On a year-over-year basis, prices rose 6.7%\u2014the largest increase in a year.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">This is according to the Redfin Home Price Index (RHPI), which uses the repeat-sales pricing <\/span><a href=\"https:\/\/www.investopedia.com\/terms\/r\/repeatsales-method.asp#:~:text=The%20repeat%2Dsales%20method%20assesses,in%20homes%20with%20varying%20characteristics.\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">method<\/span><\/a><span style=\"font-weight: 400;\"> to calculate seasonally adjusted changes in prices of single-family homes. The RHPI measures sale prices of homes that sold during a given period, and how those prices have changed since the last time those same homes sold. It\u2019s similar to the S&amp;P CoreLogic Case-Shiller Home Price Indices but publishes more than one month earlier. January data covers the three months ending Jan. 31, 2024. The decline in rates gave buyers more purchasing power, and for some, a sense of urgency to lock in a mortgage,\u201d said Redfin Senior Economist <\/span><a href=\"https:\/\/www.redfin.com\/news\/author\/sheharyarbokhari\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">Sheharyar Bokhari<\/span><\/a><span style=\"font-weight: 400;\">. \u201cPrices also climbed because there\u2019s still a shortage of homes for sale, which is fueling competition in some areas.\u201d<\/span><\/p>\n<p><span style=\"font-weight: 400;\">New listings <\/span><a href=\"https:\/\/www.redfin.com\/news\/housing-market-tracker-january-2024\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">fell<\/span><\/a><span style=\"font-weight: 400;\"> 1.2% month over month on a seasonally adjusted basis in January, the first drop since June, and remained far below pre-pandemic levels\u2014contributing to the increase in prices. Listings are declining largely because many homeowners are hesitant to give up their rock-bottom mortgage rates; a majority of homeowners <\/span><a href=\"https:\/\/www.redfin.com\/news\/mortgage-rate-lock-in-housing-2023\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">still have<\/span><\/a><span style=\"font-weight: 400;\"> rates below current levels.<\/span><\/p>\n<h3><span style=\"font-weight: 400;\">Prices Climbed Most in Montgomery County, Fell Fastest in Charlotte\u00a0<\/span><\/h3>\n<p><span style=\"font-weight: 400;\">In <\/span><a href=\"https:\/\/www.redfin.com\/county\/2406\/PA\/Montgomery-County\"><span style=\"font-weight: 400;\">Montgomery County, PA<\/span><\/a><span style=\"font-weight: 400;\">, home prices rose 3.7% from a month earlier in January\u2014the biggest increase among the 50 most populous U.S. metropolitan areas. Next came <\/span><a href=\"https:\/\/www.redfin.com\/city\/15502\/PA\/Philadelphia\"><span style=\"font-weight: 400;\">Philadelphia<\/span><\/a><span style=\"font-weight: 400;\"> (1.9%), <\/span><a href=\"https:\/\/www.redfin.com\/city\/1073\/MD\/Baltimore\"><span style=\"font-weight: 400;\">Baltimore<\/span><\/a><span style=\"font-weight: 400;\"> (1.9%), <\/span><a href=\"https:\/\/www.redfin.com\/city\/4145\/OH\/Cleveland\"><span style=\"font-weight: 400;\">Cleveland<\/span><\/a><span style=\"font-weight: 400;\"> (1.7%) and <\/span><a href=\"https:\/\/www.redfin.com\/city\/30749\/NY\/New-York\"><span style=\"font-weight: 400;\">New York<\/span><\/a><span style=\"font-weight: 400;\"> (1.6%).<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Thirteen metros saw price declines. In <\/span><a href=\"https:\/\/www.redfin.com\/city\/3105\/NC\/Charlotte\"><span style=\"font-weight: 400;\">Charlotte, NC<\/span><\/a><span style=\"font-weight: 400;\">, home prices dropped 0.7% month over month\u2014the largest decrease among the 50 most populous metros. It was followed by <\/span><a href=\"http:\/\/redfin.com\/city\/17151\/CA\/San-Francisco\"><span style=\"font-weight: 400;\">San Francisco<\/span><\/a><span style=\"font-weight: 400;\"> (-0.6%), <\/span><a href=\"https:\/\/www.redfin.com\/city\/30818\/TX\/Austin\"><span style=\"font-weight: 400;\">Austin, TX<\/span><\/a><span style=\"font-weight: 400;\"> (-0.6%), <\/span><a
