Home sales have also started to rebound.<\/span><\/i><\/h2>\n<p><span style=\"font-weight: 400;\">Listings of homes for sale in the Cape Coral-Fort Myers, FL metropolitan area have recovered after plunging in the wake of <\/span><a href=\"https:\/\/www.britannica.com\/event\/Hurricane-Ian-2022\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">Hurricane Ian<\/span><\/a><span style=\"font-weight: 400;\"> last fall, and sales have begun to bounce back.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">In the two months after the devastating September 2022 storm, there were 900 fewer new listings in <\/span><a href=\"https:\/\/www.redfin.com\/city\/2654\/FL\/Cape-Coral?utm_source=google&amp;utm_medium=ppc&amp;utm_term=kwd-352157676172&amp;utm_content=481634370389&amp;utm_campaign=1026576&amp;gclid=Cj0KCQjw7aqkBhDPARIsAKGa0oI-9ORVXLT2I5zutcbKZUQzFUkfc90-tY-h3PV7Aw7tmQTWcjjxy9EaAtlgEALw_wcB\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">Cape Coral<\/span><\/a><span style=\"font-weight: 400;\">&#8211;<\/span><a href=\"https:\/\/www.redfin.com\/city\/6208\/FL\/Fort-Myers\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">Fort Myers<\/span><\/a><span style=\"font-weight: 400;\"> than there would have been had the storm not hit, according to Redfin projections. But in the six months after that, there were 1,314 <\/span><i><span style=\"font-weight: 400;\">more<\/span><\/i><span style=\"font-weight: 400;\"> new listings than projected, more than offsetting the shortfall. To put it another way, the metro had gained 415 more new listings than it had lost by early May. The Cape Coral-Fort Myers metro area will be referred to as \u201cCape Coral\u201d for the remainder of this report.<\/span><\/p>\n<p><span style=\"font-weight: 400;\"><img fetchpriority=\"high\" decoding=\"async\" class=\"alignnone size-large wp-image-76387\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2023\/06\/FINAL-NEW-LISTINGS-CHART-1024x638.png\" alt=\"\" width=\"1024\" height=\"638\" srcset=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2023\/06\/FINAL-NEW-LISTINGS-CHART-1024x638.png 1024w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2023\/06\/FINAL-NEW-LISTINGS-CHART-300x187.png 300w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2023\/06\/FINAL-NEW-LISTINGS-CHART-768x478.png 768w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2023\/06\/FINAL-NEW-LISTINGS-CHART.png 1443w\" sizes=\"(max-width: 1024px) 100vw, 1024px\" \/><\/span><\/p>\n<p><span style=\"font-weight: 400;\">This is according to a Redfin analysis of MLS data, and Redfin projections based on listings and sales performance in comparable Florida metros that weren\u2019t impacted by Hurricane Ian.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">New listings are likely outperforming expectations due to a backlog created by the storm; homeowners who paused their selling plans or delisted their properties in the wake of Hurricane Ian are now putting their homes on the market. There are likely other homeowners who didn\u2019t intend to sell before the storm but are now moving because their home was <\/span><a href=\"https:\/\/apnews.com\/article\/hurricane-ian-florida-recovery-struggle-homeless-9d34fc4417925b928f791b976443ce46\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">damaged<\/span><\/a><span style=\"font-weight: 400;\"> and\/or they want to live in a safer area.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cIntense storms are becoming more <\/span><a href=\"https:\/\/www.washingtonpost.com\/climate-environment\/2022\/09\/29\/ian-hurricane-rapid-intensification-climate\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">frequent<\/span><\/a><span style=\"font-weight: 400;\"> in Florida due to climate change, but homebuyers are <\/span><a href=\"https:\/\/www.redfin.com\/news\/housing-migration-trends-april-2023\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">still moving<\/span><\/a><span style=\"font-weight: 400;\"> to the Sunshine State in search of warm weather and relatively affordable home prices,\u201d said Redfin Senior Economist <\/span><a href=\"https:\/\/www.redfin.com\/news\/author\/sheharyarbokhari\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">Sheharyar Bokhari<\/span><\/a><span style=\"font-weight: 400;\">. \u201cBut as homebuyers have moved into Florida, insurers have <\/span><a href=\"https:\/\/news.yahoo.com\/two-more-property-insurance-companies-125200371.html\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">moved out<\/span><\/a><span style=\"font-weight: 400;\">, leaving homeowners with fewer and more expensive coverage options. Ultimately, lower-income residents may be pushed out of the riskiest areas due to rising insurance and rebuilding costs. There were 6,167 land listings in Cape Coral as of June 16\u2014comparable with the number of home listings (6,619). Some don\u2019t mention the impact of the storm or the potential for future natural disasters. Other listings do mention Hurricane Ian, and tout the opportunities for builders and homebuyers despite continued storm risk.<\/span><\/p>\n<p><span style=\"font-weight: 400;\"><img decoding=\"async\" class=\"alignnone wp-image-76388 size-full\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2023\/06\/Screen-Shot-2023-05-31-at-9.42.08-AM-e1686875585283.png\" alt=\"\" width=\"692\" height=\"764\" srcset=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2023\/06\/Screen-Shot-2023-05-31-at-9.42.08-AM-e1686875585283.png 692w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2023\/06\/Screen-Shot-2023-05-31-at-9.42.08-AM-e1686875585283-272x300.png 272w\" sizes=\"(max-width: 692px) 100vw, 692px\" \/><\/span><\/p>\n<p><span style=\"font-weight: 400;\">While some people who moved to Florida during the pandemic are leaving, new out-of-staters continue to move in, which is incentivizing homebuilders in Cape Coral to keep building, according to local <\/span><a href=\"https:\/\/www.redfin.com\/premier\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">Redfin Premier<\/span><\/a><span style=\"font-weight: 400;\"> real estate agent <\/span><a href=\"https:\/\/www.redfin.com\/real-estate-agents\/isabel-ariassquires\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">Isabel Arias-Squires<\/span><\/a><span style=\"font-weight: 400;\">. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">Florida has doled out <\/span><a href=\"https:\/\/www.census.gov\/construction\/bps\/data_visualizations\/index.html\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">80,000<\/span><\/a><span style=\"font-weight: 400;\"> residential building permits so far this year\u2014more than any other state but Texas. Arias-Squires noted that new-construction homes in Florida have the advantage of being built under the most recent building codes, providing better resistance against natural disasters<\/span><\/p>\n<h3><b>Sales Are Bouncing Back, But Haven\u2019t Fully Recovered<\/b><\/h3>\n<p><span style=\"font-weight: 400;\">In the three months after Hurricane Ian, there were 723 fewer home sales in Cape Coral than there would have been had the storm not hit, according to Redfin projections. In the following five months, there were 538 more sales than projected. Four other Florida metros\u2014Miami, Tampa, Orlando and North Port\u2014are also in the top 10 as the Sunshine State attracts house hunters from New York, Chicago and other major metros.<\/span><\/p>\n<h3><b>Hurricane Ian Had No Major Impact on Home Prices<\/b><\/h3>\n<p><span style=\"font-weight: 400;\">We also looked at Hurricane Ian\u2019s impact on home prices, but the results were not statistically significant. Median sale prices in Cape Coral were neither higher nor lower than projected after the storm.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cThe storm\u2019s effect on prices was likely muted because at first, new listings fell, which pressured prices to rise due to a shortage of homes for sale. But new listings then more than recovered, which pressured prices to fall because there was more supply than usual,\u201d Bokhari said. \u201cIn the end, the two effects canceled each other out.\u201d<\/span><\/p>\n<h3><b>Methodology<\/b><\/h3>\n<p><span style=\"font-weight: 400;\">To analyze the impact of Hurricane Ian on the Cape Coral-Fort Myers metropolitan area, we created a control market of select Florida metro areas not impacted by the hurricane that behaved similarly to Cape Coral prior to the hurricane&#8217;s impact (from January 2021 up until the storm). Since mortgage rates were low in 2021 and rose in 2022, creating a control market allowed us to isolate the impact of Hurricane Ian. Absent an impact of the hurricane on the Cape Coral market, we would expect its data to follow the control market (&#8220;projected&#8221; home sales or &#8220;projected&#8221; new listings).\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">For new listings, the control market is a weighted average of the following metros\u2019 new listings data: West Palm Beach (61%) and Panama City (39%). For home sales, the control market is a weighted average of the following metros\u2019 home sales data: West Palm Beach (54%), Port St. Lucie (44%) and Ocala (2%).
