Prices continue to rise partly because there are still serious buyers searching for homes.\u00a0<\/span><\/i><\/p>\n<p><span style=\"font-weight: 400;\">The median U.S. home-sale price hit a record <\/span><span style=\"font-weight: 400;\">$383,725<\/span><span style=\"font-weight: 400;\"> during the four weeks ending April 21, up 5.2% from a year earlier\u2013one of the biggest jumps since October 2022. The average weekly mortgage rate hit <\/span><a href=\"https:\/\/www.freddiemac.com\/pmms\"><span style=\"font-weight: 400;\">7.1%<\/span><\/a><span style=\"font-weight: 400;\"> this week, its highest level since November 2023, as it <\/span><a href=\"https:\/\/www.redfin.com\/news\/march-2024-inflation-report\/\"><span style=\"font-weight: 400;\">became clear<\/span><\/a><span style=\"font-weight: 400;\"> the Fed would keep interest rates high longer than expected. High prices and mortgage rates drove the median monthly housing payment to a record $2,843, up 13% year over year.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Prices are soaring despite the fact that there\u2019s more inventory than last year. New listings are up 10.2% year over year, though growth in listings may be losing momentum as stubbornly high rates solidify the <\/span><a href=\"https:\/\/www.redfin.com\/news\/mortgage-rate-lock-in-housing-2023\/\"><span style=\"font-weight: 400;\">lock-in effect.<\/span><\/a><span style=\"font-weight: 400;\"> Prices are being buoyed by the fact that inventory remains low despite the recent improvement. Demand is holding up fairly well in the face of 7%-plus rates, though some indicators are starting to show a slowdown. Redfin\u2019s Homebuyer Demand Index\u2013<\/span><span style=\"font-weight: 400;\">a measure of requests for tours and other buying services from Redfin agents\u2013is near its highest level in about eight months, but mortgage-purchase applications are <\/span><a href=\"https:\/\/www.mba.org\/news-and-research\/newsroom\/news\/2024\/04\/24\/mortgage-applications-decrease-in-latest-mba-weekly-survey\"><span style=\"font-weight: 400;\">down slightly<\/span><\/a><span style=\"font-weight: 400;\"> (-1%) week over week.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cMy advice to sellers is to price your home fairly. Even though sellers are getting top dollar at the moment, they should price competitively to attract buyers from the start and avoid having to drop their price as stubbornly high mortgage rates eat into buying budgets,\u201d said Redfin Economic Research Lead <a href=\"https:\/\/www.redfin.com\/news\/author\/chen-zhao\/\">Chen Zhao<\/a>. \u201cMy advice for serious buyers who can afford today\u2019s costs is to shop for your dream home and accept that this year is probably not the time to find a dream deal.
