All are in the West, where wildfires have been intensifying, and nine are in California alone.<\/strong><\/em><\/li>\n<\/ul>\n<p><span style=\"font-weight: 400;\">Places facing high risk from poor air quality are losing residents faster than they used to, while places with low risk are gaining residents faster than they used to.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">In 2021-2022, 1.2 million more people moved out of than into U.S. metros facing high risk from poor air quality, more than double the net outflow of the prior two years. Meanwhile, low risk metros saw 1 million more people move<\/span><i><span style=\"font-weight: 400;\"> in<\/span><\/i><span style=\"font-weight: 400;\"> than out, nearly double the net inflow of the prior two years.<\/span><\/p>\n<p><img fetchpriority=\"high\" decoding=\"async\" class=\"alignnone wp-image-77475\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2024\/02\/final-air-factor-chart-1-1024x710.png\" alt=\"\" width=\"800\" height=\"555\" srcset=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2024\/02\/final-air-factor-chart-1-1024x710.png 1024w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2024\/02\/final-air-factor-chart-1-300x208.png 300w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2024\/02\/final-air-factor-chart-1-768x532.png 768w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2024\/02\/final-air-factor-chart-1-1536x1065.png 1536w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2024\/02\/final-air-factor-chart-1.png 1731w\" sizes=\"(max-width: 800px) 100vw, 800px\" \/><\/p>\n<p><span style=\"font-weight: 400;\">This is according to a Redfin analysis of<\/span> <span style=\"font-weight: 400;\">domestic migration data from the U.S. Census Bureau, and air quality risk scores from <\/span><a href=\"https:\/\/firststreet.org\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">First Street<\/span><\/a><span style=\"font-weight: 400;\">, which house hunters can now view on Redfin.com listings. First Street assigns nearly every U.S. home a risk rating\u2014minimal, minor, moderate, major, severe or extreme. For this report, a \u201chigh risk\u201d metro is one where at least 10% of properties fall into the major, severe or extreme categories, and a \u201clow risk\u201d metro is one where less than 10% of properties fall into those categories. First Street\u2019s rating system is based on the number of poor air quality days expected annually today and in 30 years. It includes two common pollutants: Particulate matter (PM2.5), which often comes from wildfire smoke, and ozone (O3), which occurs when pollutants react with heat\/sunlight.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Some Americans are moving out of high risk areas because they\u2019re concerned about air quality, but many are relocating because they can get more bang for their buck in low risk areas. High risk metros are concentrated in expensive Western states like California, which has been plagued by smoke from intensifying wildfires in recent years. The median home sale price in high risk metros was $563,710 as of December, 65% higher than the $341,483 median sale price in low risk metros.<\/span><\/p>\n<p><img decoding=\"async\" class=\"alignnone size-large wp-image-77476\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2024\/02\/airfactor_migration_map-2-1024x717.png\" alt=\"\" width=\"1024\" height=\"717\" srcset=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2024\/02\/airfactor_migration_map-2-1024x717.png 1024w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2024\/02\/airfactor_migration_map-2-300x210.png 300w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2024\/02\/airfactor_migration_map-2-768x538.png 768w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2024\/02\/airfactor_migration_map-2-1536x1075.png 1536w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2024\/02\/airfactor_migration_map-2.png 1714w\" sizes=\"(max-width: 1024px) 100vw, 1024px\" \/><\/p>\n<p><span style=\"font-weight: 400;\">A Redfin-commissioned survey fielded in May-June found that 9% of recent U.S. home sellers cited concerns about climate change as a reason for their move. Other reasons were more common. The top three answers were more space (31%), proximity to family (24%) and getting a better deal on a home (20%).\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cDeciding where to live is all about prioritization. With housing costs hovering near their <\/span><a href=\"https:\/\/www.redfin.com\/news\/share-of-homes-affordable-new-2023\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">record high<\/span><\/a><span style=\"font-weight: 400;\">, the top priority for many homebuyers is getting a good deal,\u201d said Redfin Chief Economist <\/span><a href=\"https:\/\/www.redfin.com\/news\/author\/darylfairweather\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">Daryl Fairweather<\/span><\/a><span style=\"font-weight: 400;\">. \u201cEven when homebuyers do consider climate change, poor air quality often isn\u2019t top of mind because it\u2019s not as visibly destructive as hazards like flooding and fires. But as the dangers of climate change intensify, we will likely see more people factor air quality and other disaster risks into their decisions about where to settle down.\u201d<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The number of poor air quality days in the Western U.S. surged by as much as 477% between 2000 and 2021, in large part due to wildfire smoke, <\/span><a href=\"https:\/\/firststreet.org\/research-library\/atrocious-air\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">according<\/span><\/a><span style=\"font-weight: 400;\"> to a First Street analysis of <\/span><a href=\"https:\/\/aqs.epa.gov\/aqsweb\/airdata\/download_files.html\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">data<\/span><\/a><span style=\"font-weight: 400;\"> from the Environmental Protection Agency (EPA). This has reversed some of the air quality progress the U.S. made through federal and local regulatory policies in the 20th century, and is also putting many Americans\u2019 <\/span><a href=\"https:\/\/www.bloomberg.com\/news\/articles\/2024-02-02\/a-growing-climate-threat-is-putting-californians-health-at-risk?srnd=premium&amp;sref=fRZXrT1O\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">health<\/span><\/a><span style=\"font-weight: 400;\"> at risk. The Biden Administration last week <\/span><a href=\"https:\/\/www.nytimes.com\/2024\/02\/07\/climate\/epa-air-pollution-soot.html#:~:text=The%20new%20rule%20lowers%20the,not%20meet%20the%20new%20standard.\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">tightened<\/span><\/a><span style=\"font-weight: 400;\"> standards for deadly air pollution, targeting PM2.5, which comes from factories and power plants in addition to wildfires.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">There are roughly 14 million U.S. properties (about 10% of all properties) that are estimated to have at least a week of poor air quality per year due to PM2.5 today, and almost 6 million of those face at least two weeks. Some places grapple with months of unhealthy air. Fresno, CA is expected to have over two months of poor air quality in a bad year under current environmental conditions, and more than three months 30 years from now, primarily due to wildfire smoke.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">From 2000 to 2023, an average of nearly 7 million acres burned in U.S. wildfires each year, up from roughly 3 million from 1983 to 1999, <\/span><a href=\"https:\/\/www.nifc.gov\/fire-information\/statistics\/wildfires\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">according<\/span><\/a><span style=\"font-weight: 400;\"> to the National Interagency Fire Center. All but one of the 10 <\/span><a href=\"https:\/\/www.iii.org\/fact-statistic\/facts-statistics-wildfires\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">costliest<\/span><\/a><span style=\"font-weight: 400;\"> U.S. wildfires occurred in California, according to data as of 2022, though fires are becoming more common in other regions. Parts of Florida, Georgia and South Carolina have seen the <\/span><a href=\"https:\/\/www.nationalgeographic.com\/environment\/article\/wildfires-east-cities-climate-change\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">biggest<\/span><\/a><span style=\"font-weight: 400;\"> increases in the number of large fires, and smoke from Canadian wildfires last year put more than <\/span><a href=\"https:\/\/www.cnn.com\/2023\/06\/27\/us\/canada-wildfire-smoke-great-lakes\/index.html\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">one-third<\/span><\/a><span style=\"font-weight: 400;\"> of the U.S. population under air quality alerts, from Milwaukee to Manhattan. In August, a wildfire destroyed the town of Lahaina, HI, killing at least 100 people.\u00a0<\/span><\/p>\n<h3>People Are Leaving the American West, Which Is Smoky and Expensive<\/h3>\n<p><span style=\"font-weight: 400;\">The American West has seen scores of people move out in recent years, and while that\u2019s partly due to wildfires and smoke, the region\u2019s high cost of living is likely the primary driver.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">There are 13 major U.S. metros where over 85% of homes face high risk from poor air quality. All of them are in the West, with nine in California and the rest in Washington, Oregon and Idaho. Over two-thirds of those metros saw more people move out than in during 2021-2022, and 3% of homes for sale across those metros last year were affordable for the typical local homebuyer, on average.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Now consider the other end of the spectrum: There are 57 major metros where <\/span><i><span style=\"font-weight: 400;\">no<\/span><\/i><span style=\"font-weight: 400;\"> homes face high risk from poor air quality. Nearly all of them (93%) are located outside of the West, and a majority (54%) saw more people move <\/span><i><span style=\"font-weight: 400;\">in<\/span><\/i><span style=\"font-weight: 400;\"> than out in 2021-2022. On average, 19% of homes for sale across those metros last year were affordable for the typical local homebuyer. While that&#8217;s low, it\u2019s over six times higher than the share in high risk metros.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cDense American cities have some of the worst air quality, but not everyone can actually afford to leave\u2014even if the city they live in is expensive,\u201d Fairweather said. \u201cIf you work remotely, it\u2019s often easy to chase greener pastures. But if you\u2019re in a line of work that requires you to clock in in person every day\u2014and those jobs often pay less\u2014you may not have the means or flexibility to relocate.\u201d<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Below is a table of the U.S. counties that are expected to see the largest increase in \u201corange+\u201d air quality days over the next 30 years, according to First Street. An \u201corange+\u201d day is one with an Air Quality Index (<\/span><a href=\"https:\/\/www.airnow.gov\/aqi\/aqi-basics\/#:~:text=Think%20of%20the%20AQI%20as,300%20represents%20hazardous%20air%20quality.\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">AQI<\/span><\/a><span style=\"font-weight: 400;\">) score of orange, red, purple or maroon, which all indicate unhealthy air. All counties below are located in the West, and for most, PM2.5 is the primary source of poor air quality. In many parts of the middle and Eastern U.S., ozone is the main pollutant.<\/span><\/p>\n<p><img decoding=\"async\" class=\"alignnone wp-image-77477\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2024\/02\/Screenshot-2024-02-05-at-3.22.40\u202fPM-e1707511652665-1024x618.png\" alt=\"\" width=\"800\" height=\"483\" \/><\/p>\n<h3>High Risk Often Overlaps With High Home Prices<\/h3>\n<p><span style=\"font-weight: 400;\">Washington state is one example of a place that has been plagued by both poor air quality from wildfires and exorbitant housing costs, driving many people away. In the <\/span><a href=\"https:\/\/www.redfin.com\/city\/16163\/WA\/Seattle\"><span style=\"font-weight: 400;\">Seattle<\/span><\/a><span style=\"font-weight: 400;\"> metro area, where 100% of homes face high risk from poor air quality, 55,092 more people moved out than in during 2021-2022. That\u2019s a reversal from 2019-2020, when 2,510 more people moved <\/span><i><span style=\"font-weight: 400;\">in<\/span><\/i><span style=\"font-weight: 400;\"> than out. At $750,000, Seattle has the eighth highest median home sale price among major U.S. metros; just 3% of homes for sale last year were affordable for the typical local buyer, down from 5% in 2022.<\/span><\/p>\n<p><a href=\"https:\/\/www.redfin.com\/county\/3096\/WA\/Pierce-County\"><span style=\"font-weight: 400;\">Pierce County, WA<\/span><\/a><span style=\"font-weight: 400;\">, which is just south of Seattle and includes both the city of <\/span><a href=\"https:\/\/www.redfin.com\/city\/17887\/WA\/Tacoma\"><span style=\"font-weight: 400;\">Tacoma<\/span><\/a><span style=\"font-weight: 400;\"> and Mount Rainier National Park, is expected to post the nation\u2019s largest increase in poor air quality days over the next three decades. By 2054, First Street expects Pierce County to face 43 days of orange+ air quality per year\u2014up from 31 today\u2014primarily due to PM2.5 pollution. The Tacoma metro saw more people move out than in during 2021-2022, a reversal from the prior two years, amid a surge in home prices.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Skyrocketing housing costs during the pandemic priced many people out of the Seattle area, but some residents, including Redfin\u2019s own chief economist, have moved away because wildfires have worsened.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Fairweather left Seattle in 2020 to escape wildfire smoke and moved to Wisconsin. It was free from smoke for the first few years she was there, but in June was <\/span><a href=\"https:\/\/www.nytimes.com\/2023\/06\/28\/us\/canada-wildfire-smoke-air-quality-midwest.html\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">inundated<\/span><\/a> <span style=\"font-weight: 400;\">with unhealthy smoke from Canadian wildfires.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cThere\u2019s no such thing as a climate haven,\u201d Fairweather said. \u201cClimate change is making its mark everywhere on Earth. The Midwest may be protected from sea level rise, but it\u2019s still vulnerable to storms, heat waves, drought and now smoke. The best thing homeowners can do is be prepared: Do your research on which climate dangers impact your area and what <\/span><a href=\"https:\/\/www.epa.gov\/indoor-air-quality-iaq\/improving-indoor-air-quality\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">investments<\/span><\/a><span style=\"font-weight: 400;\"> you can make to insulate your family and home from those risks.\u201d<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Bad air quality in the West isn\u2019t only fueled by wildfires. <\/span><a href=\"https:\/\/www.redfin.com\/city\/11203\/CA\/Los-Angeles\"><span style=\"font-weight: 400;\">Los Angeles<\/span><\/a><span style=\"font-weight: 400;\">, for example, is also at risk from O3. Los Angeles County is expected to have three weeks (21 days) of orange+ air quality this year due to O3\u2014the third highest in the U.S.\u2014and 27 days by 2054. The Los Angeles metro area saw 337,757 more people move out than in from 2021-2022. That\u2019s the second highest net outflow in the country (partly due to population size) and is up from a net outflow of 211,756 during the prior two years. Los Angeles is the fifth most expensive metro for U.S. homebuyers, with a median sale price of $850,000.<\/span><\/p>\n<h3>Low Risk Doesn\u2019t Mean No Risk<\/h3>\n<p><span style=\"font-weight: 400;\">While \u201chigh\u201d risk from poor air quality is concentrated in the West, which has seen an exodus of residents in recent years, other parts of the U.S. are also at risk. Many of these areas have seen their populations swell, and are vulnerable to numerous climate dangers.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cOnly the largest wildfires create enough smoke to make a significant impact on air quality in a region,\u201d said <\/span><a href=\"https:\/\/firststreet.org\/team\/dr-jeremy-porter\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">Jeremy Porter<\/span><\/a><span style=\"font-weight: 400;\">, head of climate implications research at First Street. \u201cThose fires disproportionately happen in the West, and while we are seeing increases in wildfires in the Southeast, they are generally much smaller fires and don&#8217;t have the same mass of emissions (smoke) as the West. <\/span><span style=\"font-weight: 400;\">Still, even small amounts of smoke can be detrimental to a person&#8217;s health.<\/span><span style=\"font-weight: 400;\">\u201d<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The metros that saw the highest net in-migration in 2021-2022 are <\/span><a href=\"https:\/\/www.redfin.com\/city\/14240\/AZ\/Phoenix\"><span style=\"font-weight: 400;\">Phoenix<\/span><\/a><span style=\"font-weight: 400;\">, <\/span><a href=\"https:\/\/www.redfin.com\/city\/30794\/TX\/Dallas\"><span style=\"font-weight: 400;\">Dallas<\/span><\/a><span style=\"font-weight: 400;\">, <\/span><a href=\"https:\/\/www.redfin.com\/city\/18142\/FL\/Tampa\"><span style=\"font-weight: 400;\">Tampa, FL<\/span><\/a><span style=\"font-weight: 400;\">, <\/span><a href=\"https:\/\/www.redfin.com\/city\/30818\/TX\/Austin\"><span style=\"font-weight: 400;\">Austin, TX<\/span><\/a><span style=\"font-weight: 400;\">, <\/span><a href=\"https:\/\/www.redfin.com\/city\/16657\/TX\/San-Antonio\"><span style=\"font-weight: 400;\">San Antonio<\/span><\/a><span style=\"font-weight: 400;\"> and <\/span><a href=\"https:\/\/www.redfin.com\/city\/12742\/FL\/North-Port\"><span style=\"font-weight: 400;\">North Port, FL<\/span><\/a><span style=\"font-weight: 400;\">. While no homes in those metros face \u201chigh\u201d risk from poor air quality, it doesn\u2019t mean they face no risk at all. For example, 100% of homes in Dallas fall into First Street\u2019s minimal, minor or moderate risk categories. In terms of number of fires, Texas actually <\/span><a href=\"https:\/\/www.iii.org\/fact-statistic\/facts-statistics-wildfires\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">ranked<\/span><\/a><span style=\"font-weight: 400;\"> highest in 2022, and the state has grappled with both extreme heat and <\/span><a href=\"https:\/\/www.ncei.noaa.gov\/news\/great-texas-freeze-february-2021\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">extreme cold<\/span><\/a><span style=\"font-weight: 400;\"> in recent years. In Phoenix, there\u2019s a dire water shortage. And in Tampa and North Port, flooding, storms and the disappearance of insurance coverage are major concerns.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">A separate Redfin <\/span><a href=\"https:\/\/www.redfin.com\/news\/climate-migration-real-estate-2023\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">analysis<\/span><\/a><span style=\"font-weight: 400;\"> found that the most flood-prone U.S. counties saw 384,000 more people move<\/span><i><span style=\"font-weight: 400;\"> in <\/span><\/i><span style=\"font-weight: 400;\">than out in 2021 and 2022\u2014a 103% increase from the prior two years\u2014as high risk places like Florida exploded in popularity. Flood-prone metros are often relatively affordable, unlike many of the metros endangered by unhealthy air quality. Florida has seen home prices rise, but continues to attract out-of-towners from more expensive places like New York who want more bang for their buck and warmer weather. While people continue to move into at-risk areas, a <\/span><a href=\"https:\/\/www.redfin.com\/news\/redfin-users-interact-with-flood-risk-data\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">study<\/span><\/a><span style=\"font-weight: 400;\"> of Redfin.com users showed that homebuyers who have access to flood risk information when browsing home listings online are more likely to view and make offers on homes with lower flood risk than those who don\u2019t have access.<\/span><\/p>\n<h3>Metro-Level Summary: Migration and Air Quality<\/h3>\n<p><i><span style=\"font-weight: 400;\">The table below includes the 100 most populous U.S. metro areas, with the exception of Honolulu and three Connecticut metros, which are excluded due to insufficient data.\u00a0<\/span><\/i><\/p>\n\n<table id=\"tablepress-394\" class=\"tablepress tablepress-id-394\">\n<thead>\n<tr class=\"row-1\">\n\t<th class=\"column-1\"><strong>Metro area<\/strong><\/th><th -->\n<h3>Methodology<\/h3>\n<p><span style=\"font-weight: 400;\">Air quality risk data comes from First Street\u2019s new <\/span><a href=\"https:\/\/firststreet.org\/research-library\/atrocious-air\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">Air Factor<\/span><\/a><span style=\"font-weight: 400;\"> dataset, which assigns six different risk categories to properties across the U.S.\u2014minimal, minor, moderate, major, severe and extreme. For this report, a \u201chigh risk\u201d metro is one where at least 10% of properties fall into the major, severe or extreme categories, and a \u201clow risk\u201d metro is one where less than 10% of properties fall into those categories. This analysis covers 119 million homes across 932 U.S. metro areas. There are 797 metros that fall into the low risk category and 135 that fall into the high risk category.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Air Factor analyzes the two most common harmful air pollutants: fine particulate matter (PM2.5) and ozone (O3). <\/span><a href=\"https:\/\/ww2.arb.ca.gov\/resources\/inhalable-particulate-matter-and-health\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">PM2.5 is emitted<\/span><\/a><span style=\"font-weight: 400;\"> from wildfires and other man-made sources, including vehicles and other fuel consumption. <\/span><a href=\"https:\/\/ww2.arb.ca.gov\/resources\/fact-sheets\/what-ozone\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">Ozone forms<\/span><\/a><span style=\"font-weight: 400;\"> when many common pollutants react with heat\/sunlight. Air Factor scores are based on the estimated annual number of poor air quality days at <\/span><a href=\"https:\/\/www.airnow.gov\/aqi\/aqi-basics\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">AQI<\/span><\/a><span style=\"font-weight: 400;\">-specific thresholds today and in 30 years. First Street\u2019s risk-rating system primarily focuses on orange+ days.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">For every metro area, we calculated the net domestic migration during 2019-2020 and 2021-2022 using the <\/span><a href=\"https:\/\/www.census.gov\/programs-surveys\/popest\/data.html\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">U.S Census Bureau&#8217;s Vintage Population Estimates<\/span><\/a><span style=\"font-weight: 400;\"> data. Net domestic migration is the difference between the number of people moving into an area and the number moving out. A positive number indicates in-migration and a negative number indicates out-migration.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Data on median sale prices comes from multiple listing services (MLS). When calculating the overall median sale price across high risk metros ($563,710) and low risk metros ($341,483), we considered the 100 most populous metros. The median sale prices for the two risk groups are averages of metro median sale prices weighted by their number of home sales.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Starting today, nearly every home on <\/span><a href=\"http:\/\/redfin.com\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">Redfin.com<\/span><\/a><span style=\"font-weight: 400;\"> has an air quality risk score (Air Factor) from First Street.
