That\u2019s up 22.7% from a year earlier.<\/span><\/p>\n<p><iframe id=\"datawrapper-chart-YbkpJ\" style=\"border: none;\" title=\"Florida Housing Supply Hits Record High\" src=\"https:\/\/datawrapper.dwcdn.net\/YbkpJ\/1\/\" width=\"700\" height=\"425\" frameborder=\"0\" scrolling=\"no\" aria-label=\"Column Chart\" data-external=\"1\"><\/iframe><\/p>\n<p><span style=\"font-weight: 400;\">Inventory is a measure of the number of homes for sale on the last day of the month.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Florida has seen housing inventory surge because it has been <\/span><a href=\"https:\/\/www.census.gov\/construction\/bps\/data_visualizations\/index.html\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">building<\/span><\/a><span style=\"font-weight: 400;\"> more homes than most states. It\u2019s also grappling with intensifying natural disasters, which has caused home insurance costs to skyrocket and prompted some homeowners to leave the state. With so many options for buyers to choose from, a lot of homes for sale are sitting on the market for months at a time, causing stale inventory to <\/span><a href=\"https:\/\/www.redfin.com\/news\/unsold-housing-inventory-november-2024\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">pile up<\/span><\/a><span style=\"font-weight: 400;\">. Listings are also piling up because homebuyer demand has been cooling; pending home sales in Florida fell 9.3% year over year in January.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Florida\u2019s slowing <\/span><a href=\"https:\/\/www.redfin.com\/news\/florida-condo-prices-rise-inland\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">condo market<\/span><\/a><span style=\"font-weight: 400;\"> is a major factor pushing up inventory in the Sunshine State, too. Condo inventory in Florida was at an all-time high in January. Meanwhile, inventory of single-family homes was just shy of its record high. Many condo owners are looking to sell because new regulations aimed at ensuring condo buildings are structurally sound have caused HOA fees to soar.\u00a0<\/span><\/p>\n<h3>Active Listings Are at a Record High in 8 Florida Metros, Most of Which Are on the Coast<\/h3>\n<p><span style=\"font-weight: 400;\"><br \/>\nActive listings\u2014another gauge of housing supply\u2014are also near a record high in Florida. They rose 19.4% year over year in January to 212,437, which is slightly below the all-time high hit in 2019. Active listings are a measure of the total number of homes for sale during the month.<br \/>\n<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Active listings are at a record high in eight of Florida\u2019s 31 metropolitan areas: Cape Coral, Deltona-Daytona Beach, Homosassa Springs, Lakeland, North Port-Sarasota, Ocala, Port St. Lucie and the Villages. Five out of eight of those metros are on the coast, where homeowners often face higher natural disaster risk, insurance costs and HOA fees.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Redfin agents in Florida say it\u2019s a <\/span><a href=\"https:\/\/www.redfin.com\/news\/buyers-market-february-2025\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">buyer\u2019s market<\/span><\/a><span style=\"font-weight: 400;\">, meaning sellers may need to offer concessions to woo bidders, and should also make sure their homes are in tip-top shape. In some Florida markets, home prices are falling.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cBidding wars are very rare these days,\u201d said <\/span><a href=\"https:\/\/www.redfin.com\/real-estate-agents\/bryan-carnaggio\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">Bryan Carnaggio<\/span><\/a><span style=\"font-weight: 400;\">, a <\/span><a href=\"https:\/\/www.redfin.com\/premier\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">Redfin Premier<\/span><\/a><span style=\"font-weight: 400;\"> real estate agent in Jacksonville. \u201cWith this many houses for sale, a home basically needs to look like it\u2019s out of a magazine\u2014and be priced fairly\u2014to get multiple offers.\u201d<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Active listings are higher than a year ago in every Florida metro Redfin analyzed. But they\u2019re not <\/span><i><span style=\"font-weight: 400;\">soaring<\/span><\/i><span style=\"font-weight: 400;\"> everywhere.
