\">down considerably<\/a> from a year ago. But among the people who are buying homes, a record portion are relocating. That\u2019s largely due to the ongoing affordability crisis.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The typical monthly housing payment is <a href=\"https:\/\/www.redfin.com\/news\/housing-market-update-sale-prices-flatten-mortgage-rates-climb\/\">26% higher<\/a><\/span><span style=\"font-weight: 400;\">\u00a0than it was in the beginning of 2022. That\u2019s because mortgage rates remain near the 20-year high hit in November and home prices are still up from a year ago despite the cooling market.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">High housing costs\u2013along with the rising price of other goods and services due to inflation\u2013make relatively affordable destinations attractive, especially for remote workers with the flexibility to relocate. While home prices soared last year in many popular migration destinations like <a href=\"https:\/\/www.redfin.com\/city\/16409\/CA\/Sacramento\">Sacramento<\/a> and <a href=\"https:\/\/www.redfin.com\/city\/14240\/AZ\/Phoenix\">Phoenix<\/a>, those places are now among those where prices are <\/span><a href=\"https:\/\/www.redfin.com\/news\/housing-market-update-sale-prices-flatten-mortgage-rates-climb\/\"><span style=\"font-weight: 400;\">dropping fastest<\/span><\/a><span style=\"font-weight: 400;\">. Plus, they\u2019re much more affordable than the places people are leaving. <a href=\"https:\/\/www.redfin.com\/city\/11203\/CA\/Los-Angeles\">Los Angeles<\/a>, where the typical home sells for about $800,000, was the most common origin for homebuyers moving to <a href=\"https:\/\/www.redfin.com\/city\/10201\/NV\/Las-Vegas\">Las Vegas<\/a> and <a href=\"https:\/\/www.redfin.com\/city\/30794\/TX\/Dallas\">Dallas<\/a>, both popular destinations where the typical home sells for roughly half of that.\u00a0<\/span><\/p>\n<h3>Miami reclaims status as top migration hotspot<\/h3>\n<p><span style=\"font-weight: 400;\"><a href=\"https:\/\/www.redfin.com\/city\/11458\/FL\/Miami\">Miami<\/a> was the most popular migration destination in January, claiming the top spot for the first time since August. Popularity is determined by net inflow, a measure of how many more Redfin.com users are looking to move into an area than leave. Half of the 10 most popular destinations are in Florida: <a href=\"https:\/\/www.redfin.com\/city\/18142\/FL\/Tampa\">Tampa<\/a>,<a href=\"https:\/\/www.redfin.com\/city\/2654\/FL\/Cape-Coral\/filter\/include=forsale+mlsfsbo+construction\"> Cape Coral<\/a>, <a href=\"https:\/\/www.redfin.com\/city\/13655\/FL\/Orlando\">Orlando<\/a> and <a href=\"https:\/\/www.redfin.com\/city\/12742\/FL\/North-Port\">North Port<\/a>-Sarasota are also on the list.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Homes in Florida certainly aren\u2019t cheap; the typical Miami home sold for $470,000 in January, compared with the $383,000 national median. But they do tend to be less expensive than the places people are coming from. The typical home in <a href=\"https:\/\/www.redfin.com\/state\/New-York\">New York<\/a>, the top origin for homebuyers relocating to Miami, sold for $650,000 in January.\u00a0 Plus, Florida\u2019s overall cost of living is lower because it doesn\u2019t have a state income tax.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cA lot of buyers have flocked\u00a0 into coastal Florida from out of town over the last several months,\u201d said <a href=\"https:\/\/www.redfin.com\/real-estate-agents\/elena-fleck\">Elena Fleck<\/a>, a Redfin agent in <a href=\"https:\/\/www.redfin.com\/city\/13989\/FL\/Palm-Beach\">Palm Beach<\/a>, which is part of the larger Miami metro area. \u201cBuyers moving in from places like New York and <a href=\"https:\/\/www.redfin.com\/city\/17151\/CA\/San-Francisco\">San Francisco<\/a> are helping the local market recover from last fall\u2019s housing downturn. They\u2019re not nearly as fazed by high mortgage rates because homes here are so much less expensive than their hometowns, and they get larger lots, pools, nice weather and lower taxes.\u201d<\/span><\/p>\n<p><span style=\"font-weight: 400;\">After Miami, Sacramento, <a href=\"https:\/\/www.redfin.com\/city\/10201\/NV\/Las-Vegas\">Las Vegas<\/a> and Phoenix were the most popular destinations. Those are all mainstays on the migration hotspot list because, like Florida, buyers moving in from expensive coastal cities can find bigger homes for less money in warm climates. The typical home in eight of the 10 most popular destinations is less expensive than the typical home in the most common origin.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">But fewer Redfin.com users looked to move to eight of the 10 most popular destinations than a year earlier, a shift that\u2019s due to overall homebuying demand coming down from its San Francisco and Los Angeles than any other U.S. metro in January. Next come\u00a0 New York, <a href=\"https:\/\/www.redfin.com\/city\/12839\/DC\/Washington-DC\">Washington, D.C.<\/a>, <a href=\"https:\/\/www.redfin.com\/city\/29470\/IL\/Chicago\">Chicago<\/a> and several other major cities. This ranking is determined by net outflow, a measure of how many more people are looking to leave a metro than move in.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Expensive coastal areas are perennially on the list of places people are looking to leave, a trend that has been exacerbated by remote work.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">There are fewer homebuyers leaving most of those places than a year earlier, reflecting the slow housing market. The net outflow from seven of the top 10 metros was smaller in the fourth quarter than a year earlier. The slowdown was especially pronounced in <a href=\"https:\/\/www.redfin.com\/city\/16163\/WA\/Seattle\">Seattle<\/a>, which had a net outflow of roughly 3,400 in January, down from 19,000 a year To measure the share of homebuyers looking to relocate from one metro to another, we calculate the portion of overall home searchers that are migrants.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">A Redfin.com user counts as a migrant if they viewed at least 10 for-sale homes in the third quarter and at least one of those homes was outside their home metro area.
