Low inventory is another factor driving prices up: Even though luxury new listings rose, overall supply is still below pre-pandemic norms.<\/span><\/i><\/p>\n<p><span style=\"font-weight: 400;\">The typical U.S. luxury home sold for a record $1.17 million in the fourth quarter, up 8.8% from a year earlier. Prices of non luxury homes increased at half the pace, rising 4.6% year over year to a record $340,000.\u00a0<\/span><\/p>\n<p><img fetchpriority=\"high\" decoding=\"async\" class=\"alignnone wp-image-77410 size-full\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2024\/01\/LUXURY-PRICES-130.png\" alt=\"\" width=\"617\" height=\"412\" srcset=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2024\/01\/LUXURY-PRICES-130.png 617w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2024\/01\/LUXURY-PRICES-130-300x200.png 300w\" sizes=\"(max-width: 617px) 100vw, 617px\" \/><\/p>\n<p><span style=\"font-weight: 400;\">This is according to an analysis that divided all U.S. residential properties into tiers based on <\/span><a href=\"https:\/\/redfin.com\/redfin-estimate\"><span style=\"font-weight: 400;\">Redfin Estimates<\/span><\/a><span style=\"font-weight: 400;\"> of the homes\u2019 market values as of January 2024. This report defines luxury homes as those estimated to be in the top 5% of their respective metro area based on market value, and non luxury homes as those estimated to be in the 35th-65th percentile based on market value.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The outsized increase in luxury prices, along with a jump in luxury new listings and improving sales, signal that affluent homebuyers and sellers are becoming more active.\u00a0<\/span><\/p>\n<h3>Share of luxury homes bought in cash hits record high<\/h3>\n<p><span style=\"font-weight: 400;\">A record-high share of all-cash luxury home purchases drove the relative strength of the high-end housing market: Nearly half (46.5%) of the fourth quarter\u2019s luxury purchases were made in cash, up from 40% a year earlier.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Luxury prices are rising at twice the rate of non-luxury prices largely because so many affluent buyers are able to buy homes in cash, rendering today\u2019s elevated mortgage rates irrelevant. High mortgage rates have a more chilling effect on the rest of the market, upping interest payments and keeping price increases modest.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cA lot of luxury buyers are coming in with cash, snapping up expensive homes,\u201d said <a href=\"https:\/\/www.redfin.com\/real-estate-agents\/heather-mahmood-corley\">Heather Mahmood-Corley<\/a>, a Redfin Premier agent in Phoenix. \u201cHigh-end homes are selling fast, especially in desirable areas like luxurious Scottsdale, or Tempe, which West Coast transplants love because it\u2019s centrally located. One client recently bought a house in Tempe, flipped it, and it sold for $1.4 million in two days.\u201d<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Low inventory is another factor pushing luxury prices up. Even though the supply of luxury homes surged from a year earlier, it\u2019s still well below pre-pandemic levels, leading to competition from well-heeled buyers over a limited number of homes.\u00a0<\/span><\/p>\n<h3>New listings climb nearly 20% year over year to pre-pandemic levels<\/h3>\n<p><span style=\"font-weight: 400;\">New listings of luxury homes jumped 19.7% year over year in the fourth quarter, the biggest increase in over two years. The increase brings the number of U.S. new luxury listings to just under 53,000, comparable to fourth-quarter levels in 2018 and 2019, just before the pandemic started.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">By comparison, new listings of non luxury homes <\/span><i><span style=\"font-weight: 400;\">fell<\/span><\/i><span style=\"font-weight: 400;\"> roughly 3% from a year earlier\u2013though that\u2019s the smallest decline in a year and a half.\u00a0<\/span><\/p>\n<p><img decoding=\"async\" class=\"alignnone wp-image-77411 size-full\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2024\/01\/new-luxury-listings-130.png\" alt=\"\" width=\"621\" height=\"417\" srcset=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2024\/01\/new-luxury-listings-130.png 621w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2024\/01\/new-luxury-listings-130-300x201.png 300w\" sizes=\"(max-width: 621px) 100vw, 621px\" \/><\/p>\n<p><strong>Luxury new listings soared for several reasons:<\/strong><\/p>\n<ul>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">High-end sellers put their homes on the market to cash out while prices were high.\u00a0<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">The mortgage-rate <\/span><a href=\"https:\/\/www.redfin.com\/news\/mortgage-rate-lock-in-housing-2023\/#:~:text=The%20Lock%2Din%20Effect%3A%2089,a%20Record%2093%25%20in%202022&amp;text=Most%20homeowners%20with%20mortgages%20have,prompting%20many%20to%20stay%20put.\"><span style=\"font-weight: 400;\">lock-in effect<\/span><\/a><span style=\"font-weight: 400;\"> doesn\u2019t hold back affluent buyers as much as middle-income buyers.\u00a0<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">New listings had a lot of room to grow, as they were sitting at their lowest level in a decade at the end of 2022.\u00a0<\/span><\/li>\n<\/ul>\n<p><span style=\"font-weight: 400;\">The <\/span><i><span style=\"font-weight: 400;\">total <\/span><\/i><span style=\"font-weight: 400;\">number of luxury homes for sale also soared, rising 13% year over year. Total non-luxury inventory dropped 9.7%.\u00a0<\/span><\/p>\n<p><img decoding=\"async\" class=\"alignnone wp-image-77412 size-full\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2024\/01\/total-inventory-130.png\" alt=\"\" width=\"618\" height=\"415\" srcset=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2024\/01\/total-inventory-130.png 618w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2024\/01\/total-inventory-130-300x201.png 300w\" sizes=\"(max-width: 618px) 100vw, 618px\" \/><\/p>\n<p><span style=\"font-weight: 400;\">Despite the big year-over-year jump, total luxury inventory is still below typical fourth-quarter levels. But the total supply of luxury homes is likely to rise more in 2024. That\u2019s because new listings have already increased significantly, and more high-end homeowners are likely to jump on the selling bandwagon because they can command record-high prices.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cMore luxury listings will temper price growth as the year goes on,\u201d said Redfin Senior Economist <a href=\"https:\/\/www.redfin.com\/news\/author\/sheharyarbokhari\/\">Sheharyar Bokhari<\/a>. \u201cOverall, that\u2019s a good thing for the high-end market: Sellers will still fetch fair prices, buyers will have more to choose from and sales should tick up.\u201d\u00a0<\/span><\/p>\n<h3>Luxury sales fall 2% from a year earlier\u2013the smallest decline in over 2 years<\/h3>\n<p><span style=\"font-weight: 400;\">Sales of luxury homes dropped 1.7% year over year in the fourth quarter, the smallest decline since the middle of 2021. That\u2019s compared to an 8.1% decline for non-luxury homes, the smallest since the start of 2022\u2013but four times bigger than the decline in luxury sales.\u00a0<\/span><\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignnone wp-image-77413 size-full\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2024\/01\/luxury-sales-130.png\" alt=\"\" width=\"617\" height=\"417\" srcset=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2024\/01\/luxury-sales-130.png 617w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2024\/01\/luxury-sales-130-300x203.png 300w\" sizes=\"(max-width: 617px) 100vw, 617px\" \/><\/p>\n<p><span style=\"font-weight: 400;\">High-end sales posted a relatively small decline because of the uptick in new listings: More homes on the market lead to more sales. The lesser impact of high mortgage rates on affluent buyers is another reason luxury sales declined much less than non-luxury sales.\u00a0<\/span><\/p>\n<h3>Metro-Level Luxury Highlights: Q4 2023<\/h3>\n<p><i><span style=\"font-weight: 400;\">Redfin\u2019s metro-level luxury data includes the 50 most populous U.S. metro areas. Some metros are removed from time to time, to ensure data accuracy. All changes noted below are year-over-year changes.\u00a0<\/span><\/i><b><\/b><\/p>\n<ul>\n<li aria-level=\"1\"><b>Prices: <\/b><span style=\"font-weight: 400;\">The median sale price of luxury homes rose most in Newark, NJ (11.6%), New Brunswick, NJ (10.9%) and Orlando (10.8%). It fell in just eight metros, with the biggest declines in Austin, TX (-8.6%), Las Vegas (-6.1%) and Jacksonville, FL (-2.3%).\u00a0\u00a0<\/span><\/li>\n<li aria-level=\"1\"><b>New listings: <\/b><span style=\"font-weight: 400;\">New listings of luxury homes rose most in Phoenix (42.3%), Tampa, FL (41.6%) and New York (31.6%). They fell most in Milwaukee (-16.7%), Baltimore, MD (-10.2%) and Chicago (-4.4%).<\/span><\/li>\n<li aria-level=\"1\"><b>Active listings: <\/b><span style=\"font-weight: 400;\">The total number of luxury homes for sale increased most in Austin, TX (44.5%), San Antonio, TX (33.1%) and Tampa, FL (30.4%). It fell most in Detroit, MI (-14.7%), Oakland, CA (-12.6%) and Newark, NJ (-11.9%).\u00a0<\/span><\/li>\n<li aria-level=\"1\"><b>Home sales: <\/b><span style=\"font-weight: 400;\">Luxury home sales increased most in Las Vegas (33.9%), Tampa, FL (24.3%) and Pittsburgh, PA (21.5%).
