{"id":76318,"date":"2023-06-07T05:00:46","date_gmt":"2023-06-07T12:00:46","guid":{"rendered":"https:\/\/www.redfin.com\/news\/?p=76318"},"modified":"2023-06-14T12:20:54","modified_gmt":"2023-06-14T19:20:54","slug":"all-cash-down-payment-april-2023","status":"publish","type":"post","link":"https:\/\/www.redfin.com\/news\/all-cash-down-payment-april-2023\/","title":{"rendered":"One-Third of U.S. Homebuyers Are Paying in Cash, the Highest Share in Nearly a Decade"},"content":{"rendered":"<ul>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><i><span style=\"font-weight: 400;\">All-cash home purchases reached their highest level since 2014 in April as high mortgage rates drove down overall home sales more than all-cash sales.\u00a0<\/span><\/i><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><i><span style=\"font-weight: 400;\">The typical buyer\u2019s down payment dropped 18% from a year earlier, one of the biggest declines since the start of the pandemic.\u00a0<\/span><\/i><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><i><span style=\"font-weight: 400;\">The share of buyers using FHA loans reached its highest level since before the pandemic, with sellers more apt to accept different loan types in a cool market. Jumbo loans, used for expensive home purchases, have become less prevalent.\u00a0<\/span><\/i><\/li>\n<\/ul>\n<p><span style=\"font-weight: 400;\">One-third (33.4%) of U.S. home purchases were made in cash in April, up from 30.7% a year earlier and comparable with February\u2019s 33.5% share, which was the highest in nine years. <\/span><\/p>\n<p><img fetchpriority=\"high\" decoding=\"async\" class=\"alignnone wp-image-76321 size-large\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2023\/06\/all-cash-april-20-1024x607.png\" alt=\"\" width=\"1024\" height=\"607\" srcset=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2023\/06\/all-cash-april-20-1024x607.png 1024w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2023\/06\/all-cash-april-20-300x178.png 300w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2023\/06\/all-cash-april-20-768x455.png 768w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2023\/06\/all-cash-april-20.png 1174w\" sizes=\"(max-width: 1024px) 100vw, 1024px\" \/><\/p>\n<p><span style=\"font-weight: 400;\">The data in this report is from a Redfin analysis of county records across 40 of the most populous U.S. metropolitan areas, going back through 2011. April 2023 is the most recent month for which data is available. An all-cash purchase is one in which there is no mortgage loan information on the deed.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">All-cash purchases are making up a bigger portion of the homebuying pie for one major reason: Elevated mortgage rates are deterring homebuyers who take out mortgages more than they\u2019re deterring all-cash buyers. <\/span><span style=\"font-weight: 400;\">Overall home sales were down 41% from a year earlier in April in the metros included in this analysis, compared with a 35% decline for all-cash sales.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The average 30-year fixed mortgage rate was <\/span><a href=\"https:\/\/www.freddiemac.com\/pmms\"><span style=\"font-weight: 400;\">6.79%<\/span><\/a><span style=\"font-weight: 400;\"> at the start of June, near its highest level in 15 years. That has pushed monthly housing payments up to a <\/span><span style=\"font-weight: 400;\">record high<\/span><span style=\"font-weight: 400;\"> and sidelined many would-be homebuyers, especially those who need to take out a mortgage.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">But high rates can still be a deterrent for all-cash buyers because their money may be better spent on investments that <\/span><i><span style=\"font-weight: 400;\">benefit <\/span><\/i><span style=\"font-weight: 400;\">from high rates, <\/span><a href=\"https:\/\/www.nytimes.com\/2023\/06\/02\/business\/treasuries-safe-debt-crisis.html\"><span style=\"font-weight: 400;\">like bonds<\/span><\/a><span style=\"font-weight: 400;\">. Inflation has <\/span><a href=\"https:\/\/www.bloomberg.com\/news\/articles\/2023-06-05\/fed-skip-a-hike-strategy-is-sensible-risky-and-confusing#:~:text=Since%20March%202022%2C%20the%20US,the%20collapse%20of%20four%20lenders.\"><span style=\"font-weight: 400;\">pushed up<\/span><\/a><span style=\"font-weight: 400;\"> interest rates over the last year, which has pushed up mortgage rates, rendering other investments more attractive in some cases.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cA homebuyer who can afford to pay in all cash is weighing two potential paths,\u201d said Redfin Senior Economist <a href=\"https:\/\/www.redfin.com\/news\/author\/sheharyarbokhari\/\">Sheharyar Bokhari<\/a>. \u201cThey can use cash to pay for the home and avoid high monthly interest payments, or take out a loan and pay a high mortgage rate. In that case, they could use the money that <\/span><i><span style=\"font-weight: 400;\">would<\/span><\/i><span style=\"font-weight: 400;\"> have gone toward an all-cash purchase to invest in other assets that offer bigger returns, which could partly cancel out their high mortgage rate.\u201d<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cBuyers who <\/span><i><span style=\"font-weight: 400;\">can\u2019t <\/span><\/i><span style=\"font-weight: 400;\">afford to pay in all cash also have two potential\u2014but different\u2014paths,\u201d Bokhari continued. \u201cThey can avoid a high mortgage rate by dropping out of the housing market altogether, or they can take on a high rate. That discrepancy is the reason the all-cash share is near a decade high even though all-cash purchases have dropped: Affluent buyers have the choice to pay cash instead of dropping out of the market.\u201d\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Competition among homebuyers is a smaller but still noteworthy reason for the uptick in all-cash sales. A lack of homes for sale is prompting competition in some metro areas, motivating buyers to make all-cash offers to win homes. High mortgage rates are the main cause of today\u2019s inventory shortage because they\u2019re making homeowners stay put to hang onto their comparatively low rate. Even though high rates have pushed many buyers out of the market, they\u2019ve pushed out even more would-be sellers; that means the buyers who <\/span><i><span style=\"font-weight: 400;\">are <\/span><\/i><span style=\"font-weight: 400;\">out there are often competing for the few homes on the market.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">A surge in competition is the main factor in the jump in cash purchases during the pandemic homebuying boom in 2021\u2013but at that time, <\/span><i><span style=\"font-weight: 400;\">low <\/span><\/i><span style=\"font-weight: 400;\">mortgage rates were causing bidding wars by attracting an influx of buyers.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">See the table at the bottom of this report for metro-level data on all-cash purchases.\u00a0<\/span><\/p>\n<h4>Down payments post one of the biggest drops since start of pandemic<\/h4>\n<p><span style=\"font-weight: 400;\">The typical U.S. homebuyer\u2019s down payment was $52,500 in April, down 18% from a year earlier. That\u2019s the second-biggest drop since May 2020, when the housing market ground to a halt at the start of the pandemic (the biggest was a 22% drop in March 2023). Down payments have been falling on a year-over-year basis since November.\u00a0<\/span><\/p>\n<p><img decoding=\"async\" class=\"alignnone wp-image-76325 size-large\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2023\/06\/down-payment-chart-updated--1024x621.png\" alt=\"\" width=\"1024\" height=\"621\" srcset=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2023\/06\/down-payment-chart-updated--1024x621.png 1024w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2023\/06\/down-payment-chart-updated--300x182.png 300w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2023\/06\/down-payment-chart-updated--768x466.png 768w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2023\/06\/down-payment-chart-updated-.png 1105w\" sizes=\"(max-width: 1024px) 100vw, 1024px\" \/><\/p>\n<p><span style=\"font-weight: 400;\">In percentage terms, the median down payment was equal to 13.1% of the purchase price, down from 16.5% a year earlier.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Down payments have fallen for several reasons: less competition among homebuyers, high mortgage rates and declining home prices.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Even though the inventory shortage is causing more competition for homes than one might expect given today\u2019s relatively tepid demand, the bidding-war rate is much lower than it was a year ago. Forty-six percent of home offers written by Redfin agents <\/span><a href=\"https:\/\/www.redfin.com\/news\/housing-market-tracker-april-2023\/\"><span style=\"font-weight: 400;\">faced competition<\/span><\/a><span style=\"font-weight: 400;\"> in April, down from roughly 59% a year earlier. Less competition means fewer buyers need to offer a big down payment to prove their financial stability and stand out from the crowd. It also means FHA loans, which require lower down payments, are becoming more prevalent.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">High mortgage rates and inflation mean a lot of buyers can\u2019t afford to make big down payments. Maybe they\u2019re using some of the money that would have been allocated toward a down payment for a mortgage-rate buydown or putting it in a savings account to help with high monthly payments.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The typical U.S. home sold for <\/span><a href=\"https:\/\/www.redfin.com\/news\/housing-market-tracker-april-2023\/\"><span style=\"font-weight: 400;\">4% less<\/span><\/a><span style=\"font-weight: 400;\"> in April than a year earlier, and the drop is much bigger in some metro areas. Lower home prices mean lower dollar down payments; for instance, a 10% down payment on a $400,000 home equals $40,000, while a 10% down payment on a $350,000 home equals $35,000.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">It\u2019s worth noting that the big year-over-year decline is partly due to heights hit a year earlier; the median down payment reached $64,000 in April 2022, just shy of the following month\u2019s $65,000 record.<\/span><\/p>\n<h4>Share of homebuyers using FHA loans hits highest share since before the pandemic as housing market cools<\/h4>\n<p><span style=\"font-weight: 400;\">Roughly one in six (16.4%) U.S. mortgaged home sales used an FHA loan in April, the highest share since February 2020, just before the pandemic began. That\u2019s up from 10.4% a year earlier; representing the largest year-over-year gain on record.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Just under 7% of mortgaged home sales used a VA loan, down from an eight-year high of 8% in February but up from 5.9% a year earlier.\u00a0<\/span><\/p>\n<p><img decoding=\"async\" class=\"alignnone wp-image-76326 size-large\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2023\/06\/FHA-loans-updated-1024x636.png\" alt=\"\" width=\"1024\" height=\"636\" srcset=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2023\/06\/FHA-loans-updated-1024x636.png 1024w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2023\/06\/FHA-loans-updated-300x186.png 300w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2023\/06\/FHA-loans-updated-768x477.png 768w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2023\/06\/FHA-loans-updated.png 1189w\" sizes=\"(max-width: 1024px) 100vw, 1024px\" \/><\/p>\n<p><span style=\"font-weight: 400;\">FHA and VA loans are both insured by the U.S. government. <\/span><a href=\"https:\/\/www.redfin.com\/guides\/first-time-home-buyer-fha-loans\"><span style=\"font-weight: 400;\">FHA loans<\/span><\/a><span style=\"font-weight: 400;\">, meant for low- to moderate-income borrowers and popular with first-time homebuyers, have lower down-payment and credit-score requirements than conventional loans. <\/span><a href=\"https:\/\/www.redfin.com\/definition\/va-loan\"><span style=\"font-weight: 400;\">VA loans<\/span><\/a><span style=\"font-weight: 400;\"> are available to veterans, service members and their surviving spouses and require little to no down payment.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Conventional loans are the most common type, making up more than three-quarters (76.8%) of mortgaged home sales. But the share of buyers using a conventional loan dropped from 83.7% from a year earlier, the biggest year-over-year decline on record.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">FHA loans are becoming more common because high mortgage rates have cooled the housing market. FHA loans were rare during the pandemic homebuying frenzy because nearly every home received multiple offers; sellers would typically choose an all-cash offer or one using a conventional loan because they may believe they\u2019re less\u00a0 likely to fall through. Now, buyers are more likely to get FHA loans accepted because sellers don\u2019t have as many choices. There\u2019s still plenty of competition for homes, especially in some parts of the country, but not nearly as much as there was during the buying boom of late 2020, 2021 and early 2022. Plus, even if a home is part of a bidding war, a buyer may be competing against fewer offers than they were a year ago; maybe there\u2019s one other offer instead of 10.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Redfin agents in pandemic homebuying boomtowns Boise, ID, Austin, TX and Orlando, FL report that they saw an uptick in FHA loans in early spring. But Orlando Redfin <a href=\"https:\/\/www.redfin.com\/premier\">Premier<\/a> agent <a href=\"https:\/\/www.redfin.com\/real-estate-agents\/nicole-dege\">Nicole Dege<\/a> said she\u2019s noticed a decline in buyers using FHA loans since then.\u00a0\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cFHA and VA buyers finally felt like they could play the game and get their offers entertained in March and April,\u201d Dege said. \u201cRates were high, but at least some of them could actually buy a home without being outbid. But now that inventory has declined more, buyers are fighting competition again and it\u2019s tough to get an FHA offer accepted.\u201d<\/span><\/p>\n<p><span style=\"font-weight: 400;\">High mortgage rates may also make buyers more likely to choose an FHA loan instead of a conventional loan, as FHA rates tend to be <\/span><a href=\"https:\/\/www.totalmortgage.com\/blog\/fha-vs-conventional-loans-eligibility-credit-and-how-to-choose\/37444#:~:text=FHA%20loans%20tend%20to%20come,banks%20to%20offer%20lower%20rates.\"><span style=\"font-weight: 400;\">slightly lower<\/span><\/a><span style=\"font-weight: 400;\">; the average daily FHA rate was <\/span><a href=\"https:\/\/www.mortgagenewsdaily.com\/mortgage-rates\/30-year-fixed\"><span style=\"font-weight: 400;\">6.54%<\/span><\/a><span style=\"font-weight: 400;\"> on June 6, versus 6.89% for a conventional loan.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Even though FHA loans are becoming more common, the fact that one-third of home purchases are made in cash reflects the unequal nature of today\u2019s housing market. Affluent buyers who can afford to pay for a home in cash still have an advantage because not only is it easier to get offers accepted, but they don\u2019t have to take on high mortgage rates.\u00a0<\/span><\/p>\n<h4>Jumbo loans have become less popular as rates stay elevated<\/h4>\n<p><span style=\"font-weight: 400;\">Just 6.1% of mortgaged home sales used a jumbo loan in April, down from 10.6% a year earlier but up from the decade-low of 4.3% hit in January.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">A <\/span><a href=\"https:\/\/www.redfin.com\/guides\/what-is-a-jumbo-loan\"><span style=\"font-weight: 400;\">jumbo loan<\/span><\/a><span style=\"font-weight: 400;\"> is a type of conventional loan, in which the loan amount exceeds the limit set by the federal government (FHFA). In most U.S. states, they\u2019re used for homebuyers who borrow more than <\/span><a href=\"https:\/\/money.usnews.com\/loans\/mortgages\/articles\/conforming-loan-limit\"><span style=\"font-weight: 400;\">$726,200<\/span><\/a><span style=\"font-weight: 400;\">, though the limit is higher in certain expensive states.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Jumbo loans have become less common over the last year as mortgage rates have risen. Elevated rates have pushed some buyers of expensive homes out of the market entirely, and pushed some into lower price ranges. Banks are also more hesitant to take potential losses on jumbo loans in the aftermath of this year\u2019s <\/span><a href=\"https:\/\/www.nytimes.com\/interactive\/2023\/business\/bank-failures-svb-first-republic-signature.html\"><span style=\"font-weight: 400;\">bank failures<\/span><\/a><span style=\"font-weight: 400;\">.\u00a0<\/span><\/p>\n<h4>Metro-level highlights<\/h4>\n<p><i><span style=\"font-weight: 400;\">This section is based on Redfin\u2019s analysis of 40 of the most populous U.S. metropolitan areas.<\/span><\/i><\/p>\n<ul>\n<li style=\"list-style-type: none;\">\n<ul>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>All cash. <\/b><span style=\"font-weight: 400;\">All-cash purchases were most common in Cleveland, OH in April. Next came West Palm Beach, FL and Baltimore. They were <\/span><i><span style=\"font-weight: 400;\">least <\/span><\/i><span style=\"font-weight: 400;\">common in San Jose, CA, Seattle and Oakland, CA, all expensive West Coast metros<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>All cash, YoY. <\/b><span style=\"font-weight: 400;\">All-cash purchases increased in April from a year earlier in 27 of the metros Redfin analyzed. The biggest increases were in Newark, NJ, Milwaukee and Montgomery County, PA. Down payment <\/span><i><span style=\"font-weight: 400;\">percentages<\/span><\/i><span style=\"font-weight: 400;\"> dropped in 19 metros, rose in two and stayed the same in the others. Percentages dropped most in Las Vegas, Providence, RI and Phoenix, and rose in San Jose and San Francisco.\u00a0<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>FHA loans. <\/b><span style=\"font-weight: 400;\">FHA loans were most common in Riverside, Providence, RI and Las Vegas.
