{"id":78746,"date":"2024-10-24T05:00:29","date_gmt":"2024-10-24T12:00:29","guid":{"rendered":"https:\/\/www.redfin.com\/news\/?p=78746"},"modified":"2024-10-23T15:16:15","modified_gmt":"2024-10-23T22:16:15","slug":"housing-market-update-demand-holding-up-mortgage-rates-rise","status":"publish","type":"post","link":"https:\/\/www.redfin.com\/news\/housing-market-update-demand-holding-up-mortgage-rates-rise\/","title":{"rendered":"Homebuying Demand Holds Up Even As Election Uncertainty, Stronger-Than-Expected Economy Push Up Rates"},"content":{"rendered":"<p><i><span style=\"font-weight: 400;\">Pending sales and home tours remain fairly strong as mortgage rates rise to their highest levels since mid-summer and uncertainty around the election picks up. <\/span><\/i><\/p>\n<p><span style=\"font-weight: 400;\">Pending U.S. home sales rose 3.5% year over year during the four weeks ending October 20, the biggest increase in three years (with the exception of the prior 4-week period, when they rose 3.7%). On a local level, pending sales are up in 35 of the 50 most populous U.S. metros, the most in three years.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Demand is also holding up at earlier stages of the homebuying process. Redfin\u2019s Homebuyer Demand Index\u2013a measure of tours and other buying services from Redfin agents\u2013hit its highest level since May, and is up 3% year over year.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Redfin economists say pending sales and home tours are performing surprisingly well in the face of high housing costs and uncertainty surrounding the upcoming election. <\/span><a href=\"https:\/\/www.redfin.com\/news\/author\/chen-zhao\/\"><span style=\"font-weight: 400;\">Chen Zhao<\/span><\/a><span style=\"font-weight: 400;\">, Redfin\u2019s economic research lead, said she would expect a bigger dropoff in homebuying demand given how much mortgage rates have increased in the last few weeks. <\/span><span style=\"font-weight: 400;\">The weekly average mortgage rate is <\/span><a href=\"https:\/\/www.freddiemac.com\/pmms\"><span style=\"font-weight: 400;\">6.44%<\/span><\/a><span style=\"font-weight: 400;\">, up from a two-year low of 6.08% at the end of September, and the daily average is <\/span><a href=\"https:\/\/www.mortgagenewsdaily.com\/mortgage-rates\/30-year-fixed\"><span style=\"font-weight: 400;\">6.92%<\/span><\/a><span style=\"font-weight: 400;\">, its highest level since July.\u00a0<\/span><\/p>\n<h3>Election uncertainty, stronger-than-expected economy are pushing mortgage rates up<\/h3>\n<p><span style=\"font-weight: 400;\">Mortgage rates are jumping because investors\u2019 expectations of the impending election are shifting, and because the most recent <\/span><a href=\"https:\/\/www.redfin.com\/news\/september-jobs-report-analysis\/\"><span style=\"font-weight: 400;\">jobs<\/span><\/a><span style=\"font-weight: 400;\"> and <\/span><a href=\"https:\/\/www.redfin.com\/news\/september-cpi-report\"><span style=\"font-weight: 400;\">inflation<\/span><\/a><span style=\"font-weight: 400;\"> reports showed the economy is a bit stronger than expected.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cInvestors in the bond market are particularly worried about the possibility of increased government debt after the election,\u201d Zhao said. \u201cThey\u2019re concerned that one party could end up controlling both the White House and Congress, which would increase government spending more. That concern, along with strong economic data, is <\/span><a href=\"https:\/\/www.marketwatch.com\/story\/10-year-treasury-yield-rising-on-potential-red-wave-election-result-that-pushes-up-yields-388d2109\"><span style=\"font-weight: 400;\">pushing up<\/span><\/a><span style=\"font-weight: 400;\"> 10-year treasury yields and mortgage rates.\u201d<\/span><\/p>\n<h3>High mortgage rates have pushed monthly housing payments near their highest level since July<\/h3>\n<p><span style=\"font-weight: 400;\">Rising rates and stubbornly high home prices have pushed the median U.S. monthly housing payment to $2,587, the highest level since July (except the prior 4-week period, when the median payment was $2,591). Cash buyers may be propping up home sales: Mortgage-purchase applications <\/span><a href=\"https:\/\/www.mba.org\/news-and-research\/newsroom\/news\/2024\/10\/23\/mortgage-applications-decrease-in-latest-mba-weekly-survey\"><span style=\"font-weight: 400;\">fell 5%<\/span><\/a><span style=\"font-weight: 400;\"> in the last week, dropping near their <\/span><a href=\"https:\/\/www.investing.com\/economic-calendar\/mba-purchase-index-1494\"><span style=\"font-weight: 400;\">lowest level<\/span><\/a><span style=\"font-weight: 400;\"> in a year, even as pending sales and early-stage demand hold up.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">On the selling side, new listings of homes for sale are up 2.2% annually, one of the smallest increases in a year.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cThere are buyers out there, especially for homes in desirable locations with highly rated schools and counties with lower taxes,\u201d said <\/span><a href=\"https:\/\/www.redfin.com\/real-estate-agents\/shari-mosteller\"><span style=\"font-weight: 400;\">Shari Mosteller<\/span><\/a><span style=\"font-weight: 400;\">, a Redfin Premier agent in Atlanta. \u201cBut more buyers are negotiating on price, asking for concessions and money toward closing costs. On my listings, I\u2019m seeing a trend of buyers asking for minor repairs and\/or cosmetic items. Many are getting creative with different types of mortgages, opting for an adjustable rate or a shorter loan period.
