That Has Led to More Buyer Interest, But Not More Sales."},"content":{"rendered":"<p><i><span style=\"font-weight: 400;\">The median U.S. housing payment has dropped to nearly $250 below its springtime peak as mortgage rates decline. While Redfin agents are reporting a modest uptick in touring, pending home sales are down 5% year over year.\u00a0<\/span><\/i><\/p>\n<p><span style=\"font-weight: 400;\">The median housing payment for U.S. homebuyers has dropped to its lowest level since February as <\/span><a href=\"https:\/\/www.freddiemac.com\/pmms\"><span style=\"font-weight: 400;\">weekly average<\/span><\/a><span style=\"font-weight: 400;\"> mortgage rates fall to <\/span><i><span style=\"font-weight: 400;\">their <\/span><\/i><span style=\"font-weight: 400;\">lowest level in over a year. The typical buyer\u2019s housing payment was $2,588 during the four weeks ending August 11, nearly $250 below April\u2019s all-time high and up just 1% year over year\u2013the smallest increase in five years. There are also a few other encouraging signs for today\u2019s buyers: The total number of homes for sale is up nearly 20% year over year, and an increasing\u00a0 share of inventory is <\/span><a href=\"https:\/\/www.redfin.com\/news\/stale-inventory-june-2024\/\"><span style=\"font-weight: 400;\">growing stale<\/span><\/a><span style=\"font-weight: 400;\">, allowing some buyers the chance to negotiate. Additionally, less than 30% of homes are selling above list price, down from 35% a year ago.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Despite declining costs and improving inventory, pending home sales have yet to improve: Pending sales are down 5.1% year over year, the biggest decline since November (except the prior 4-week period, when there was a 6.2% decline). There are several reasons buyers aren\u2019t jumping at the chance to take advantage of falling mortgage rates. Although home prices have come down from their July peak, they\u2019re still near record highs. Additionally, some prospective buyers are sitting on the sidelines because of economic and political uncertainty around the presidential election, whether mortgage rates will fall more and whether the U.S. is going to enter an official recession.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">There are a few signs that more house hunters are starting the homebuying process. <\/span><span style=\"font-weight: 400;\">Mortgage-purchase applications are <\/span><a href=\"https:\/\/www.mba.org\/news-and-research\/newsroom\/news\/2024\/08\/14\/mortgage-applications-increase-in-latest-mba-weekly-survey\"><span style=\"font-weight: 400;\">up 3%<\/span><\/a><span style=\"font-weight: 400;\"> week over week on a seasonally adjusted basis. And <\/span><span style=\"font-weight: 400;\">Redfin\u2019s Homebuyer Demand Index\u2013a <\/span><span style=\"font-weight: 400;\">\u00a0measure of requests for tours and other buying services from Redfin agents\u2013is down 10% year over year, but that\u2019s the smallest decline since April.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cI was hoping more buyers would emerge when mortgage rates started declining. And while house hunting has picked up a bit, the increase isn\u2019t all that significant,\u201d said <a href=\"https:\/\/www.redfin.com\/real-estate-agents\/brynn-rea\">Brynn Re<\/a>a, a Redfin Premier agent in <a href=\"https:\/\/www.redfin.com\/city\/17154\/WA\/Spokane\">Spokane, WA<\/a>. \u201cBudgets are typically the most important factor for buyers, and homes are still really expensive for a lot of people. A lot of buyers are waiting to see if mortgage rates fall more if and when the Fed cuts interest rates, and to see what happens with the economy and the election later in the year.\u201d<\/span><\/p>\n<p><span style=\"font-weight: 400;\">This week\u2019s\u00a0 CPI report shows that inflation <\/span><a href=\"https:\/\/www.nytimes.com\/live\/2024\/08\/14\/business\/cpi-inflation-fed\"><span style=\"font-weight: 400;\">continues to soften<\/span><\/a><span style=\"font-weight: 400;\">, reinforcing the <\/span><a href=\"https:\/\/www.redfin.com\/news\/mortgage-rates-expected-to-hold-steady-on-mild-inflation-reading\/\"><span style=\"font-weight: 400;\">expectation<\/span><\/a><span style=\"font-weight: 400;\"> the Fed will start cutting interest rates in September, though it\u2019s\u00a0 unclear by how much. Markets have priced in expectations of aggressive rate cuts. If the Fed doesn\u2019t match those expectations, rates could rise a bit, but if they cut as quickly as markets are hoping\u2013or even faster\u2013mortgage rates have more room to fall.
