The share is lowest in Miami, at 0.2%.<\/i><\/strong><\/li>\n<\/ul>\n<ul>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><strong><i>Cleveland ranks most affordable when it comes to homebuying; the typical teacher there can afford 61% of homes for sale near their school. The share is lowest in San Jose (0.1%).<\/i><\/strong><\/li>\n<\/ul>\n<ul>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><strong><i>The median monthly mortgage payment is up 91% since 2019\u2014over four times more than the median asking rent. Still, many teachers struggle to find apartments they can afford.<\/i><\/strong><\/li>\n<\/ul>\n<p><span style=\"font-weight: 400;\">The average teacher can afford 47.9% of apartments for rent within commuting distance of their school, up from 40.7% in 2023, thanks to a modest increase in teacher salaries combined with flattening asking rents.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Still, rental affordability for teachers remains below pre-pandemic levels; in 2019, the average teacher could afford 58% of apartments within commuting distance of their school.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">That\u2019s according to a Redfin analysis of July rental listings across 33 major U.S. metropolitan areas and median teacher salaries (K-12 public and private) as of 2023. \u201cCommuting distance\u201d means a teacher can drive between home and work within 20 minutes during rush hour. A listing is considered affordable if the monthly payment is estimated to be no more than 30% of the metro\u2019s median monthly teacher income.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The median U.S. teacher salary rose 3.8% year over year to $64,266 in 2023, outpacing rents, which have come back down to earth after surging during the pandemic. Asking rents <\/span><a href=\"https:\/\/www.redfin.com\/news\/redfin-rental-report-november-2023\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">declined<\/span><\/a><span style=\"font-weight: 400;\"> in 2023, and are now up just <\/span><a href=\"https:\/\/www.redfin.com\/news\/rental-tracker-july-2024\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">0.4%<\/span><\/a><span style=\"font-weight: 400;\"> from a year ago. Rents are sluggish because the U.S. has been building a lot of apartments, which has put a lid on rent growth, though it\u2019s worth noting that rents could rise again in the coming years because apartment construction has started to <\/span><a href=\"https:\/\/www.redfin.com\/news\/america-building-fewer-apartments-2024\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">slow<\/span><\/a><span style=\"font-weight: 400;\">.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Many teachers still struggle to find affordable rentals. Even though rent growth is muted, the median U.S. asking rent is only about $50 below its record high, and increases in teacher salaries have not kept pace with overall inflation. Teachers are making an average of 5% <\/span><i><span style=\"font-weight: 400;\">less<\/span><\/i><span style=\"font-weight: 400;\"> than a decade ago when adjusted for inflation, <\/span><a href=\"https:\/\/www.nea.org\/resource-library\/educator-pay-and-student-spending-how-does-your-state-rank\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">according<\/span><\/a><span style=\"font-weight: 400;\"> to the National Education Association (NEA), and paltry pay is driving many educators to <\/span><a href=\"https:\/\/www.wsj.com\/us-news\/education\/teachers-leaving-quitting-schools-data-302d282e\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">leave<\/span><\/a><span style=\"font-weight: 400;\"> the profession.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cThe small improvement in housing affordability for teachers who rent is only a drop in the bucket,\u201d said Redfin Senior Economist <\/span><a href=\"https:\/\/www.redfin.com\/news\/author\/sheharyarbokhari\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">Sheharyar Bokhari<\/span><\/a><span style=\"font-weight: 400;\">. \u201cHomeownership remains out of reach for a lot of educators, who, unlike many workers today, don\u2019t have the flexibility to work remotely from somewhere more affordable. <\/span><a href=\"https:\/\/www.nbcbayarea.com\/news\/local\/state-housing-on-district-land\/3607862\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">Building<\/span><\/a><span style=\"font-weight: 400;\"> affordable housing near schools should be a priority for U.S. policymakers, but that\u2019s only half the battle, as teacher salaries have faced years of underinvestment.\u201d<\/span><\/p>\n<h3><strong>In Portland, the Typical Teacher Can Afford 91% of Apartments Near School. In Miami, It\u2019s Less Than 1%<\/strong><\/h3>\n<p><span style=\"font-weight: 400;\">In Portland, OR, the average teacher can afford 91.3% of apartments within commuting distance of their school\u2014the highest share among the 33 metros Redfin analyzed. It\u2019s followed by Pittsburgh (83.9%), Atlanta (82%), Jacksonville, FL (80.6%) and Houston (78.8%).\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Portland has some of the highest teacher pay in the country. The median teacher salary there was $95,486 as of 2023. That\u2019s roughly $30,000 more than the national median, and is up 16% from a year earlier\u2014the second biggest increase among the metros Redfin analyzed. The Portland Association of Teachers, a union representing public school teachers, last year <\/span><a href=\"https:\/\/www.wweek.com\/news\/schools\/2023\/11\/26\/teachers-union-and-school-district-sign-a-deal\/#:~:text=The%20union%20negotiated%20about%20a,the%20end%20of%20the%20contract.\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">negotiated<\/span><\/a><span style=\"font-weight: 400;\"> a 13.8% cumulative cost-of-living increase over three years. Asking rents have also been falling in Portland; they dropped <\/span><a href=\"https:\/\/www.redfin.com\/news\/rental-tracker-july-2024\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">3.8%<\/span><\/a><span style=\"font-weight: 400;\"> year over year to a median of $1,799 in July.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">On the other end of the spectrum is Miami, where the average teacher can afford just 0.2% of apartments within commuting distance of their school\u2014the lowest share among the metros Redfin analyzed. It\u2019s followed by Orlando, FL (6.7%), San Jose, CA (9.8%), Boston (15.7%) and New York (20.4%).<\/span><\/p>\n<h3><strong>Teachers Pay Has Fallen in Four Metros, With Miami Posting the Biggest Decline<\/strong><\/h3>\n<p><b><i>Note:<\/i><\/b><i><span style=\"font-weight: 400;\"> The remainder of this report focuses on the 50 most populous metro areas, unless otherwise noted.<\/span><\/i><\/p>\n<p><span style=\"font-weight: 400;\">In Miami, the median teacher salary fell 11.9% year over year to $53,297 in 2023\u2014 the biggest decline among the top 50 metros. Only three other metros saw decreases: Kansas City, MO (-2.5%), Buffalo, NY (-1.8%) and Detroit (-0.1%).<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Florida ranks 50th when it comes to educator pay by state, <\/span><a href=\"https:\/\/www.nea.org\/resource-library\/educator-pay-and-student-spending-how-does-your-state-rank\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">according<\/span><\/a><span style=\"font-weight: 400;\"> to the NEA. Among the top 50 metros, Orlando has the second lowest median teacher salary ($51,611) and Miami has the fourth lowest.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Florida Governor Ron DeSantis in June said he is committed to increasing the state\u2019s allocation for teacher pay by over $200 million. But teacher unions <\/span><a href=\"https:\/\/www.wusf.org\/education\/2024-06-11\/desantis-vows-increase-funding-teacher-pay-educator-unions-say-not-enough\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">say<\/span><\/a><span style=\"font-weight: 400;\"> that won\u2019t cut it, and have also sued the governor over a bill <\/span><a href=\"https:\/\/www.businessinsider.com\/florida-law-ends-automatic-due-payments-for-teachers-unions-2023-5\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">restricting<\/span><\/a><span style=\"font-weight: 400;\"> teacher unions, which negotiate pay increases.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Teacher employment in Miami fell 10.7% last year\u2014more than any other metro\u2014as some teachers <\/span><a href=\"https:\/\/www.wusf.org\/education\/2023-11-30\/teachers-say-they-cant-live-work-florida-anymore\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">left<\/span><\/a><span style=\"font-weight: 400;\"> Florida and\/or the profession.<\/span><\/p>\n<h3><strong>The Typical Teacher Can Only Afford to Buy 14% of Homes for Sale Near Their School<\/strong><\/h3>\n<p><span style=\"font-weight: 400;\">The average teacher can afford 14.3% of homes for sale within commuting distance of their school, essentially unchanged from 14.4% in 2023 but down from 39.1% in 2019.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The cost of both renting and buying are near record highs, but \u200b\u200baffordability is more strained in the for-sale market because prices are rising relatively quickly, mortgage rates remain elevated, and the shortage of available properties is more severe.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The median monthly mortgage payment jumped 4.7% year over year in July, compared with a sub-1% increase in asking rents. Mortgage payments were 90.7% above pre-pandemic (July 2019) levels, while asking rents were 21.4% above pre-pandemic levels.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">There is a silver lining for buyers, though: While mortgage rates are still more than double the all-time low hit during the pandemic, they\u2019re starting to come down. Last week, rates <\/span><a href=\"https:\/\/www.redfin.com\/news\/housing-market-update-mortgage-rates-fall-tours-increase\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">dropped<\/span><\/a><span style=\"font-weight: 400;\"> to the lowest level in over a year, helping homebuyers gain tens of thousands of dollars worth of purchasing <\/span><a href=\"https:\/\/www.redfin.com\/news\/home-affordability-improves-mortgage-rates-drop\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">power<\/span><\/a><span style=\"font-weight: 400;\">.<\/span><\/p>\n<h3><strong>The Rust Belt Is the Most Affordable Place for Teachers Looking to Buy a Home<\/strong><\/h3>\n<p><span style=\"font-weight: 400;\">In Cleveland, the average teacher can afford 61.1% of <\/span><span style=\"font-weight: 400;\">homes for sale within commuting distance of their school\u2014the highest share among the 50 most populous metros. Next came Buffalo (53.3%), Pittsburgh (49.3%), St. Louis (39.5%) and Detroit (39.3%).<\/span><\/p>\n<p><span style=\"font-weight: 400;\">These metros have a couple of things in common: They rank among the most affordable when it comes to home prices, and they <\/span><i><span style=\"font-weight: 400;\">don\u2019t<\/span><\/i><span style=\"font-weight: 400;\"> rank at the bottom of the list when it comes to teacher salaries. That\u2019s why they have relatively high shares of homes affordable for teachers.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">In Cleveland, for example, th<\/span><span style=\"font-weight: 400;\">e median home list price is <\/span><span style=\"font-weight: 400;\">$229,500\u2014the lowest in the country. Still, Cleveland ranks 14th out of 50 for teacher pay, with a median salary of $80,575. That\u2019s significantly more than the typical salary in, say, Miami, where the median list price is more than twice as high ($512,253), but the typical teacher only makes $53,297.<\/span><\/p>\n<h3><strong>California Is the Least Affordable Place for Teachers Looking to Buy a Home<\/strong><\/h3>\n<p><span style=\"font-weight: 400;\">California is home to three of the five metros where it\u2019s hardest for teachers to buy a home. In San Jose, the average teacher can afford 0.1% of homes for sale within commuting distance of their school. Next came Salt Lake City (0.2%), San Diego (0.4%), Los Angeles (0.8%) and Raleigh, NC (0.8%).<\/span><\/p>\n<p><span style=\"font-weight: 400;\">While California has the highest teacher salaries, it also has the highest housing costs in the country. In San Jose, for example, the median teacher salary is $100,805\u2014the third highest among the top 50 metros, behind only San Francisco and Riverside, CA. But the typical San Jose seller lists their home for $1.4 million\u2014more than any other major metro. Most people earning a $100,805 salary can&#8217;t afford a $1.4 million home, unless they\u2019re receiving financial support.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">California last month <\/span><a href=\"https:\/\/www.nbcbayarea.com\/news\/local\/state-housing-on-district-land\/3607862\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">proposed<\/span><\/a><span style=\"font-weight: 400;\"> a plan to build affordable housing for teachers on school-district-owned land.<\/span><\/p>\n<h3><b><\/b><strong>Hartford and Kansas City See Biggest Drops in Homebuying Affordability, While San Antonio and Atlanta See Biggest Increases<\/strong><\/h3>\n<p><span style=\"font-weight: 400;\">In Hartford, CT, the average teacher can afford 22.1% of <\/span><span style=\"font-weight: 400;\">homes for sale within commuting distance of their school, down from 34% in 2023. That 11.9-percentage-point drop is the largest among the 50 most populous metros. Next come Kansas City (-7.9 ppts), Milwaukee (-6 ppts), Buffalo (-5.7 ppts) and Birmingham, AL (-5.2 ppts).<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Most of these places have seen sizable increases in housing costs, but little or no increases in teacher pay. In Milwaukee, for example, the median list price rose 20.7% year over year to $349,900 in July\u2014the biggest increase among the 50 most populous metros. But teacher pay only rose 3.3%\u2014one of the smallest increases among the metros Redfin analyzed.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">On the other end of the spectrum is San Antonio, which saw the biggest increase in teacher housing affordability. T<\/span><span style=\"font-weight: 400;\">he average teacher there can afford 20.6% of <\/span><span style=\"font-weight: 400;\">homes for sale within commuting distance of their school, up 6.4 percentage points from 2023. It\u2019s followed by Atlanta (4.6 ppts), Houston (3.7 ppts), Portland (2.9 ppts) and Dallas (2.1 ppts).<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Teacher pay in San Antonio rose 4.5% year over year in 2023\u2014not a huge jump\u2014and median list prices in the metro as a whole are up from a year ago. But prices of homes specifically within commuting distance of San Antonio schools actually fell, which is why housing affordability improved. Please note that the table below includes median list prices for metros as a whole.<\/span><\/p>\n<h3><strong>Teacher Homebuying Affordability Summary: 50 Most Populous Metro the share of housing affordable for teachers was calculated using home listings in July 2024 and median teacher salaries as of 2023. When calculating the share affordable for 2023, we used July 2023 home listings and median teacher salaries as of 2022.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">We analyzed rental listings on Redfin.com and Rent.com in <\/span><span style=\"font-weight: 400;\">apartment buildings with five or more units across<\/span><span style=\"font-weight: 400;\"> 33 major metros\u2014those for which we have sufficient rental data. We analyzed for-sale listings in the 50 most populous metros. When calculating affordability in the for-sale market, we assumed a 10% down payment, in addition to principal, interest, property taxes and insurance. All metro-level data covers core-based statistical areas (CBSAs).<\/span><\/p>\n<p><span style=\"font-weight: 400;\">To determine the national share of commutable for-sale homes and apartments affordable for teachers, we calculated a weighted average of the average shares affordable in the metros analyzed, based on the number of teachers employed in each metro.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">School location data came from <\/span><a href=\"https:\/\/www.greatschools.org\/\"><span style=\"font-weight: 400;\">GreatSchools<\/span><\/a><span style=\"font-weight: 400;\">. The 20-minute rush hour commute shed (driving only) was determined for each school using the <\/span><a href=\"https:\/\/www.walkscore.com\/professional\/travel-time-http-api.php\"><span style=\"font-weight: 400;\">WalkScore Travel Time API<\/span><\/a><span style=\"font-weight: 400;\">. For-sale inventory data came from various multiple listings services.
