Luxury sales and listings also held up relatively well\u2014a reversal from last year\u2014as a rising share of high-end buyers escaped the pain of high mortgage rates by paying in cash.<\/i><\/h3>\n<p><span style=\"font-weight: 400;\">The median sale price of luxury U.S. homes rose 9% year over year to $1.1 million in the third quarter, while the median sale price of non luxury homes climbed 3.3% to $340,000. Both were at the highest level of any third quarter on record.<\/span><\/p>\n<p><span style=\"font-weight: 400;\"><img fetchpriority=\"high\" decoding=\"async\" class=\"alignnone size-full wp-image-77003\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2023\/10\/Sale-Price.png\" alt=\"\" width=\"800\" height=\"600\" srcset=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2023\/10\/Sale-Price.png 800w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2023\/10\/Sale-Price-300x225.png 300w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2023\/10\/Sale-Price-768x576.png 768w\" sizes=\"(max-width: 800px) 100vw, 800px\" \/><\/span><\/p>\n<p><span style=\"font-weight: 400;\">This is according to an analysis that divided all U.S. residential properties into tiers based on <\/span><a href=\"https:\/\/redfin.com\/redfin-estimate\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">Redfin Estimates<\/span><\/a><span style=\"font-weight: 400;\"> of the homes\u2019 market values as of Oct. 15, 2023. This report defines luxury homes as those estimated to be in the top 5% of their respective metro area based on market value, and non luxury homes as those estimated to be in the 35th-65th percentile based on market value.\u00a0<\/span><\/p>\n<h3>43% of Luxury Home Purchases Are Paid for in Cash, Up From 35% Last Year<\/h3>\n<p><span style=\"font-weight: 400;\">\u201cWealthy homebuyers have more tools to weather the storm of high mortgage rates,\u201d said Redfin Senior Vice President of Real Estate Operations <\/span><a href=\"https:\/\/www.redfin.com\/news\/author\/jason-aleem\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">Jason Aleem<\/span><\/a><span style=\"font-weight: 400;\">. \u201cMany of them can afford to pay in <\/span><a href=\"https:\/\/www.redfin.com\/news\/all-cash-down-payment-april-2023\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">cash<\/span><\/a><span style=\"font-weight: 400;\">, meaning they\u2019re escaping high mortgage rates altogether. Others are choosing to take on a higher rate and refinance later\u2014an expensive option that isn\u2019t feasible for a lot of lower-income consumers. Affluent Americans are still spending <\/span><a href=\"https:\/\/www.washingtonpost.com\/business\/2023\/10\/24\/consumer-spending-wealthy-economy-gdp\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">big<\/span><\/a><span style=\"font-weight: 400;\">, in large part because of pandemic savings and resilient housing and stock values.\u201d<\/span><\/p>\n<p><span style=\"font-weight: 400;\">More than two in five (42.5%) luxury homes that sold in the third quarter were purchased in cash, up from just over one-third (34.6%) a year earlier. By comparison, just 28% of non luxury homes that sold were bought in cash, little changed from the third quarter of 2022.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cWhile<\/span><span style=\"font-weight: 400;\"> many luxury buyers have the resources to forge ahead even when mortgage rates are elevated, stubbornly high rates and home prices will likely push some affluent house hunters to the sidelines in the coming months,\u201d<\/span> <span style=\"font-weight: 400;\">said Redfin Chief Economist <\/span><a href=\"https:\/\/www.redfin.com\/news\/author\/darylfairweather\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">Daryl Fairweather<\/span><\/a><span style=\"font-weight: 400;\">. \u201c<\/span><span style=\"font-weight: 400;\">High costs, along with the uptick in the number of high-end homes for sale, could cause luxury price growth to cool.&#8221;<\/span><\/p>\n<h3>Housing Supply Is Up 3% in the Luxury Market\u2014And Down 21% in the Non Luxury Market<\/h3>\n<p><span style=\"font-weight: 400;\">The total supply of luxury homes for sale (active listings) grew 2.9% from a year earlier in the third quarter, compared with a record 20.8% decline in the supply of non luxury homes.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Similarly, luxury new listings rose 0.3%, while non luxury new listings fell 22%. Luxury new listings were below pre-pandemic levels, but not by much. Non luxury new listings, on the other hand, stood at the lowest third-quarter level since 2012.<\/span><\/p>\n<p><span style=\"font-weight: 400;\"><img decoding=\"async\" class=\"alignnone size-full wp-image-77004\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2023\/10\/New-Listings-1.png\" alt=\"\" width=\"800\" height=\"600\" srcset=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2023\/10\/New-Listings-1.png 800w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2023\/10\/New-Listings-1-300x225.png 300w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2023\/10\/New-Listings-1-768x576.png 768w\" sizes=\"(max-width: 800px) 100vw, 800px\" \/><\/span><\/p>\n<p><span style=\"font-weight: 400;\">This marks a reversal from last year, when both housing supply and sales were falling more <\/span><a href=\"https:\/\/www.redfin.com\/news\/luxury-home-sales-november-2022\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">sharply<\/span><\/a><span style=\"font-weight: 400;\"> in the luxury market than in the non luxury market.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">One reason luxury listings have held up relatively well is high-end homeowners are less likely to feel <\/span><a href=\"https:\/\/www.redfin.com\/news\/high-mortgage-rates-lock-in-homeowners-2023\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">locked into<\/span><\/a><span style=\"font-weight: 400;\"> their low mortgage rate, either because they don\u2019t have a mortgage at all or because they have the means to move and take on a higher rate. Put another way, wealthy homeowners have more flexibility to relocate, which loosens up high-end housing inventory.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Another reason luxury listings are outperforming is an <\/span><a href=\"https:\/\/www.reuters.com\/markets\/us\/us-single-family-housing-starts-rebound-sharply-september-2023-10-18\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">increase<\/span><\/a><span style=\"font-weight: 400;\"> in homebuilding. Newly built homes tend to be more expensive, meaning they often fall into the luxury tier. It\u2019s worth noting that building may <\/span><a href=\"https:\/\/www.cnbc.com\/2023\/10\/17\/homebuilder-sentiment-drops-to-10-month-low-as-mortgage-rates-soar.html\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">start to slow<\/span><\/a><span style=\"font-weight: 400;\"> because mortgage rates are now hovering around 8%\u2014the highest level in more than two decades\u2014which is curtailing homebuyer demand.<\/span><\/p>\n<h3>Luxury Home Sales Are Falling, But Not as Fast as Non Luxury Sales<\/h3>\n<p><span style=\"font-weight: 400;\">Luxury home sales declined 10.6% year over year in the third quarter, compared with a 17% drop in non luxury sales.<img decoding=\"async\" class=\"alignnone size-full wp-image-77005\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2023\/10\/Homes-Sold.png\" alt=\"\" width=\"800\" height=\"600\" srcset=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2023\/10\/Homes-Sold.png 800w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2023\/10\/Homes-Sold-300x225.png 300w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2023\/10\/Homes-Sold-768x576.png 768w\" sizes=\"(max-width: 800px) 100vw, 800px\" \/> <\/span><\/p>\n<p><span style=\"font-weight: 400;\">Home sales are still falling from a year ago across the board because mortgage rates have climbed so much. But the declines have eased\u2014especially for luxury sales. That said, both luxury and non luxury home sales were at the lowest third-quarter levels since 2014.<\/span><\/p>\n<h3>Luxury Home Sales Jump 36% in Tampa, Which Is Home to Many Cash Buyers<\/h3>\n<p><span style=\"font-weight: 400;\">While luxury home sales were down from a year earlier in most areas, 14 major U.S. metropolitan areas saw increases. In Tampa, FL, luxury sales surged 35.8% year over year in the third quarter\u2014the largest increase in the country. Next came Las Vegas (33.4%), Austin, TX (14.5%), Sacramento, CA (10.1%) and San Francisco (9.6%).<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cIt\u2019s an opportune time to be a cash buyer, and there are a lot of cash buyers in Florida,\u201d said Redfin Tampa Sales Manager <\/span><a href=\"https:\/\/www.redfin.com\/real-estate-agents\/eric-auciello\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">Eric Auciello<\/span><\/a><span style=\"font-weight: 400;\">. \u201cWe\u2019re still seeing many affluent house hunters move in from the Northeast and West Coast because they want lower taxes, different politics and\/or to be closer to family. Tampa also has a ton of new construction, a lot of which is high-end condos.\u201d<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Luxury new listings in Tampa rose 13.9% year over year in the third quarter, a larger increase than every metro but New York.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Rising flood insurance costs are likely another reason Tampa\u2019s luxury market is outperforming its non luxury market, Auciello said. Cash buyers aren\u2019t required to purchase flood insurance. And for luxury buyers who do take out mortgages, their high-end homes are often elevated further above the ocean and built more resiliently, which often makes them easier to insure. Additionally, affluent buyers are more likely to be able to afford rising insurance premiums.<\/span><\/p>\n<h3>Metro-Level Luxury Market Highlights: Q3 2023<\/h3>\n<p><i><span style=\"font-weight: 400;\">Redfin\u2019s metro-level data includes the 50 most populous U.S. metropolitan areas, with the exception of Houston, which we removed due to a data issue. All changes below are year-over-year changes.<\/span><\/i><\/p>\n<ul>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>Prices: <\/b><span style=\"font-weight: 400;\">The median sale price of luxury homes rose most in <\/span><a href=\"https:\/\/www.redfin.com\/city\/13201\/NJ\/New-Brunswick\"><span style=\"font-weight: 400;\">New Brunswick, NJ<\/span><\/a><span style=\"font-weight: 400;\"> (15.3%), <\/span><a href=\"https:\/\/www.redfin.com\/city\/20418\/VA\/Virginia-Beach\"><span style=\"font-weight: 400;\">Virginia Beach, VA<\/span><\/a><span style=\"font-weight: 400;\"> (11%) and <\/span><a href=\"https:\/\/www.redfin.com\/city\/1073\/MD\/Baltimore\"><span style=\"font-weight: 400;\">Baltimore<\/span><\/a><span style=\"font-weight: 400;\"> (8.7%). It fell most in <\/span><a href=\"https:\/\/www.redfin.com\/city\/30818\/TX\/Austin\"><span style=\"font-weight: 400;\">Austin, TX<\/span><\/a><span style=\"font-weight: 400;\"> (-8.8%), <\/span><a href=\"https:\/\/www.redfin.com\/city\/13654\/CA\/Oakland\"><span style=\"font-weight: 400;\">Oakland, CA<\/span><\/a><span style=\"font-weight: 400;\"> (-6%) and <\/span><a href=\"https:\/\/www.redfin.com\/city\/16163\/WA\/Seattle\"><span style=\"font-weight: 400;\">Seattle<\/span><\/a><span style=\"font-weight: 400;\"> (-4.6%).<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>Supply: <\/b><span style=\"font-weight: 400;\">Active listings of luxury homes rose most in Austin (46%), <\/span><a href=\"https:\/\/www.redfin.com\/city\/16657\/TX\/San-Antonio\"><span style=\"font-weight: 400;\">San Antonio<\/span><\/a><span style=\"font-weight: 400;\"> (25.6%) and <\/span><a href=\"https:\/\/www.redfin.com\/city\/13415\/TN\/Nashville\"><span style=\"font-weight: 400;\">Nashville<\/span><\/a><span style=\"font-weight: 400;\"> (22.9%).
