Regions are divided using Census <\/span><a href=\"https:\/\/www2.census.gov\/geo\/pdfs\/maps-data\/maps\/reference\/us_regdiv.pdf\"><span style=\"font-weight: 400;\">definitions<\/span><\/a><span style=\"font-weight: 400;\">. The most recent data available measures apartments that were completed in the second quarter of 2024, and either rented or not rented within three months.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The median rent for newly constructed apartments bounced back above $1,800 in the third quarter for the first time since late 2023\u2014after falling all the way to $1,714 in the second quarter, the lowest level since mid 2021.\u00a0<\/span><\/p>\n<h2><b>Rents fall in the Northeast, as other regions see increases<\/b><\/h2>\n<p><span style=\"font-weight: 400;\">The regional breakdown tells a number of different stories. Asking rents for new apartments actually <\/span><i><span style=\"font-weight: 400;\">fell <\/span><\/i><span style=\"font-weight: 400;\">year over year in the Northeast (-3.6%), after the number of newly finished apartments rose 13% year over year in the second quarter to the highest level since the fourth quarter of 2022.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The West region saw the biggest uptick in median rents (4.4%), despite seeing a 34.1% jump in new apartments being completed.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Midwest asking rents ticked up 3.3% after a 47% increase in new apartment completions. What\u2019s interesting in the third quarter is that rents are rising by more than the national average in the West and Midwest, even after the number of new apartments spiked between 30-50%,\u201d said Redfin Senior Economist <\/span><a href=\"https:\/\/www.redfin.com\/news\/author\/sheharyarbokhari\/\"><span style=\"font-weight: 400;\">Sheharyar Bokhari<\/span><\/a><span style=\"font-weight: 400;\">. \u201cThis is likely due to more new apartments being built in more expensive metros in each region, pushing the overall levels up.\u201d<\/span><\/p>\n<h2><b>New apartment completions hit 12-year high<\/b><\/h2>\n<p><span style=\"font-weight: 400;\">Nationally, apartment completions rose 22.6% year over year\u00a0 to the highest level in over 12 years in the second quarter.
