For Many Homebuyers, It Doesn&#8217;t Feel Like It."},"content":{"rendered":"<ul>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><i><span style=\"font-weight: 400;\">There were 3.7 months of for-sale supply on the market in January, the most in six years.<\/span><\/i><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><i><span style=\"font-weight: 400;\">An increase in supply and drop in homebuying demand has tilted the national market in favor of buyers, with listings starting to pile up in many areas across the country.<\/span><\/i><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><i><span style=\"font-weight: 400;\">Florida metros top the list of buyer\u2019s markets,\u00a0 led by Cape Coral and Miami.<\/span><\/i><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><i><span style=\"font-weight: 400;\">Two upstate New York metros\u2014Rochester and Buffalo\u2014top the list of markets which still favor sellers.<\/span><\/i><\/li>\n<\/ul>\n<p><span style=\"font-weight: 400;\">The U.S. housing market has tilted in favor of buyers for the first time this decade, with 3.7 months of for-sale supply sitting on the market in January. That&#8217;s the most since February 2019 and up from 3.3 months a year ago.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">It\u2019s worth noting that the picture looks different across different areas of the country, with buyers favored across Sun Belt metros, while sellers generally have more power in the Northeast and Midwest.<\/span><\/p>\n<p><iframe id=\"datawrapper-chart-MBy6G\" style=\"width: 0; min-width: 100% !important; border: none;\" title=\"Months of Supply of U.S. For-Sale Homes Reaches Six-Year High\u00a0\" src=\"https:\/\/datawrapper.dwcdn.net\/MBy6G\/3\/\" height=\"458\" frameborder=\"0\" scrolling=\"no\" aria-label=\"Column Chart\" data-external=\"1\"><\/iframe><script type=\"text\/javascript\">!function(){\"use strict\";window.addEventListener(\"message\",(function(a){if(void 0!==a.data[\"datawrapper-height\"]){var e=document.querySelectorAll(\"iframe\");for(var t in a.data[\"datawrapper-height\"])for(var r=0;r<e.length;r++)if(e[r].contentWindow===a.source){var i=a.data[\"datawrapper-height\"][t]+\"px\";e[r].style.height=i}}}))}();\n<\/script><\/p>\n<p><span style=\"font-weight: 400;\">This is according to a Redfin analysis of MLS data in January. The months of supply <\/span><a href=\"https:\/\/www.redfin.com\/definition\/monthsof-supply\"><span style=\"font-weight: 400;\">metric<\/span><\/a><span style=\"font-weight: 400;\"> tells you how many months it would take for all the homes on the market to sell, given the current monthly sales pace. A lower number typically favors sellers, while a higher number typically favors buyers. (Note: This data is not seasonally adjusted and January typically has the most months of supply because it\u2019s in the middle of the slow season for sales.)\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Historically, four to six months of supply has indicated a buyer\u2019s market, and January was the closest the U.S. housing market has come to four months of supply since 2019.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">There are a range of other data points signaling favorability for buyers ahead of the spring homebuying season:<\/span><\/p>\n<ul>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>Sales are slow:<\/b><span style=\"font-weight: 400;\"> Pending sales <\/span><a href=\"https:\/\/www.redfin.com\/news\/home-sales-fall-supply-rises\/\"><span style=\"font-weight: 400;\">fell 6.3%<\/span><\/a><span style=\"font-weight: 400;\"> in January to the lowest mark since the early days of the pandemic in April 2020.<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>Listings are sitting longer:<\/b><span style=\"font-weight: 400;\"> The typical home sold in January had been on the market for nearly two months (<\/span><a href=\"https:\/\/www.redfin.com\/news\/homebuyers-paying-under-list-price-stale-inventory\/\"><span style=\"font-weight: 400;\">56 days<\/span><\/a><span style=\"font-weight: 400;\">), the longest period since February 2020.<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>Price growth is slowing:<\/b><span style=\"font-weight: 400;\"> The median U.S. home price was up 4.1% year over year in January, the slowest growth since September and more in line with the rate experienced in the late 2010s.<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>More negotiation is possible:<\/b><span style=\"font-weight: 400;\"> The typical home sold for 1.8% less than its final asking price in January, the biggest discount in nearly two years.<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>Deals are falling through:<\/b><span style=\"font-weight: 400;\"> Home purchases were canceled at the highest January rate since at least 2017 last month.<\/span><\/li>\n<\/ul>\n<p><span style=\"font-weight: 400;\">\u201cHistorically, a buyer\u2019s market has been defined as when months of supply reaches 4-6 months\u2014but old definitions don\u2019t fit the reality of today\u2019s market,\u201d said Redfin Economics Research Lead <\/span><a href=\"https:\/\/www.redfin.com\/news\/author\/chen-zhao\/\"><span style=\"font-weight: 400;\">Chen Zhao<\/span><\/a><span style=\"font-weight: 400;\">. \u201cMany buyers don\u2019t feel like they are in a buyer\u2019s market, with home prices at near-record highs and mortgage rates elevated. But we are more than halfway through the decade and this is the first time we can say that buyers have as much, if not more, power than sellers.\u201d<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Zhao cautioned that even though the pendulum may have swung in favor of buyers, these conditions may not last long. More buyers may start to move off the sidelines when they realize there\u2019s more inventory available.\u00a0<\/span><\/p>\n<p><b>Sun Belt metros dominate list of buyer\u2019s markets, while sellers are still favored in the Northeast<\/b><\/p>\n<p><span style=\"font-weight: 400;\">There is more inventory for buyers to choose from\u2014and therefore more room for negotiation\u2014across the Sun Belt states. This is particularly the case in Florida, which has six of the top 10 major metros with the most months of supply.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Cape Coral, FL tops the list, with 11.6 months of supply in January, up from 8.6 months a year ago. Next comes Miami (11.4 months of supply, +3 months year over year), McAllen, TX (10.5 months, +2.5 months YoY), Fort Lauderdale, FL (10.3 months, +2.9 months YoY) and West Palm Beach, FL (9.6 months, +1.8 months YoY).<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Florida tops the list of buyer\u2019s markets because the pandemic-driven construction boom has increased housing supply as buyer demand dries up due to the relative lack of affordability. Demand has also dropped because of the increased risk of natural disasters and subsequent higher <\/span><a href=\"https:\/\/www.redfin.com\/news\/florida-home-sales-fall-2024\/\"><span style=\"font-weight: 400;\">insurance costs<\/span><\/a><span style=\"font-weight: 400;\">.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cIt\u2019s 100% a buyer\u2019s market right now,\u201d said <\/span><a href=\"https:\/\/www.redfin.com\/real-estate-agents\/bryan-carnaggio\"><span style=\"font-weight: 400;\">Bryan Carnaggio<\/span><\/a><span style=\"font-weight: 400;\">, a Redfin Premier agent in <\/span><a href=\"https:\/\/www.redfin.com\/city\/8907\/FL\/Jacksonville\"><span style=\"font-weight: 400;\">Jacksonville, FL<\/span><\/a><span style=\"font-weight: 400;\">. \u201cThere\u2019s a ton of inventory. Everywhere you go, there\u2019s a house for sale. Most sellers here know the market is bad and it\u2019s not advantageous to sell right now, but either they\u2019re tired of waiting for things to improve, or they really have to sell because they are moving out of state. Next came Buffalo, NY (1.2 months of supply, -0.2 months YoY), Hartford, CT (1.4 months of supply, -0.3 months YoY), Grand Rapids, MI (1.5 months of supply, no change YoY) and Worcester, MA (1.6
