That\u2019s because sale prices are still near record highs; additionally, some would-be buyers are wary of political and economic instability.\u00a0<\/span><\/i><\/p>\n<p><span style=\"font-weight: 400;\">The typical U.S. homebuyer\u2019s monthly housing payment was $2,671 during the four weeks ending July 21, the lowest level in four months and down $166 from the record high set at the end of April. Housing payments are falling because mortgage rates are falling: The weekly average mortgage rate has declined to <\/span><a href=\"https:\/\/www.freddiemac.com\/pmms\"><span style=\"font-weight: 400;\">6.77%<\/span><\/a><span style=\"font-weight: 400;\">, its lowest level since March, as <\/span><a href=\"https:\/\/www.redfin.com\/news\/july-2024-inflation-report\/\"><span style=\"font-weight: 400;\">inflation cools<\/span><\/a><span style=\"font-weight: 400;\">.\u00a0\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Buyers also have more homes to choose from: New listings are up 6.1% year over year, and <\/span><a href=\"https:\/\/www.redfin.com\/news\/stale-inventory-june-2024\/\"><span style=\"font-weight: 400;\">more listings<\/span><\/a><span style=\"font-weight: 400;\"> are growing stale, giving house hunters the opportunity to negotiate. But even though housing payments are declining and inventory is improving, homebuyers remain hesitant. Pending home sales are down 5.7% year over year, the biggest decline in nearly nine months, and mortgage-purchase applications are <\/span><a href=\"https:\/\/www.mba.org\/news-and-research\/newsroom\/news\/2024\/07\/24\/mortgage-applications-decrease-in-latest-mba-weekly-survey\"><span style=\"font-weight: 400;\">down 15%<\/span><\/a><span style=\"font-weight: 400;\"> (purchase applications are down 4% week over week).\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Many would-be buyers are still waiting on the sidelines largely because even though mortgage rates are coming down a bit, home-sale prices are just shy of the record high hit in early July. Additionally, Redfin agents say some house hunters are waiting until after the upcoming presidential election to buy because they don\u2019t want to make a large purchase in the midst of political and economic uncertainty.\u00a0\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cI\u2019m working with several buyers who are waiting for the election before they make a move,\u201d said <a href=\"https:\/\/www.redfin.com\/real-estate-agents\/matt-purdy\">Matthew Purdy<\/a>, a Redfin Premier agent in northern Colorado. \u201cSome of them say they\u2019ll only buy a home if their candidate wins. Others are waiting because they feel the economy and housing market are shaky, and hope it will improve after the election.
