Rents were up nearly 10 times that much (16.5%) a year earlier.<\/span><\/p>\n<p><span style=\"font-weight: 400;\"><img fetchpriority=\"high\" decoding=\"async\" class=\"alignnone wp-image-75961\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2023\/03\/rental-chart--1024x708.png\" alt=\"\" width=\"800\" height=\"553\" srcset=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2023\/03\/rental-chart--1024x708.png 1024w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2023\/03\/rental-chart--300x207.png 300w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2023\/03\/rental-chart--768x531.png 768w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2023\/03\/rental-chart-.png 1300w\" sizes=\"(max-width: 800px) 100vw, 800px\" \/><\/span><\/p>\n<p><span style=\"font-weight: 400;\">February was the ninth straight month in which rent growth slowed on a year-over-year basis<\/span><span style=\"font-weight: 400;\">.<\/span><span style=\"font-weight: 400;\"> Rents fell 0.3% from a month earlier. Still, the median asking rent remained 21.4% higher than it was in February 2020, the month before the coronavirus was declared a pandemic.<\/span><\/p>\n<p><span style=\"font-weight: 400;\"><img decoding=\"async\" class=\"alignnone wp-image-75960\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2023\/03\/feb-rent-chart--1024x710.png\" alt=\"\" width=\"800\" height=\"555\" srcset=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2023\/03\/feb-rent-chart--1024x710.png 1024w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2023\/03\/feb-rent-chart--300x208.png 300w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2023\/03\/feb-rent-chart--768x533.png 768w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2023\/03\/feb-rent-chart-.png 1300w\" sizes=\"(max-width: 800px) 100vw, 800px\" \/><\/span><\/p>\n<p><span style=\"font-weight: 400;\">Rent growth has cooled as persistently high housing costs, inflation, recession fears and a slowdown in household <\/span><a href=\"https:\/\/www.bloomberg.com\/news\/articles\/2023-01-13\/us-household-formation-late-last-year-seen-slowing-further?sref=fRZXrT1O\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">formation<\/span><\/a><span style=\"font-weight: 400;\"> have made people less likely to move, putting a damper on demand for new leases. A jump in supply due to a boom in apartment construction has also contributed to the slowdown in rent growth. The number of apartments under construction is up 24.9% year over year to 943,000, the highest level since 1974, according to a recent <\/span><a href=\"https:\/\/www.nahb.org\/news-and-economics\/press-releases\/2023\/01\/multifamily-housing-market-to-weaken-in-2023\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">report<\/span><\/a><span style=\"font-weight: 400;\"> from the National Association of Home Builders.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cLandlords are slowing their roll on rent increases because they\u2019re grappling with a rise in <\/span><a href=\"https:\/\/www.jchs.harvard.edu\/sites\/default\/files\/media-files\/2023-02\/America%27s%20Rental%20Housing_022423%20market%20update.pdf\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">vacancies<\/span><\/a><span style=\"font-weight: 400;\"> as an influx of new apartments hits the market and demand slows from its peak,\u201d said Redfin Deputy Chief Economist <\/span><a href=\"https:\/\/www.redfin.com\/news\/author\/taylormarr\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">Taylor Marr<\/span><\/a><span style=\"font-weight: 400;\">. \u201cRents are likely close to hitting a floor, though. That\u2019s because stubbornly high inflation is boosting expenses for landlords, so instead of dropping rents they may seek to lure renters with other concessions, like free parking or a discounted security deposit.\u201d<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Marr continued: \u201cWhile rent growth has slowed, it hasn\u2019t slowed quite as much as expected\u2014in <\/span><a href=\"https:\/\/www.kansascityfed.org\/research\/economic-bulletin\/a-tight-labor-market-could-keep-rent-inflation-elevated\/\"><span style=\"font-weight: 400;\">part<\/span><\/a><span style=\"font-weight: 400;\"> because the labor market has held up better than anticipated, which has helped prop up demand. This is likely a reason overall inflation remains stubbornly high, as rent growth is a major contributor to inflation.\u201d<\/span><\/p>\n<h3><span style=\"font-weight: 400;\">Rents Declined in 11
