{"id":76931,"date":"2023-10-19T05:00:44","date_gmt":"2023-10-19T12:00:44","guid":{"rendered":"https:\/\/www.redfin.com\/news\/?p=76931"},"modified":"2023-10-18T16:18:11","modified_gmt":"2023-10-18T23:18:11","slug":"housing-market-update-2023-fewest-home-sales-since-2008","status":"publish","type":"post","link":"https:\/\/www.redfin.com\/news\/housing-market-update-2023-fewest-home-sales-since-2008\/","title":{"rendered":"Housing Market Update:  2023 on Pace For Fewest Home Sales Since 2008 As Mortgage Rates Hit 8%"},"content":{"rendered":"<p><i><span style=\"font-weight: 400;\">Redfin economists say this is likely to be the slowest sales year since the Great Recession as persistently high mortgage rates and low inventory spook buyers.\u00a0<\/span><\/i><\/p>\n<p><span style=\"font-weight: 400;\">This year is likely to end with roughly 4.1 million existing home sales nationwide, the fewest since the housing bubble burst in 2008 after the subprime mortgage crisis.\u00a0<\/span><\/p>\n<p><b>What Redfin economists say: <\/b><span style=\"font-weight: 400;\">\u201cBuyers have been in a bind all year,\u201d said <a href=\"https:\/\/www.redfin.com\/news\/author\/chen-zhao\/\">Chen Zhao<\/a>, Redfin\u2019s economic research lead. \u201cHigh mortgage rates and still-high prices are making it <\/span><a href=\"https:\/\/www.redfin.com\/news\/homebuyer-income-afford-home-record-high\/\"><span style=\"font-weight: 400;\">harder than ever<\/span><\/a><span style=\"font-weight: 400;\"> to afford a home, shutting many young people out of homeownership and causing homeowners to reevaluate whether 2023 is the right time to move. Mortgage rates are staying high longer than anticipated, keeping away everyone except those who <\/span><i><span style=\"font-weight: 400;\">need<\/span><\/i><span style=\"font-weight: 400;\"> to move and pushing our sales projection for the year down to a 15-year low. The last time home sales were this low was during the Great Recession. At that time, tough economic conditions and slow demand pushed home prices down <\/span><a href=\"https:\/\/money.cnn.com\/2008\/12\/30\/real_estate\/October_Case_Shiller\/index.htm#:~:text=Home%20prices%20in%20Phoenix%2C%20Las,23.4%25%2C%22%20said%20Blitzer.\"><span style=\"font-weight: 400;\">30% year over year<\/span><\/a><span style=\"font-weight: 400;\"> in some parts of the country, creating an opportunity for first-timers to snatch up starter homes\u2013but this time, there\u2019s no deal to be had.\u201d<\/span><\/p>\n<p><b>What the numbers say: <\/b><span style=\"font-weight: 400;\">The average daily mortgage rate hit <\/span><a href=\"https:\/\/www.mortgagenewsdaily.com\/mortgage-rates\/30-year-fixed\"><span style=\"font-weight: 400;\">8%<\/span><\/a><span style=\"font-weight: 400;\"> this week, its highest level in 23 years. Rising rates have pushed buyers to the sidelines, with mortgage applications dropping to their <\/span><a href=\"https:\/\/www.mba.org\/news-and-research\/newsroom\/news\/2023\/10\/18\/mortgage-applications-decrease-in-latest-mba-weekly-survey\"><span style=\"font-weight: 400;\">lowest level<\/span><\/a><span style=\"font-weight: 400;\"> since 1995 and Redfin\u2019s Homebuyer Demand Index\u2013a measure of tours and other early-stage demand indicators\u2013at its lowest level in a year. Pending U.S. home sales fell 8% year over year during the four weeks ending October 15; that\u2019s the smallest decline in a year and a half, but that\u2019s mostly because sales plummeted at this time in 2022. Low inventory is another factor dampening sales: There are 14% fewer homes for sale than a year ago as homeowners stay put to hold onto relatively low rates. But new listings have ticked up slightly this fall, giving buyers a small reprieve.\u00a0<\/span><\/p>\n<p><b>What real estate agents say: <\/b><span style=\"font-weight: 400;\">Redfin agents recommend that buyers who are frustrated by low inventory and high housing costs consider new construction. Sales of newly built homes are holding up better than existing-home sales, largely because builders\u2013unlike regular homeowners\u2013aren\u2019t locked in by low rates, and they\u2019re often more motivated than homeowners to close a deal.
